Awful!
While comparable rents are a draw to this complex, which appears nice on the outside...living at the Biltmore is a whole other experience. The apartments are extremely cold and drafty in the winter, and snow removal is not even heard of. I had to buy my own shovel when I moved here almost 2 years ago. Dealing with the employees is almost comical. It“s like they“re speaking another language, especially when issues arise. They don“t listen and are always trying to place the blame on everyone else. The many pools are nice, when they aren“t closed for high bacteria amounts. And there are bugs everywhere in the apartments. I can“t forget about the dogs either. BARKING all hours of the night and pooping anywhere they want. Even in the halls. <br>We are SO outa here!

comfortable and cosy
i really like my place here. i have been here now for 3 months and it has been quite relaxing. i love the ability to workout in a great gym without driving too far and paying a membership fee...(i just dropped my 24 hour fitness membership). i have also made a lot of friends here, and recommend it to anyone.

Good Experience
I personally have enjoyed the experience. The apartments are wonderfully designed especially the seperate dining areas in the one bedroom apartments. I have been reading some of the negative listed comments and have not experiecned any of them. I am a studnet and am home most of the day. I have never caught the evil maintenance man trying to sneak into my apartment and steal my underware as some people would have you believe. Office staff has always been helpful to me. We had problems with our dryer when we moved in but it was taken care of. We ended up getting a brand new one and our dryer vent was clean. I understand that when you move somewhere you don“t expect to have to fix things but lets live in reality where that things do go wrong. So to all of you that complain I would like to see your own home in a couple of yeard and know if you ever have any problems. I am sure that nothing will ever break or need to be repaired. Lets live in the real world. Friendly staff, helpful maintenance, and wonderful apartments.

Unbelievably terrible
Where to begin? Although the apartments themselves are pretty, the staff is the rudest bunch of people I“ve ever encountered. We had so many bad experiences I“ll just include the hightlights: <br>1.The walls are so thin you can hear all of the coughs, sneezes, and everything else that goes on in your neighbor“s bedroom and bathroom. <br>2. There are mice and an amazing amount of spiders. <br>3. It takes several weeks and many phone calls to get maintenance to come out. Usually the thing they "fix" still doesn“t work when they leave. Such as our dryer which took over 3 hours to dry a load of clothes. <br>4. Our apartment flooded 3 times. The staff was extremely rude about it,and took no responsibility for the hundreds of dollars in damages to our possessions. A maintenance worker actually told us it was their fault, but when I told the girl in the office she basically called me a liar and said that even if he had said that it wouldn“t matter, because he didn“t know anything about plumbing. Then why did they send him to fix our pipes?! When we moved out they even had the nerve to try to take the cost of repairing the water damage out of our deposit! The 3 floodings doesn“t even include the time our upstairs neighbor“s bathtub drained through our shower light fixture. Of course, maintenance wouldn“t come out because it was a weekend and water running through an electrical fixture is apparently not an emergency to them. <br>5.The security door was always broken <br>6.Read your lease very carefully, because there are tons of hidden charges when you move out. They tried to charge us for 2 months of cable after we moved out because we didn“t sign the right form in the office (which no one told us about) to stop our cable. We had disconnected it through Cox, which is not good enough for them- they don“t count it as disconnected until you tell the office. It took a month of fighting to get out of paying for cable when we didn“t even live there. <br>7. Kiss your deposit goodbye. <br> <br>Overall, I think it sums up the "Biltmore Experience" enough to say that I never talked to anyone who moved out who wasn“t threatening to sue them. It“s so bad you really have to experience to believe it. <br>

Don“t rent from Slossburg or Richdale Group!!!
I have lived in these apartments for almost a year and can not wait until I can move out. The apartment itself is fantastic but the staff is awful. Maintnance people let themselves into my apartment without notifying me first, once while I was home. They nocked on the door and when I asked who it was they CAME IN as they said "maintnance". The office staff has been nothing but rude and unhelpful. One winter night (it was well below freezing) I came home and one of my neighbors had locked herslef on her balcony, we tried to call emergency maintnance for over an hour and the only person who answered phones said it was tough and that she couldn“t get a hold of any one so that was just too bad. She ended up having to break out a window after being locked out for three hours to get inside, and then being charged for it. <br> <br>There was an armed robery in the parking lot and several cars stolen from the parking lot, my car was keyed. <br> <br>Whatever you do, don“t rent from Slossburg Company or Richdale Group. Several people told me this before I moved in and I wish I had listened to them!!!

FAKE REVIEWS
Every positive comment you read on here about the Biltmore is fake. I know the girl who worked for the Richdale group whose responsibility it was to combat all of the negative (and completely true) comments on this site by countering with positive ones. Do you want to know the truth? The Richadale/Slosburg group is out to screw you, and they“ll do whatever it takes and they train their employees that way too. Let“s face it. No place is going to be perfect & have everything, but you should expect to be treated with respect because, after all, you are in your own home. DON“T LIVE HERE.

These apartments are obviously run by a very shady, greedy company that screws people over. The false positive comments are added to try and balance the negatives, but any smart person would see right through that.

Anyone who is currently living the nightmare of living in a Richdale Group apartment complex needs to read the following list of renterĀ“s rights. Having made the same mistake of living in a Richdale Group complex yearĀ“s ago, I employed at least two of these rights to not only break my lease with more than six monthĀ“s remaining, but also forced them to refund my full security deposit. Having experienced the nightmare firsthand, I know that if you really want out, Richdale Group has violated at least one of these...their favorite one to break with me was entering my apartment without notice or permission under the lame excuse of "general maintenance", which as youĀ“ll see below, they still need to give 24-hour notice for by law. <br> <br>Your Rights as a Renter <br>15 Common Rights <br>In a perfect world, landlords and tenants would work together like a well-oiled machine, both generously doing their part to keep each other happy and not disturb their neighborsĀ“ "peaceful enjoyment of the premises," as phrased in MississippiĀ“s landlord-tenant law. <br> <br>In fact, lots of tenant-landlord relationships fit this descriptionābut weĀ“ve all heard horror stories about the exceptions. And laws that protect both parties have become so complex that understanding your rights can be like herding cats. Since landlord-tenant law varies by state, the key is knowing your rightsāpreferably before you even sign your rental agreement. Understanding your state law and the terms of your lease are your best guarantees against future problems. <br> <br> <br>15 common rentersĀ“ rights <br>Although rentersĀ“ rights vary by region, many are pretty predictable. Apartments will spoil you.
The architecture of each apartment is will spoil you. The windows are large and allow light lots of light in. The staff is polite and very business like. I have a one bedroom apartment with a den. This is hard to find. The recroom is great and kept up with new and working equipment. The buildings are new so there are less problems. The snow is plowed early so it is always easy to get out of here on winter days.

i have lived in 3 apartments since livng in Omaha and never have I moved into one that was so clean upon movein. The leasing people even came to my door to welcome me personally to the complex.

why should i move
I got on the site to see if there were some other places that i may like better than Biltmore. <br>But, after having read all the others, realized i have everything here i want and like the people in my building. i have a lot of friends that live here too. Good place.

I love the place
I just moved into the establishment. I have stayed in many apartment in omaha and I found out that the Biltmore is top notch. The staff and maintenance are awesome. I would recommend this place to anyone. You pay alittle more but you get alot out of the place.

home sweet home
i really enjoy living here. Just upgraded to an attached garage townhome. Its better than when I owned my own home. The fitness center is great too, although at times the music is a little too loud.

i am very happy here
I love my apartment and just renewed my lease for another year. No complaints. <br> <br>I find the staff very professional and proactive when it comes to management. Maintenance regularly checks to see if there is anything wrong, always are ahead of the game on changing my a/c filter, and I was impressed that of all my friends in other apartments I was the only one to receive a memo explaining the increased terror warning a few months ago on apartments and what to look out for. I would recommend this place without reservation. <br>

Unresponsive and incompetent management

Would never rent or live here again!!!
Lived at the Biltmore for approximately 2 years and in that time my apartment flooded twice.The first time I was out of town and came home to find my living room & dining room furniture gone and my carpet removed and big blowers running to dry out my place. The flooding was due to a backed up garbage disposal. The second time over 40 apartments had flooding or water damage, due to poorly designed landscaping around the buildings, causing snow melt and ice melt to flow back down onto the first floor patios and into the apartments. It took their maintenance people over three hours to get to my apartment. I had friends who came from Valley, NE & Bellevue, NE in 30 minutes to help me get my furniture on blocks. That day they pumped over 1,800 gallons of water out of my one bedroom apartment. To make matters worse, I had to move out for over 10 days and the only reimbursement I received was $160.00 off my rent...you can“t get a place to live for $160.00 for 10 days unless you find a good cardboard box!!!They only replaced part of the carpeting and it took over two months for them to redo the walls, woodwork and window sills that had heavy water damage.In addition to this, the water that went under the kitchen linoleum provided a suprise come spring..."thousands of ants everywhere. <br>The rent increase were ridiculous...I could own a home for what it cost me to live there. <br>The staff and management at this place do not give a damn.

I wish someone had warned me about this place
I suppose this will sound like I have nothing better to do than write apartment reviews & I should get a life, but I wouldn“t be able to live with myself if I didn“t put out a warning about this place because that“s one of the purposes of a site like this: to educate & inform consumers. Remember: That“s what you are, a paying consumer and you should go somewhere where you“ll get your money“s worth. Please evaluate this complex carefully before moving in here and INSIST on seeing the ACTUAL apartment YOU will be living in. An apartment is a big choice and if you choose the Biltmore, you will be disappointed. The people who work in the leasing office here are unprofessional & rude, the apartments are shabbily constructed, and, most of all, in response to the reviewer who said that the people in her building formed a "neighborhood watch" type of group, that is really unbelievable to me because anyone I encountered in the fitness center or in my building would not make eye contact or even offer a friendly hello.There was no sense of community here. The general feeling around this complex is that the people who live here are all just biding their time, waiting for their leases to run out so they can get the heck out of here. I also had big problems with mice and my apartment was freezing last winter. If you are like me, you work hard for your money and want to know that you are paying good money for a nice place to live, and the Biltmore is NOT it.

my friend got mugged here
My friend just got mugged there a week ago. She“s now living with her parents because she is too scared to go back. They knocked her out and stole her wallet. I think the Biltmore is a joke. Way over priced for trash. I lived there over two years ago but I can still read what other people wrote. Its cheap. The whole complex went up in less than a year. The workout center is a joke. You have to go around the track 60 times to make a mile. its so pathetic. don“t get me started on the ladies in the office. You would think they were doing a very important job like guarding the president. They can“t even do a rinky dink job like show people apartments and field questions from residents. Don“t move here, you“ll never ever ever get your deposit back.

Dude, your gonna get screwed...
Just saying the name "Biltmore" leaves a sour taste in my mouth. The staff... oh my god, I hate these people! Don“t be fooled by their fake smiles before you sign the lease, for things change rather quickly after that point! These are not nice people. <br>On to the apartment... ick! Crown moulding and built-in bookshelves do very little to smooth over the hefty pest problem encountered while residing here. After discussing this matter with people from at least 3 different buildings, I think the word "widespread" can be used to describe the issue of mice and bugs. <br>So beware apartment seekers! There are MUCH nicer places with WAY MORE square footage than these overpriced, infested, owned/run by --------, crackerboxes.

Can“t wait to get out!!!
This has been the WORST apartment living experience I have ever encountered! The staff is unbeleiveably rude, the maintanence men seem to think that your apartment is their own personal playground when you are out, the bugs are horrendous and getting anything done maintenance wise is like pulling teeth...even after contacting the management office in Regency! <br> <br>During a recent tornado warning, I had the opportunity to meet allot of my neighbors...all of which said they could not wait to move out...and a couple of them did the following week. <br> <br>I will NEVER live in a Slosburg Company facility ever again & I have advised my friends to do the same! <br>

Live here!
I just moved out due to a job transfer but had a very pleasant experience during my 1.5 years at The Biltmore. The staff was very nice, the apartment was great, and the maintenance when I had to call which was only once, was very responsive-same day. I also made many friends.

Creepy Maintenance Men! LADIES DON“T LIVE HERE!
I lived at the Biltmore for 1 year and during that time I had 2 very disturbing instances that should never have happened. I am a woman living alone and want to let others who think the security systems in each apartment and the locked doors on the buildings are enough to keep you safe from intruders. THEY AREN“T! What do you need alarm systems and secured entry for when the maintenance men have keys to your apartment and come in any old time they want?! Once, I came home and there was orange juice spilled all over the inside of my refrigerator. I did not do this and I have never given ANYONE ELSE a key to my apartment. I did not place a maintenance call either. The second thing was even more disturbing: One night when I came home I discovered that someone had urinated on the bathroom floor around the toilet. Again, I never called for any work to be done in my apartment, so no reason for anyone to be in there, right? I called the office and asked if anyone had gone into my apartment for any reason and was told "no." When I then reported to the woman in the office about what happened, her answer was, "I don“t know what to tell you." WHAT? Absolutely no concern from her that someone had come into my apartment and done these things. Absolutely no concern at all that I expressed to her that I now felt unsafe. What else did these men do when they were in my apartment? I don“t want to think about it.

I agree, Do Not Live Here
I lived in these "apartments" from 1997 until 2002. I know, I know, how can I complain if I lived there for 5 years - well, I am going to anyway. I sooo agree with the person about the MICE and SPIDERS and TONS OF BOXELDER BUGS. The MICE thing, well, where do I start. It was awful, all night long I would hear them running across the ceilings. I would also hear them in the furnace closet. ICK. I called for help. What do they do - they lay down those nasty stick strips. Well, I don“t want to see that either! The construction on the buildings - I was always convinced that they would topple over in the middle of a small wind storm - I had ice and snow form on the carpets under the deck doors. BUGS everywhere. It was just nasty. So then, after five years of living there, they still pinged me for everything they possibly could upon move-out. I barely got any deposit money back. AND I had my rent raised continually - - even though the "state of the art fitness center" didn“t open for 3 years. So, I would not recommend that place.

Don“t live here
I happen to know that "jason m" who wrote that "it“s wonderful here" at the Biltmore, is probably a fake. "jason m" is more than likely an employee of the Richdale Group, the company who owns the Biltmore. "jason m" talks about the "courteous and responsive" staff and talks about all the "new friends" he has made. Friendly people?! At the Biltmore?! I don“t thnk so. The tenants are, for the most part, rude and stuck up and wouldn“t attempt to talk to their neighbors even if there were flames shooting out of the windows of someone else“s apartment. Most people who live there would probably just walk on by and let the building burn down and that“s not a bad idea because those buildings are a JOKE. If you live in Nebraska and feel like freezing your hiney off, go live at the Biltmore! There must be no seals or weather proofing on the windows because we used to go outside to WARM UP in the dead of winter, there was SO much cold air coming in around the windows and under the doors...But does the leasing staff care? Heck no....THEY get to go home to their warm houses. And if we weren“t going outside to warm up, we were going outside to get the heck away from the MICE and SPIDERS and SILVERFISH, but mostly the MICE! (Vermin carry germs, don“t they, need I say more?!) And, here again, the staff in the office doesn“t care. The biggest dilemma they face every day is deciding where to order lunch from. The snow removal was non-existent. The parking lots were full of snow and ice all winter. For what you pay to live in "Omaha“s Premier Apartment Community" you“d think that you“d be able to walk in the parking lots without ice skates. Who am I? Nancy Kerrigan? Oh, but I guess the Richdale Group figures that a butler“s pantry and walk-in closets should make up for twisted ankles. I could go on and on, but you get the picture. Don“t live here. Don“t. Don“t do it. There are places in Omaha that are going to treat you much better, but NONE of them have a sign out front that says "managed by the Richdale Group" so steer clear of ALL of those.(Vanderbilt & Lionshead are theirs too.) If the leasing staff all have smiles on their faces when you go into the office it is only because they were making fun of you and laughing at you as you got out of your car in the parking lot and were walking toward the office. Those smiles are left over from them laughing at you because they were making snide comments about your hair or clothes. I think the Richdale Group grows these women in labs and they are genetically designed to be rude and impatient and uncaring. Again, for what the Richdale Group charges for rent at "Omaha“s Premier Apartment Community" you“d think they“d take some of that money and send these ladies to charm school. Do yourself a favor and pass the Biltmore on by.

its wonderful here.
i love this place and am very glad to finally call an apartment my home. i was very hesitant to move to such a large community, but the staff knows me by my first name and is always courteous/responsive. i have made a lot of friends here too, which is nice, considering i am relatively new to the area.
