Absolute worst apartment ever! I have been having smoke detector problems for over a month now and it is almost impossible to get anyone to come fix the wiring issue. Also, our building has had 3 water pipe leaks this year where our water was shut off for a whole day. They have the worst costumer service. If you ever have an after hour problem do not expect to get any help. I was locked out of my building at 11:00 pm one night in 10 degree weather and the woman who answer the phones would not call the on-call maintenance to let me in because "it wasn't an emergency". I can't wait until my lease ends. I will never recommend this apartment to anyone!

    How do these apartments stay in business? My future wife and I lived here 1999-2000 time frame before we bought a house. At the time, they were still building to the south of our building and the club house wasn't even finished yet. Despite being a fairly new complex, we still had maintenance issues. I also recall having paper thin walls between us and the people around us. We had a lady living upstairs and I could tell you where she was in her apartment because we heard every step she made. We could hear our next door neighbor's alarm clock in the morning. We had an older lady living below us that constantly complained about us making noise. I guess she must have thought apartment living meant never hearing a neighbor. We didn't even have friends or family come visit because we didn't want to make noise! Never mind that we had to put up with noise from all around us. We couldn't wait to leave this place!

      I moved into Biltmore 1 BHK on September 3rd 2013. I lived in lake candlewood before and never ever had bugs. Moved with almost no furniture and bought a new matress from Nebraska Furniture Mart. Yes while moving i signed the documents out of trust and inspection, however who would know where to find bugs when we just move in. After a month bugs started creeping all over apartment. I complained about it to Casey from Resident relations.She sent Pest Control, and after inspection they found no bugs. However i caught few bugs the next day and deposited with the leasig office, post which Casey sent pest control, not sure what treatment they did, but after a week sent a bill of $950 for treatment. When i called casey from resident relations she pointed out that the bugs were inside the new matress(Have bill from NFM) and its my fault and the apartment has no history of bed bugs. Though they charged $950 and there are still bugs. I dont recommend this apartment to any one. I am still living this apartment as i have signed a year lease and waiting for my lease to expire.Hope that time comes soon.

        Good place, moved here from Kansas and debated between here and downtown and I am glad I went here. My apartment looks great and I have some nice neighbors . My coworker who moved to lofts downtown pays much more money and doesn't get much for it. So far I am pleased!

          Outstanding! I was a little hesitant to move in after reading the reviews online, but from personal experience, I have to say it has been a great experience. Not only was my apartment beautiful, the ammentities that come along with it are amazing! The gym alone was enough to pull me in. Anytime I had an issue, maintenance was quick to respond (especially if it was an emergency situation) and very courteous. The managers and leasing agents were always sympathetic, helpful and efficient. I'm glad I trusted my gut and went with Biltmore instead of going off the reviews. I would definitely say check it out before you discount it based on online reviews. I'm happy I did!

            Please do not go to this apartments if you have any chance . The facilities are good . But they would take away your whole deposit money telling unnecessary reasons . We just lived 5 months in the apartment and we cleaned it perfectly before moving out . We gave them 400 deposit and now they are asking us to pay extra 140 dollars for move out cleaning. Saying there was odour in the house and they had to clean air ducts , they had to remove kitchen counter tops etc.. Please do not fall by the facilities they have unless you really want to use any of those . The accounts team sits somewhere else and you never see them for any queries or discussions . They are very rude over phone and are very irritating to talk with . They are very rude and pretend themselves to be on top of all things on earth . They are not at all patient enough to discuss your problems . Also be careful when you ask them about rent for each month. Different person can give you different amount and it will be different from what u actually see the their website under your profile. They don't bother to satisfy their customers in any way . I looked into many reviews before going there . Many of them said the staff is very bad . Still I had no choice other than moving there . But now I regret. Please let this not happen to any of you . Please do not fall by the oversized gym and theatre they provide u with. Otherwise the accounts department is a team if worst guys I have ever seen in my life . Of course your money is more valuable than anything else .hope this review is helpful to you

              I've lived in tons of apartments in Omaha and so far The Biltmore has been my favorite. I mostly chose the Biltmore for its location, I work midtown and needed somewhere close but not too close to work. I didn't want to live in midtown - the parking sucks plus everywhere is sooo expensive to live. I toured Biltmore and liked it right away. Their floor plans are amazing, they are well layed out plus have huge windows that I love. My other apartment always felt like a dungeon. I also love my bathroom, I have a built-in vanity and a huge bathtub. The price might be a little higher than other places in the area but definitely worth it, they are by far the nicest in the area. I have no maintenance issues so far and when my lightbulbs go out they change them for me for free. There is also a huge gym which has indoor basketball court where me and my boyfriend play a lot, and 3 outdoor pools, and we were able to bring our friends. I like the Biltmore a lot and it is definitely the best in the area for the money.

                My family and I lived at Biltmore while I was in Omaha for medical school. We were new to the area and Biltmore was recommended to me by several of my colleagues at the hospital. We had a 2 bed/2 bath townhouse for about 1200 per month including utilities. Our townhouse was spacious, bright and included an attached garage which was a must for us . We had very few maintenance issues during our time and when we did have a problem it was taken care of right away. One summer our AC went out and they gave us a free furnished apartment to stay in for the night and had the AC up and running the next morning. My wife and I are avid swimmers and we loved the indoor pool and sauna. It was literally steps away from our house. Our kids loved to swim in the outdoor pools in the summer and we were allowed to bring guests. The kids also liked going to Biltmores Movie Night at their movie theater. They would play a kids movie every month and serve free popcorn, pop and candy. It was such a treat to be able to take our kids to see a movie and not have to drive or spend any money! The office staff is wonderful, they always treated us like family, not like just another tenant. In fact we are still in contact with many of them today! That is how great and caring they were. We left the Biltmore when I was relocated to a hospital in Chicago, but we look back on our time there fondly. I would recommend the Biltmore to anyone looking for a great place to live with great amenities.

                  Biltmore is a nice place! I moved here last year from a horrible experience I had with another complex in Omaha and have had a great experience so far. I got in on a really good deal and only pay $625 for a one bedroom. I live on the 3rd floor and have high vaulted ceilings which I like. They also painted an accent wall for me before I moved in which makes my place look nice. I have a washer/dryer and a fireplace. My friends can't believe how nice my place looks plus how nice the pools and gym are. I was able to bring my friends to the pool this summer a lot and we had a great time. My only complaint is that the leasing office is constantly busy and you have to wait awhile sometimes to be helped. Other than that I am happy here and will stay here until I buy house in a few years.

                    I have lived in the Biltmore for over a year now, and while the apartments look nice, the management is horrible. I have lived in multiple apartments and have never had such a bad experience as I've had at the Biltmore. They just completely do not know what they're doing. One person tells you something and the next time you ask, another person tells you that it's completely wrong. Not even the manager knows what she's doing. They are constantly hiring new people and apparently not training them. I initially lived with a roommate, but after a year I moved into a one bedroom. Upon moving in, I noticed that the carpets were still dirty and smelled like urine. I asked several times for it to be cleaned and was told that it would be. I later came to find out that the work orders were never put in, and they have yet to complete the order. A few months after moving in my dishwasher broke, and it took almost three months for them to replace it because once again the order was never put in. The billing company is constantly charging me for random things and not returning my calls when I try to figure out what they're for. The apartments look nice, other than multiple stains on the carpet, but I have never been so unhappy with the management staff as I am with the Biltmore. I will definitely be moving out when my lease is up and will never recommend them to anyone.

                      Terrible experience. Do not do it. Hotel California....I thought I was never going to get out of there. I renewed only with the promise they would repair some big issues not only did they not do it, the attempts were comical. The unit seemed to fall a part the minute I signed the lease having to pay $75 more then the first year even though I promised the increase would be minimal. Not built well, the noise level of the larger then code family that lived upstairs kept me awake at night with their fighting. The locks on the outside doors were taken off visably & not fixed for weeks...the list goes on. I was treated poorly & yelled at when I could of moved out of state with my company & pay all of these crazy fees if I would of done so. I am finally in a lovely rental Townhouse/Not Ridgedale paying $2oo less with a nice corner unit, easier rent release(but why would I leave), quiet, great management, has an attached garage, sturdy carpet, real front door, nice nature backyard,West Omaha still & being paid for a referrel aready in October(which never happened when I referred to Ridgedale-lots of clauses). Keep looking do not rent from any Ridgedale property. Ridgedale Management is the worse ever & staff is a revovling door. The ones that were any good leave. The staff just tell you what you want to hear...have everything in writing & report it to corporate yourself, even the little things, they would put papers on my counter numerous times saying they fixed things that never were fixed & I was wading in ankel high water inside my apartment for weeks. So happy to be out of the Ridgedale Property, to sleep & have peace again!

                        While the Biltmore is a nice-looking apartment complex, their management is awful. We were only there a year and recently moved to our first house. We put $500 down in a deposit ($100 for a pet) and got none of it back. They came up with a list of charges (cleaning, "repairing", ect) that happened to amount to exactly $500. Weird. We took good care of our place, cleaned it regularly and even cleaned it when we moved out thoroughly. I have never not gotten most, if not all, of my deposit back. And to make matters worse, when I asked about getting my deposit back prior to moving out, one of the guys in the office said "as long as you haven't punched a hole in the wall or drive on the lawn when moving, you should get your deposit back." That couldn't be further from the truth.

                          The apartments here are beautiful-nice sized, great layouts. Besides that I do not like anything else about these apartments. I was denied a walk-through before moving in, but was assured that I would be able to write down any issues on a walk-through sheet and everything would be fixed in a timely matter. When I moved in there were holes in the walls, painting issues, paint drips on cabinets and floor, and mold all over my patio door and many more minor things. I made request after request for these issues to be fixed and I was told that everything would be addressed. They have not fully completed one thing on my list and i have lived here for almost 2 months now. The staff seems nice but they cannot handle simple requests, do not return phone calls and really do not care what issues you are having as long as they get your money each month. Also, you will get different stories on policies from each different staff member. Would not recommend.

                            Do not let your child rent from these people. My daughter rented from them and reported a leak in her ceiling in Feb. after 30 unanswered calls and black mold began to grow they fixed it at the end of April. They felt that this was fixed in "a timely manner".

                              I had a very bad experience dealing with the Richdale staff. They are very rude and not helpful. The apartments may be good but since my experience with staff was not good, I would not suggest it to anyone as you have to leave the staff till the end of the lease.

I am a financial advisor and my wife is a speech pathologist, so our lives are dedicated to helping people. It's nice to see professional young people that don't mind doing the same.                                     Don't get sucked in by the pretty bay windows and built in bookshelves! The apartments are absolutely beautiful (though you will have to clean it yourself when you move in), but it's just not worth the stress of dealing with the office staff. When I moved in to my one bedroom, it was on special for $650. I asked if there would be a large increase in rent after the first year because I really didn't want to move again right away. The leasing person assured me that they never raise the rent by more than $15 a month. WRONG! After our year lease, they raised the rent to $765. Not that it really mattered. I wouldn't have stayed for $550. It amazes me how a group of people can be so clueless about their jobs and still somehow have the rudest, most disrespectful attitudes. The corporate office is worse. They "lost" my move-in sheet and then kept my entire deposit, which I've come to learn is pretty much a given any time you rent from Richdale. I was never so much as a day late on rent, yet they continually sent me eviction notices, then told me to disregard when I contacted the office. These people are incapable of communication. Our OPPD bill was over $300 a month for June, July, and August because they couldn't figure out how to fix the a/c. They just kept sending a guy with a roll of duct tape. When I called to tell them that I couldn't afford these outrageous bills and I can't leave my 7-pound dog in an apartment that is over 100 degrees, they were so rude and acted like it wasn't their problem. That is the overriding theme in all my interactions with Richdale...it's not their problem, they are annoyed that you are wasting their time, etc. This is, of course, after you've gone through the nightmare of trying to get someone to talk to you at all. I now live at Lionshead. The apartments aren't as fancy, but the manager here knows how to run an apartment community and handle issues in a reasonable amount of time, so it's worth it to me....though I'm sure I won't get my deposit back since it's still under Richdale's reign when it comes to billing.

                                      I came to the Biltmore Apartments in 2008 after returning from Afghanistan. This is the only place in Omaha that I have lived. This isn't a place where you hear a lot of noise. There isn't a lot of partying, there isn't a lot of sirens up and down the street. There isn't a lot of noise period. I honestly think over a monthly period, you may hear sirens from emergency vehicles twice and that's in a distance. This is just a very quiet community. It's centrally located in a great part of town between Maple & Dodge. Its perfect for entertainment, for shopping, schools and quality of life for a young family, single professional or elderly couple. Literally right out the door is the Big Papio Trail. It goes all over town and with the area that the Biltmore is located.....its safe, there are tons of people out on the trails bettering their lives through exercise. You will also find those families with younger children up and down the trail smiling and laughing. One of the reasons, I have been is so long is because I am a single parent. The location to everything we need....but also because of the parent company. The Richdale Group. There have been times when I have needed help with rent, or maintenance or even holding mail if I am out of town. A simple call explaining the situation and it seems that any issue is resolved with understanding. The parent company appreciates loyalty and they are loyal to their residents.

                                        We are happy to call Biltmore our home. Our apartment is beautiful; super architecture, very open, clean, and we feel safe. The apartments have security alarms, double bolted doors,key access to the building and the outside is well lit. The location is one of the best in Omaha. People are friendly and the staff is superior. Garages are available and a super gym and indoor/outdoor pools are part of the complex. The housing is built to the specs expected for high scale living. If you want someone to do your repairs, take care of your lawn and remove the snow; this state of the art complex would be a great choice. I would highly recommend "The Biltmore" without hesitation.

                                          If you want a nice apartment for a decent price.....take a look here. My Boyfriend and I have a HUGE apartment and we don't over pay for it. We moved in September from Dallas and we didn't really know what to expect. I continue to be pleasantly surprised at how helpful & kind the people who work here and even live here are. Okay, so Omaha turned out not to be so bad :) They have a really great Gym, far better than anything I have ever had at an apartment. I have only had one maintenance order and it was taken care of before I got home. I wish the snow removal was better, but that could just be that I am not used to the snow.

                                          The Biltmore complex was nothing but wonderful to me. I had an issue with a referral bonus, I let them know I had an issue and they made the situation right. The staff at the complex was always pleasant and always knew my name when I walked in the door. The staff at headquarters is also wonderful to work with. If I wasnt getting married, I would definitely still be living at the Biltmore. Great place!

                                            Worst apartment complex ever. The staff is incompetant and very unhelpful. The walls are extremely thin where I can hear all of my neighbors. The windows in each apartment are so thin that our power bill is outrageous and it is freezing in our apartment. The maintenance people are very delayed and often do not solve the problems.

                                              I am incredibly disappointed in the Biltmore. I live in a gorgeous building and also got a great move in special. The problem is the total disregard on the part of the staff for the needs of the tenants. For example, I had several items noted on my move in checklist that I asked to have addressed. A month in, not one had been addressed. I called the office several times to follow up and also put notes in with my rent checks, but I never had a single follow up call from anybody. I finally went to the manager, Lisa, and she had most of the items taken care of in about a week. However, it has now been almost two additional months and the few remaining items are not taken care of, despite the fact that I have called and asked for help repeatedly. I would never encourage anyone to move here, despite the fact that there are many good things about the apartments themselves. I don't appreciate being rushed off of the phone and treated like a nuisance when I call my landlord for help. The staff clearly does not understand that they are in a customer service role and that it is their job to see to the needs of their tenants. I give the staff a 3 out of 10, the apartment itself an 8 out of 10, and my overall experience living here a 5 out of 10. Not recommended.

                                                After four years of living in the Biltmore it was time for a career change and I am moving to California. Honestly, if I could take the apartment and the staff with me I would. It s been an absolute pleasure living here, the staff are great and always helpful while the location is secure and quiet. The facilities are second to none, they've a super gym and pools (indoor and out) and the actual housing is built to the standards you'd expect from a high scale premises like this. On the rare occasion I did have a problem with the apartment they were super quick to get it resolved promptly and always the first time. I only have good things to say about my experience with the Biltmore and can t recommend them enough. *Update* I have since received my deposit back within a few weeks of moving out as promised. I honestly have no idea where these apathetic reviews are coming from on this site, I was very well treated by the staff who couldn't have done enough for me.
