heaven on earth!
I´ve never had moving in be such an easy process...not only was the leasing team happy to answer my every annoying question, but they made a huge effort to make sure I was acclimated in my new home. I have had so much fun living here. The workout facility puts any other complex´s to shame (and I lived at One Pacific Place before I moved here). I love it and made a lot of friends and am truly happy...I am even using the community´s big screen theatre for a final four party with my spouse and his friends...

I love it here and wont leave
I just renewed my lease. The bottom line is I have never found an apartment community that had all the amenities and still provided excellent service. I moved in from out of state, sight unseen, and have had nothing but a positive experience. The few times I have had maintenance requests, they were handled on the same day. The gym is great and I love the organized activities, water aerobics and volleyball leagues....i highly recommend it.

Absolutly Terrible
Sure when I first saw this place wow how nice. I was so excited to move in. The people were so nice and friendly. So, I moved here and my nightmare began. Within 2 weeks of moving in I had mice so bad I had to go live with my sister for 3 weeks. The leasing agents I spoke with were no help and told me it was cold out and to just deal with it!! I lived on the third floor. Anyway, while I was not living in my $684 a month apt. the mice were having a grand o´ time. They proceeded to chew up all the wiring in my computer, chew on my brand new 2 week old bedroom set, crap all over everything (including clothes) and basically made for a very stressful life. I pretty much had to take matters into my own hands, by calling exterminators and the health dept. Boy oh boy if that didn´t light a fire under the management. Anyways, not to bore you anymore...figured out that the mice were getting up from holes in the airconditioning units which were never sealed. (if you drive around the complex now you can see that none of them are plugged. Anyway with this experience I never felt comfortable here again. One last note on the mice thing, I´d say about 98% of the people I know that have lived here have had a mice problem also. I have never had this problem anywhere else. Ok now onto my favorite complaint--the office staff!!!! I don´t think you can go anywhere and find such rude, mean, and cruel people. They come off a sweet and nice when you looking but watch out-sign that lease and the claws come out!! Also, people that live here were not very friendly. I get that concensis from numerous peple I know who used to live here. Is everyone that bitter?? Parking is a nightmare anytime. I usually had to park about 3 buildings over. Not fun with an armful of groceries. The fitness center is big, but nothing great. There equipment is not the best, and they may have a lot of machines-but they are all the same. No diversity in you cardio workout!! I was very excited to drop my health club membership and just work out there but I was disappointed, and ended up just staying at my gym. So blah blah blah my moral of the story is--there are much better places to live than these. The buildings are poorly constructed, you can hear your neighbors pee, and pests (spiders) are a huge problem. I would not recommend this place even to my worst enemy!

My best apartment ever
I love it here and cant understand how anyone couldnt. yeah, they expect you to pay your rent, but besides that it is carefree convenient excellent apartment living. I also really like having the huge fitness center for working out in these cold winter months. I just renewed my lease and found everyone to be very helpful...

RUN Run far away and FAST
I truly can not capture how absolutely horrible this complex and rental agency is. In all of my life I have never met a more dishonest, manipulative, and rude group of individuals. I warn you, and PLEASE believe me, you do not want to become involved with these people. If you believe nothing else you read on the web at least believe my horror story. <br> I do not know where to begin because my list of difficulties is as long as my arm so I will give you the highlights. <br> <br>1) I moved here from very far away and they were aware of this. On my application and in my discussions with them I made it very clear I would need the apartment for the end of July ´01. One day in May they called, told me an apartment would be available the end of July and did I want it. Sure I say. June 15th they call me and ask where I am. What? They apparently screwed up or something because they thought I was moving in on June 15th. I explained I was not and they told me I would be responsible for the apartment and rent regardless ($820.00/month). After much arguing and talks with manager upon managers straight up the line I got them to realize their mistake and they miraculously found an apartment open August 4th (one week after I started my job and drove 25 hours out here). So for 1 week I stayed in a hotel. 2 days before my move in date they call and ask if I could wait another week to move in so they can replace the carpeting. I think I threw enough of a fit to discourage them from suggesting that again. <br> <br>2)On 8/4 I moved in. On 8/6 my furniture was to be delivered and I notified the leasing office to allow them access to my apartment (they had no problem with this). Needless to say, on the 6th my furniture arrived but they were not allowed in because there was no record of my residing there. The lease I signed and the keys I acquired where not proof enough? So I called them and they said, "you moved in already?" HELLO Einstein! Anyhow. That was finally resolved. <br> <br>3) Upon move in you are given a list of all the MANY ways you will be charged when you move out if the apartment is not immaculate (ex. $25 for failing to clean the molding). My apartment was a disaster when I moved in. On my checklist you have to turn in within 3 days of moving I carefully documented everything wrong with the apartment (including no batteries in the smoke detectors) and turned it in. Despite my calls no one will talk to me about this. Clearly it is my responsibility to not only clean the apartment when I move in but to clean it when I move out. <br>4) Today I received a letter informing me I was in Default as of 9/1 (note today is 8/30)for not having on record an applcation to have the gas bill billed directly to me (lease terms are that gas is included). I called. Apparently I had not filled out a form at lease signing okaying their charging me for gas. What form might this be? I have no idea because I was never presented with it and in the lease I signed they agree to pay for gas unless they change their minds at which time they must give me a 30-day notice. I haven´t even been here 30 days. This is still in the works. Fortunately my cousin is a lawyer and is more than interested in their questionable business practices. <br>5) I will not comment extensively on the shoddy workmanship only to say that what the other reviewers have said is true. The molding is crooked, the carper curls up at the seems (running through the middle of the living room), the wallpaper peels, you can hear your neighbors cough, the lights outside light up the entire apartment, 3 blinds have broken in my 26 days so far, my front door lock is broken, the front door to the building opens only if you know the special manuever (great in an emergency), it is LOUD, and there aer bugs everywhere. <br> <br>That is all. I will not bore you with more. I just beg you to please heed mine and the other reviewers warnings...stay away. The place looks great on the outside but you will be sorry in the long run. <br>

I´m so happy....THAT MY LEASE IS UP AT THE BILTMORE!!!
I have been counting down the days, months, basically since the day I moved in, I have been anticipating the day I get to move out!! My living experience here has been the worst of any apartment I have ever rened!! The staff/leasing office girls are very rude, mean and unhelpful. I have a better time dealing with the IRS. They can be very vicious and snotty! The reason I moved here was the same as everyone else, the apartments are really cute, wallpaper crown moldings. However once you live here, you relize the poor constuction, shortcuts made in construction and cheap materials. The place was very dirty when I moved in, and a lot of things broke/fell apart. I can hear my neighbors every move, and listening to your neighbors go to the restroom is not a plesent daily experience(especially for the $ of rent)These walls are paper thin! The parking is a nightmare!! The "fitness center" they brag about so much is nothing to brag about, the cardio equipment is poor quality, and there is not really a wide selection. I have a terrible spider problem, which I have heard from other is very common. This is the first place I have lived that they do not spray for pests. I have heard other tenents of worse pest problems too. In the past month that I have been looking for a new place to live and I must say The Biltmore has tought me how to really look for things and not only the quality of the building, but also the property company. The Biltmore/Richdale group should be The ------/Rude Group! I definitaly don´t recommend this complex, and as for my "Biltmore Experience" well; I´m just glad its over!!!!

Two-faced liars
What can I say about a place that looks so good? I can say that while the apartments themselves are pretty nice (a few problems, nothing major), the management staff onsite is completely CLUELESS! <br> <br>Roughly two months ago, my roommate alerted me that he had lost his job and was moving back to San Diego, leaving me with a $950/month townhouse. I called the management office before he left to find out what my options were, and they told me I had to pay a transfer fee (equal to a half-month´s rent), lose my deposit and continue to pay rent until the apartment was rented. I did the paperwork, but was also told that I could stay in the apartment until it was rented. She also told me that someone would be in touch when the apartment needed to be shown, so that I would have time to pick up and clean, if necessary. <br> <br>Here´s the kicker. I hadn´t received any phone calls about anyone being interested in seeing the apartment, and figured it was going to be on the market for awhile, so I contacted the office on July 30 to tell them I wanted to cancel my moveout/lease termination and would just finish out my lease. The next sentence out of her mouth about blew me away. They had already rented the apartment, no one had told me, and I had to be out by Aug. 10!!! Can you believe it!?!? No one even told me until that day. I was so pissed. But it gets even more ridiculous, if you can believe it. Not knowning whether or not the information I´d received that previous day was correct, I called again on July 31, and she told me I had to be out by THE NEXT DAY!! Not the 10 - they needed 10 days or so to clean the apartment for the new renters - so I had ONE DAY to hire movers, rent a storage facility, and find someone to temporarily live with! And, on top of all of the rest of their idiocy and incompetancy, they wanted me to pay August rent, and they would prorate it and refund the extra at the end of the month (minus any cleaning fees). NOT GOING TO HAPPEN!!! <br> <br>I will never refer anyone to this apartment complex - and not because of the apartments. The apartments themselves are absolutely beautiful. It´s the management that needs to take a training course in how to manage - and improve customer service. <br> <br>The worst part of their incompetence is that I received a different story from THREE different people - no one knew what in the hell they were talking about. If I could have gotten a consistent story, I would have known what was expected of me, and wouldn´t have had to leave in such haste. <br> <br>I´m incredibly disappointed with my "Biltmore Experience."

Nightmare Experience
In a single word these apartments are CRAP. I wish someone would have told me before I wasted so much time and frustration that these apartments and the nasty bitter women who run the office were just supposed to teach me about patience and how not to kill anyone. <br> <br>The apartments at first glance are wonderful, bright and airy. Try living there and being attacked by spiders and having the walls crack, broken appliances and mold in your clothes because of a mystery leak somewhere that no one will take care of. <br> <br>The entire experience of living in the Biltmore taught me that really looking closely at an apartment is absolutely necessary because at any given moment the dishwasher could break, the washing machine could break, the celing fan could fall from the celing and no one at the complex will care... <br> <br>The women who run the office are nasty, mean and completley idiotic. It doesn´t matter what answer you get at the first call to the office, wait 10 minutes and call back you will get a totally new answer. The only thing in that office that is consistent is the nasty attitude of the horribly bitter women who work there. Don´t even try calling the management company directly, they train these women on how to be completely nasty. <br> <br>Please, if my experience there will help anyone then please, please don´t live there!!!

I found HELL!!!!
This had to have been the worst experience in my life. Moving here has definatly been the biggest mistake of my life. Gee, where do I begin. The office people, oh yes. Rude!!! Mean!!! They treat you like a piece of nothing! Ladies take stock of your panties, b/c the maintence guys will steal them, and also go into your apt. when nothing is wrong. And if something is wrong, expect a good 2-4 weeks for it to be fixed. The office staff will tell you to just deal with your problem!! (try living in this heat with no air!!! Also this place does have a rodent problem. I have known numerous people who have had mice -- not just one or two but dozens, also the douglas co. health dept has been out to certain building, on numerous occations, and found that some places were deamed unsanatary and not livable!! I have known three separate apt. where this has occured! Lets see what else... Oh there wonderful fitness center--isn´t all that wonderful. I was very excited at first, I´m no hard core gym junky, but for the big 18,000 sq ft they brag about, you get very low quality gym equip.(I ended up rejoining my gym that I had quite when I had moved in here.) The parking is unbearable!! If I get home past 6pm forget about parking, I have to go at least 2-3 buildings down (block or two). And forget about going out. You might as well walk home. If your female, it can be a bit scary walking that far at midnight, I have come to the conclusion that the security guard is only there to put these big orag <br><br>ge sickers on your windsheild when you park along the curb (b/c there is NO PARKING!!) Now about the actual apartment. I must say they are very nice looking, however that is where that stops! I had huge cracks down my walls, and before you go hang any pictures keep in mind that these people do not like giving your deposit back. They will find the smallest things to not give it back! I also knew someone here whose ceiling fell down in there closet due to mold!! How would you like that on your work clothes!! I could go on and on but one last thing, the people here ie.. the tenents are not nice! Noone will even say hello, hold a door open nothing!! I had found myself with this attitude and have come to the conclusion that it is because people here are so bitter and mad at themselves b/c they made the same mistake I did and moved here!!! Now, if someone put some comments in about how wonderful this place is; its probably b/c they work here, and were told by management to do it!!! <br><br><br>Please I beg you DO NOT MOVE HERE!!! IT´S NOT WORTH IT!!! NOT EVEN CLOSE!!! <br><br><br>ps they not going to be paying gas heat anymore!

DO NOT LIVE HERE - NOT WORTH THE MONEY!!
I recently moved into the Biltmore after reading all these "wonderful" reviews about this complex (there were no bad reviews at that time). My first day of moving some things in, my doorlatch broke. My purse was still inside. Maintenance was called and arrived one hour later to fix it. (Oh, and by the way, it seems that there are a lot of maintenance men who don´t even speak much English), and that management must duplicate work orders because I´ve had someone come to fix something, and then later on someone else will come up and it´s already done. Once I got moved in, the first time I used the dishwasher, it broke. There was water on the bottom that wouldn´t drain. I called every day for 5 days until FINALLY on the 5th day I complained and told them their service was very poor. About a half-hour later a maintenance man arrived to tell me that he had "something to do at 5:00" and would have to come back tomorrow and either put in a new one or fix the problem. He did arrive the next day and put a new one in, but it took 5 DAYS to even get someone to look at it! The longer I live here, the more I notice how shabbily built these apartments are. Yes, they are beautiful apartments, but I believe that they are not worth the high amount of rent you pay. The blinds were dusty when I moved in, and I noticed that they are very cheaply made blinds (the wand broke off the first time I turned it). I also noticed that you can see right through the blinds when you are outside even if they are shut, and it doesn´t matter if you turn them up or down, you can still see in someone´s apartment. Right now I don´t really have the money to buy drapery, but they could have at least invested some money in good blinds! Also, there were 2 windows in my apartment that I could not open at all. I called management about this and someone did come out to look at them, got one open, and said he´d have to come back another time to fix the other one, but I´ve yet to see him back. I just put in another call, so I´ll see how long this will take. I also had a light in my bathroom go out, called management to see if they put new ones in or if I was responsible. I could not believe that they said I had to buy the bulb and then call back and they would have maintenance install it. The ceilings are very high, so I could not put it in myself. They told me to buy a 40-watt floodlight. In looking, I never did find a 40-watt, so I bought a 50-watt. When maintenance came to install the light, it turned out that this bulb was too small, they take a 65-watt bulb! The maintenance man told me that they keep them in stock and didn´t know why they told me I had to buy the bulb, so he did get me one that fit. If they make you pay for special light bulbs, will they also make me pay for replacing my furnace filters? Also, before moving in, apparently they have a new "rule" - you cannot burn candles in your apartment. When I asked why, the girl told me that many candles contain lead, and that they leave behind some kind of soot that can stain the carpets where your furniture was. She said I could take this up with another gal, so I did. This girl told me that she did not know why the other girl told me the "soot" story and that was not true. She said the reason they do not allow candles to be burned is because they are a fire hazard and that they have had problems with this in the past. I have also noticed that this is NOT the friendliest complex I´ve ever lived in. Most of the people that live here are very stuck-up. Even management seems very "hoyty-toyty" and have been rude to me in person. Do they only treat certain people "special" or what? The plumbing is the worst I´ve ever seen! Plan on flushing the toilet 2 to 3 times or your toilet will overflow. There is hardly any water in the toilet (and because of that it will stain much sooner and need to be cleaned more often than usual), and the pressure is not very good. Invest in a plunger because you never know when you might need it. I learned the hard way several times. Also, the shower does not allow you to control the pressure or force of the water coming out. You just turn it on and it comes out however it wants to. Just make sure you never take a long shower, because if you need to shave your legs or anything like that the water will be cold before you know it. If you do decide to move in, don´t get a 3rd floor apartment because you will be totally annoyed at the pigeons that live on the roof. I wake up every morning to them and they drive me nuts. My apartment overlooks the pool, and the lights are on all night at the pool, so I get the lights in my apartment all night long. Also, when I first moved in my electricity went off and I had to reset the circuit breaker. I don´t know about other tenants, but I can only get one radio station on my stereo (Z-92) and no others. On my boombox,I can only get Z-92 pretty good. I can get The River on it if I put it on the floor facing a certain direction, but it still comes in kind of staticky. I´ve never had this problem at other apartments I´ve lived in. The other thing I recently noticed while cleaning my apartment is the high shelf above my mirror in the bathroom was TOTALLY FILTHY! There was TONS of dust up there, dead insects, an empty toilet paper roll, and wallpaper scraps from whoever did the wallpaper just left there and didn´t throw away! I´ve also noticed that there is paint on various areas of the carpets. The only GOOD thing about these apartments is that they have a washer/dryer in the apartment, and that is the ONLY reason I moved in, and I needed to move in somewhere quick. The appliances are really pretty decent (stove and fridge). I will probably try and find a cheaper apartment complex when my lease is up because I don´t think I can handle living here for a long period of time. All I can say is that sometimes a pretty picture isn´t at all what it seems.

I WILL NEVER LEAVE THIS PLACE
absolutely the best apartment community i have lived at of the 6 different complexes in the city i lived at. there is nothing that compares to this in Omaha.

So far, So good......
Finding a new apartment that was affordable was difficult. However I was glad to find my apartment at The Biltmore was under $600. From the start I found the leasing office to be friendly and helpful. My apartment looked great when I arrived to move in. So far I have not had any maintanence problems, but I from my experience so far, I think the staff here is great! Also I am excited that the new fitness center is open, it´s nice to have that membership included in the rent and so close to home. So far, So good for me at The Biltmore-I would definately recommend it to anyone looking for a new apartment.

From the day we moved in-we´ve been happy with our decision to lease at The Biltmore. Out of all the apartments we looked at we found these to have the most features. We really liked the idea of having a fitness center walking distance from our apartment, a washer and dryer in our apartment and an attached garage. In addition, the staff at the Biltmore is among the most professional and helpful we have dealt with. We would recommend living here-we enjoy it and think other people would too!

Do not judge a book by its cover. As you drive by you will be impressed as I was, but don´t be fooled. The security doors never work, the blinds are broken, and the plumbing is a disaster. I have had the same chronic maintainence problem for 8 months. Never has the same person come to look at it, if they even came at all. I even wrote a letter to the property manager, but never received a response from him. Instead, I was called by the same individual from the rental office who I had been calling for months. Everyday I came home from work dreading walking into my apartment. I never knew if I was walking into a flooded kitchen or not. Generally twice a week I was walking into a kitchen full of water. My vinyl floor, base boards and kitchen cabinet are covered in dirt, mold, and mildew. Great for my allergies. The fitness center was completed 11 months late. Yes, it is impressive and so is the clubhouse, but you will be wishing they spent that extra money on the construction and maintainence of your apartment.

MY BEST APARTMENT LIVING EXPERIENCE EVER
I love this community and dont understand how anyone could not. The 18000 SF fitness center is awesome and the apartments have the highest class. When I moved in, the leasing agents were very helpful and even took the time to show me the various views and locations available. I chose one overlooking the golf course. I loved having my heat paid for and only wish I could have as good of deal now in my new apartment in Atlanta (I was transferred) as I did then. I miss the Biltmore and recommend it to anyone looking for a carefree apartment living lifestyle.

When we moved in to our 1-bed.with a den, the place was a mess. The washer did not work, the blinds were filthy and broken, the carpet wasn´t washed, the A/C was inop. (just image how hot it was on an Aug. afternoon with the windows closed for a month on the 3rd floor facing West!) Needless to stay, we stayed in a hotel the first couple nights. The air filter looked like it hadn´t been changed in a decade. <br> We told management that this was a void of contract and demanded that everything be in order or we would receive a full refund--They immediately got to work. <br> Two months later, we hear from our neighbors that yearly outrageous rent hikes are not uncommon...Our ceiling rains when it rains outside...The craftmanship is so shoddy, they were sued by the state. Unfortunately, that means nothing for us. Everyone here is having the same problem. <br> There is a very intense light outside our bedroom window that attracts a million tiny bugs which love to creep in through the screens, even though the window is closed. If you need it darker than 4:00pm when you go to bed at night, forget this place! It´s like a nonstop neon hotel light. <br> It is very nicely modeled inside. However, we´ve had chronic problems with the outside security door not closing, not locking, and the "buzzer" going nonstop--because of this there have been numerous break-ins, maybe due to the fact that there is a large maintenance building across from us. Which reminds me, if you need a garage, it´s full of maintenance stuff. <br> The fitness center they said would be done by the time we moved in was only half built! In the mean time, we are also paying for 4 pools that we don´t use. <br> Apparently, there have been numerous firings and high turnover of office and maintenance staff in the two month period we´ve been here, so maybe some things are different now... <br> WELCOME TO OMAHA!!!
