So far so good. one bedroom. clean, fairly up to date. Staff have been very helpful. Annoyed about the parking policy. 2-3 days is too short for many reasons. Gym equipment needs to be in better condition.

The unit is comfortable and quiet. Attached garage is a plus. Location is convenient for us. The resident portal usually works well for maintenance requests. Residents who don't use email may be at a disadvantage for getting announcements. Unit pricing is a bit misleading for prospective tenants since it doesn't include $100 in non-discretionary amenity, trash and valet trash charges. We downsized from home-ownership to apartment living, so I can't compare Biltmore to other apartment complexes in Omaha.

Apartment is quite run down. It was clearly not kept up. We have ants that we have had to deal with. The outer door doesn't lock all the time. Interior door lock is off and has to be pulled closed hard to lock and unlock. I could go on and on but needless to say we are quite disappointed with these facilities. We were not allowed to view this apartment before we moved in.

I have had a great experience. Very nice community to live. Very clean and quiet, close to schools, bus stop, walking and bike trail. Also, two 18 hole ? courses 5 to 10 minutes away. Five minutes away from the interstate.

I sold my home of 49 years and moved into one of the two bedroom townhomes. I love it!! The staff is friendly & helpful. The Biltmore is close to so many different stores. I've lived here 8 months and have no complaints.

After moving in, we had a few issues that were address somewhat in a timely manner. However, we had an issues with our dryer line being clogged and would spill out excess water onto the laundry area and after being persistent of calling, checking if the received our maintenance request, it took three weeks for them to come clean the line. Another issues that occurred while living here, I had parked my car near the stand alone garages and had shingles fall off the roof and scratch the hood of my car along with a construction nail pierce one of the back tires making it need to be replaced. Neither of these issues were ever addressed or received any kind of compensation for after weeks of waiting and calling the corporate office there was never any kind of resolution reached. The apartments themselves are fine but the management and maintenance have alot of room for improvement for anyone looking to move here.

I love the layout and storage space, but you can tell the community is being 'let go.' Most of the trim around all of the buildings needs to be repainted, building entry ways are rarely cleaned and some are missing weather stripping, and windows need to be recaulked. Sometimes it takes too long to get things fixed. Took 3 months for one of my requests, less than a week for another. I thonk due to hiring shortage. But, the leasing staff is great!

My experience has diminished over the last 2 years. Maintenance has been awful, no financial relief during an incredibly inflationary period. Communication between employee and tenant is near non-existent. The system to get new appliances is broken, I have been without a dryer for nearly 2 months now, it took 1 month to even contact me and address the issue. Lowe's, Menards, Nebraska Furniture Mart, Home Depot all have units ON HAND right now which you could get well within a week. The system is inefficient, the administration is poor, you need to higher more maintenance people and pay them better, because the current system does not work. I will not be living here another year at the end of my lease term.

Lots of details about the apartments here are great, from the big bathtubs to the large amounts of light with big windows. However, the amenities leave a lot to be desired. The pool has been out for months, and the gym equipment ranges from "it works?" to outright dangerous. Our apartment faces the gym, and they never turn the lights off. Ever.

The day we moved in, felt pretty rushed. No one really explained where the mailrooms were, or that there are two for that matter. After we turned in the move in checklist, it took weeks to get someone over to fix what was already broken. The "townhome" we moved into is a first floor, so it feels like your typical apartment, and the day we applied, we were told our garage would be underneath us. The neighbors are friendly. The unit we are in is definitely an older one that hasn't been updated.

Generally good. The few mishaps have been harsh, but mostly remedied. I still have an ill repaired living room ceiling from a major water problem that occurred about 4-5 years ago. Management has been both responsive, poor, then responsive. Currently, pretty responsive. I wish the security doors worked better consistently. Since I don't use the gym, or pools, I would like that cost to be optional. The hallways are in need of updating, as are the appliances and countertops. The insulation is poor, and the windows let in water when windy. I am not sure how I would escape w/o having a tool to cut the screens in case of fire (I do keep such a tool in my room). Perhaps a manual showing window operation, and how to exit in emergency. On the good side, the floor plans are great, tons of storage, love the attached garage, big windows, and high ceilings...wish the fireplaces were gas, not wood burning. I worry about fire hazards with no segregation between smoking and non-smoking buildings, and no regulation of the ban on outdoor grills. Most of the grounds are well maintained (particularly public exposure) , except the areas right outside the units which are a weedy mess. Maintenance is reasonable responsive, and pretty quick in emergencies. They are always polite. Snow removal is prompt. It would be nice if dryer vents, smoke detectors, and furnace filters were maintained annually, rather than on a "needs to be fixed" basis. The central location is the best. I am satisfied living here, but if the rent continues to increase, it will be a move for me. Most of the residents are quiet and respectful of one another (a few exceptions). Overall, I would recommend the community.

Experience has not been pleasant. On move in day we walked into a unit that was not even close to move in ready. The floors were trashed, the paint was not done and nothing was cleaned. After talking to the front office it began to get fixed but it has now been almost 5 months and everything still is not fixed. It has potential to be very nice but things do not get fixed quickly. And they will not let us use the basketball court which is erroneous.

The main office doesn't care much about the residents. Problems rarely get solved. I've had a maintenance request in for months now also. If they mess up, they never take ownership. The amenities were removed for Covid and the basketball courts are still not back. I love my actual unit, just whenever I have issues it's a pain. They never answer the phone. You gotta call for several days or walk to the office.

Nothing but issues including 4 flooding situations, lack of maintenance overall, poor heating and ventilation, very cold rooms and you can feel the air flow through the walls, lack of responsive management except for 1 person. dirty hallways, poor lighting. trash everywhere. Outside security doors not working 50% of the time

Awful: neighbors smoke weed, cigars, and cigarettes that come up through our vent. We're allergic to smoke. It has ruined our air purified and our material items smell. We moved here because it advertised smoke free. When we pushed back on management to enforce, they took down their false advertising and told us anyone can smoke inside. Neighbors play music at all hours for months. Maintenance does not respond and if they do they enter without notice which is illegal. Amenities are constantly out of service or unusable. Front door is always broken. Lawn is dead and full of dog feces. Appliances are crap (dishwasher) and they will only replace if you constantly call. Work orders online never get a follow up.

My experience with the community have been great. The only 2 complaint I would have is that a few people from the building take their dogs out to use the bathroom and do not clean up the poop. Also the hallways in the building seem filthy. The building would look much better if they were vacuumed, cob webs removed from stair wells, and did not smell.

Very pleased. The staff is great and very quick at responding to any issues we've had. Maintenance guys are also great. I feel like they really care about their residents. The property is also kept very clean at all times. The rent is a bit steep but you get what you pay for I guess and the amenities are awesome!

When I moved in, it looked very nice, but I consistently found myself back in the leasing office over the course of the first two months of my stay to have various issues resolved. Unfulfilled work orders, internet company disputes, no keys to my garage for the first month, just to name a few. And the ongoing theft issue in the mail room, while not Biltmore's fault, this does taint my view of my experience leasing there. I've advised friends against moving in for at least this reason. It took between the months of July and November to finally come to my unit for my ice maker work order. I like the amenities and all, but I'm not sure I'm getting the best deal for my money at this property either. I have no place to put my books, so I left them all with my mom. I'm strongly considering finding a new property, and the time, effort, and expense of moving are the only factors dissuading my potential move, the only reasons I would renew my lease for another year.

I'm really happy with the apartment? It is large clean and equipped appropriately. The kitchen is quite dated, as is the bathroom, but functionality they are fine. All of the workers have been professional, kind, and very helpful. The only issues I have had relate to delays in getting things fixed. I have been told that this is due to manpower issues related to the coronavirus pandemic.

Our experience has been a variety of good and bad. We love the floor plan of our apartment. Closets are wonderful. Appliances not so much. Maintenance does not view repair and upkeep of appliances a priority. However when you pay premium rent you kind of expect more. The farther away from the front of complex the worse grounds keeping gets.

The Biltmore Apartments exceeded my expectations. The high ceilings, crown molding, and built-ins add a luxurious touch. The amenities (pools, gym, and more) are the icing on the cake. I highly recommend The Biltmore for luxury living close to everything you could need or want.

The amenities are great and the everyone at the main office is so helpful and friendly. I always thought Valet Trash service was unnecessary but now I can't imagine my life without it. They do an excellent job of keeping up with any snow or storm damage.

The apartment units themselves are decent. They are starting to show their age, however, there really isn't anything wrong with them. I would not use the word "luxury" to describe them. The office staff is less than helpful after you move in. There are multiple third party services they use (package room, trash) and if there is an issue the staff doesn't offer absolutely any help to try resolve your problem and has you reach out directly to the company. The maintenance staff is SLOW and there is no communication if they need to come back. Since the units are older there are more day-to-day issues that arise so expect to be annoyed often.
