MODELS NOT LIKE THE APT
I had a bad experience with the leasing agents at the Biltmore. I needed an apartment by Feb 1, 2009. I had to make numerous calls with no returned calls to me. I had already put money down on the hold. I saw the model apartments and chose the biggest. I was told that there were mirrors in every unit. I was told by a male leasing agent that there was a fire somewhere and the apartment that I was suppose to get was rented by displaced renters. Then I was told that he found me one. I didn't see the apartment until it was time for me to move in and when I saw it, it was not nearly as roomy as the model. Before seeing the apartment I was being sent over by myself. A lady went with me and I told her this is not the biggest 1 bedroom. I asked her if there is suppose to be dining room mirrors in every unit, she said no. I told her I didn't want it. I never heard back from the male leasing agent. I called the corporate office to file a complaint. They didn't call back either. I called the corporate office and she said that the leasing agents said one thing and I was saying another so they would not refund my $100. The leasing agent were even trying to get me to sign the lease before I saw the apartment. I just can't believe how I was treated by the Biltmore staff including the corporate office. I will never live in any of their apartment communities. Actually building honesty with someone in an apartment community starts with the leasing agents and corporate. I'm glad I was smart enough not to sign the lease!!! I have already told plenty of people not to rent from the Biltomore or their other communities. It would be a bad mistake.

Just Say No To Biltmore...Especially a Corporate Apartment....
For $1600/month for a corporate apartment, you would think the staff would be more than willing to accommodate you. Absolutely not. The staff want YOU to accommodate them. It took 2 weeks to arrange for one of the staff to give us access to the gym after driving to the office and asking 4 times. NO....it's only done between 12 and 1. Well, I have to work for a living and cannot drive to the Biltmore during the day. When my husband and I are out, people ask, "Where are you staying?" We reply back, "The Biltmore." Their automatic expression is, "How nice!" My husband replies simply, "It's has style, but no substance." I crudely reply, "It sucks." We've had maintenance out twice and a plumber out once. The maintenance guy even told me...you were not suppose to put ANYTHING in the garbage disposal. What? I've done it for 31 years. Remind you, we have been here for 2 weeks....The pans in the corporate are so cheap, you're almost scared to boil water, forget trying to use the can opener provided, and we've had to have the mattress switched out the first week we were here. It was completely caved in the middle when we got here. This place is absolutely horrible. I will be writing-not emailing-the corporate office and forwarding to whomever is deemed necessary for my complaint. Why rent a corporate apartment for $1600 when you practically have to buy everything when you get out here anyway b/c nothing works! Isn't that the point of a corporate...to have the convenience of items that you normally would at home? I cannot wait to buy our house and see the moving truck pull up with our household goods. I hate this place. One more thing, Biltmore needs to realize that word of mouth is the most important and strongest advertising there is. According to these reviews, it will be interesting how many fools are sucked into their ridiculous games

NEVER!
I have lived in the Biltmore for 3 years now and I hope and pray that I never have to experience the people that work there ever again. The location is good, the amenities are good, the people flat our suck. I have never been treated so pathetic in my life. I have had questions regarding rent, insurance, and some minor fixes and all came with excuses of why or why not. They are the low class, under achieving, worthless salesmen that could not make in corporate world. I would never suggest renting there, living there, or supporting the Richdale Corp EVER.

You will love it here
I almost decided not to live here based upon the bad reviews. That would have been a huge mistake. It has been a great place to live. I think the negative posts are from losers who either didn't pay their rent or they caused huge problems here. I have rental property in another state that I inherited. Most people do not take care of their apartments. I've only had one decent tenant in 15yrs. I suspect that the big mouths on this page were troublemakers who got the boot! Come see for yourself and ask to speak with a few residents. Don't rely on the sour reviews in our complex. If you pay your rent on time and respect your neighbors, you will appreciate living IN THIS COMMUNITY. If you are disrespectful trash, go someone else!

Our Little Sanctuary
Having come from Chicago where landlords expect first month rent, last month s rent, a security deposit equal to at least one month's rent and your first born....this was a pleasant surprise. We are living within a short walk to the Joslyn elementary school in one of the best school districts in Omaha. The residences are quiet and impeccably maintained. Upon moving in, we discovered (late in the evening) that the hot water heater was not working. This was a problem since we were very sweaty and tired, so we called the office. Within minutes, they identified that the circuit breaker tripped off and they proceeded to amend the problem. Since it would take hours to heat up enough water to shower, they made arrangements for us to use the shower facilities at the fitness center. As a former homeowner, I understand that things breakdown and sometimes things just go wrong. The staff at the Biltmore are responsive and competent, which is the most anyone can ask for...... It's been a treat as they even change your light bulbs ;)

Good experience at Biltmore
Before moving to Omaha from Chicago, I researched 8 local complexes. I chose the Biltmore. I never had a problem. Two names I remember were Rich and Jessica. They were attentive, honest and responsive. The quality of the wood, doors, windows and carpet at the Biltmore is way above others. Nothing compares to it at this price range. The fitness center is great, active and friendly. I was honest in my application, I paid my rent on time, I respected my neighbors rights and pets. Of the tenants I met, they had decent jobs. This is reflected upon their positive and friendly nature. I did not see any junker cars, people changing oil in the parking lots or hear one all-night party. When I asked for repairs, and they were done within a day or two. I never had an emergency repair order. If I had to find something out of sync it would be the people working the phones after hours. She did not seem to like her job nor represent the overall positive nature of those working in the residence office. Realistically speaking, I do not expect any apartment complex to provide hotel style service. I lived in apartments in the US and Europe for work. The Biltmore was one of the best kept places in terms of cleanliness, location, quality, service and price for those attributes. I read some of these rants and wonder what demands previous renters made to earn their treatment? Therefore, general "rants" are useless to use when deciding upon a place to live.

Do not live here
The Biltmore and entire Richdale Management Company are terrible to work with and I do not recommend living at any of their apartments. When you go to look at one you will think the 'look' nice but in reality they are poorly made and you will hear every sound, feel wind coming thru the walls/windows and have countless problems with your rent being raised, people 'losing' paperwork in the leasing office and the list goes on. I cannot stress enough that I would not recommend living at any Richdale property to anyone.

I had no bad problems there...
However I did live there when they first opened, back in 1997. At that some of the repairs were done by the contractor that did the installation, like the dishwaser that flooded the kitchen, and the A/C with no freon. The rest were dont by their own maintenance person. It was pricy $750 for a 1-bed, and like some have said, thin walls and cold windows. I lucked out and was there when they paid the heat. My garage door had this issue.. It opened by itself, and they claimed that there was nothing wrong with it. I had several things stolen from the garage. They finally moved me to a different one. I spoke the next person to get that garage, and they had the same issue. Still no fault of the management. I was only there 1 year. They kept most of my deposit because of traffic wear on the carpet. The fitness center was not open yet, but probably still built into the rent anyway.

Richdale Community = reminiscent of living in Soviet Russia
Do not live in the Biltmore or any other Richdale Community. First of all, while the ladies and gentlemen in the office are very, very nice, they are a little disorganized and their corporate policies are rigid and unforgiving. Example: I started renting at the Biltmore in mid-2007, and everything was fine (outside of the bugs that others are mentioning and the huge windows that are nice in the summer, but make my bedroom 5 degrees lower than the rest of my apartment in the winter, AND the fact that the resident "guide" book you get upon move-in says that the fitness facility is open 24 hours when in actuality it closes at 11pm and a little secruity guy walks around kicking everyone out right at 11). I paid my rent on time every month, and then all of a sudden in November I get a delinquency notice saying that I owed money. I had been writing my rent check for the same amount every month since I moved in, so I called the office and they told me that I had been told the wrong amount for my garage and had not been paying enough; I would need to add $15 a month to my rent for the garage that THEY had given me the wrong price on (supposedly). So I paid the extra $15 a month in Dec & Jan. Fine. I accept that not everyone can be as organized as me, and I liked the kids in the office so... whatever. Two months later my company promotes me and wants to move me out of state ASAP, but of course since I hadn't purchased an "early termination" clause when signing my lease, there was no way to terminate the lease. When I asked if I was supposed to pass up the promotion and stay here to fulfill my lease term the kid in the office basically said 'oh no, you can pay your rent here and there too' um, right. Do you want me to bend over, too? Most reasonable properties will let you out of your lease if you are moving more than 50 miles away with a note or other evidence from your employer, but not Richdale. I called the Biltmore on-site office and tried to get the office address of their corporate manager involved with lease terminations so I could go in and talk to her, but the Biltmore office would not give me that information, only her phone number. So I called this corporate manager and my company's attorney even got involved but Richdale had me by the balls in my lease and wouldn't let go. My company, God bless them, agreed to pay out the remainder of my lease-- all I had to do was get a letter from Richdale Group stating the amount still owed on the lease (which was almost $3000 and had to paid in full at the time I moved out or I would be charged a lease termination fee plus some other BS fees) so I got the letter from one of the managers at corporate, who was actually very nice and quick about it, but the amount of my monthly rent on the letter was wrong. I emailed her about it saying that the amount looked like it included the amount that I used to be paying for my garage, and I mentioned that they had upped the price on my garage which she seemed to know nothing about (the amount she had on file for my garage was the same as I had originally been paying so who knows where that extra money was going). Anyway, I asked her to change the letter to the correct amount (since the garage was not part of my lease) and re-send the letter, but she never got back to me. I have heard that getting your deposit back at the Biltmore is nearly impossible so I have been very careful the entire time I have lived there not to mess anything up that they could charge me for (I am barely ever there except to shower and sleep), I am also hiring a very reputable cleaning agency to do my move-out cleaning, and be assured I will be updating this review in a month or so when I actually find out how much I get back. Living at the Biltmore can be a pleasant experience IF you never have anything happen to you out of the norm, otherwise they can really make your life hell and they are absolutely unwavering on their policies so if you are looking for an apartment with a small-town, individualized feel DO NOT even bother looking here.

Big Mistake to live in Biltmore
After staying here, I would not recoment this place to anyone. This place has no pest control of any kind so bugs will be all over your apartments. Walls are paper thin and you can hear people next door and they can hear you. The counstruction company did not had any idea about the insulation so the utilities bill will be around $125.00 a month just for the gas itself in the winter months. It takes the maintenece people for ever to come and attend the complaints and have problems fixed.

Definate crooks...
I lived in Biltmore for 1 year...too long. Everything that I wrote on my move in checklist that needed repairs still needed to be done a year after move-in. My apartment reeked of cigarette smoke 24/7. It smelled like I was a full time smoker in my apartment--my furniture still stinks. My parents couldn't even stay with me it made them so sick. Upon move out, I spent 8 hours cleaning my apartment--going above and beyond (even pulling out the appliances, cleaning the ceiling fans/blinds, etc) I had a friend patch all the nail holes and touch up the paint and I rented a carpet cleaner. I took pictures...it looked IMACULATE. Completely move-in ready. Obviously, I really wanted my $500 deposit back! 8 months later I still have yet to receive my deposit or even an itemized copy of what I was charged for. And it seems that no one wants to help me. As if I didn't pay enough in rent for the little bitty apartment I had, they had to take that too. I heard lots of rumors about this, but didn't believe it until it happened to me too.

Very good, but the rent...
After a whole year with minor incidents with the bathroom tub, everything was fine, but at the end of my contract they decided to raise the rent $125 more for a month to month contract. I wanted to stay, but that was either they're just greedy or they wanted me out of there.

Beware - They will screw you!
Less then two weeks before I was planning to move out they decided to tell my husband and I that we can't move out. They decided to put a black top on the dates we scheduled to move. We already planned our closing on our house, our moving truck for a day later and new tenents were to move into our apartment a week later. I called to see how to resolve this issue and ---- at the corporate office was no help. In fact he didn't even care that it was such an inconvenience not only for me but for other people who could be potentially moving out. He said they don't have to give us notice and too bad. Needless to say I will not give this apartment complex a good rating nor will I recommend anyone to move in here. They never follow up with you when you call. In fact when we had our dogs move in we had to harrass them to have them get us our new rate ( which was more than what we were paying). Their recruiter needs to hire better people! And they need to respect their tenants who pay there rent on time. Who knows maybe I will still have the truck come on our move out date and screw them!

Un-ethical thief, don't waste your time and money
Once of the most common way that Biltmore management used is to threaten you. Maintenance people came to your apartment without prior notice nor presenting with a work order. Don't take shower without locking the bathroom door because you don't know when the maintenance people will show up INSIDE your apartment. Things in your apartment disappear for no reason. The answer you get for the theft is to get a rental insurance.........Don't be fooled by the appearance of this apartment, your money should bring you at least some respect and privacy.

love the location
i was new to omaha a year ago and a friend told me to live here. she was right as i am close to dodge, westroads mall, and can still go downtown in 12 minutes....its a very friendly place to live too as you see a lot fo neighbors in the gym.

I enjoyed my apartment very much and I will not hesitate to recommend this facility to others. I have purchased a home, and that is the ONLY reason I will not be renewing my lease at the Biltmore.

Don't waste your money!
I rented a townhouse for two years and it was horrible! The ceiling in the second bedroom leaked both winters, ruined everything in there (boxes, etc.) Ants came in the front door constantly. Working with the staff was the most frustrating experience I've ever had. The swimming pool was closed for repairs/maintenance for several months.

Bad new place
Cold, drafty apartment. I have a very small unit and the heat bills in the winter months averaged $100.00. The highest being $193.00 with the temperature set at 70 degrees. Noise level is bad, hear people upstairs using the bathroom. The repairs if you get them done take forever and they are not done properly, they will take 3-4 time do get anything done correctly. Promises made and not kept. Grounds are bad, they take no pride in the place. Looks good far away, but up close, terrible. STAY AWAY. The swiming pools are not kept clean. They have a hot tub, it was broken the entire summer I was there. Bad News Place.All they want is your money.

two year resident
I have been here over two years and it seems to me that they are more concerned with new residents than long term ones. I loved it when I first moved in but lately I don't feel very welcome here.

A/C will breakdown
With such a nice apartment, it is too bad the A/C was horrible. The A/C broke in the middle of summer and it took forever to fix. Once they fixed the a/c it broke again so you really could say they never fixed it in the first place. Eventually they fixed it as best as they could which meant that it still did not work that well. Our OPPD bills were $200 plus a month during the summer for a 1000 square foot apt because the a/c was so inefficient.<br><br>Having your a/c not work or not work very well was a big problem for me and my roommate and probably would be for anyone else. I do not understand why they have the same size a/c unit for a one bedroom and a two bedroom. Would you not think that you might need a bigger unit for a two bedroom that is twice the size as a one bedroom? We could not afford the $200 plus in bills for a/c because of the outrageous rent we paid. If I were anybody else I would not rent a two bedroom apartment because you’re a/c is bound to breakdown sooner or later and who knows if it will get fixed or ever work the same again. <br><br>

Excellent Choice
I just moved in, and have had nothing short of superior treatment and timely response to my concerns or questions. I've lived in lots of apartment communities over the last twenty years and, so far, this has been the best. Management has gone out of their way to make my move-in experience a pleasant one. I'm not sure the other comments even relate to this community. There was some (minor) litter on the grounds one morning when I left for work, by noon it was gone. Parking has been fine. Great apartment, structurally speaking, as well.

Stay Away!- Corporate Customers
Biltmore-This place is a dump. The entrance ways are not maintained. The landscaping is a joke. Your better off at a hotel. The people that work at Richdale Group seemed to be clueless.

wonderful experience
I just called the office today to let them know that I left my curling iron on this morning, and asked them to turn it off for me in my apartment. they were so nice and did it for me without any hassle or complaints and even delivered my package that was waiting at the office without me telling them to...this is just another example of how great the staff truly is and i could only assume the negative comments below were from disgruntled employees or evicted residents.
