Nice Apartments - HORRIBLE SERVICE

While the Biltmore has great apartments and amenities, at a relatively reasonable price, their service at both the local facility and the corporate office is the absolute worst. Neither party communicates with each other; you can ask the Biltmore leasing office for an answer and the corporate office has a different response. In addition, the Biltmore lost my rent check, charged me $50 for the first day and $10/day for three (3) days - by this time I noticed that the funds had not been deducted from my account and contactd the local leasing office who said that since it was the July 4th weekend, they were understaffed and extremely busy and they would handle it; I wrote another rent check. Of course, they did not and I received a notice from the corporate office advising if my payment wasn't received they would terminat my lease. When I called to speak with Kristin at the corporate office, she stated she was not notified by the Biltmore - I was told they would remove the $80 in late charges if I supplied them with a copy of a cancelled check; they would not refund the cost the bank charged as a result. Handling this mess took two weeks because of the severe lack of communication within the company. This is only one story of failed communication and mischarges for the 18 months that I lived at the Biltmore. If you have all day to be on the phone and don't mind calling 5/6 times and filing BBB Complaints against the company then I say rent from these unprofessional "professionals." The company is a joke and by far has the worst customer service around.

    recommend!

    It's kind of like living on a college campus. You have the big gym which can be a bit of a scene, sometimes they have fitness classes. You have a huge movie theater you can rent out. You have several pools to pick from in the summer. You have tennis courts at the property next door which you have access to and a running trail. From that perspective, its a really good place to live if you're looking to meet people in Omaha or don't know many people to hang out with. I think the apartments are nice but a bit overpriced. I've lived here for two years now and it's been fun. Now I am buying a house...i will miss it and I will recommend it.

      not bad but office needs work

      yes and no. yes, this place has all the amenities you could ever want. no, the office doesnt know who you are. yes, my neighbors are nice. no, there is no garage available by my apartment so i have to park outside and scrape my car each morning. yes, its not that expensive. no, its not as much space as i moved from.

        biltmore apartments review

        this apartment complex is really big which is good and bad. the good is that the gym is huge. the bad is that sometimes friends cant find your apartment real easy when coming to pick you up. as far as maintnence goes, i can't say i have had any issues. they tried to raise my rent $50 a month, but i got them down to $35. my apartment really has a lot of space for a 1 bedroom, and i like the high ceilings and being on the top floor.

          i couldnt have had a better experience

          the winter months are tough in omaha for me as im a florida native. i cant tell you how helpful the staff has been here in helping me adjust. and the snow removal has made the legendary omaha winter not as scary. my apartment is toasty and safe. and i have met a lot of friends here. :)

            Don't make a wrong choice

            To just state the facts. Pros: -Always had hot water -Close to businesses -Within walking distance of a park -Provides doggie waste bags & waste containers -Lots of windows -Attached garages available -Limited entry buildings Cons: -Uneducated office employees -Leaky windows -Poor maintenance -Cheap cabinets -Older appliances -Loud parties -Broken glass in the parking lot that was not cleaned up -Poorly cleaned gym -Dog policy seems to vary by tenant -Poor customer service -Maintenance man followed me into my garage after I ended the conversation in the parking lot; had nothing to do with a needed repair. -Could hear upstairs neighbor vacuum. -Neighbor's cigarette smoke could sometimes be smelt in my apartment. Smoking is allowed inside apartments & are not blocked into an area of the building.

              DO NOT MOVE HERE!!!!!

              I have lived here for almost two years, have never had any issues until I switched to a one bedroom apartment. They have made numerous mistakes with my billing that take several months to work out with the corporate office and even mistakenly shut off my cable once. In dealing with corporate they are rude and not helpful. This is in several dealings with them. I am not pleased with this experience at all and would not reccomend for anyone to live here. Additionally mine and several other peoples cars have been broken into when living here. Other issues I have had are that the windows are cheap and the apartments get very cold in the winter. The maintenance takes forever, it took over 3 months from move in to fix something I asked them about the first day I moved in.

                Move here if you like poor service

                Overall, The Biltmore Apartments aren't bad, but there are much better choices for the price you pay. We had multiple maintenance issues that were never resolved, maintence staff that entered our apartment during the day left the door unlocked several times, the buidlings have become run down and the rent has gone up significantly year after year. This is a place that is more focused on the money it makes than treating its residents well. When moving out, the staff member that worked with us even said how he thought they were sometimes too big of a complex and they just didn't have the staffing needed to maintain it properly. Poor excuse for the price you pay. I would not recommend this place at all.

                  Great place to live

                  My experience has been quite positive since moving into the Biltmore two years ago. The staff are friendly and helpful, anything I've needed fixed has been attended to very quickly. It's been perfectly safe (I had a laugh at one of the reviews on here who, on denouncing the safety levels commented "I reported it to the Sheriffs department, they told me that it was a high crime area and I need to lock my car". God love you if you ever move to a real city with real crime. And yes, usually it's a good idea to lock your car), and is generally a nice area.                     Never ever rent from Richdale Group

                    First my washing machine broke. I put the work order in. One week later, I called to ask when someone was coming. "We lost the work order for your apartment," the manager said. I asked the maintenance workers about it, and they said the people who work in the front office are idiots and gave me his work number if I needed to have something fixed. Then when my fiancee and I moved out, we were charged for cleaning carpet stains, which we reported on our apartment condition form after we had moved in. After fight with them about how they never stated on the lease agreement about the having the carpets cleaned professionally, they still won't reimburse us.

                      2008-2009 bad experience

                      First, I did get back almost all of my deposit. They kept a small rekeying fee because I only turned in one mailbox key. This is silly since my mailbox was broken into while i lived there and when they replaced the lock, they only gave me one key. But I wasnt about to create a drama over it. I was worried that they would keep my deposit based upon comments on this site. However I did leave that apartment cleaner than it was when I moved it. When I moved in the apartment had not been painted nor had the lights been replaced as promised. This upset me because when I came in a week earlier to check the progress, they promised they would have it ready in time. This resulted in my movers having to leave many belongings in the gargage or pushed to the center of the rooms. I had to move the furniture back, when they finally finished. The fridge, stovetop and oven were dirty. Ceiling fans were caked in dust on the upper part of the blades and the light fixtures. Blinds were dusty too. When I first vacuum'd the apartment, I had to change the canister three times. It was filled with fine white cat hair. This was a concern since I was assured that no cats or animals lived in this apartment prior to us. From day one the apartment had a problem with little black oval bugs and spiders. I had to spray the place on my own. The neigbors had the same issues. My hot water heater kept going out. When i called the office afterhours, I was told they couldnt fix it until the following monday. I was not happy and said I needed to shower. They suggested that I use the gym to shower. Aarruugghh! When you get in the shower and it's ice cold, it's ruins your whole day. They promised to put a screen on our porch door, but never did. This was important since we like fresh air. Get all their promises in writing. Look closely at the exterior of the buildings, they are in serious disrepair. Rotted out trim, broken screens. This is a concern. If the things you can see are left so unattended, what about the things we can't see. Seriously, what around during the day on your own and look up at the second floor exteriors. When I moved in to a second floor unit, they promised to clean the outside windows for free. That never happened. Also I'm not sure how they cleaned the carpets with all that cat hair in it. The pool area would be flithy early in the week. Garbage cans were overflowing with stinky beer cans and cigarette butts were smooshed all over the pool area. The pool at the Vanderbuilt was by far the worst of the lot. It seemed strange that the pools attached to the leasing offices weren't kept tidier. It would be hardly any effort to look out their window and pick up the offending mess. The movie nights were nice and appreciated by the kids. They had free popcorn, candy, soda and beer. Not sure if you can just give out beer without a liquer license in Omaha but maybe you can if it's free. If you want to see the 7pm movie, make sure you get their early. Seats fill early. If you dont mind sitting in the front row, bring a more comfy lawn chair from home. The seats there are a bit small and uncomfortable for two hours. The gym is nicer than most apartments have. It has a pool for winter respite for the kids. The gym was kept very clean. They is a nice running/walking/bike trail near the complex. It's also walking distance to Joslyn (1st-5th grade) school. Techincally your assigned school district is a bus ride away but they will allow you to enroll your child if you apply. There aren't many kids in the Biltmore for your kid to play with. Nor are there any play areas. The apartment wasnt insulted very well. Heating bills were high. Ask to see a print out from OPPD and MUD for the previous tenant's useage. Make sure they read your meter the day you move in. Walk with them to the meter and get them to write it down and sign it. They didn't call in my meter reading until weeks later and they must have fibbed in it's reporting. I turned my air off when I arrived and my unti sat empty (no lights on) for a month. Yet that bill was twice as high and the following month when I actually lived their and used utilities. Parking for guests never seemed to be a problem. Once when someone broke into my car and I reported it to the Sheriffs department, they told me that it was a high crime area and I need to lock my car. I had my tires slit, but think that was my exhusband. Once when my boss sent me a new computer and I called him to say it didn't arrive, I learned that UPS left several notes on my door that the package was in the leasing office. The problem is that someone was taking those notices from my door. Strange. Pets are allowed but not everyone picks up after their dogs. A neighbor had a dog that barked all day long. It sounds as if it was in our apartment. It was crazy. Once you lease an apartment, you enter into a relationship that requires the Richdale group to keep your personal financial information confidential under Federal law (Act of Congress). Someone needs to send Richdale staff to a seminar on this issue. Agents of the Richdale group gave out protected info on me upon the mere request of an individual associated with my exhusband. This was my biggest disappointment with the Richdale group. They have no business discussing their tenants or giving out info on their tenants without a legal valid subpeona. Even then, they should notify the tenant to give the tenant to option to exercise their legal right to have their lawyer object to the requested information in the subpeona.

                        Great place to live

                        I moved into the Biltmore 2 years ago and have not regreted it at all. Staff is friendly and the people that live around me are nice. The pools are packed and fun every weekend. The grounds crews are perfect and the snow removal crews are amazing. I have never hadany problems with maintenance. If something breaks I call the main offic and they fix it that day. Keep up the good work Biltmore.

                          feel cheated

                          So I am a guilty of being fool enought to Listen to the people. I felt being conned into a legal system where you just lost because you were not sharp enough and you listenend to the people you were dealing with rather than getting confirmations. I have recently moved out of the Biltmore. I had deposited security and had dollars as credit on my account. I have been refunded only 40% of it and i feel the charges are nothing more than legal traps. Just because they can be backed by paperwork dosent mean that they are justified or legal. 1. I lost some in late fees during my one year stay, that i was never told off. I am sure the paperwork somewhere said that they will be charged but i was never informed that i was being charged any amount whatsoever and only 2 weeks AFTER leaving the apartment i get to learn about them. I was never given any notice that i have paid my rent late and all the time i was to drop the check into a drop box which has no time stamps on it and there is no way of knowing when did I DROP the check and when the leasing office Actually entered into my billing and dosent matter when the weekends were or not. I do not trust that i would have been late all the times rather somebody messing it up in the middle. I still have not been provided with any exact details and calling them just provided me with vague "sort of" information. This seems highly immoral and unethical practice to me which i will rightly call as cheating. 2. I have been charged because i gave only 1 month and 20 days notice and did not gave 2 months notice. Now what makes me angry is the fact that for 4 months i was in touch with leasing office and was repeatedly told that i just need to give 30 days notice by 3 different people there. I have asked them atleast 4 times. I have informed them that i will be leaving the apartment and i am guilty of giving the Written notice 10 days short of 2 months notice. Adding fuel to my anger is the fact that they rented it out to next party right away; they kept 6 days from the next person to CLEAN the apartment and make it ready for them AND they are charging ME the money for those 6 days because it was empty. It is like eating your cake and having it. And on top of that i am being charged HALF of my monthly rent for SIX days it was empty. And the reason i am being given is that after getting discounts and whatever is paid as the july rent by the next tenant has to be paid by me. That means that I AM paying the DISCOUNT for the next Tenant. Isnt this just riduculous. 3. I am being charged 10 dollars for key change because they just do it. Even though i have returned all the keys they will still change the door lock (maybe) but they would just charge me no matter what. They also has a clause that i would have paid money if i hadnt returned all the keys. I am just so baffled and feel cheated and hurt. It is like playing good cop and bad cop; the leasing office is the good cop and keep you lured in with false informations and never telling you what you owe, or what charges being applied to you etc and billing office is the bad cop which just hits you once and for all when you leave the apartment and comes up with ton of paperwork to support it which you never even knew existed. Amazingly bad practice with a well fabricated cover up.

                            Do not even think about living here!! Read before deciding to move!!!

                            I should have know from day one this is not a good place to live. Even when they were trying to run the credit report they couldn't figure out how to do it and I had to tell the woman at the corporate office how to do her job. When we moved in our bathroom door wouldn't close, microwave wasn't turned on, and it wasn't painted (still chips on the wall). Recently they sent a letter telling us our lease was ending. If we didn't sign another lease we could go month to month. We would also be charged for water (which they went on about for an additional page). They did NOT mention the 60 day notice in the letter as a reminder. I called 5 days after the 1st of the month and was informed I had to give sixty days. I thought that would mean our lease would end Sept 6th. No, it means we have to pay the entire month of September which is 950. Our normal rent is 755 for our crappy small one bedroom. No one would pay that outrageous amount for this apartment. Their only stipulation is that if they can rent it. When I asked her how many one bedroom units were available she said they had 16 one bedroom units available so basically I'm screwed. The woman, Kim, at the corporate office had no compassion and didn't listen to the valid points we were giving her. I have a feeling they keep our deposit and charge us the additional rent. We are paying our entire 12 months, not vacating early and being punished for being a few days late and stuck paying for an additional 30 days!!! We are relocating out of state and the apartment will be just sitting here. The whole thing is very corporate driven and targeted at getting your money any way possible. The neighborhood has also gone downhill since we moved here a year ago. A fight even broke out outside our window one evening. Also, you will be able to hear all your neighbors through the walls and smell their food when you are in the bathroom. The model units look nothing like the real apartments!!! I highly suggest looking for a place that takes care of their tenants who pay their rent on time and take care of their property.

                              Read Before you Decide to move here!!!!!!!!!!

                              I was very skeptical before moving to the Biltmore and I wish I would've listened to my gut instinct. When I first moved in the furnance had ice on it, the air conditioner was broke, and when I turned the light on in the bedroom a lightbulb actually blew out of the socket at me. I had to raise a big fuss just to get the apartment manager to come look at it and do anything about it. Well then I fullfilled my lease and just put in my notice that I would be vacating when my lease expires on May 31st. Little did I know that you had to give a 60 DAY NOTICE and since I put mine in 2 days late of 30 days they are trying to get me to pay for JUNE AND JULY!!! I fullfilled my lease and never paid rent late, but they don't really care about their tenants situations. I talked to Kim in corporate who has absolutely NO COMPASSION for human beings. The Richdale company only cares about money and not about their tenants. I am a college student who was already struggling to pay the outrageous rent after my roommate moved out and now they want me to pay $890 for a 1 bedroom apt when I have already fullfilled my lease. They are very deceitful and I would NOT recommend moving here!!!! When I said I was still moving out at the end of May because I have never had to give 60 day notice, they threatened to keep my deposit (which the manager already made it clear they don't give back anyway) and bill me for the rest! So save yourself the headache and look elsewhere!

                                Great Place!

                                We moved in to the Biltmore about a month ago and so far I love my place the staff has been great about getting things done that I ask to get fixed. So far everything I have asked for has been done to the best quality work. We were close to not renting here because of the bad reviews but decided to give it a try anyway and so far I love my place. Staff is very friendly and helpful and have called me everytime before they enter our apartment. We are happy to live here it is a great location form everything! So far i love it here and hope that my review helps some of the ones that are wondering like I was.

                                  great staff. not so great apt

                                  These apts are great looking from the outside but once you look at the details it all becomes clear. My main problem is that there is no weatherproofing whatsoever. We had to caulk the window in our bedroom ourselves because you could FEEL cold air coming in. We also have a space heater running constantly during the night. Snow acutally blew in through our patio door which has also been a huge problem. Decreased insulation also means we can hear everything going on outside and in the halls. Otherwise, everything else is pretty nice. Nice workout center and very friendly and timely staff and maintenance. The grounds are also beautiful and it is right by a pretty trail and park. They were very nice (of course) when we moved to a new unit due to noisy neighbors, mold, and draftiness. I just can't wait to leave because of all the problems and paying so much for them. The models look a lot better than the units of course.

                                    Living in Biltmore

                                    I moved here in Dec 2008. I moved in to 2 Br with attached garage. I am not able to understand the logic that why from the whole apartment only one room remains exteremly Hot in summers and exteremely Cold in winters. No one from the Biltmore was ever able to anser that for me. I just completed one lease with them and thought that might that particular apartment was an issue so I renewed the lease moving to different apartment and to my surprise it is still the same. There is atleast 15 to 20 degree diffference between 2 room and 2 bathrooms. I am currently living here and trust me I am out of here once the lease is done. I am paying for 2 Bed and actually living in only Half apartment which is very frustrating. Earlier Biltmore had issues with the repair works taking time but seems they improved on that in between but now again they are back logged. Few of the staff is very Good but rest of them you do not want to talk to. Insulation is very bad which leads to Frozen pipes and drain. which becomes more frustrating when you try to call the mgmt guys and they tell you that,"this is how living in nebraska is". I beleive if you constuct a house with proper insulation they will minimise that risk. Coordination between mgmt staff and corparte is very bad you would have to run around to solve your billing issues. There are many other points of disagreements like If I report a problem you can take your own time to resolve without caring how much problem I am having and if you call office they simply say that they are back logged as they have limited staff and they are working on more urgent issues. I do not get this??????? Why should I wait ? this is not problem that you share one carpenter for your 2 or 3 properties..... I pay my RENT on time each month did I ever told you that oh I am back logged as I had other expenses so I am paying rent like a week late? will the mgmt accept this ? I guess no. Then why do they expect the tenenat to hear that just because you are big fish? I am wondering if someone can point me to the Nebraska Rental Law Book. In Essence Nice place to Live but inside the apartment it is very cold in winter and very hot in summers... Cheers

                                      Cheap buildings, too much one sided contract, READ THE CONTRACT

                                      Lived here at Biltmore Omaha, NE almost for two month, very cheap material in building, They trick you by signing a renter insurance which is a big scam, ask for the actual insurance policy before sign in, Nothing is covered, basically is a good cliche excuse for the managment to not to tak ecare of the building issues and your lost caused by their cheap builing, WINDOWS ARE NOT SEALED and not keeping the inside tempreture, therefore you pay for your ALWAYS working heating system and AC, despite of their noisiness, they are inside of the unit, THIN walls and floors, so much noise transfer. READ THEIR CONTRACT, READ THE CONTRACT, READ THE CONTRACT, many meaning less clauses for just covering themselves in case of anything goes worng with your staying. Location is ok, staff are friendly.

                                        Save yourselves! Do not move here!!!

                                        I have lived in a couple of different apartment complexes during my lifetime and the Biltmore ranks as the WORST place I have ever lived. I cannot wait for my lease to be up. They showed me a beautiful model apartment, but the day I was scheduled to move into mine, it hadn't even been cleaned and I had to reschedule the movers. The common hallways are dirty and dingy; I would guess they maybe get vacuumed once a year. The buildings are old and creaky...you can hear every step your neighbors take. They are also extremely energy inefficient...for the last three days, my heat has been set on 80 degrees to combat the cold outside. Have a problem or question? Once you've signed your lease, the staff could care less about customer service and helping to resolve issues. In the time I've lived here, there have already been 4 major maintenance issues. The place is falling apart, but no one seems to care. And yet, they are able to charge a premium because they look pretty from the outside. Don't be fooled!

They will take your security deposit, take their time fixing problems in the apartment and charge you ridicoulus amounts of money when you move out.                                             DON'T PANIC OVER THE REVIEWS!

                                            I must say before i moved in and i read all the reviews on this site i was scared. some were sooo negative i was prepared for the worst. When we got here i was not at all impressed with the condition of my apartment BUT when i let the office know they were on it right away. i thought i'd have to hassle with them alot and call but the next bussiness day they had people in and out ready to make me happy with my new home. i feel they bent over backwards for us and for that i give this place two thumbs up.

                                              Overpriced and not worth the headaches....

                                              I am so disappointed since I moved in here and cannot wait to leave....These apartments seem nice at first glance, but once you get in them, you will realize you probably would have been better off somewhere else. The large windows which let in all that 'glorious light' also let out all the cool air conditioningand let all your heat out in the winter. They will tell you that you can have a satellite dish but when you call the dish company they will tell you that the landlord doesn't allow them to come out there, so you are stuck with overpriced Cox Cable(which strangely enough is also paid to the Biltmore, not directly to Cox, seems shady to me....). If you have a problem with anything, don't bother asking anyone in the front office for help except for Maddie. The rest of them do not know or care about anything. The water heater for each apartment is placed above the dryer so when you go to load the dryer you will hit your head on the sharp corner of the mount that is holding it up. The kitchen sinks are really shallow so you really can't wash anything by hand which is a problem if your pots and pans, knives, wine glasses etc... are not to be put in the dishwasher. They do have lots of closet space and are fairly quiet, except for the ones facing Blondo or Papillion Parkway. Forget about trying to sleep with your windows open if you are stuck facing either of these roads. Maintenance men will show up unannounced to 'fix' things in your apartment and leave a mess for you to find. These guys are a joke!

                                                Why the complaining?

                                                I moved to the Biltmore apartments in December 08 and enjoy it here very much. A friend told me about some of the bad comments on this site about Biltmore so I thought that I would check them out. I don't agree with these comments at all. Maybe the people writing them have an "ax to grind" for some reason. I think that this is a very will cared for property. Any maintenance requests that I have are quickly responded to by very professional people. The office people are nice and always helpful. The grounds are well cared for summer and winter. The fitness center is great. The only complaint that I have is with the building doors. These security doors do seem to have a lot of problems, but once a problem is reported, it is fixed quickly. I would give high recommendations of Biltmore to anyone wondering about moving in.

                                                  Terrible place

                                                  This place is a fire hazard. Circuits blow when you turn on a blow dryer or iron. Security doors don't work properly. Common areas are run down. Not the luxury apartment you pay for. Corporate people are a joke, don't even get me started.
