It's a good place to live. It's quiet, the staff is helpful. The area outdoors is clean and safe. When something needs fixing the staff gets to it as quickly as possible. Snow removal in the winter is quick and efficient.

I recently moved here in April 2021. The staff, Ariela specifically, was really helpful before I moved in and made sure I got what I was looking for. Since living here, the leasing office has been quick and responsive to any and all of my requests. I'm very happy I chose Biltmore!

The people I've met here are very helpful and friendly. The apartment itself sucks. The fact that it's called a luxury apartment is a joke . The landscape in front of my apartment Is non existent and I'm constantly hearing the people who live above me walking around . The bathroom bathtub is disgusting . I could go on and on but I won't.

So far it has been a nice place to live. Enjoy the fact their is multiple pools and a big gym! Plenty of parking is extremely nice. And all the different discounts for different things make living their very enjoyable.

The community is great the office people are always accommodating and friendly. No big issues with my apartment or garage, but the controlled access doors are always unlocked to my building and i get billed for amenity packages and vallet garbage but I have never used the vallet garbage and no interested in it. Like i said the doors to my building either don't lock or are broken, anytime i have work done in my apartment it only gets half finished and i am told someone will be back to finish it and they never do. Every year i renew they ask of i want anything done to the apartment like carpet shampooed and i say yes and it never happens. The railing on my balcony is rusted and falling off. Every year turn my air conditioner on for the first time it leaks and my carpets gets soaked, which are never cleaned.

Cleanliness of apartment buildings parking lots and common areas is lacking more than not. Gym/indoor pool areas are not fully functional during operating hours. Machines typically weight machines do not get fixed at all or in timely manner. Basketball courts have no baskets on backboards. Building Front door does not lock/not secure 1323 N 113th. Have had issues other issues with opening front door when locked.

I enjoy the community and apartment but I have had many issues with requesting maintenance. The leasing office staff and maintenance staff need to be reminded multiple times over and over again when you need something done and provide no updates

We have a wonderful relationship with the leasing office due to the amount of times we have to double or triple check on maintenance requests and work orders. The fact that the waste disposal service is a non negotiable fee and the pool/athletic center is frequently closed also makes the price of living here worth it.

I give it a B. We've never lived in an apartment before and have found our neighbors to be so enjoyable and kind. Better than living in a housing neighborhood. The staff are kind and intentional in striving to meet our needs.

I do not know any of my neighbors, it's hard to do that here it seems. People seem friendly, but standoffish. I have had several maintenance requests to address the sprinklers that hit my windows. I also moved in and it smelled like smoke, however this was quickly addressed.

I love this apartment complex. The community is great and the actual living spaces are awesome. However, the maintenance and getting a hold of people in the leasing office is very poor. I had an issue with a sink, and it took 3 weeks to get fixed after me talking to four different people from the complex as well as turning in an online request. It should not take that much effort to get simple tasks fixed- which I believe is an improvement this complex needs to work on. Other than that, the complex could not be more perfect.

We liked our apartment and amenities that it offered, the cost of which increased significantly. Over the years there were many plumbing problems. We have praise for the maintenance crew (Ian, Derek, Alan) and the friendly office staff. The grounds crew seemed to be understaffed as shown by the weeds and bushes that weren't taken care of. The black mulch was very unattractive. Neighbors ranged from nice and friendly to very rude.

Absolutely TERRIBLE! Broken garage door for 6 months, doorbell, intercom & security system, burners on stove NEVER worked or fixed. MOLD in garage, leaking faucets, ceiling leaked had mold & mildew in bedroom & closet, threw away numerous belongings due to covered in mold- garage flooded when it rained ruined many of my items-not to mention my car sat in a large puddle & made it difficult for me to get in/out of my car without needing a pair of rainboots, NO insulation around doors or windows, installed myself to help with heating/air costs. NO HELP from management, numerous complaints never were answered. Washer broke waited days for office to "order" a new one, even tho there were plenty on site. Garbage disposal broke, shower door did not have a handle-they used a NAIL as replacement to open/close shower door. Dirty floors/carpet/cabinets when i moved in ,told me apartment had been professionally cleaned. No blinds in bedroom window when i moved in. (They were on back order?) Management said they would come fix things but never did. Waited hours for someone to never show up. The smell of weed was very apparent, loud music with people coming & going all hours of the night. Was recently contacted by a law firm regarding a class action lawsuit.

My experience at Biltmore has been a challenge at times. My neighbors smoke whatever they smoke is affecting my health. Overall my stay has been good; but, Being able to breathe would make it better. Ty

Nice apartment, nice neighborhood, but Issues with maintenance; in 2019 landscaping was nice, but last year only part of the complex was taking care off; to get a maintenance person takes multiple office calls; valet trash collection was not always on schedule but we were charged anyway; the AC at the fitness center wasn't working for couple of weeks. I am not sure if somebody notified residents, when it was fixed. Communication could be much better.

Have overall been disappointed in our experience at the "Best of Omaha" Biltmore apartments. When we first moved in the apartment had not been cleaned, the microwave was broken, and most concerning the keys we were given to the apartment building did not work properly. After complaining about the keys numerous times they locks were finally replaced however now the front door to the apartment building doesn't close or lock at all so anyone could wander in. We have usually been able to get maintenance requests taken care of but only after calling multiple times and not being notified of the status if parts needed to be ordered. I have had more luck calling the Richdale corporate office rather than getting a response from Biltmore's leasing office. Recently we have had packages delivered by amazon that clearly state the package was delivered to the package locker or package room but we never receive a code to be able to access the packages. When we moved the rent was not prorated on the online platform. I called and was told it would not show the prorated amount and I would need to all accounts management to find out how much I actually owe. That's terrible transparency and if someone does not know better to call and find out the correct amount they could end up being charged hundreds of extra dollars. The only positive thing I can say is the layout of the apartment itself is nice. We enjoy using the fireplace and balcony.

These buildings are old and they don't take care of them. When I first moved in it was fine but now it's so expensive for what it is. There is not enough maintenance it takes forever to get things fixed. I've had water damage to my ceiling and roof and it's been weeks and it's still not done. The leasing office does not communicate with you at all about maintenance. I never know when people are coming or if something is fixed. Overall I would just not live here now, it used to be better but now just go somewhere newer because these cost the same as brand new apartments. I regret singing my lease again.

My experience has been absolutely terrible. I have had 3 water leaks in my room that have forced me to move out of my place, leaving my stuff behind. It took over a month to fix the first one and I was not compensated for having move out of where my belongs were for an entire month. The second water leak was due to the washer not being hooked up properly after a month of not being able to live in my apartment from water leak. The third leak was in same spot as the first and somehow was 10x worse than the original leak. How that happens I'm not sure. I then had to move out for a week for the third water leak so it could be fixed. I was never compensated for any of the leaks even after asking multiple times. The staff was nice but it seemed like nothing could be done unless we called to get it fixed and looked at multiple times. This along with small other things fa have occurred that have made my experience absolutely terrible and would not recommend this place to anyone.

I have never really had any issues with these apartments. I even resigned my lease and moved into a bigger apartment this year. My opinions changed after the way things have been handled after the big storm on July 10th that caused ceiling damage in my apartment. I am currently pregnant and with it being over a month and nothing has been fixed I am concerned that there is mold growing in my ceiling which can be harmful to myself and my baby. Contractors came in the first time to fix the damages on 7/22 unannounced with no warning, tore out the drywall and left a huge mess for me to clean up. They actually ate my food and left trash on my floor. I was waiting for them to come finish their repairs and another rain storm on 7/31 caused more damage in the same places. So it was never really "fixed." Nothing has been fixed and it has been over a month since the original damage. I have not been able to use my kitchen, dining room, closet, or second bedroom since the original storm as there is still plastic on every inch of my carpet and I have to wear shoes in my apartment at all times because of the drywall pieces on my floor. I keep getting told by management, "your apartment is top priority" and every week they are apparently "coming to fix my ceiling." This has not been the case. There are so many other things I have had issues with and I am so unhappy with how things have been handled that I actually filed a complaint with the city and they are undergoing an investigation.

My experience as a new resident has been frustrating. From the time that I have moved in it has been nothing but issue after issue. I have had appliances issues, air condition issues, and flooring issues. There is lack of communication with the organization. I am not happy with the decision that I made and it has led me to believe I should break my lease. I have never been in a situation before or even thought about breaking any other lease at any other apartment.

The complex is very nice, in a good location, and with immediate access to a walking trail. However, the appliances are outdated, as well as the air conditioner. Parking is also not the greatest if you are in the corners of the complex, and sometimes people drive quickly through blind corners.

Decent place to live. Nice location. Really like the access to the trail and the salt water pool. Some nice employees that are our go-tos for help as opposed to others. There have been LOTS of issues with getting maintenance requests addressed and the manager of our complex doesn't follow through with anything she says. But there is a new manager now that is hopefully different. On our 3rd year here so obviously not a terrible place to live.

Great amenities package including internet, cable, indoor and outdoor pools, fitness center, sauna, valet trash pickup and easy access locker package secure pickup. I have enjoyed living here for the past three years and just signed my lease for another year.

Everything at the apartment complex is very dated and in need of remodeling. Maintenance workers are over saturated with problems across the complex and it takes forever to get some things fixed unless it is an emergency that can cause the lots of property problems. They front office is good with taking down issues but from the manager on down they are terrible with follow up especially if the issue is not resolved in one visit. I will say that the staff is all very friendly. I feel like the minimum is done to fix things like putting a Band-Aid on the problem instead of fixing it correctly. The outside grounds that are not around the club house or facing the street (entrances) are not as well maintained and need work. On a positive note there are three outdoor pools which is nice and the closets inside the apartments are larger than any I have seen in apartments before.

The apartments are freezing in the winter due to lack of insulation and doors and windows needing replaced. Maintenance opened my garage and were looking through my car because the office assigned the wrong garage but gave us the remote for that garage. Ants in kitchen and bathrooms all winter. Leak from apartment above me when cleaning crew knocked pipe loose. Took them hours to respond. Been without 2nd bedroom and bathroom for 10 days due to water leak coming from neighbors laundry. Lived here almost 9 months and they have never changed the cheap furnace filters that should be changed at least every 2 months. Poor communication among office staff. They are very friendly and helpful to get you to lease and then after you move in they do not care. Pool patios are awful. Indoor pool is always closed for maintenance. Outdoor pools have been closed several times due to maintenance. Emergency lights in hallways do not work.
