It's been fine. Maintenence requests are slow and often require you to follow up multiple times. If it is AC related it gets done quick but at one point I had a clogged sink for a week while we waited for them to show up.

The place has good neighbors; and a nice fitness center with indoor pool. The staff is friendly; and they try their best to help with what they got to work with. The apartments are in need of remodeling; and they don't have enough maintenance staff to meet demand. I have dealt with flooding from clogged drain lines; and HVAC issues through most of my time here. Also landscaping areas have been neglected; which has led to my patio being dominated by weeds.

I do feel very safe here and its very quite..but I wish kitchen and bathrooms were updated...my kitchen counter tops and Sink are the original and need updating...wish the color was lighter and up to date, And I wish the fireplace was gas instead of using wood.(which I won't use) But usually when I need something maintenance is here by next day...

When I first moved to the Biltmore it was WONDERFUL. The last 5 years it has been Steadily growing almost unbearable. My hallway today is so dirty that my family just can't believe it. It has been that way for over a month!

Initial few years were good but later on I am experiencing the worst maintenance from the team. They don't respond to web requests or call requests. We don't get enough for what we pay. The gym is maintained poorly very dusty and proper hygiene even though it's during covid. All the fee we pay for amenities are not worth it. Better respond to residents requests on maintenance calls.

I have had multiple terrible experiences living here. The only reason i havent moved is due to changes within my family and my fianc? passing of cancer. I have had to live with THOUSANDS of knats because a neighbor filled their drain with crap. Office staff just says wait and corporate tales no responsibility. After having to pay to move into a new unit with no help or discounts i found out it was the neighbors fault. I have had to live with lesson working appliances. Dishwashers are on back order garbage disposals are on back order stoves are on back order fridge filters are on back order for months on end. The office staff tells you to live with it! Ive begged for a years for my vents to be cleaned finally today they are being cleaned and i could cry knowing they were so filthy. None of the units are move-in ready everything is outdated. Toilets have flooded both showers were full of crap and no one came for over 24hrs. Previous tenant had a dog and i smell it and know what color it was due to what was left behind. But be on the lookout for vote for best of Omaha emails and rent increases!! With no response to anything else

The office staff is always very friendly! The floor plans are awesome and the closet space is GREAT! I am happy with everything besides maintenance. Things take WAY TO long to get fixed and the communication is terrible!!!!!! They say they will show up and don't and then don't even bother to leave an explanation. I had to go three weeks without being able to lock my garage. I think it is insane that parts have to "be ordered." I never managed an apartment complex like that. If it is an emergency GO BUY IT. I did refer my sister Heather who just moved in last week. Upon move-in Her handicapped daughter has no toilet because they have to "order a new one", he dryer is broken and they have to "order a part", he cable was all messed up, her blinds are very old and yellow and brittle. She was told they would be replaced but have not been yet. The apartment turn-over times are way to fast obviously and it's not right that people can't see what they are renting before signing the lease.

The grounds in the back of the complex is not taken care of like the front. Maybe it's because we don't have street appeal. They think we don't need it to look nice because nobody is brought back here. We pay rent also.

It's a quiet community. The apartments feel spacious and cozy. The units are definitely dated but no major maintenance issues. The hallways of the building are very neglected however. The carpet is very gross and often has a noticeable oder to it. The aren't afraid to raise the rent either. Our last renewal offer was a 21% increase in rent payments.

Multiple service calls were not attended to, and they would always refer me to corporate to call. Corporate never answered their phone. Biltmore is still holding $9,000 and haven't returned my deposit within the 14 day period they are suppose to.

Great place to live! There are pools and a gym. Usually very quiet. Maintenance is a little slow at fixing things but eventually get done after reminding them a couple of times. All together not a bad place to live. They need more handicap parking, where we live there isn't any. My man has hard time getting to his car because parking around here is kinda bad if you have more than one car. Very nice apartments.

The office never answers your calls and it takes a while for maintenance to fix anything. I love the valet trash service though. We've needed a new fridge forever but they never got back to us on it. Overall, it's a safe place to live.

Honestly I wish I never moved here. We have had nonstop maintenance issues including but most definitely not limited to our AC going out 5+ times, the toilet leaking out of the bottom, the water being shut off for hours with no notice multiple times throughout our time staying here due to them fixing someone else's problems (which we only found out after calling the office shocked the water went out in the middle of running the sink) The office is absolutely helpless as they do not answer any of your calls and rarely call back unless you call multiple times. No one seems to communicate within the office as we have asked what seem to be very basic questions and we have received complete different answers depending on who we talk to. The apartments have a beautiful layout and they seem very nice when you tour and look online but I promise you ITS NOT WORTH IT. they are not well kept and didn't even seem to be cleaned before we moved in. They literally bribe residents constantly to give good reviews and vote them best of Omaha so I would recommend taking the bad reviews a little more serious than the good ones.

Poor communication for maintenance issues. Slow response time after storm. Waited 30 days before doing repairs. Bad customer service from office. You will have to deal with Richdale Corporate to have any decent communication.

Maintenance request are taken care of right away and fixed correctly the first time.I'm really satisfied with the property. The only issue was the night when the high winds occurred construction has been going on ever since.

Not that good. Carpet was unfinished and not stretched. And the Microwave handle has been broke since move in day, our outside door doesn't lock, and there's not enough parking. The maintenance doesn't come everytime.

Always prompt and friendly. Whenever I have a problem no matter what it is they try to help me. I would recommend it's a Biltmore Apartments to anybody that asked me I've also lived at the Vanderbilt and they were just as nice there so long story short I love living here it's very quiet and everyone has been very nice and very helpful.

It has not been a great experience honestly. My maintenance requests from one I moved in were never completed. They came to fix my air conditioner three different times this summer and it still isn't working properly and my electric bill tripled. Not impressed with how I've been treated by stuff nor with the quality of the apartment. It's overpriced for what you get.

The Biltmore drew me in when I was apartment hunting. I was so excited to move in. The room I got was smaller than the one I toured in my opinion. The maintenance here has been my biggest issue. My issues are never taken seriously and only taken care of when continuously brought up. The apartments really need to be updated when it comes to appliances. I wish I had better things to say but when the lease is up I'm not renewing it.

The Biltimore/ Richdale community is the absolute worst community/ apartment you could ever rent from. From ants in my bedroom, to my garage being robbed twice, and the water on my closet floor! Thanks

From my first apartment to my current apartment I have always had some kinda issues. Moving into my very first apartment, it wasn't clean so I had to clean it myself, moving into my second apartment was the same thing, I emailed in the pictures, my moving check list is never attended to within a week of me moving, my maintenance work is never done on time, bad customer service from the corporate office and even the leasing office sometimes. You can never get a hold of someone from the office when you call, I even drove up to the office one day, sat in my car and called from there but no one answered, I walked into the office and they are just sitting in there chatting. My account was just over charged simply because they didn't have the patience to go through and make sure everything was up to date. If this doesn't change honestly I don't think I will ever wanna refer anyone to this apartment and I will definitely be moving out once my lease is up if none of this matters are addressed.

Balcony paint, stain, trim are poorly upkept. Maintenance never responded to the request placed upon move-in (it is a month and a half later now). There was no carpet or refrigerator in the unit when I received keys.

Rent has increased every year without improvements being made to apartment. The gym upstairs has no air conditioning and the amenities fee doubled without any improvements. I have called multiple times for the kitchen light to be replaced because I'm unable to replace it. It has been out since November of last year. I feel like a lot of things are not being fixed while the cost of living here continues to increase.

Don't rent here. The maintenance is nonexistent, but when they do show up, they don't give notice, they don't leave any paperwork behind to indicate the work done, and there is no communication to register that they have received your request. The leasing office is filled with very very sweet people who are probably paid just above minimum wage who are not able to do anything about any of the very real problems we experience. Bless them, even the leasing office is under perpetual construction. The birds that nest in the doorways above the entrances to our building dive bomb residents, poop everywhere, and the Biltmore does nothing to do clean up the mess on a regular basis or discourage the birds from nesting there. The pool is often still locked, even when it's supposed to be open, requiring an extra call to the leasing office. Most recently it was closed ON JULY FOURTH, with no warning or prior communication, and there were multiple angry families trying to use it when the Biltmore hadn't sent out an email stating it would be closed. Water damaged our apartment in December. They made no effort to fix this until July 23, when workers entered without prior notice. This next part I say carefully - the workers spoke no English, and my Spanish is regrettably poor. Unfortunately this meant that they came to dismantle our ceiling in two places without the option for me to tell them that my dog was very sick and needed quiet, and without the option for me to ask how long they'd be. They put down plastic sheeting that is taped to the carpet all around the entryway, living room, and hallway to my bathroom that as of August 18 has still not been removed because the maintenance people have not finished the ceiling. These original workers left the plastic sheeting; since then, two different maintenance people have been to visit and they have also not picked up the plastic sheeting. They removed two lights that are fairly necessary for functioning and the kitchen remains in pieces. They did NO cleaning after themselves and I am still finding pieces of ceiling insulation, a month later. I feel like I'm not particularly fussy, but I called in a maintenance request three days ago for them to fix my toilet, and it hasn't been fixed, and no one from the leasing office has called to even acknowledge my request. The carpet between all the rooms is coming up at the transitions, and I found pieces of wood with nails sticking up out of it, all exposed and kicked out with constant walking over transitions. Okay. So no communication (except when it has to do with bills or regulations needed to be met, like vaccinations for a dog.). Additionally, during a storm in early July, my apartment building and several others lost power for three, maybe four, days. Not all parts of the Biltmore or it's neighboring complex the Vanderbilt lost power. That's ok, I get it, sometimes a generator fails. However, the Biltmore did not send out a SINGLE EMAIL OR NOTIFICATION ACKNOWLEDGING THE POWER OUTAGE. All they had to do to satisfy the bare minimum of humanity was send an email saying, "hey residents, we know many (most) of you are experiencing significant power outages in the hottest month of the year. We can't do anything to help OPPD go faster, but here are some options for places to go near us that have AC. Also, we'd like to acknowledge that many of you just lost your entire fridge and freezer worth of food, and we can't help replace everybody's food, but we can give out meal vouchers, or here are the names of food banks that are serving those affected by the storm. If anyone needs a charge for their phone/devices, the leasing office has a number of extension cords at your disposal." Super super basic customer care, and not one iota of communication was heard. I'm not trying to be ridiculous; I know the Biltmore is huge and they have a lot of residents. But a little bit of effort goes a long way. I'll forgive the dark, musty hallways, the flickering lights in my stairwell, the obnoxious orange light that beams straight into my bedroom, the toilet that runs without provocation for hours at a time, the grounds that are weirdly soggy and wet at all times of year, the poor state of appliances, the freezer ice maker that will not stay fixed, the awful entrance to the Biltmore right in front of my apartment that is busy regardless of the time of day and makes walking the dog and trying to back out of a parking space incredibly dangerous, the run down feel of the buildings, the awful air flow, as my bedroom is consistently the hottest in the summer, and the coldest in the winter, with no way to regulate it, the closet racks that were broken when I moved in and have yet to be fixed, the kitchen floor tiles that are chipping up and leave grout everywhere, the weird electrical outlets that don't work, the ridiculous amount of spiders and crickets I find in my second floor apartment, the apartment's front and balcony doors that don't close properly and have to be riddled with, the back door secure entrance to my building that is hit or miss with unlocking, and the front door secure entrance that has a broken "speaker" intercom, even though the buzzer works, so people we don't know are buzzing to get in, and you just have to hope they aren't there to murder you, the awful internet option, the "decorate your balcony to win a rent credit" emails, the frightening people who have showed up late at night when I'm walking my dog to ask if I'll let them into my building because someone they know is staying in an apartment, but they're not sure which one, the potholes, and the dive-bombing birds, which I know I mentioned already, but bears repeating because of how aggressive and scary they are. I will forgive that entire list, if the Biltmore would just communicate where it counts, with maintenance that is clear before and after with documentation, and with more reasonable rent, given the poor shape of the apartment to begin with and for the unreal state of repairs that have rendered parts of my home unenjoyable and unlivable for a month, give or take the weeks leading up to the drywall being ripped out where I saw mold growing and was afraid for my health. The Biltmore continues to win best of Omaha which is just hilarious. They do a drawing every week during voting so if you vote and show them proof of voting they will enter you in a drawing for a rent credit. I'm not saying Best of Omaha is rigged, but it certainly feels like a bribe. And look, I know that everyone is probably doing their best and that the Biltmore is probably being run by Richdale to cut costs and just churn out profits. But I would happily pay a little more rent (as I already pay an exorbitant amount for a poor product) and recommend my friends live in these apartments, if the amenities were kept up to date, and if maintenance would use a piece of paper to leave in your apartment saying, hey; we showed up, we fixed all those weird lights that keep going out, here's the paperwork for your records. But they ARE giving out free Little Ceasers pizza at the clubhouse while supplies last, so I guess that really does make them the best of Omaha.
