Love the attached garage. Interiors are dated and rough around the edges. Would recommend and updating program. This is a great location and the outdoor pools and the fitness center make this development a top choice.

Apartment needs upgrading. Carpet, kitchen sink and bathroom sink/ countertops and toilet are impossible to clean. The valet garbage is frequently not collected yet haven't heard about giving us a credit towards what we pay for it.

Takes a long time for maintenance things are nice like lots of closet space. There is high turnover in the office so many times staff aren't knowledgeable. Hard to contact the apt manager.

Biltmore apartments aren't bad but I have had the most amount of fixes and issues here than any apartment I have ever lived in in the Omaha Metro. Maintenance is friendly but not always timely considering they don't work weekends. The grounds are dark, sometimes not so clean and not very well lit. Also my particular building has a huge issue with dogs where you can hear them barking almost all day long. I have not considered if I'd like to stay here but I'm sure there are equally luxurious apartments around town that don't charge so much for amenities that can't even be used because of covid. Overall, I might recommend the Biltmore but not without caution.

The facilities and property are kept in good repair. Requests for service are addressed expeditiously. Property management is very friendly and attentive.Residents of the community have been friendly.

The buildings are updated, clean, and I feel safe. Maintenance takes an incredibly long time to fix things, and some requests go unanswered. The office staff has messed up communication on 2 of my leases and multiple maintenance issues, so they aren't perfect?but no rental is I suppose. I give them a 7 out of 10.

It could be better than it has been. I put in a maintenance request to fix a leak a couple of months ago. It shows it has been scheduled but 2 months? The apt entry doors have big gaps at the bottom so they aren't really weather tight.

The location is excellent, especially for someone wanting to be in the center of Omaha and timeliness of getting somewhere else in the city. I enjoy my neighbors and have made many new friends at the pools and gym. I have mostly had quick success with my maintenance issues. I do feel that the grounds in general look lovely, but last year I helped an elderly neighbor get rid of her weeds and thistles near her outdoor seating area, that continued to be overlooked by the grounds people. I did that twice, so perhaps this year, the grounds maintenance could watch that a little closer as it does look bad when driving by the property from the street. Overall, I enjoy my apartment very much, although I would appreciate an updated kitchen. My microwave is slow, has no turntable and is over 20 years old. It needs replaced. The stove is a relic and I'm thankful the refrigerator works well, although it too is old. With all of the new building around the area, it would be in the best interest of The Biltmore to update their kitchens.

Generally things are good, but I am disappointed by the upkeep of the fitness center equipment. Some equipment has been out of service for months, and it could be easily fixed with little expense. This is unacceptable. Not best of omaha management IMO.

Nice neighborhood, buildings are starting to age. Maintenance staff is very slow and mostly inept. Leasing office staff are liars and contemptuous. Not what I would consider 'luxury' apartments in any sense of the word.

I moved into these apartments because they were rated the best in Omaha. I am unsure how that could be. They charge late fess with no explanation as to why, when you call to get an invoice of the charges, they never get back to you. Took the maintenance team 3 MONTHS to come and look at my clogged bathtub and when I kept emailing complaining the excuse was they were short staffed. They raised my rent in the middle of my lease because when I first moved in, they neglected to add my pets onto my account which then I had to pay all these late fees. One of my neighbors smokes pot regularly, when I notified management of the smell, the response was to call the police. They do not care about their residents. They are only after money. I can't wait to move.

Apartment Maintenance service is outstanding, along with a well maintained campus makes for less stressful living. Storage space is generous. The environment is so quiet that you hardly know you are in the city ,much less an apartment

I wouldn't call it a community. No one knows each other, and everyone stays in their own apartment. I haven't seen any of the workers who work here besides the grounds crew who didn't weed in front of my complex for 8 months

Staff are very friendly & helpful. The community is beautiful and neighbor's are friendly. The aparments are beautifully designed and with a cozy fireplace too. The aparment is luxurious. Several different amenities for everyone to enjoy.

This community isn't bad, it's just old. Some of the tenants who live here are not the friendliest nor are they courteous, maybe they're just too young to understand that older people live here also and that a form of respect and courtesy is needed, and this place is looking more and more like a senior citzen community. That's probably because the rent is pretty reasonable for the space and the ammenities. Because the complex is nearly, if not over 30 years old, it's literally the space and the bath tub that I like the most. Everything in the apartment is outdated and breaking down, but cute in some ways. The Biltmore advertises that it has a gym, but it is a space with treadmills, ellyptical and some broken down machines. I do use the racquetbball courts and the treadmill. The universal gym, which it reminds me is from the late 80's early 90's so don't look for any updates. It is poorly airconditioned and heated. The pool and the sauna work most of the time. What I think I have a hard time understanding is why there are so many staff in the office when there isn't much buisness going on. Usually, it's one person who's working while the others are chit chatting or texting. They don't always respond to emails and if they do, they don't always answer the question I've asked or requested. Communication is odd. Sales associates aren't trained like they used to be. Anyways, I've been here nearly two years, and it's ok since it is better than other places that I've looked at who have similar square footage.

There were no issues. Moved in without incident. Grounds have dog feces, need to watch your step. Had a maintenance issue on weekend, taken care of then. Better response on weekend then during the week.

Great amenities like the gyms, pools, and laundry machines in each apartment. Closets are fairly big for apartments. The Balconies are all nice sizes as well. The water pipes could use an upgrade though!

Overall, I really enjoy my actual apartment. It is quite large compared to other apartments available at the same price in Omaha. I have vaulted ceilings, a good-sized kitchen, two closets, etc. However, I have been very disappointed in the management here. There were several issues starting from day 1. They messed up my move-in day by a whole week (couldn't move in on the initially scheduled date). Also, as part of an incentive to move into Biltmore, they were doing a 1 month of rent free deal. Once it came to actually applying that, I continued to run into issues. At first I was told it could be used over the whole lease, but was later told that was not an option. I was then told I could use it to cover my first month's rent, but when I came to move in, they told me at that time it was not possible (luckily I was financially stable enough to pay for the first month's rent even after they told me it could be waived via that free month of rent deal). I've lived in several apartment complexes in different states and this apartment complex is the only one who did not offer any sort of move-in packet. There was no information about the gym or amenities. I was not given a fob upon move-in (which is required to enter the gym, pools, package center, etc.). Even once I did get a fob, it wouldn't work to get into the pools. I was also told by two employees that their maintenance staff could mount my tv if I moved in there. Once it came to that, the office said that they cannot mount tvs, they can only tell you where the stud is. However, that is not what either of those employees told me (they said the staff could actually mount it). I tried for several months to get a garage, and would either not get a reply, or would be told I could get garage xyz, yet when I went to set it up, it was suddenly already taken. I was finally able to get a garage several months into my lease, but when I got it, the garage door opener did not work. Like I said, I really enjoy my actual apartment - it is very spacious, much bigger kitchens and closets than other apartment closets, etc. BUT, if you have to deal with management at all, just be prepared to not have things done correctly the first time. Also, I had at least 7 packages stolen from the package room. They have lockers, but once those are full, packages get thrown on the ground and it is basically a free for all for anyone to steal them.

The experience at this apartment complex is completely different than what is presented when you show up for a tour. We had substantial issues with our apartment during the two years we lived there (major flooding, kitchen sink backing up onto counters, lacking window blinds on a ground floor apt for over a week, broken toilets, broken dryer, and more) and the leasing office was not once empathetic to any situation. The maintenance workers will close outstanding work orders without even coming to your apartment. Many of the amenities (peloton, pools, etc) are broken or will be closed for periods of time and the main lock to enter the apartment building has been broken for almost a year. The corporate office is almost impossible to reach and extremely unhelpful if you do get through. I would not recommend living at this community unless you love poor customer service and terrible quality apartments.

The community is great. Lots of friendly people live in this area. Maintenance is questionable and a lot of things around the unit are still broken from before we moved in. Light fixtures don't work, ceiling fans are unbalanced, bathroom shower door doesn't close so it can't be used. It seems like there are no evaluations done between move out/move ins. Rather things are swept under the rug or forgotten.

My experience at the Biltmore was terrible. Management sucks and doesn't communicate or tell you the truth. The maintenance also sucks and numerous issues happened during my time. First off we were told we were getting an apt that was updated and looked like the model which we didn't. Our apt was dirty and disgusting and had to be cleaned by us upon move in. We didn't have blinds for the first 10-11 days of living there, they said they didn't have any. In a huge corporation not sure how that is possible. And we lived on the first floor so everyone could walk by and see us naked or sleeping. Our dryer broke and we didn't have a replacement for 3 months. There were numerous things that needed replacement that maintenance took weeks to complete. That was just the start of living at the biltmore. We barely got compensation for paying for a dryer we didn't get to use. Our upstairs neighbors were drug dealers and always making loud noises and smoking weed. They backed up our kitchen sink and flooded through into our kitchen. The last straw was when they flooded our entire apartment back in May because the stupid idiot filled the washer too full and left but according to you guys "we didn't know whose fault it was" but there clearly was a person at fault. You didn't offer us a place to stay after gallons of water were gushing through our ceiling and light sockets ruining our apt. My roommate and I didn't get apts together bc the corporate apts were only one bedrooms so I was placed in a sketchy place back at the end of the complex in a gross rental that made everything I own smell like smoke and damp. You failed to update us on any of the work being done at our apt. No one had come to see our place in over 24 hours and the only reason people came was because my roommate and I cried and made a fuss. The manager of the apt complex wouldn't even come walk through our apt to see the damage. The maintenance people that work for this company are worth ----. I could fix things better than they could. So I paid for an apt that I couldn't live in for half a month and they refused to give compensation which is ridiculous. They wouldn't let us out if lease after having a terrible experience and we basically had to move all of our stuff out so it wouldn't get destroyed. They half --- fixed things and didn't replace the carpet. I would bet my life there is mold in that apt from their cutting costs and doing the bare minimum. What else?the front door into our building never locked which is a really big safety concern. I guess we are lucky no one ever broke in as two young single girls living on the first floor. We put in numerous work order requests and phone calls but it never got fixed. The management at the biltmore and upper management at corporate (Bree) suck ---. I hated my time living at your facility. I would never recommend it to anyone. You guys are a terrible business. "Best in Omaha" my ---.

For the most part this apartment complex has been amazing. The location is nice, the community is mostly quiet and the staff has been very helpful. Most of our complaints get taken care of almost immediately. I would highly recommend this place to live.

Started out at Biltmore in an apartment, then upgraded to one of their townhomes when lease was up for renewal. Can't say enough about the staff, maintenance, lawn crew and our place. We really have not had any issues. The two times we had to call maintenance they were there immediately and resolved the issue. We have so much room and storage space we feel as if we are in a house. So many extras, pools, theater, gym, valet trash, discounts and much more. Check them out?you won't be disappointed.

I have stayed at the Biltmore for more than a decade because I feel it is safe, friendly and more like a home than just a place to rent. There are lots of amenities I appreciate. Nice trail by the creek, gym, pools, secure delivery of packages, valet garbage service, etc. I like there are an assortment of apartment plans to make them unique. There are fun events, and Biltmore goes out of its way to show it appreciates its tenants- as a group as well as individually. Location of Biltmore is central to my needs - whether I want to go downtown, West side, or to some parks. After the recent wind storm, I was impressed how quick workers arrived to evaluate the situation and starting to work on things.
