The apartment is great, however, maintenance takes a while and they don't clean up after themselves. The customer service from the girls in the office is very poor, I have to keep calling and they are not very good at calling you back.

Been pretty satisfied with maintenance issues. Communication with the leasing office can be difficult at times though. And the rims still are not up in the fitness center. When I moved in the apartment was filthy. Covered in dog hair, dust, you couldn't see out the windows. The floor boards are so loud I can tell exactly where the people above me are standing. The office workers have been nice and respond quickly. Maintenance is usually quick to respond but recently I've had three requests in for over 90 days and have followed up and still nothing.

This is my third apartment in the complex. I have been a resident for 26 years. The office staff is wonderful, professional and courteous always. I've had everything from bats to ants to plumbing problems. All was taken care of in a timely manner. We need more maintenance personnel, but what we have is superb.

So far it's not bad. 50/50 with maintenance sometimes they are fast and others extremely slow. I find I have to call them and sometimes keep reminding them about it. Also don't call me to keep me informed on when they are going to show up. Other than that it's good.

So far so good. It's pretty nice. Maintenance seems to be on top of everything. The neighbors get loud and I have sent in complaints which I believe it has made my stay here alot better. I really like apartment.

Love the community and the team is great!! We did have a bit of disappointment with the unit we are in now, the air has gone out 3 times in a year and we got roof damage with the last few storms. Maintenance has responded quickly, that we are happy with. However, not all of the issues were handled as promised. we were offered a discounted rent for moving into a dirty place and not having air...if more time was needed to prep the unit we would have happily stayed in the unit we were in until it was ready. We do recommend this community to many friends. just a bit disappointed with this one unit. we are do to renew our contract and are discussing a shorter term to give it a little more time...see if things get fixed and we can be comfortable here. I totally love my windows here and the neighbors are awesome!!

This community is terrible. We have had nothing but issues since we moved in. Management does not call you back, nor do they handle any of your issues. We even contacted corporate who also was of no help. Maintenance can not solve simple issues. It seems that everyone that works at this company has an excuse for problems and does not follow through with anything. Very poorly managed. I would never recommend anyone to move into this community.

The customer service of the employees that work for Richdale is terrible. They have never once called me back when I call them with concerns. They have never emailed me back when I email them with concerns. They have ignored several maintenance requests that I put in almost a year ago when I first moved in.

Management does not care. Main fence requests take FOREVER to be completed. Unless you're on papillon parkway they don't care what the building looks like. Lock is broken outside of main door and never gets fixed. Have to sit out there for 5 minutes trying to get the key just right.

I love feeling safe living at the Biltmore. When I walk my dog, I see my neighbors and we feel part of a community. I love the white buildings with the red brick, the green grass & colorful flowers with the backsplash of luxurious pools and a gym. The location is perfect for all my nearby needs as well as a quick hop on the interstate for farther treks. Then coming back home is always a good feeling. I've decorated my airy, spacious apartment to be a relaxing place to rest my head, and the high ceilings, mirror walls, and crown molding are just a plus!

We had a few hiccups in the application and initial move in process due to lack of communication from Biltmore representatives. Since moving in, we have had a better experience. There were two things in the first week that we had to call maintenance to fix, but those are resolved now. The gym has been lackluster since some promised equipment does not function correctly, but overall the facility is clean and there are a few more perks in the gym than many other complexes. I'd like to see the halls and carpet of our apartment building kept more clean, but that's a fussy thing.

Overall, Biltmore is average. Rent isn't the cheapest or most expensive. Amenities are average. Pools are in decent shape. The gym needs some serious updating and the equipment is run down. The mail room is nice in theory, but not equipped to meet the needs of the mountains of Amazon packages that litter the floor. Landscaping and general upkeep of the grounds is okay. I still can't understand the hundreds of gallons of wasted water being dumped into storm drains by broken sprinkler heads on a weekly basis. But, overall I find this complex serviceable to the needs of my family. One of the biggest pros is the location in the Mill Valley area. It is a great central location in Omaha. Overall, I would rate Biltmore as a C+

Biltmore apartments are nice for what you pay! I think the amenity fees and trash services are unnecessary, but overall worth the money. I wish they had recycling bins here. I also lost many packages here because of the overflowing package lockers. The maintenance is pretty good if you annoy them enough. Overall, a good apartment choice, could be better!

Not as good as it appears. Constantly adding charges for services no one asked for. Refuses to ban smoking on the property to lower insurance rates and prevent fires. Although the outside looks good, hallways are rarely ever cleaned, dog poop litters all the grounds even though they say they will punish people who do not scoop. No parking when buildings are full. Terrible rent managment website that will not update rent until midday of the first, so paying early is impossible. Half the time i have lived here the secure entry has been broken.

It's okay. There are lots of fees and maintenance is slow, can take over a month to fix something. The outside grounds could be cleaner. Staff is nice. Love the pools and workout area. I'd give it a B-.

Not great. We had many issues but most were from management. Very hard to get ahold of and even when we did, things weren't resolved usually until after a few phone calls with Richdale's corporate office. "Luxury" apartments is how they describe the Biltmore however, this hasn't been true since the 80's there. Very shady company. Absolutely would not recommend.

Nonexistent, Filthy dirty and wasn't clean when we moved in, refused to clean, ceiling is leaking all over, garage door was broken and still broken. Manger does not respond, corporate office argues with you. Noone is helpful!

I love the apartment complex. I have enjoyed my time here. I loved working with Mandy,and am glad she received a promotion. I cannot vote for them as Best in Omaha, because their have been so many issues with the indoor and outdoor pools this year, and there has been no air conditioning on the track and second floor of the fitness since it reopened. I am also saddened by the lack of attention to the plants around the fitness center outdoor pool. I know it was hard to get help, but a suggestion might be to pay more to the people you had and prioritize the areas they worked. Many people no longer plant flowers near their patios, and the weeds don't always get knocked down. Finally, I have been disappointed that my recycling keeps ending up in the garbage dumpster after valet pickup. I would rather have access to recycling dumpster and save some money. Our buildings outdoor security is broken more than it works.

Beautiful place, very safe. A bunch of pools and a fairly expansive gym (although, all the equipment is old and half of it doesn't have AC) Very nicely situated in town. Maitenance requests take forever.

Just like the reviews on google, this is the worst place to live. Despite the horrible reviews I decided to give this place the benefit of the doubt and move in. From the very beginning it has been problems all from being told I could view the unit before I put a deposit down to not being able to see it at all until after I put the deposit down. From there on the unit was not clean and very different from the model. It was dirty and had no shades in the window, the bathroom tub looked like it hadn't been cleaned in years. They claimed it was cleaned but there was dust and bugs in the windows. I had to go to the corporate office and speak to them, send pictures, for them to agree that it wasn't move-in ready. Pictures of the previous tenants were found indicating that it wasn't cleaned in the spot it was found. They will nickle and dime you for everything and charge late fees like no other. Every month the amount due is never the same and will most likely include a hidden charge that they hope you won't notice. On top of that the communication is horrible at the leasing office. You will be told one thing one day and another the next with no remorse. It's at the point that I have to record and document all of my interactions with them and the cooperate office because they will go back on their word. All in all for all the money that is being paid you would think that the customer service would be better. Please do yourself a favor and find somewhere that valuables their tenants and is willing to make things right. The Biltmore has been the worst complex and all the other reviews can attest to that.

Biltmore is a great community. However, they like to raise rates for the existing residents and lower rates for new people. They care more about getting new people rather than keeping existing. They could also could update the halls in the places.

It's a great community for people wanting to settle into a new town or finding a new career. The amenities are great and are fantastic for all residents to enjoy. The one drawback is rent and fees which in my opinion aren't justified completely.

We valued the thorough financial check the leasing office performed. They were able give us all the amenities we were looking for and more. Since moving in the response to small maintenance requests has been prompt and complete.

Overall, good. But sometimes the maintenance response times can be a little better. Also, at one point we tried to switch apartments to a bigger, more expensive unit, and the clubhouse person assisting us didn't really care at all to help us or follow up with us, despite our attempts to. Besides those couple of things, overall a good experience.
