My boyfriend and I moved in to Biltmore seven months ago and have had nothing but troubles since day one. Even trying to get approved for the apartment was a mess; the corporate office lost our documentation multiple times and were extremely rude to us. Once we got approved and began dealing with the workers in the office we knew right away we had made a mistake. Nobody knew what was going on, there was ZERO communication. Then, we received our first rent bill we found out we were being charged for a garage we never had. It took three phone calls to get this fixed and I had to begin describing the situation all over again each time I called. Once the summer started we had bugs in our apartment which we called about; we never heard anything back and called about it at least twice but we gave up when the bugs went away. If you choose to have cable through Cox you are forced to go through Biltmore because of a contract they have together. They charge $44 a month for only channels 2-70 which is a major rip off. They couldn't even get our cable to work for the first few days when they tried to hook it up and blamed it on us. When it started getting cold, my boyfriend and I both decided to get garages for the winter. This is a mess that I am still dealing with! We signed an agreement that we would pay $40 a month for each garage and each month we are charged $60 for each garage which starts another long game of phone tag. They also bill twice for water each month (one individual bill and as a charge added on to rent). Each issue I have never gets followed up on and it even took two weeks for them to get back to me. They try to sell their "luxury" apartments with their state of the art fitness center, pools, and movie theatre but don't let it fool you! There's mold, bugs, noise, etc. and nothing gets resolved! We are definitely not staying here any longer than we have to...as soon as our lease is over we are GONE!!!

I was also sucked into the corporate mess here at the Biltmore with the money drive, greedy, corrupt Richdale Group. My wife and I (and unborn child) lived there for 8 months. Finding out about 3 months in that we were pregnant, was awesome, but we lived in a small one bedroom apartment. So we needed to upgrade, and figured instead of paying a ton of money in rent, I can spend the same amount of money on a mortgage. While I was living at the Biltmore, I paid my rent on time, and did everything I could to be a good citizen of the community. The people in the leasing office were very nice, and easy to work with (minus a few, who must have been either new or not bright, or both). But the second I call to try to move out and break my lease, they throw a fit. They want to keep my deposit ($500 and change), and they make me pay out the rest of my lease, unless I get someone else to move in. I can understand that, so I do pay out the lease, but get someone to move into the vacant apartment a month and a half before my lease was up, meaning they owed me in excess of $1,000. After they realize they owe me money, they send me a $1200 bill because they 'replaced' my carpet ($1,000) and did a few other misc. unnecessary things like rekey the door (even tho I turned in all the keys), patch a hole in the wall that I didn't know existed, and a few other things. Weird how it came out to roughly the same amount of money as what they owed me. I call the corporate office and speak with a lady named Tammi, and she goes on to tell me the only documentation they have for all of these 'repairs' is an invoice. I told her I can make an invoice and invoice her if I wanted too. I asked her if I could see the pictures of my apartments carpet so I have proof they replaced it, and she said the workers forgot to take pictures. Then I ask to go into the apartment to see if the carpet had actually been replaced, she reply's that I am not allowed to come onto the property since I am not a current resident anymore, and if I did I would be criminally trespassing. All the proof they have is an invoice? From their own company? That sounds pretty legit (note sarcasm). I am now, spending time talking on the phone and trying to resolve this while also working a full time job, caring for a newborn, and make sure I am up to date on all my 'real' bills. This was a bigger pain in the rear, and had I known this right away, I would have surly never have moved into there in the first place. Worst experience ever.

I lived there for 3 years, I had a HORRIBLE time right from the start. 1. You have to report a problem at least 5 times before anything is done. If it does get fixed, the job quality is so poor it has to be redone in a month or two. (I had problems with my bathroom ceiling leaking on and off for the whole 3 yrs that I lived there) 2. Mould problems ( I wish I could upload some of the pics that I have), terrible, My closet smelled like rotten fish, and It took them almost 3-4 months to fix it, Even my neighbours had the same problem. (My neighbor had to tell them he was going to report it to the housing authorities before they fixed it) 3. Prices are not competitive, you dont get what you pay for. 4. When I vacated, I only got back 200$ out of my initial 650$ deposit. (they charged me 125$ for carpet cleaning, 250$ to replace the kitchen counter top..etc etc) 5. Walls are so filmsy, you can hear everything going on around you. Cannot watch TV without disturbing your neighbors. 6. Dogs everywhere, and Dog Poop everywhere. Nobody enforces this rule.

I have lived at the Biltmore for almost a year and a half and have had nothing but frustration with the staff and maintenance at the Biltmore. When i call the office to report an issue I have had to repeatedly call the office to follow up to make sure the issue is fixed. This shouldnt happen! It seems like the office staff repeatedly drop the ball and no one every apologizes for anything. I would consider myself a good tenant....i pay rent on time, have had no complaints from my neighbors, and i only contact the office when there is an issue in my apartment. The office makes me feel like I am annoying and just a bother. i'm sorry that it's their job to tolerate tenants...how about a little customer service! They tried to raise my rent by $75 after living here the first year but I was able to have them lower it to an increase of $50 per month. Last year I was locked out of my apartment because they changed all the apartment door locks on the apartment building and none of us, in my building, were notified that this was going to occur. I never once got an apology from the office...they just told me they did notify all the tenants. My lease is up in about 8 months and at this point I dont think i will be renewing my lease. Yes...the apartments are nice with high ceilings and good amenities but the poor communication amongst the staff (office and maintenance) make it very frustrating. It makes me wonder if anyone is actually managing this property at all. This property has the potential to be one of the best in Omaha but unfortunately the Richdale group just doesnt seem to care.

This apartment complex is advertised as a luxury complex. Moving in, the apartment was not cleaned. Had mold and bacteria growing in the bathtub because the bathtub was not level and water just sat at the back of the tub. The toilet was broken and completely dirty from the last people. The garbage disposal was leaking which damaged the cabinets, which they refused to replace. The dishwasher was dirty and had rust buildup inside. Oven was not clean, both sinks in the kitchen and bathroom were leaking. The carpet and microwave were in good shape, only because they were new. Utilities were outrageous, the electric and gas bills were twice as much as any other one bedroom apartments I have lived in. No one would look at the problem, it must have just been really old inefficient systems that they have in their apartments. Noise from other apartments was terrible, I had the police called on me because of my TV, police were pissed that they had to show up for that reason, and could not even hear it when they walked up. The gym was a major reason why I wanted to come here, but the equipment in the gym was old and was always breaking down. The way they remedied this is to repaint everything to hide the problems. Employees at the head office never return calls or try to work with you, but a one and only bright spot, is the employees at the Biltmore office were very friendly and helpful even if their complex was falling apart around them. The best part is when asked to renew my rent, they tried to raise my rent from 675 to 825 a month, and then also pay an extra $75 a month to go month to month when this apartment is not even worth 500 a month. They also make you sign a 60 day notice to leave instead of the customary 30 days, which makes it hard to find a new place. If this is how they treat "repeat customers" then I am glad I left.

I had a great experience living at the Biltmore, between the ammentaties, staff, location, and living conditions, I couldn't be more pleased. One thing that was such a big differentiator from other apartment complexes I have previously lived in, was the staff. There was a person by the name of Ashley Hall, who went above and beyond the normal expectations of a good landlord/customer service representative. She was always very friendly, knowledgeable about the property, and always on top of any issues that I had regarding maintenance and general questions. She did a fantastic job of contacting me on a regular basis and ensuring my apartment was up to par and that my living conditions were enjoyable. I now recommend her to any and all of my friends, family, and acquaintances because I know they will be taken care of and in good hands.

No major issues so far
I have lived at the Biltmore for about a year now and just renewed my lease. There have been a few hiccups along the way, but nothing major. I transferred from a different Richdale Group community, and there were some transfer fee issues, but nothing that talking to someone at the corporate office professionally and courteously couldn't solve. When I first moved in (hottest week of 2011) my A/C was leaking water and pooling on the carpet, but they had that fixed in a few days and brought in fans to dry the carpet and cleaned it after it was fixed. The first maintenance person who looked at it didn't know what they were doing, so it did take a few different people to finally figure out what was going on. But it was resolved and I thought the situation was handled well. I moved in to my apartment when they were running a special of $100 off/month of rent for one year. I received a lease renewal in the mail notifying me it was going up $150. I called the leasing office and they said that wasn't correct and it was only increasing $50/month and that was just a form letter that gets sent out to everyone when their lease is about to expire. I thought that was fair as I still was not paying the "regular" price. Overall, I'm happy with this apartment community. The apartments are beautiful, not your typical box with holes in it for windows. I have never had any problems with the people in the leasing office-they've always been friendly and have handled issues with professionalism. The community may be a bit pricier than most, but in my experience, you get what you pay for. The gym is wonderful, you're near the Papio Trail, the grounds are kept very clean. I am actually probably going to be disappointed to move next year when I plan to purchase a home.

It was great! At first...
When I moved out of my previous apartment, Whispering Hills - Omaha, NE, the manager there stated, "You will regret the move after year one." I honestly figured she was just being a grumpy apartment manager. She wasn't. I wish we could move back to Whispering Hills. The story. We were interested in saving some money, so shopped around the area. Found the Biltmore Apartments, and were happy with what we saw. We jumped through the standard hoops to get our apartment reserved and 1 month later (1 week before move in), we are told that, "whoops, they gave away our apartment." Not to worry, they will upgrade us to a more expensive unit at the same cost. This of course worried me at first. I asked our leasing agent if they will re-adjust our rent to the market price the following year and they INSISTED that would not be the case. They even offered to write a note on our account stating this. With that assurance, I signed a lease. Move in day comes, and our apartment is NOT move in ready. We document this on the move in sheet, take pictures and choose not to pick a fight over it. We then quickly hire a carpet cleaner put in hours of our own time dismantling/cleaning light fixtures, vents, and windows. The final product was a beautiful move in ready apartment. The year comes and goes. Minor maintenance issues come up, and are fixed in a timely manor. No issues. Quite happy. 6 days before the mandatory 60 day notice of vacancy, we receive a letter stating our rent will be raised by $150 per month. This is a 20% increase. I don't lose my cool, but do immediately go and talk to the kind folks at my leasing office. They insure me that they are on my side, and that corporate is being unreasonable. They state, "We will call you back tomorrow with an answer!" Doesn't happen. I contact them 2 days later. They don't know anything yet, but will call me tomorrow! Doesn't happen. I contacted them 2 days later. They don't know anything yet, but will get back to me within the hour. Fine. They don't call. I call, and FINALLY receive the answer. "Sorry, we are still raising the rent $150." I have since asked to talk to a decision maker of some sort, whether that is a manager, corporate manager, etc. Nope. I'm pretty bummed. Don't want to have to move. Wish something could be worked out, I would be okay with a hike in rent, but lets be REASONABLE. With the circumstances of my previous year at the complex, I would at least enjoy being listened to.

Kudos to the grounds keepers!
I am writing this to recognize the grounds crew for doing such a great job keeping the pools clean and tidy...especially Allen! He is always friendly and does a THOROUGH JOB!! I think these guys deserve a big thanks! It's common knowledge to anyone that has lived in an apartment with a pool what it CAN look like.... and that is not the case here! Love the designated quiet pool, as well. Fantastic idea!

Worst Management company in the world
We moved into the Biltmore last year and everything seemed great at first. The area is beautiful, the apartment is too, and it has everything you could fathom would come with an apartment community. Where do I even start? 1. first maintenance guy to fix our ac on the hottest week of the year DUCT TAPED IT. 2. took 2 weeks to fix the ac for real (I repeat: hottest weeks of summer) 3. last maintenance guy actually fixed it and yet couldn't keep from cussing someone out on his phone in my living room. 4. they gave us a free month of cable for the $400 electric bill we then incurred. 5. come time to renew our lease, they told us exactly 6 days before we had to give our move out notice that they were raising our rent over $100. 6. Manager Allison is a condescending human being. I honestly don't think she can stop herself. 7. We decided to move to Lionshead regardless of all this (we REALLY like the neighborhood and the rent was cheaper. 8. We gave Lionshead our money, we gave them our information, and were told our apt number and that everything was taken care of. We just called now a week before we're due to move and they don't know anything, they don't have a copy of my pay stubs (gave it to them three times), they won't call us back. 9. Corporate has acted dumb about the whole thing EVERY SINGLE STEP OF THE WAY. 10. Sat in the office of the Biltmore for over thirty minutes waiting for the THREE girls on duty to figure out how to work a fax machine. Please save yourself some time. This place is not worth the money when the Larimore has elevators, trash chutes, and is nearly $65 cheaper for a comparible apt. We have friends at Embassy, Lionshead, and we lived at Biltmore. With all the horror stories between us, I'm never going back to a Richdale property as long as I live.

Great move in service!!
We recently moved in to a townhome at the Biltmore and we have been extremely satisified with the move, our home, and the staff!! We had a couple of minor issues right when we moved in and as soon as I notified the office they had the maintenance out within the hour to address and correct.

iz reel nice. i love the location and how everyone is quiet. i know that i have neighbors because one of them has a yappy POS mini dog, but i just don't see or hear them (other than the annoying dog who loves to yap when im opening my door, even if it's 2am! sucks to be them! in all serious though, i have no complaints. i actually began staying here last year in their furnished apartments and when i decided to stick around for a while, bought my own rad stuff and moved into an empty unit for MUCH less. the management is fine, place is kept up from the inside out and I see myself here for another few years.

For the amount of square footage this was definitely the most spacious and livable layouts, and beautiful apartments I found. The more new communities in the metro area were just not designed as well in comparison to Biltmore's many floor plans to choose from. I have a G floor plan and absolutely love it. The design is beautiful, I have an attached garage and a separate entrance. The staff has truly gone above and beyond to make my move to Biltmore a very easy decision.

Excellent experience!
I recently moved from the Vanderbilt to the Biltmore apartments and had such a wonderful experience. They were very helpful in finding me exactly what I was looking for (quieter apartment building, close to the fitness center, etc.). The apartment is beautiful; vaulted ceilings, very open, clean, and I feel safe w/ the double bolted doors, key access to the building, and security alarm. They have superior staff members that really make the experience of moving enjoyable. All the amenities are added bonuses to such a delightful and beautiful place to live. I would highly recommend, "The Biltmore!"

I LOVED LIVING at THE BILTMORE
I lived at the Biltmore for over a year and a half when I was in between homes and cities, and I can tell you it was far and away the best apartment community experience I have ever had, and I have lived in a number of large cities around the U.S. The thing that impressed me the most, was the wonderful staff at The Biltmore. The young ladies and men that they had taking care of us, were first rate in every respect. Helpful, proactive, pleasant, professional and highly responsive. I was greeted with a smile and a friendly 'hello' every time I walked into the office, problems were dealt with quickly and efficiently, and they always made sure I was satisfied. A couple of times, there were errors with my rent and the problems were dealt with to my satisfcation every time. I feel fortunate to have enjoyed the time at The Biltmore that I did, and privileged to have dealt with such a wonderful staff. I would have no hesitation in recommending the property to anyone looking for a sfae, enjoyable, first-class living experience. And remember always, that you get what you give. Approach problems and people with generosity and respect, and you'll receive that , and more in return. Thank you to all the wonderful folks who made my life so pleasant at The Biltmore. horrible
should have know from the reviews to stay away but the apartment was beautiful. There are issues from the beginning with late fees for not paying rent a MONTH before i even moved in. Then constant battles for cable fees and getting the free cable promised. The office never knew the current policy and if you met with a leasing agent who knew what they were doing and helpful they were fired within a few weeks and some new broad was put in their place. I had to sublease my apartment which was a HUGE headache just to get away from Richdale. Just a week after moving in my car was hit in the dark parking lot and when i brought it up they simply said "Sorry we had no idea the lights were out." Worst place EVER they give you great deals to suck you in and make you think its a nice place.

Great Place to Stay
I moved into the Biltmore Apts expecting it to be just another place to stay. I was pleasantly surprised with the nicety of the place. It is definitely a good complex, the pool was well kept, the gym facilities were good and the leasing office staff were always helpful. I would definitely recommend this place and am looking forward to staying here again whenever I come back to Omaha. Thanks Biltmore for everything.

Believe the reviews, DO NOT LIVE HERE!!!
I read the reviews and didn't believe it could be that bad. It's worse. The place is built as cheaply as possible. You can hear all the neighbors all the time. I can hear them yelling through the walls. The carpet in my place doesn't even touch the walls it was installed so poorly. The office staff is completely inept. ------ is the property manager and is perhaps the most incompetent "manager" I've ever met. She promises things but refuses to follow through and then says she never said that, basically calling you a liar. When you call in to have something fixed, you have to call again to make sure it was actually reported and written down. No one ever knows what's going on. Maintenance takes over a week to get to a simple issue, the more complex it is, the longer it takes them. The corporate office is even worse. They don't return calls and obviously don't care about their tenants at all. Our garage was broken after someone's keys were stolen. We asked for proof that they changed the locks and never got a response. The Biltmore is nicknamed "The BiltPOOR" by their own maintenance staff. What does that tell you? Overall, worst living experience ever. DO NOT MOVE HERE, if you ignore this and move here, you will regret it.

great but PrIcEy
i rented here because of the fitness center and the pool scene. the apartment complex has lived up to my expectations in that regard. i have met several neighbors who i now am pretty close with and have hit the town with at night. but i think the rent is too expensive and for this reason I cannot stay for another year. i would recommend living at their other property down the street at the Vanderbilt and saving the extra money from biltmore. who cares about crown molding and oval soaking tubs when it really comes down to it. I ll take my shower and save $200! I will say though that there isn t anything I dislike about this place. Staff is really friendly and the place is nice, obviously. I will recommend it to my friends with better jobs and transfer to a different property!

Biltmore Apartments Omaha NE
Everything I've read here sounds like a part of my story! STAY AWAY from RICHDALE GROUP! Corporate NEVER returns calls and NEVER deals with or resolves issues. I pay HUGE electric bills ALL year--gas heat in the winter and I'm still paying an average of $150.00 for my ELECTRIC in January and Febuary!!! Summer months, $230-$250 for a 2 bedroom. I asked OPPD about it and they told me it was the apartment companys problem. Leasing office won't do anything and corporate won't do anything. I asked my neighbors about their averages for the same months (bigger apartments), $50-$0 dollars in the winter!! WTF? And my neighbors are retired...I'm never home! All I can figure is that I pay all the outdoor lights and hall lights and of course they wont tell me that. ----, they probably charge me the electricity to run the sprinklers for this whole half. Glad I can help keep it green and safely lit guys! I CAN'T wait to get out of here. All I can say is if you don't want the electric company to get all your money...DONT LIVE HERE.

Had a great experience - start to finish
I moved into the Biltmore after a bad break-up, so I really needed a good renting experience. To make my situation worse (as far as finding an apartment) I had 2 dogs and a cat. The Biltmore took me in when no one else would! My apartment was in good shape and any time I had any maintenance issues they were resolved quickly. The office staff was top rate. The manager then was Maddy. When I moved out, two of my pets had done a number on the carpet due to their advanced age and the problems that come with that. Because the carpet was kind of worn, Maddy saw fit to return my ENTIRE security deposit. I've never lived anywhere where the management has been at all reasonable about returning deposits. It's usually as if the deposit is just an additional fee you pay up front with no hope of ever seeing again. I'm about to go through another bad break-up and I'm apartment hunting again. I'd love to go back to the Biltmore but now have a large dog who I don't think they'll accommodate. However, I highly recommend this apartment community. Very quiet, great amenities, great staff. What more could you want?

NOT ALL THAT GLITTERS IS GOLD!! BEWARE!!!
THIS PLACE IS FRAUD!! AND I HAVE PROOF TO BACK THIS UP!! I have lived at the Biltmore apt for 2 and half years with my wife and to be very honest, IT WAS A NIGHTMARE!! We only made it that far because we both school and work full-time and never had enough time to do a proper search for a new place. I have PICTURES showing a severe mold issue that took forever (months) to be attended to. And when they finally came to fix it, they did a very poor job at it. As of today, we still have a wet carpet in our closet that we dry ourselves when it gets too wet. We always had random charges on our bill, because they had very poor communication within their office. And anytime they screw up on the bill, they will hit us with a $50.00 late fee. Those were NOT EASY to get out of. You will have to call and talk to about four different people to fix their own charge errors. The gym that they claimed is opened 24 hours IS ONLY OPENED TILL ABOUT 10pm. And when equipments break, it takes about 6 months for it to be replaced because; Corporate is still "reviewing" the work order. They increase the rent every time you renew your contract. First renewal, my rent increased by $10.00 and then the next renewal it increased by $40.00 (that is 400% of the first increase) that is insane!! At this point we knew it was time to move! We are better off renting a huge, two bedroom townhome with attached Garage for about $150 more. Instead of the tiny one bedroom for $150 less. Words cannot express how disappointed I am at the kind of service they provide. Oh and one last thing...whenever they give you a SPECIAL OFFER, Tell them you want to see it in writing. The last renewal, they offered us a 6 month cancel option; meaning we were locked in the contract for six months and could leave after the six months if we didn t want to stay the entire year. ( that was a SPECIAL) guess what, now that we turned in the 60 day notice to move, they are saying they can t find that offer in their system...Meanwhile, we went into the office and another employees said there is a MEMO on our file about a 6 month cancelation clause. So she offered to have her boss call us back. It took 5 days for her to call us back on that, and according to the VM she left me, she isn t showing that they offered us that special (but there is a MEMO in the sys by another employee stating they offered that''' HMMMM!' ). I called her back and left her a VM. I will update this thread when I hear from her again.... NOTE: if you need to see the pictures let me know. (This is only to help new comers know what we experienced living at the Biltmore Apt.)

Office needs a lot of work. No customer service.
The apartments are awesome. Good enviroment and all that. Just pray to God that nothing breaks in your apartment because it will take them over three weeks to fix with no communication the whole time. I cannot wait for my lease to expire.

Pleased with the Biltmore
My husband and I wore a little nervous about moving in to The Biltmore after reading the reviews but went ahead anyway,and I am so glad we did! Any issues we have had have been dealt with in a satisfactory manner and a timely fashion. The staff have been genuinlely helpful and do seem to care about the tenants. All In all I would reccomend The Biltmore as a good place to live.
