I really like the community and the amenities. However, I wish they were a little stricter in enforcing the rules pertaining to the white curtains and blinds. My building has a tenant who has a big hole (probably made by the cat that lurks through the window) which is very visible from the street and has had it for the longest now. The neighbor below that one had blinds that looked liked a crumbled piece of paper. Fortunately, the latter "rolled" them up so its no longer visible. I also wish that maintenance could be offered, even if for a fee, for appliances that we bring into the apartment. I had food spoil due to a freezer that stopped working on a weekend and it could not be serviced by the technicians already available here.

Mostly positive, but there have been some concerns with bugs, the AC not working, noise at all (especially inappropriate) hours of the day and night, and delayed maintenance for the AC issue. My apartment has been at 80 degrees for almost a week now.

Timely responses from the leasing staff. All members, even not my assigned agent, were extremely helpful and informative. The complex is tidy and a wonderful place to live. I will be renewing my lease once it ends!

It's been a year for us here and it's more than enough. We feel it used to be much cleaner and people were more efficient when trying to help when we moved here and now it's going downhill. Not to mention the unexplained cigarrette small probably from other apartments that made my allergic son develop asthma.

Overall, the area is quiet and friendly. The apartments are spacious and the Colonial Grands team is responsive in a timely manor. My experience so far has been superb. I would recommend Colonial Grand to a friend.

I lived at the Colonial Grand at Trinity Commons for about 3 months now; from my observation, the grounds are always so lovely and the community is so peaceful. Maintenance requests are completed in a timely and thorough manner which I really appreciate.

It's been wonderful! All the staff members are SO friendly & always go above & beyond to help me. Unfortunately I'm moving soon for my boyfriend's job, but I would recommend this community to everyone. The facilities are so nice & everything is always well kept.

Great, friendly community! The apartments are very spacious, clean, and have lots of storage space for a great price. Pools are nice and not crowded. The clubhouse is in a convenient location in the community.

The community is nice and the staff is friendly. When I need something fixed, maintanence is here same day or next day. The amenities are nice and the pools are usually never too crowded. The gym could be better as they are constantly out of sanitation wipes for the equipment and a lot of the equipment is outdated. My only big complaint is that there are is virtually no visitor parking there's 6 spots far away from where my apartment is located and they are always full. And the visitor pass they give you (1 pass) is easily forgotten and taken by guests by accident and easily lost to which you have to BUY a new one for $50. For having guests over, this is very difficult. But overall, my living experience here has been fine.

The apartment itself was in great condition and have not had any issues so far. The office staff could have been more helpful with making sure my key was ready and to respond back to my emails quickly.

Laughable. Dirty, loud, management does not care about appearance of grounds, neighbor concerns, trash, noise. Its gotten so bad neighbors are going after neighbors, and coyotes on the grounds because of the trash. Worst management I've ever heard of. If you cant afford anyrhing else in town, sleep in your car. This is barely a step up from homelessness. Definitely a public housing community want a be. Public housing may be better.

Me and my boyfriend spent so much time looking for a place to live that was pet friendly with no breed restrictions. We needed to move immediately and staff was so kind gave a great tour and we were very satisfied and got to move in the next day! Our home is very comfortable and Kwandre, Penny, and I love it!

The people in the community are going downhill. When we moved in we were surrounded by good/nice people now there are thugs and drugdealers surrounding us. We do not feel safe like we did at first. The school that we are districted for is great.

The best thing about this place is the exterior. It is very clean, the club house area with the resort style pool and fountain upon entrance is a nice touch. I've been here for 4 years and it has made my apartment search rather difficult because I am now comparing the exterior at other places to this one. The interior of my apartment is underwhelming, just standard. Nothing nice about it. I found a place with an upgraded kitchen, hardwood floors, fire place, a third bedroom AND 240 more sq ft for just $100 more. I read previous reviews about misc fees before moving in and it's true. There is a fee for everything. trash violation fees of $50-$75, if you have your trash outside of your door or patio you get charged for it. I received emails about people having trash on their cars and they said that's not allowed and it's a fee. They advertise free cable but you pay a $50 MAA connect fee in addition to your base rent. So you have no choice but to get Time Warner now Spectrum. You can't get direct tv or anything. I pay that $50 for basic cable and an additional $80 for internet when you can get a package cheaper than that if you did it on your own. You also pay pest control, trash, water and my rent bill every month is $100+ more so whatever your base rent is ADD $100 to that. Also recently there has been vehicle vandalizing and theft. I received blast emails about it. The tone of the emails basically said that management is not responsible for your property. Also the towing company is very serious about towing cars without stickers. I've never seen anything like it. There is hardly NO parking for visitors. If you lose your gym pass it's $50, you get one visitor tag and that's $25 if you need to buy another one. I am moving and I've been warned that there will be a lot of fees associated with that so I am taking pics of everything. I'm moving due to needing a 3 bedroom and a different base school. I'm still going to recommend this property if you are okay with a lot of misc fees and the car theft lately. Move on the newer side, not the older side. Not sure if it will get better or worse at this point.

It's generally a good community. It's pretty quiet and the staff is very responsive especially in dealing with maintenance issues. My main complaint is trash collection. The compactors break down regularly and they overflow every week end

WORST PLACE IN THIS AREA OF RALEIGH. This place was so nice 3 to 4 years ago... since then it's gone to hell. Management is the worst, they change management every year or so. The manager here is as incompetent as incompetent gets. She is the poster child for horrible customer service. Colonial Grand used to be ran with pride and dignity and great customer service from all staff, now the only person that provides good customer service is Joy in the office. The rest of those morons... well... you come here and see for yourself, they're not very bright. There are now break-ins in vehicles more often than ever now and guess what? They aren't doing anything to stop it. Have they ever though of.... IDK... GATES??? Gated community??? They'd never ad gates now because that would be against their new rule of destroying Colonial Grand at Trinity Commons. Like I said, Joy in the office is great, friendly and helpful but the rest are like circus clowns putting on a show. Maintenance is terrible. My floors are bubbling up all throughout my apartment that I pay a ridiculous amount of money for and they refuse to fix it. The light bulbs in the breezeways are usually dead or flickering and the new neighbors are all low class, drunks and drug addict younger aged kids who've been allowed to move in because Colonial Grand management here has lowered the standard for moving in to "Anyone with a pulse". There is no standard here anymore. There used to be a movie theater and now it's an empty room that never gets used. There used to be nice, competent staff and now there are a bunch of idiotic circus freaks. I will be cutting my lease here short and I am weighing the option of legal action against this community for refusing to repair my damaged apartment. I may file a lawsuit soon, still considering it but I know i'd win because I have more than enough evidence and I could easily find a hundred or more other residents who agree with everything that I've said here in this thread. Goodbye CG at ------ Commons.

Great so far. Sometimes my washer dryer needs fixing more than I think is normal but great thing is maintenance is always quick to resolve the issue and they do it with a smile so I can't complain. All in all thinking about staying for at least three more years while I save.

This is by far the worst people to live with. It is always about money, how much to over charge you, and how to lie to you. Office management needs to do more respect, the only person that does a good job is Me. Joy. You will love her. She and the black man want to help you, and do more for you. Don't be late with the rent. After the 9th they be trying to take you to court.

Pool, clubhouse, bball court are great. Great activities. Dog park is too small. I hate the fake hardwood cheap linoleum. Its has bubbles and scratches easily. The cabinets are white and yellowing. The appliances are a bit out of date. This apartment has so much potential, but some renovations are needed.

Comfortable place to live, I don't ever have issues with parking or front office. I love that we have food trucks from the area come out on a designated day of the week. The pool area is very cozy and clean.
