I am excited to call Colonial Village at Matthews my new home. The amenities are great and I'm looking forward to using the tennis court! Everyone here is exstemely friendly! The location is prime, close to anything and everything... I see this being a good fit for me!

I enjoy the community and I feel very respected by the staff. I enjoy the fact that there is many things around the community such as parks and shopping centers. I also feel a sense of safety when I am in the community. I only wish that there was a window in the front of the apartment near the kitchen.

Overall my experience has been good @ this complex however I pay over $100 extra each month in fees, on top of my monthly rental fee! I thinks it's unacceptable to do this, although it may be lawful. I was comfortable with the amount of rent I was told I would pay minus the extra fees charged each month.

I love living here, and the staff is amazing. My brother recently psssed sweaty and they we're very understanding and caring. The atmosphere is also amahey keep everything in wonderful upkeep. They are very responsive to problems. A wonderful place to lve

Continually degrading: the apartment itself is not ideal (not energy efficient, outdated, odd layout); way too expensive; little to no response from office and/or maintenance; no sidewalks; people drive too fast through the complex; kitchen too small.

I absolutely cannot wait to move out. Worst living experience of my life. If this place is all you can afford and need to be in Matthews, it may work for you. But I would still explore other options. There are tons of apts in matthews and I regret choosing this moldy, old, unsafe community. After gun shots, mice, spidera, roaches, and mold, all since day 1 ( and we are very clean people) I have had it. The neighborhood kids are ------ and cuss you out when you ask to quit smoking and drinking and blasting music at the park in front of my 2 year old. Not a family neighborhood. Better for parties with no care for a decent living.

I've been a resident at Colonial Village since 2009. When I first moved in, the office staff was extremely helpful and kind. They are no longer here and the people that replaced them are "okay" if you happen to get them on a good day. The complex is not maintained like it was when I first moved here. It seems like the only thing they are concerned about it repainting the parking spaces. The stairwells are dirty all the time. They used to pressure wash but now they don't. Every time I renew my lease I am given a survey to complete and I mention the decline in upkeep and nothing is ever done about it. This past summer, I had a leak coming from above my dining room area. I called the emergency maintenance # and was told that the on call person lived 45 minutes away and wouldn't be able to come until the next day. Why would they have they're only on call person so far away? At one point, we had squirrels in the walls, scratching to get through. They actually made a hole in my kids bedroom and the management wouldn't believe me and tried to say my kids did the damage. Every time my lease is renewed, the rent increases. I guess they figure since they already have you here, they can raise the rent because most people don't want to deal with the hassle of moving and will just pay up and shut up. When I first started living here my rent was around $750 for a 2 bed, 2 bath. I am now paying $1080.00 water, pest control, ect...($1130.00). The only good thing I will say is that there is always good parking. I will miss that. Although it will be a huge inconvenience to move, I will not be renewing my lease this September. I have been looking at different apartments in the area and there are definitely better options out there. I have always paid my rent on time and feel like I, as well as others in the same situation, should be rewarded for being a good tenant by not having rent go up to the point they we have no choice but to move. They don't value their tenants like they should.

Counting down the days till I move out! When I first moved in the apartment was great, large 1 bedroom with partially new finishes. I was told it was a fully renovated apartment and when I walked in (last June) that is not what I got. The floors were fixed in a week but the brand new appliances took almost a month to finally get into my place, the complex had excuses of why it was taking so long. Then I found water bugs all over my place (I am on the 3rd floor and keep a very neat apartment). Took some time for them to come and spray for that. Then the winter came and things were fine. Last month the entire building was swarming with wasps and I couldn't even get out of my car it was so bad. Now I have found at least 9 wasps in my apartment and 2 hornet nests that continue to come back outside my front door. I call and email daily for someone to spray and they say it is done yet when I get home the hornet is still outside my front door. The management company has come by and looked and found a hole somewhere in the top of the building and told me they won't fix it but they can keep spraying it..SERIOUSLY!! Lastly, my renewal paperwork came in and it went up $50 a month next year, no freaking way with a place like that. I am moving next door to the apartment complex over that has a 86% approval rating so I recommend you do the same unless you don't mind wasps, hornets, and water bugs living in your place.

I just recently moved into Colonial Village and I was impressed with the office staff. They were SO friendly and made my move-in quick and easy! Anytime I go in to get a package or put in a work order, they remember me by name and know my apt number. The one girl just loves my dog and always has a treat for him. Now everytime I walk by the office he wants to go in and see her and whenever I'm out on the property walking my dog and I see one of them, they always say hi to me by name. It is an older community and it comes with older problems but the maintenance take care of it pretty quickly. I have gone through all the reviews, good and bad, and I have to say I have nothing bad to say, I have nothing negitive to say about living here.

5 year resident and I've watched this property steeply decline I'm service and steeply incline in price. I cannot wait to move out of here in January! I moved in early 2009 and the office staff was so helpful and professional. All of those girls are gone and I've seen two new property managers since, both are AWFUL. The maintenance staff has always been friendly and helpful, but the property manager and many staff members treat you like an idiot when you have a very valid complaint. I.e. how I've lived here all this time and last summer started seeing HUGE cockroaches in my apartment. Why was this never a problem before? Because they slack on pest control and building maintenance yet charge us extra for these things. They installed a huge floodlight that shines directly into my bedroom. The huge cockroaches never die and thry get into the unit from somewhere but no one will seal the entry point despite my repeated pleas to do so. Twice I've woken up with huge reaches crawling on me and I've seen them in my daughter's room which I literally lose sleep over. I've lived in many different places in Charlotte And NEVER had this issue! DO NOT MOVE HERE!

I can't stress enough how much our family wants to move out - and we have only lived here for four months. The manager at the front office and most of the other office staff are not very friendly and lack communication, the ceiling squeaks every time our neighbors walk around, maintenance requests get cleared as COMPLETED even though they haven't properly fixed things, they don't service the AC units properly, the knob on our washing machine has been broken since we got here and they still haven't fixed it properly, the dishwasher has been broken and hasn't been fixed properly, there are many added fees to your rent that you DO NOT get the benefits from. Like pest control and trash service charges that we pay monthly yet the trash is always full and we've never seen a pest control person spray our apartment ONCE. And God forbid you are 4 days late on your rent! They will begin eviction processes and charge you $250 for attorney fees! It's insane. Another thing that rubs me the wrong way is I was told I was not allowed to keep my litterbox on the porch due to a neighbor complaining, yet people are allowed to let their dogs crap all over the place without anything being said! How is that fair? If you're so strict on one policy then you should enforce another. The complex isn't very full with tenants to begin with...I say do more research and find a house to rent for the amount of rent you'll end up paying here. The only plus about this place is the location, the tenants, the maintenance men are very nice and ample parking (I think because the complex is at a low capacity).

Where to start? I moved to these apartments from out of state and had everything situated before I got here (I thought). I got nickeled and dimed to death at the lease signing. I had just drove 8 hours to get here and had already paid the rent online and had the utilities in my name. Well once you move in they add $14 to your rent each month for pest control and garbage. The pest control is $5 a month but even the exterminator told us that getting the service more than once every three months is harmful to humans. But you are charges $5 each month for it. And there is only one dumpster that overflows at least twice a week. The dumpster fee is the other $9 of the $14 that they kindly tack on to the rent. The corporate office is in control of your water and sewer bill. And that bill is then added to your rent. The bill has recently added Water-Fix Fee, Sewer-Fix Fee, and Admin Fee. None of this was told to me when I spoke to them before moving here. The office manager is only concerned about money and will tell you one thing and then later disregard what she told you. So many people are trying to leave this complex for various reasons and the leasing office is trying to find ways to screw them out of money. Over this past weekend I took my son to the playground here at the complex. A tree had fallen. The bulk of the tree was lying in the middle of the open area outside the playground equipment, fence panels were lying on the ground with nails sticking up from the panels. Outside the fence from the playground area was a case of empty beer cans. The apartments are starting to show their age when it comes to the bathrooms and cabinets. I have fixed so many handles I have lost count. The best apartment in the complex is the apartment that is shown to potential tenants. The location is great. The elementary school is one of the best in the country. But you would be better off staying in Matthews Lofts, which is literally a less than a quarter mile away. Continuing, this complex is great for people who like to park cars that do not run. I had to ask the office numerous times over 4 months to look into cars taking up the very scarce parking spots. Yes four months. I was told that it was taking so long because they just had to tow an 18 wheeler trailer than someone dumped at the back of the complex and that cost them over $2000. Yep, someone parked and abandoned an 18 wheeler trailer at the complex. The people that stay in the complex are great. The office staff has high turnover except for the office manager. Save your money and sanity and choose any other apartment complex that is not associated with Colonial Properties.

Before I moved in with my pet, the property manager Jen assured me that she will charge the carpet. I waited 1 month then I asked if when are you going to change the carpet her respond was since I have a pet can not do it . Otherwise you have to pay an extra monthly fee for a new carpet. Jen has 2 faces and once you sign the lease she will never care about you. She must be the rudest person in that office. Stay away and rent somewhere else.

Renter Beware
When I first moved in, I loved my apartment and the apartment complex. The first time I had to renew my 12 month lease, it was like I was sucker-punched. I could not believe they raised my rent that much. But I agreed and signed on for another year. Today I just got my renewal notice for my upcoming year. Again, rent skyrocketed and now they are implementing a $20/pet per month fee. I have 2 small dogs. So on top of the raise in rent, now this fee too. It breaks my heart that I can't stay here any longer. They have driven me out. The office people have a terrible turnover, along with the maintanence people, so I never can recognize a familiar face there. All they want is your money so they can keep their shareholders rich. Don't be fooled by the "newly refurbished" spin. My apartment was "newly refurbished". The countertops are cheap and only made to LOOK like granite. The carpet is new but that cheap kind you see everywhere else. The bathroom garden tub is the only real nice point. New hardware in the bathroom? Cheap plastic made to look like satin nickel. Also no medicine cabinet, no linen closet, no bathroom ventilation fan.

Horrible time.
Moved in with husband, over a 6 month period our car was broken into 2 times, and a attempted home robbery. The People above me there apartment was successfully broken into. This is just the one unit, makes you wonder what else goes on. Both times a police report was filed, and the apartment staff notified. They didnt care. They stated no security is in place, and would not put out notices of breakins. I guess it makes them look to bad. They come into your apartment randomly, and half the time never answer the phones. I have had to deal with this during my whole pregnancy. ( Talk about stress) They dont care, only want money. There are constantly new people working in the front. I didnt feel safe while my husband worked nights. Marijauna is smelt all the time coming from other apartment. Half the things when I moved in didnt work. Please do not fall into thre trap.

HATE IT!
Iam thankful I only signed a six month lease. I absolutly would have regreted renting any longer.Colonial Properties will do whatever it takes to get you in an apartment and once you move in, it's all down hill from there. The rules and regulations are ridiculous and God forbid if you have dogs. Colonial properties cliams to be a pet friendly apartment complex, however they are NOT. I was told by managment after having several petty complaints against my dog and facing eviction, that it is actually a privillage to have pets here. My dog is not allowed to make any noise what so ever at any given part of the day(barking,walking etc.)inside or OUTSIDE! They are so strict it is impossible to enjoy living here. Iam constantly in fear that I am doing something wrong and not following the pages of rules given and will be evicted any day now, I hate it and can't wait till my lease is up!

Loved it.
Loved all aspects of living here. The staff was VERY NICE. and maintnence was taken care of RIGHT AWAY! Apartment was gorgeous and updated. I wish the prices didnt go up so much or else we definately would have stayed. Very safe neighborhood, lots of families and pets. and VERY QUIET. but FYI make sure you read every inch of the lease, we were a little misguided, they never told us the 90 day notice to end lease HAD TO BE IN WRITTEN FORM, so we had to pay a fine. Im positive you will LOVE IT HERE!!! Because we did. ALSO WE LOVED WASHER/DRYER WAS INCLUDED!!!! AND FREE CABLE!!!

I live here with my g/f we moved in on feb 15. We are still new here but overall we both are satisfied and feel safe here. Its our first place and we dont see moving in the near future. As far as I can say, it seems like a Great place to call home

Pass this place and don't look back!
Have lived here over 3 years - decided not to sign lease in order to look for a house - rent has raised over $400.00 more - now almost $1400 a month for a three bedroom. Guess what - they take out the rent payment slot. Oh and my rent is so high I can't even pay it online and they won't let you break it into 2 payments not to mention that you have to pay an incredible "convenience" fee if you use a debit card or credit card - $42.95 convenience fee? And oh yeah they want your banking info for e-checks. Office opens late and closes by 6:00 so how does one get their rent payment made - that is if you work and are not on HUD or welfare????

Lovely place to call home!
I have lived at Colonial Village for a year now, and I couldn't be more happy with my experiance. The maintenance team here is by far the very best out of any place that I have ever lived. They are so friendly and helpful. The office staff has alway been very helpful to me when I need them. I love the pool and the fitness center. Very convenient to shopping and my job, which I love. I would highly recommend you to lease an apartment here if you are looking for a quiet, nice place to call home!

horrible place to live.
I lived in Colonial Village for 6 months and absolutely hated it. The only thing that I could applaud about the complex was their maintenance staff. Our toliet broke numerous times, but they were always out there the same day to fix it when we called. Otherwise, everything else was horrible. The leasing staff rushed myself and my roommates into signing a lease in the same day that we came into the office. We went there to simply find out more information about the complex and their apartments, and we ended up signing a lease that day. Not good. Also, the staff, especially the leasing manager Tiffany was extremely rude to us at ALL times. Not helpful at all. After I moved out, I called back to inquire about when I should mail them my keys to avoid a fee, and Tiffany gave me attitude and then hung up on me. I was extremely upset that they would treat a prior resident like that, regardless of the situation or person. Other than that, everything else pretty much sucked. Do NOT even go into the office to inquire about an apartment. They will conjure you into signing a lease that day and then treat you like crap for the extent of your lease. DO NOT LIVE HERE!

Be Cautious
Everything about the neighborhood itself is fine, the staff was very helpful, no loud neighbors or anything. I would however suggest watching your VEHICLE very closely or get an alarm, especially if you drive a honda. after a few months of living there, my boyfriend's civic was broken into and his radio was ripped out. Then about 2 months after purchasing my honda delsol, it was completely stolen. and found two weeks later dumped in Charlotte without wheels, the interior destroyed with the top down. I've lived in the indian trail/matthews area my whole life and I've never expected anything like this to happen in this area. especially since its across the street from the police station. I informed staff and they were very sympathetic. (of course they couldnt do much about it.) There is no option of a garage FYI. I have nothing against Colonial Properties, we moved into another Colonial Complex down the road with garages. Just something to consider when looking around, this economy's rough!

Great neighborhood for the most part
I've lived here for over a year and a half, and love it. The apartments have been recently renovated (none of that 1980's reject brass here!!!), the neighborhood is clean, and the office staff is great. I've had a couple of maintenance issues (mostly with my AC unit), but they're always quick to respond, usually the same day or first thing the next day. For the size of the apartment and the location, I think the rent is pretty reasonable, too. That said, there are a LOT of kids in the neighborhood, and they love to skateboard and play basketball and football, and they're very noisy (and foul-mouthed, and rude...). However, that's anywhere these days--it's bad parenting, not the fault of the neighborhood.

Oh Well, it once was nice place to live.
Over a period of several years, I have watched this apt complex transform from a desirable place to live to a tolerable place to live. I will say that any problems I have had with the actual apartment have been quickly resolved by the management. However, for what I am paying in terms of rent, I should be able to park in front of or beside my building without worry that my car will be damaged by the teenagers and younger kids that constantly hang-out in front of my building. You can forget about parking by the building as the parking lot is often used as a skate board park and a basketball court. I actually do not mind young kids with some manners. However, I often hear cursing and disrespectful language. My patience really waned when I had to pay $500.00 to remove a scratch that I know was caused by kids playing around my car. The only reason I have stayed so long is location, location, location. And, since I plan to buy my own place in a little over a year, it seems pointless to move for just one year to another apartment. In the end, I think if you are in the right building it is not a bad place to live.
