I've never had such fantastic, helpful customer service anywhere! The office staff went above and beyond to help me get approved and into one of these beautiful apartments--it was unbelievable. There was a review online about the rudeness of the office staff, but I have no idea who they could have talked to. Everyone there is so friendly and eager to help. It was the best move-in experience I've ever had.

    The location, apartments, and amenities are fine. I only write this review to warn about the management. I strongly believe that the company has a flawed, nonefficient system in handling maintenance, leases, and other general issues. If you attempt to call the staff, you are routed to a call center. I have only lived here a short time, but I have never had a case where my message was actually relayed to the leasing center. (I have had to contact them quite a bit) I come to the office after giving notice several days ahead of time that I'm coming in to sign documents, and the staff never even thought to order documents they need. To me, this is very inconsiderate of the residents' time. Unfortunately, this escalates beyond frustration very quickly and does not instill much confidence in their abilities to adequately perform. I think if Richdale created a better way to manage (say having one person handle the leasing process instead of no one knowing where any documents are or who last spoke to you and said what), it would greatly improve its rating.

      I LOVE the Biltmore apartments! The residents are friendly, the maintenance team responds quickly to requests, and the office staff is helpful, friendly, and positive. The grounds are beautiful and I always feel safe and secure, well taken care of! Thank you Biltmore Apartments for helping to make my move from Nevada a positive experience!

        I STRONGLY ADVISE AGAINST ANY RICHDALE PROPERTY !!!! They kill you when you leave. They will never give your SECURITY DEPOSIT back. I lived here with my family merely due to one reason. I had most of my colleagues living here and I wanted to have some company. Upon birth of my first kid, I upgrade within the same community and they charged me 500$ for cleanliness, even though me and my wife worked on it for a whole week. My wife picked this new apartment simply from the map after visiting their MODEL apartment, because this apartment was occupied when we took this decision. On moving I found, there were no lights in the living room, I called and was told this apartment has no lights in living room and I would have to buy our own light stand for living room. Throughout the three years, the management has been highly unresponsive with generic replies. There was a big cracked cemented piece of floor in our new patio, I informed them to fix it, so that my kid wouldn't be falling around and it was never repaired in 1.5 yrs. Upon moving out, I asked them if I will have to pay for anything if I move out earlier than the lease date, I was told about nothing except that month's rent if it remains un-rented. So, I gave them a notice of eviction for one month earlier than the expected lease, and they didn't bother telling me about any RELET fee. And now, their corporate office is charging me 725$ for the RELET. even though it was last month after three years, and the next tenant is coming in only 15DAYS before the expiry of my lease. I told that stupid lady that I was not informed about this fee, and someone else is coming for only fifteen days and she responded "This RELET is not gonna go away, period" I asked her if I could talk to her senior or supervisor, and she said, "there is no one else, I am the only one in outgoing department" I highly advise against even thinking of living this group at all.

          Most unpleasant experience renting here.Most of the staff at leasing office and corporate office are liars.They say they ll return your deposit back which they never will and you end up with various charges upon vacating.The property doesn't even deserve half the amount of the rent they are charging. Pipes leak everywhere, very inefficient heating and cooling system, costs you hundreds of dollars every month. Coming to the staff, they are nice to you until you sign the lease and from then on what you experience is beyond imagination..MORONS..Will ask you to call office if you need something at the time of signing the lease and when you ever call them for something they will always hang up on you of transfer to corporate office. The people at corporate office will never address your request. It is common for the staff to yell,speak in loud voice and threaten.Very poor maintanance, poor roads, no secured parking, cheap counter tops in the kitchen, old oven and dishwasher, thin walls, poor insulation, energy inefficient appliances. You will hear washer and dryer and TV from the neighbors.. so ridiculous..Residents can smoke in the apartments and my apartment smelled like ---- which I couldn't detect at the time of tour as it was disguised by the carpet wash perfume..The maintenance is worst..you will have to wait until you vacate to get things done here..If you are locked out it will take several hours to let you in..

            I totally agree with all the negative reviews here. They are at least 100% true if not less! I have been living here for about the past one year, gladly very excited to move out. In addition to what all other reviewers said,I want make a very important honest and serious opinion. These people exhibit discrimination based on your color of skin. You will be told you have a nice apartment available by one person then the other person says it is gone.This happened to my friend.When we researched we found that they allot apartments preferentially and discriminate.I wonder how they are surviving but guess will not last long enough This property should be blacklisted based on racial discrimination.They will make you stand out of the office and wait for hours for simple stuff.Very awful staff you could ever see on this planet.They are bunch of morons lifted directly from the street to torture the tenants/residents. They will never ever answer the phone calls and just simply disconnect (witnessed personally) when some poor guy/gal is trying to reach them.They always claim that they are busy outside showing the property but in fact they are just relaxing and texting. They shut doors on the residents faces if you are 1 minute to the closing time of their office but they always show up late and leave early for their job (how ridiculous). How on earth this property owner hired this group of idiots in the leasing office to ruin their business? The maintenance takes at least 2 weeks to fix a bulb or a door lock. You will win a lottery for sure if you someone answers your call directly (as you are proved lucky). It always goes to the stupid corporate office where another bunch of morons eating the dollars of the property owner and residents, enjoy playing with you and your time. They are the most unprofessional,very rude (that you can imagine) useless idiots sitting and doing no good. They disconnect phone while you are still talking and their answers are ridiculous like I have to go I have another customer waiting on me, is there anything else I can help you with (when they in fact don't want to help with the complaint you are calling for). No one ever replies to emails nor answers the phone calls. They charge money for everything. They just suck all your money and never refund your deposit. They don't clear the snow in winter. Charge extra ordinary amounts for dirty garages. The heating and cooling system is worse that costs you fortune to maintain the temperatures.charge extra $40 for amenities and claim it as free. you will see mold spreading through generations until someone addresses it just a layer of paint and will charge this amount from your security deposit. They will change rules to accommodate people they like and impose the hard rules on ones they want to get rid off.If you confront,you will be retaliated in the form of threatening to evict the apartment or some other charges. Stay far far far away from these idiots and this property. You will thank million times if you do follow my advise.

              DO NOT RENT HERE PERIOD. Most of the staff in the leasing office are rude and do not answer anything properly. No courtesy or politeness and do not treat most tenants with dignity. They do not take responsibility for anything. They will not answer the phone 9 out of 10 times. The call goes to corporate center all the time and some random person takes the message but the leasing office will never contact you with that message for follow up. You call back and the cycle continues. They do not reply to emails as well. Things have slightly improved with the new staff from the past one year but the things I described are with the new staff so you can imagine how the previous staff was. They will charge you heavily upon leaving the apartment no matter how best you clean before move out. There are lot of spiders in the apartments and need very regular pesticide treatment and getting it done through the leasing office is a hassle. Heating and cooling system is poor due to poor insulation and thin walls so your electricity bill goes very high. They also charge high every month for package holding service and charge amenity fee of $40 extra and they are all mandatory. They are not flexible to work with tenants and very rigid. So please avoid and look for other nicer properties in Omaha. Do not get tricked by the aesthetic appearance of the property from outside!I wish I could give them 1/2 star or 0 Thanks

                I lived in a one-bedroom, den from 2011-2014. The building was well kept, and my neighbors were very quiet -- I had a nice view and all in all, my stay there was a delight. When there was water damage from a ceiling leak, the maintenance staff were very considerate, quick and efficient. I have since moved into a one bedroom closer to the leasing office, and this building has a lot more traffic, and seems more dingy. I had to have a lot of maintenance done on the apartment. Having said all that, I do believe that the leasing staff here for the most part are friendly, helpful and want the best for their tenants. I appreciate the Biltmore for its well built, well proportioned units, and gladly recommend it.

                  Do NOT even think about renting here. I have been living at Biltmore for 4 years now because I was lazy to move out. My bath tub has been cracked and leaking for the past year. I have called and complained more than 15 times within the past year and they haven't fixed it yet. My power went off before and it took them 3 days to fix that. When my AC stopped working, that took a month to fix. All they care about is extra charges and they have the worst maintinence I have even seen. I have lived in 4 different states and this is the worst apartment complex I have seen!! Don't forget the bad insulation and the experience bills. Also when my friend left they refuses to return deposite even though he hired maid service to clean his place before leaving. Bottom line Biltmore sucks

                    MORONS. MORONS. MORONS. I am astounded that the company hasn't tanked. With the number of total idiots they have, the apartment quality (or lack thereof), and prices they are charging for it - they should be OUT OF BUSINESS. I spent months without a working air conditioner despite how I harassed them every single day and was paying top price for what I thought to be a tasteful apartment. They finally sent a guy who duck-taped something to the ac unit - NICE! Needless to say, that didn't fix the problem. July was loads of fun. To compensate, they gave me a free month of cable... cause cable is as multipurpose as duct tape. The girls in the office (all 4 of them together) could not figure out how to work the fax machine. I had to put my frustration aside and teach these bimbos how to do it - mind you, I had never worked THEIR fax machine before. I am just familiar with office equipment AT ALL. I moved out of my adorable apartment (which turned out to be a nightmare despite the built-in bookshelves and pretty fireplace), into a standard box just so I could pay them the least amount possible until my lease was up. That's how much I hated them -still do. After all this, they still tried to charge me for old carpet stains when I moved out that were documented on a move-in sheet, which they conveniently lost. It took months of my life and many corporate morons to settle that, and I had so hoped to be rid of them once I finally moved. Not to brag about anything important, but I am an amazing tenant. I pay my bills on time, I like my privacy so I'm quiet, I am OCD which means CLEAN CLEAN CLEAN, TRUST ME... i don't owe you ----. I am still so confused by my experience with these crazy folk. The cute, little apartment which hooked me into this horrid company was $675 just a couple of years ago, and they are now almost $800. ARE YOU KIDDING ME, Richdale? From the corporate office to your living room, EVERYTHING SUCKS. Not a good experience at all, and certainly not worth what they are asking. Richdale is a joke and this seems to be the consensus from their tenants in several diff states. They need to overhaul their company, and until they do, move along.

                      By far the worst place you will ever live. Aesthetically they look fine, craftsmanship is horrible and will spend a fortune keeping it heated/cooled. The ownership/management/maintenance is a nightmare and will try to charge you for things you don't even know about. They will also enter your apartment without prior notice. I live in the so called "owners apartment", and still nothing but problems. They will ask you to vacate your apartment if you complain or stand up for yourself what so ever. Feel free to contact me or just read the reviews. We were denied touch up paint and maintenance as they said 'it's a courtesy that is no longer extended to you"... lol wow ok

                        Now that my apartment is in working order (took about 5 months) I like it. The layout and vaulted ceiling is great. The paper thin wall...not so great. My neighbor was sick and every time he coughed, I felt the need to wash my hands... that is how thin the walls are. I opted to live on the top floor, but I can still hear all the music my downstairs neighbor plays, word for word. I saw the apartment I was going to move into BEFORE I signed a lease and was promised that everything was going to be completed before I got the keys. When I first moved in, NOTHING in my apartment was done, even though maintenance had 2+ weeks to fix things. I had holes in the wall, cracked microwave, broken washer/dryer, no cabinet handles, everything was dirty, AND the fridge practically fell on top of me... great. It took countless calls to corporate to even get someone to answer the phone. The corporate office is a joke. The women and men that work in the leasing office are really nice and from what i've seen, try to do their best. The property manage, Lisa is AWESOME. I would never pay retail price for this apartment, I got in on a special. But like I said, I now like my place, I feel safe here, and everyone is nice. I do plan to move out at the end of my lease.

                          By far the WORST apartment and company I have ever rented from! DO NOT MOVE HERE! The leasing agents there are glorified used car salesmen. They will say anything and everything to get you to rent there. If you are like me, a believer in GOOD PEOPLE, and actually take their word for what they say when you are on a tour you will be sorry you did. Never mind the fact that pipes burst every time it gets cold and will and has done extensive damage to my and other peoples belongings, the management company is reminiscent of a high school business class. No one has any idea what they are doing and the owner of the company would rather spend his money on making sure that every room in his house is a different temperature (because who doesn't NEED that right?) then putting actual money into repairs that are more than needed at the majority of his properties. I have never heard a good thing about this company, and now I see why. Let me start from the beginning. Upon arrival to the leasing office, I was greeted immediately which was instantly impressive. The guy that showed me around was awesome, lived on property, had nothing but good things to say. I was sold! I couldn't wait to move there and get all settled in. In between renting the apartment and moving in, the troubles began. Some how my application was lost, so I had to fill another one out. Just when I was trying to figure out how something like that could happen, I was informed that my proof of income was misplaced and I was to bring that in again....ok....this is people's personal information people!! That is not okay. Still blinded by the beauty of the apartment, I cooperated and finally got a lease to sign. When I moved in, my apartment wasn't even kind of ready. We are talking previous tenants items still in the apartment. Silly of me to have signed the lease before looking at the apartment, but again, I'm a believe in good people. After a half-a**ed apology from the regional manager, things started to be corrected in a semi-timely manner. I say that being an extremely patient person, I could only imagine how someone with half my patience would be reacting at this point. The problems were never all fixed and I got tired of continuously calling the leasing office to complain, so I just dealt with it. I stayed away from the leasing office the remainder of my stay. I put my notice in (which is a ridiculous 60 day requirement) and the person I gave it to never passed the message along. After I moved out, I received a bill for a ridiculous amount. I tried calling and speaking with someone in their corporate office (which they won't even identify the name of the corporate office you are calling, the phone is answered "thanks for calling corporate office".....fishy huh?) and I got the run around for a solid month. I would have just given up but I heard they are very quick to send you to collections and I didn't want my credit messed with. The process is STILL going on.... So basically, if you want to live in a horribly built, even worse managed has-been apartment community, by all means, move to the Biltmore. Just make sure you have your lawyer handy when you decide to move out.

                              The apartment is pretty great. I love how clean and sharp the Biltmore looks. It feels very safe too, there are always people out walking around the complex exercising or enjoying the weather regardless of how late it is at night. The apartment is somewhat pricey, but once you factor in all the benefits that we get from the price, it seems fairly reasonable. There is a slight noise problem with the people stomping around upstairs, but it's otherwise understandable. If there were a downside it would be the staff. Some of the staff are superb and compel you to interact with them even outside of business hours, but then there are others. The first day I was there to sign the lease it was a madhouse and no one knew what was going on. People ignored you and ran past you running around frantically. No one should the kind of composure you would expect from such a nice apartment. Also, the maintenance (there are a ton of people living here, so it's kind of understandable) is a little slow. You'd think they would hire more people to cover the number of people living here. When they do arrive they often can't fix the problem or have to outsource the problem which is frustrating. All that being said, this is still the best apartment I have ever lived in (only lived here a couple months). On a 5 star scale with 5 being the best, I give it a 4.5 without question.

                                Living at the Biltmore has been awesome! I'm sad to have to leave it :(. I never really experienced any major issues while living here. The leasing staff is awesome and super fun. They were usually able to get any of my issues taken care of pretty quick. The pools are amazing as well as their gym. They were even able to accommodate my family when they came in town with a guest apartment. If I ever move back to Omaha, this will be my home again.

                                  Location location location! It doesn't get much more centrally located than this. The only thing that would be better would be google maps updating their systems. My friends have a hard time finding my place sometimes. The staff in the "Leasing Centre" are very nice and know this part of town very well. They can definitely point you in the right direction for fun. My only complaint would have to be the corporate office here. There seems to be a bit of miscommunication there, but get ahold of someone in the leasing office, and they'll get it taken care of. Over all, with the amenities, location and price, this is a great place to live.

                                    I moved here from Kansas City back in September for work. From the first visit, I knew this was the part of town I wanted to live in. I'm not going to say my apartment looked exactly like the model I was shown, but it was definitely very close. I love my apartment. It wasn't until after months of living here that I relaxed just how prime this location is. I would definitely recommend biltmore to anyone looking for apartment living.

                                      I moved into a 1 bedroom apartments at the Biltmore last year with my dog. My previous apartments allowed dogs and I hated the fact that no one picked up after them. So I was very happy to come to biltmore and find that it was not an issue at all. The staff in the office is always nice and willing to assist and maintenance gets done relatively quickly. Would definitely recommend!

                                        I have lived here since 2011 and have had an over-all good experience. The leasing staff is very kind and helpful. (Most of them anyway). I have had a few maintenance issues while living here, and even though I had to wait a little while for one of them (a light bulb to be changed) the problem always ended up being fixed and the maintenance guys were very friendly. You can't beat the location either. The apartment itself is very nice! After all these years I still enjoy calling it home. The summer pool parties don't hurt either.

                                          The staff here seems very negligent of getting anything actually accomplished. I've been complaining about a crack in my tub for 10 months, maintenance left a note saying it would be replaced, then the front office cancelled the request and when I sent another request asking why the first was cancelled I was told it was just to "get it off the books" and that my tub would soon be replaced. This was over 8 months ago. Now my tub has a hold and a large mildew ring(there since I moved in and notated it) and I'm still fighting to get this tub replaced. Also I had flooding, one night my bathroom became a waterfall as water streamed in through the light fixture and vents. I reported the incident and maintenance was there promptly to assess the situation. A few days later they repainted the ceiling to hide the water discoloration caused by all the standing water above the ceiling and considered it "fixed" because the water had stopped pouring in. As for "neighbor" issues. If you move in here, watch out for "Ernest". A strange character of a man who walks the grounds trying to make friends wherever he can. If you're polite to him you can look forward to repeated instances of him knocking on your windows to get your attention should you dare to live on the ground floor. One night he even asked if I would sit with him and teach him how to beat off". Yeah, lovely neighbors here. Can't wait to move. Crown Moulding just covers up the filth beneath. Noise: hear neighbors above me a LOT, not sure if they're loud or the floors are thin. Grounds: hope you enjoy cigarette butts. Safety: Just make sure to complain A LOT if the building doors don't shut properly, they'll fix it after you put a note up asking neighbors to please shut doors properly. Neighborhood: Crime is on the rise around here, yet somehow so is the rent...? Maintenance: I suspect they work well, just are held on a cheap budget. Staff: polite, friendly, and happy to wonder why you aren't flattered when you catch someone peeping in your windows. ***Edit.. After placing this review I was contacted by the regional Richdale office. My concerns seemed to be suddenly getting immediate attention. Sadly I fear the person at the regional level has not kept on top of the local management office and here I sit almost 2 months later still waiting for my bathtub to be replaced. I was told I'd have to move to a Corporate apartment for 5 days while the repairs were made. Then after getting all prepped and ready to do so, they "temporarily" cancelled the repairs because apparently the contractor had a better offer elsewhere. I've also now found mold growing on the door jamb. Probably from all the moisture trapped beneath the tub. I've submitted another request and expect it will be moved to the "cancelled" or "work completed" file in prompt order. I signed a new lease on the promise that these repairs would be dealt with but am starting to feel pretty duped. The front office seems more concerned with signing new leases than caring for their current tenants. The indoor pool here is great. so there's that.

                                            Reading some of the other reviews, I was very surprised by their comments. I have lived in Biltmore apartments for over 5 years and have been pleasantly satisfied. I've only had to call maintenance once when my sink was clogged and they came within hours, on the same day! The amentities are great! Free movies in the theater every Thursday with free popcorn as well! Everyone's so nice and they're also pet friendly! Many pools! So if one is full you can always relocate to another. High vaulted ceilings, fireplace, floor to ceiling windows great for summer, secured entry, great neighborhood, and I forgot to mention the trail! I absolutely love them. Best apartments in Omaha, Ne, hands down. :) you can't get luxury apartments that offer as much as Biltmore anywhere here for such a great price. Highly recommend.

                                              I've lived here for over three years and overall it has been a wonderful experience. I love my apartment and how much you feel like part of a community! The maintenance have always been wonderful whenever I've had issues in my apartment. There is always security driving around at night which makes me feel safe enough to go running and I think that speaks volumes about this property. They have Amazing amenities as well all the outdoor pools, movie theatre with a new release every Thursday and a Huge fitness center pretty comparable to a lot of gyms in Omaha. The leasing staff is always Great and helpful and if I ever have any issues they always help me get to the bottom of it.

                                                The Biltmore leasing office staff is always extremely helpful. Unfortunately I have had a few maintenance problems which are mostly normal type maintenance items. Every time I had an issue the leasing office worked to make sure my issue was resolved as quickly as possible. Honestly the apartments have a very nice design. The only issues I have had is the noise from both the hallways (which you can hear through the walls) and the upstairs neighbors. Also, the windows are not well sealed and very drafty which can be a real issue in this windy town. Despite all this I would recommend the apartments based on the staff. You may end up with issues but they will go out of their way to help you get them fixed quickly.

                                                  Absolute worst apartment ever! I was living a one bed room apartment then moved to a two bedroom in the same building a floor above. The two bedroom apartment was an absolute mess. The leasing office guys told me that apartment is ready by 18th Jan when I took the keys from the leasing office then the apartment was in complete mess. I was keep on calling them and adding the work order. They don't work on time and every time a new person answers you and you need to give them whole story. Today when it snowed all the snow is coming into my apartment. When I call them they just transfer the call to Richdale office. And these guys are more lazy than apartment guys. The maintenance is horrible they don't respond on time. If I get a chance to vacate I will do it immediately. But because I can't terminate the lease I need to stay here. I surely don't recommend this apartment to anyone. Worst apartment.
