I moved from this place a few months ago because I hated it so much! If you are looking for a nice place to live that allows parties then youll love it! I had to deal with HUGE fights outside of my window every weekend between 2am-4am. When I called the office they acted surprised and never did anything about it. That happened 3 times. I also called the "noise" police over 30 and nothing ever happened. This place is a joke. If you are a student or have a crazy lifestyle and need it to be quiet do NOT live here. If you are looking to party...then its the place for you!

RUN AWAY
I have lived here for nearly 2 years now and can not wait for my lease to be up so I can move away from this place I call hell. The first year we stayed here it obviously was not bad (hence the staying part) There is the common college town apartment noise on the weekends but the complex was kept up nicely, staff was polite and parking was good. This past year has been awful!!! the new management hired new staff who is rude and somewhat incompetent. We can never seem to find parking. There is always loud partying going on that the office does nothing to control. The grounds crew has not kept the place up like they did in the past. And now to top everything off the office LOST our rent payment! How do you even begin to be that incompetent?! Please think very seriously before signing a lease here. You will regret it. What was once a pleasant place to live has turned into a nightmare.

LOVE IT!
I seriously believe the previous emails are WAY OFF! I've lived here for a year and a half and the people in the office are nothing but helpful and friendly. The apartments are very big and you can pay rent all-inclusive that includes all utilities, which is a huge convenience! The landscaping is always nice and maintenance is great! I'll be moving out in 6 months to move to a different city. If I were staying in Wilmington I would definately continue to stay here. I'll recommend this community to everyone I know!

NO NO NO
I lived here for a year... its a nice community, the pool is really nice and the buildings are well kept but the OFFICE STAFF SUCKS, PARKING SUCKS, AND THEY NICKLE AND DIME YOU TO DEATH. The apartments are awkwardly shaped making it difficult to get your furniture to fit, and there is no storage. There is a linen closet but its in the guest bedroom, so pretty much whoever gets that room gets some extra closet space. No where to put your vacuum or anything. The sun room is just a waste of space. They need to knock down the divets and make the living room bigger, rather than trying to sound glamourous by having a sun room. THE PARKING SUCKS SO F'N BAD. Good luck parking anywhere near where you live after 5:00pm. And if you park on the Curb, WHICH THE OFFICE STAFF SAYS YOU CAN DO, you will get a parking ticket from the city of wilmington. Ive gotten 2 of them and when I called the office the girl was like "Oh, you did? I would just go ahead and pay it." Um NO. I pay $1000 a month to live here, I'm not paying to park here. YOU PAY IT. Over all, dont let the community and their GREAT DEALS fool you. Its not worth it.

THIS PLACE IS A NIGHTMARE
I stayed at this apartment complex for two years. The first year was fine. The management was great. They were all very friendly, easy to work with & would do anything to help. The apartment complex was always kept clean, etc. However, staying there a second year was a HUGE mistake. New management came in & things changed. They are VERY rude. They are all new and none of them know what they are doing. They gave me the run around about moving out and tried to charge me all these absurd fees. They aren't willing to help you at all. They are simply idiots. They are very moody and very unprofessional. The apartment complex is so gross. Someone threw up outside my apartment & it was still there when I moved out about 10 months later. Honestly it's probably still there right now. So disgusting! I know 3 others that lived there at the same time I did & there experience was quite similar. They all got out as soon as possible. DO NOT LIVE AT THIS PLACE, you will regret it!! They will run all over you & try to take every dime possible. At move out, they will charge you for crap that wasn't even there. I would rather live on the corner somewhere than ever have to step a foot back in one of those apartments. Just riding by the place now gives me the creeps!

Glad I moved.
I rented at the Reserve for two years of my college career. One night a with a gun broke into our apartment and threatened my roommate. He ended up only taking her purse after seeing me in the kitchen thinking that I had already called the police. We told this to the management, asking them to let the other residents to just be aware of their surroundings. Also we asked for another lock- both no luck. The management just said that it must have been scary to broke into, that it doesn't happen to their residents too often and they do not want to scare business away by telling the story to their residents. I am glad to be out of this apartment complex!

Greatest!
This place is affordable, very close to everything that we need. The office staff is friendly, very helpful. Always have freshly baked cookies. The beach is just minutes away, the mall and downtown are also just a few minutes away. The apartment that we live in is huge and I could not ask for a better place to live! LOVE LOVE LOVE it here!!

Love/hat relationship.
I absolutely LOVE our apartment. It's huge, very spacious, and very clean. Well built. Only complaint used to be the noise..when we had LOUD, LOUD neighbors downstairs, no matter HOW MANY TIMES you called the cops/office to complain...they never did ANYTHING about it. They CLAIM to kick people out after 3 noise violations (Lie #1). When we first moved in, the man told us we would pay $460 a piece (there are 3 of us) and that includes everything and that there would be no cap--we could run the air as often as we wanted, take as many showers as we wanted, and it wouldn't matter. WRONG! (Lie #2). Then, he also told us it didn't cost anything if we decided we wanted to break our lease (big LIE #3!) Thankfully, the man that told us all of that crap is gone and the ladies working there are really nice and try to be as helpful as possible. I feel pretty safe here, except that Wilmington cops aren't the most comforting people in the world as we've found out multiple times while living here, so if something WAS to happen, then I don't know how it would be handled. But, overall, great community. Currently lived here for a year, getting ready to re-sign lease. Very, very expensive, though.

Excellent Place to Live !!!!
This is by far the best apartment community that I've encountered in Wilmington! The office staff is very helpful, including the property manager & assistant manager, they all go out of their way to help in any way possible! The office is always spotless and the cookies are GREAT!! The newly updated fitness center is equivalent to a small gym and also very clean. The Reserve At Forest Hills is definetely a living establishment that I would recommend any day! Thanks for everything!

Spoiled kids can't handle alcohol
not enough parking, pool often closed due to broken glass, vandalism, dog poop, etc.<br>Place was mixed community when I first moved in--families, young professionals, retirees, some students but management has obviously decided to rent to student almost exclusively and the place has become truly awful. It's nothing more than a college dorm now.

Not bad
Office staff was very helpful when needed. It is mostly college students living here. My biggest complaint that I haven't seen anything done about is the dog poop everywhere, although there are dog waste stations scattered everywhere, apparently most people are too lazy to use them. It's not the best in Wilmington, but far from the worst.

Too expensive
The reserves are nice and all, but they are not worth the money. Its mainly a bunch of preppy rich college kids who have their parents paying for their rent. Unless you have rich parents, I suggest living elsewhere.

Best Place on Earth!
My name is AJ and i have a dog named Chopper and we lived at the reserves for 2 years. We absolutely loved the reserves and the warm welcome by its staff! They are very friendly and accomodating no matter what time of day it is. Security is awesome, maintenance was great, and more importantly the sense of community was extraordinary! I recommend hands down! 373 best building ever!

Life is GREAT in The Reserve
Compared to many apartment communities that I have lived at in Wilmington, The Reserve at Forest Hills is the best hands down. The Staff has a superb work ethic and is sincerely concerned as to your needs. The maintenance staff works quickly to resolve any problems that you may have. They also have Special Police who are on site that can accommodate you to any problems that may arise. The aparments have generous closet space and huge bathrooms. <br><br>The Reserve at Forest Hills is a great place to live!

Nightmare
I will say this, I have lived here once before and had no major problems.I wish I could say the same for my current apartment. During heavy rains recently our walls had water coming through the windows in both rooms onto furniture and carpet. Our floors (which they refuse to fix) are coming up in certain areas because apparently they didn't lay down a very good foundation. The carpet was stained in several areas and they did a poor job of tacking it down as well as making sure it reached the wall. Our stove didn't work when we moved in. Our internet didn't work for a week and a half. There is graffiti all over the stairs outside where there is also always some kind of trash in the hallways. If you have someone living above you, you can hear the slightest steps and even if someone is walking up and down the stairs at the end of the hall you can hear that. Our AC control unit didn't work. Also, if you have any problems don't bother with the staff. They are typcially young kids who don't really care and just hang out in the office. In all I cannot recommend these apartments to anyone who is looking for a "luxury" apartment. However, if you're age 18-22 these apartments are for you. Lots of loud people and a lack of parking spaces.

I would live here
I have read the past comments and decided that those people complaining about the partiers are the partiers themselves. They probably just needed sleep from the night before. I live at The Reserve at Forest Hills and love it. Compared to any apartment I have lived in its the best by far. There is a train that comes through every so often but no matter where you live you will find something coming by your apartment/house/condo. Whether it may be a emergency vehicle, train, airplane, loud car with a system, or party next door...as long as there are people in this world there will be noise in this world...unless you live in a retirement community or at a cementry. I think that the office staff is very helpful and prompt with any problem that you might have. The maintainence crew is awesome as well. The grounds are well kept and everyone is nice. I will never live in another apartment complex in Wilmington other than the Reserves.

It's okay
It's not a bad place to live, its kinda rich college kid area who try to party but don't do it sucessfully. The cops can be bad but only if your neighbor is an -------. Which can be the case. BIg bathrooms

I have lived at the Reserves since they were brand new. I will be moving soon to another city and, looking around for an apartment I realize how spoiled I am with my current one. Most apts. have small kitchens, not enough closet space, etc., but my apt at the Reserves has a huge kitchen and bath, and enough storage space (well, almost!). <br><br>Overall management of the complex has decreased in quality with the increase in rental rates. I guess it's all market driven - when occupancy was lower, there was a lot more resident appreciation. Also, there has been a complete turnover of office staff, so that may have something to do with the reduced amount of community events, overall helpfulness, etc. The girls are fairly friendly, but if you're a young cute guy you will get better attention than if you're not. <br><br>Brad, on the maintenance staff is terrific, always friendly, helpful, and professional. The rest of the maintenance staff is friendly also (don't know them as well because they're new), and the few times I have had to call them the response has been quick and the problem fixed. <br><br>Parking is a major headache - if you arrive home after 5 you can expect to have to hunt for a place. Later in the evening, it really is impossible to find a place and most people give up and park on the curb. The layout of the buildings vs parking spaces is part of the problem.<br><br>The grounds are fairly well kept, and I feel fairly safe here, even though there have been a few incidents (most places have some problems every now and then). Lighting in the parking lot is good at night, which helps. <br><br>There can be a lot of noise, especially on the weekends. If you are in a one bedroom, your bedroom wall is attached to the stairwell, and you can expect a lot of noise from people stomping up and down. Some residents and their guests feel the parking lot or the stairway landing is an appropriate place to have loud conversations at all hours, and music blaring from cars is also a problem. There is just a lack of common courtesy with regards to the noise. I hear my neighbors in their apt occasionally, but my next door neighbor had a dog and I barely could hear it at all when it barked.

Nice place for college life
I lived in the reserves for 3 years during college. When I first moved in the mgt and landscape was great and it deteriorated with the new mgt. There are trains that come through every night at 1am and 3am. The majority of the tennants are college students and they can get quite loud at night but there is a security guard that drives around the complex all night long and responds immediately if you call. However, the new mgt is very lax about the 3 strikes and you are out rule. The apt and ammenities are very nice and work great. No bugs except a few ants from outside. Major drawback is the cable company...you are not allowed to get time warner cable, only relfelx cable a trailor park business based out of high point, NC. Cable and internet go out if it barely storms outside. Parking is horrible there are not enough spaces at all and the trash dumpsters are always full and overflowing with trash.

The maintenacne saff is great and quick...the only good thing. Office management is young college kids that don't care about anything but getting you to sign the lease. The noise is impossible...college kids drumming into the early morning hours, partying, trash everywhere and not picked up. Three strikes you are out is a farce. I've made three noise violations and police compliants to evict the drummer to no avail. I have kids using the grounds outside my bedroom windows as an outhouse when they party on the stairwells. The condition of the aprtment on move in day was dirty and floor coverings should have been replaced but got no where. There is not adequate parking for even the residence. And no one seems to mention the trains that run through your backyard all night long blowing their horns! BEWARE!<br>

The staff that run this place are horrible. They will find any reason to take your security deposit! Also there have been a numerous amount of break-ins as well as one shooting. Also this place is next to government subsidized housing.
