Good community to live in. Maintenance kind of slow on repairs but eventually things get fixed. The staff I very friendly and willing to help. The pools are amazing and there is a gym but not very big.

PLEASE heed warning! Other 1-2star reviews are right! Management is terrible. *Nothing has been updated for a LONG time so repairs are needed often and they are slow to repair anything (short on repairmen supposedly). It took 2 MONTHS mid-winter to repair my patio door which wouldn't close properly and sometimes wouldn't even lock! I actually awoke one morning to find my patio door had flung open sometime during the night and was wide open! Since I couldn’t get them to fix it I went in person to the office even though due to Covid they wouldn’t see anyone in person. When I kept knocking someone finally answered and rudely told me to call the number posted on the door than slammed the door in my face. My mailbox wouldn't lock for a month and though mine is fixed there are still 3 boxes that remain unsecure 11mo later. The front door in the front of the building kept breaking so it would either get stuck and remain locked and you couldn't get in or out OR it wouldn't lock at all and anyone could get in. *Noise level is terrible since buildings are old. In the bedroom, even if you have 1-2 noise cancelling machines, you will still hear the cars base outside, traffic, neighbors arguing or if you have the privilege of having someone above you, you will definitely hear them walk around. The tenants above me sound like Orcs stomping around and keep odd hours, so they often wake me in the middle of the night from a dead sleep with their heavy footsteps. High ceilings don't protect from the base/shaking that footsteps make here. *You are Required to pay for amenities on top rent charge (valet trash and gym etc) and are extremely overpriced for the quality: the gym equipment you pay for is old/grimy and the indoor pool area has mold and smells of chemical so bad you can't breathe. The outdoor pool is nice but during Covid they had insanely strict rules even when the pool had no one in it (like you couldn't even bring 1 friend and it closed at 6p weekdays and only opened a short time on weekends so it was pointless even having it for a FT worker). *Cops frequent the complex. I know my building has at least 1 tenant who sells drugs, 1 who cleans out stolen vehicles in his garage and have smelled weed a lot. *Lastly, I know apt living will suck no matter where you live but clearly Richdale cares more about $$ than keeping tenants happy and safe. Recap: Overpriced for quality, loud (internal/external), poor management and absurd rules, outdated and delay for repairs.

Staff is anything BUT friendly. Maintenance request take about a month to get fixed, and normally you have to submit them a few times before the request gets done correctly. If you order something online, I would suggest having it delivered anywhere but your apartment, because that package room is a mess and all packages are thrown all over the room and get lost or stolen. I would never recommend a Richdale apartment community to anyone. They do not work with you at all and when you call for something they are extremely rude.

Extremely dissatisfied with the staff they were anything but friendly starting with the signing of our lease, the lease was incorrect it took a ridiculous amount of time for it to be corrected never followed up with us. We were told we could view the apartment the day before we moved in we get there the day before and told we were not allowed to see the apartment as it was not finished. The excuse was Saturday's is a busy move in day they aren't finished cleaning and fixing it up. By law she stated she could not show it, okay that's fine inconvenient yes but come move in day the apartment was disgusting mold in the bathroom and our dryer was not in working condition. management was made aware the day of move in it was broke was told by Wednesday it would be fixed Wednesday came and gone and we were told by Friday it would be fixed. So far we've gone 1 week without laundry these things are minor inconveniences but when you pay the amount of money you do a month you except to not have to deal with these things. Secure access to the building doesn't seem to work the door every time we've used it as been unlocked.

have lived here for 6 months and I cant wait to move out. The roof leaked all winter. So bad that my neighbor below she has water stain going down her wall. They couldn't fix it until the ice was off the roof. I understand that. The roof was fixed in a timely fashion. It felt like pulling teeth to get them to send someone to fix the drywall that was peeling and falling. They patched it up and put a sealant on it. Since they did not replace the drywall, it will most likely mold. The painters showed up 2 weeks later. With no call from biltmore. I was about to take a nap. The painters both said the drywall company did a terrible job. There was no Compensation for having to deal with a leaking roof for 4 months. They send a paper to sign a new lease. They want to charge me $75 more a month to stay. If you choose to stay here good luck. It's a nice apartment but if you have a problem best be willing to deal with it till you move.

DO NOT MOVE HERE. This whole best of Omaha is because they vote for themselves. Let me tell you what happened to me. I moved into a one bedroom then a month later a friend called and wanted to be roommate. I had paid my deposit for one bedroom. Then when I got a roommate we moved into a two bedroom. They required me to pay another $100 which makes $400. They told us we were both lease holders so they charged my roommate $300. A year later, my roommate moved out, and I paid another 300$ for a deposit for the one bedroom. So total in two years I paid $700. Now the problem came with my roommate, they told her she wasn't a leasehold so they don't owe her anything. Basically they took her money like thieves. When I called to ask for the money, the account lady (Zoey Wagner) was so rude and hung up on me twice saying forget about that money. This is place is horrible. Don't come here! Don't. On the other hand, Mandy is nice in the leasing office. Cooperate is hungry for money and don't care about tenants. Carpets are dirty, services are horrible. And that Zoey, needs divine help. Don't come here. Will

I moved from a previous richdale owned apartment and I was hesitant at first but once I moved into the biltmore and settled down I realized how amazing my decision was! Biltmore has a great leasing office and The apartments are all sylish and cute, decent sized and I can barely hear my neighbors above me and I feel like I'm at home where I am now

************** WARNING ************** In my opinion, DO NOT RENT HERE, this place is all around horrible! Take heed and read these reviews. I sure wish I had. Everything they are saying negative here is TRUE! Worst experience in an apt. EVER! RIchdale Developement, in my opinion, couldn't be any WORSE to rent from. It is obvious that they are greedy developers and don't give 2 cents about their tenants safety one bit. The "Secured Entry" in my building was broken, where anyone could just walk in anytime, for over a year! Every single month during that time when I brought it up I got told an excuse. Maintainence is rediculous and half ---! Was still finding nails, screws, and carpet tacks in the carpet even upon moving out, which I was never happier to do btw!

Greatest apartment experience ever! Friendliest staff, maintenance requests all answered within 24 hours, great gym, fun activities for all, and most importantly, a beautiful home! Love the Biltmore and never want to leave! 100% would recommend!

My experience has been ATROCIOUS living in this community. If I could leave a zero star rating I would. I have absolutely NO idea how this complex has won best of Omaha two years in a row, let alone at all. The staff is extremely rude and standoffish. Corporate is MUCH worse. Anytime you need to reach them regarding an issue, they scoff at you and laugh then continue to have you on a never ending transfer pool in order to not have to resolve an issue. The doors to get in and out of the buildings are constantly broken, we’ve been locked into our building on several occasions (fire hazard might I add). The lawn are constantly covered in cigarettes but the office is more worried about charging tenants hundreds on thousands of dollars for animals when the real issue is trash. The walls are paper thin, the hallways echo constantly into the apartments, the ceiling sounds like if people are walking that it will cave in. The maintenance men are constantly parked illegally and congregate around garages making it difficult to park/back out. It’s just an overall horrible living environment and we couldn’t be more ecstatic to be moving within the month.

The Biltmore apartment community's apartments are stunning. I love the apartment itself. The only complaint about the apartments themselves is that the walls are very thin and you can hear everything your neighbors are doing. Other than that the apartments are spacious and pretty. However, I cannot in good conscience recommend this as a place to live because the management office and the company (Richdale Group) are completely incompetent. Some issues we have had include: disorganized management, unprofessional staff, unreturned phone calls, and work orders not being completed in a timely manner. If you decide to live in this community be prepared to always have to be the one following up with the office - never the other way around. Sometimes phone calls go unreturned for over a week, and even then, the only follow up you get is if you chase them up on it. If you submit a work order be well prepared to call and ask about it multiple times. Sometimes they will even mark the order complete when no action has been taken. Also, "Resident Relations," which is meant to be a liaison between the resident and the office when things aren't going well is completely unhelpful. They will not return calls or emails, and will turn the issue around to make it sound like it's the resident's fault. My one piece of advice - don't live here! While the apartments are great, honestly the stress of dealing with the office and management is absolutely not worth it.

I am a past resident and this is a cheap group. I am charged relent even though you are supposed to pay rent till lease expiry. Agent will not listen to you. I still dont get why some resident give 4 or 5 stars. This is not at all worth beyond 1. Appliances are old, maintenance is below average, noise, paper thin walls, etc

The Biltmore is a fairly luxurious apartment complex that seems to have raised their level of commitment to their renters. I have lived here since June of 2016 and have had a few issues, but they have been resolved within a few days each time. The only noise complaint is inconsiderate neighbors who let barking dogs out at 6 in the morning, I can't hear much of anything beyond that in the living areas. Near the door you can hear people coming and going but throughout the rest of the apartment it is quiet. The grounds always look well maintained. The staff hangs decorations for the holidays and keep things looking fresh. They have movie nights throughout the week at their common areas to give you something to do if you don't want to drive around. Whenever it snows I always know their staff will be up before me trying to get their roads cleaned. They continue plowing throughout the day so that each parking lot gets plowed, provided the cars are moved. Overall, this is a nice place to live. It seems they are trying to change the online appearance to match the quality they have.

I am currently staying in Biltmore since last 6 months. Pls don't ever think of leasing apartments here. Horrible service my microwave is not working since last 3 weeks till now they are saying order is placed. Fan is not working nothing done till now. Had water leakage on ground floor. There are other good options available.

If you are looking for an upscale stylish apartment that feels like a home, you need to check out The Biltmore. I really appreciate the Leasing office staff for always being so helpful and kind when I have any questions. I would recommend the complex to anyone looking for a quiet and stylish apartment to call home!

Under no circumstance should you do business with the Richfale group. Take the reviewers advice these people are a joke: the office staff is a complete joke, uneducated slobs who will simply sell their souls to make a buck on you. Avoid this place at all costs; the parking sucks your vehicle will be vandalized, you will be woken up nightly when the trashy neighbors the staff leases to wake you up in their drunken stupors, and the staff will avoid work at all costs leaving you feel like a victim rather than a resident. An absolute joke of a business. Speaking of business I hope that all local business remove this apartment group from their list of reccomended places to live.

DO NOT LIVE HERE! Seriously, avoid this entire management group at all costs. If I could give them a negative amount of stars I would. From day 1 we have had issues and management refuses to fix things in a timely manner. The people working in the office are not friendly and do not care about their residents. There s a ridiculous amount of staff turnover, and none of them know what they are doing. I intend on contacting the BBB and Fair Housing to report them for our tub not working for over a month and our oven not working for over 3 weeks. From the outside the place looks decent, but you will soon notice how little time they spend maintaining their community. The landscaping is overgrown with weeks, there are basically no sidewalks, the driveways have HUGE potholes and cracks, our apartment flooded in the winter and when I called the emergency line to report it the woman I spoke with was not concerned at all. Both of our bathrooms have had issues major issues, my toilet isn't even bolted to the floor!!! My roommate and I gave up on even reporting smaller issues because we are so tired of dealing with them. I can't even being to list the other issues as it is making me angry just typing this! Grrrrr. I have also lived in other Richdale communities and they have the same issues. We are moving out in a week and I absolutely cannot wait!!! Please head everyone's advice on here and STAY AWAY! The only positive is the location of the complex.

Avoid this place. It's too expensive for what you are going to pay in rent. I had an active water leak in my bedroom and hallway for over a month and the first time they "fixed it", they just spray painted over the water stains. They didn't fix the issue so the leak went into the AC unit, hallway, saturated the hallway floor, damaged the bedroom wall, damaged the ceiling, and damaged my belongings. I actively contacted Biltmore about the issue, but it was never fixed. I also had a water leak by the fire place, their solution again was to spray paint over the water stains. Along with what I experienced, when I moved in, there was also a huge hole in the bathroom, under the counter like there was a water issue prior to moving in, poor paint job in the apartment, they don't maintain the hallways in the apartment complex, and poor management. I understand issues will arise and I tried to do my due diligence when they occurred, but it seems to me, they do not care about their property or their tenants.

AVOID THIS PLACE AT ALL COSTS. Between my roommate and I, we have had so many issues with the management I cannot even count them on my hands and feet. Here are a just a few that stand out: -We came in on a Sunday to inquire about renting an apartment. The man in the leasing office was only able to show us their model unit which was a one bedroom floor plan. We liked what we saw, but requested we see some two bedroom options. We made an appointment to come back and see some more units the following weekend. Upon returning, they had no note of our appointment and wasn't able to show us any units. We made another appointment for the week after. When we arrived that day, they only had one unit to show us. They quoted us a price and told us their current special was "sign a one year lease and get a month free." When we came a few days later to sign for the apartment, the price was "no longer valid" and the special didn't apply to the unit they showed us (the only one we actually saw and were comfortable signing for). -The day we came to move in, we had notified them we'd be arriving first thing at 9:00 am to grab the keys. After spending the previous night packing our U-Haul and having literally everything ready to move, we arrived at the leasing office for them to (again) forget about us and tell us the apartment that we had signed for (that had been sitting empty) was not ready for us. We were told it wouldn't take long to finish up. When we came back at noon, the painters were still painting, there was trash all over the apartment (including a tampon in the kitchen), the washer and dryers in the middle of the living room, and extremely dirty carpets. Management then agreed to move us to another open unit they had available and agreed to cover the costs we were charged by OPPD and MUD to move our services. It took three months and six phone calls for them to pay us back. -The second week we were living in our apartment, I had returned from a week long work trip and attempted to enter through our garage. Upon returning home at 11:00 pm, I discovered the lock was broken. I called the 24 hour line to help me get in. They told me they didn't have garage keys and I'd have to figure it out myself. I had to sleep in my car until my roommate got home from her nightshift job. -Our air conditioner went out six times during the month of June. Each time we called it took at least 24 hours for someone to come fix it. In total, we had no air for eight days during the month. This was when it was 100 degrees outside. My bedroom reached 93 degrees and my roommate and I lost a few nights of sleep. I will be honest, I do love their apartments and the high ceilings. But after dealing with the people in their office, I am so ready to live somewhere else. I never thought an apartment management team would so negatively impact my living experience. They clearly give their employees no training in management or basic customer service. Please, take my advice, save your sanity, and find an apartment that knows how to actually run their business.

Worst place live in Omaha. Biltmore sucks should call them-self "GOLD DIGGER" instead of Biltmore. Managements sucks to the core. They never refund deposits even though you cleaned the apt and paid all the dues. Still they deduct more than 250 $ and send notice to pay more. Maintenance service is worst, they fix it after more than months and any damages because of this delay they say to use renters insurance. People "STAY AWAY FROM BILTMORE" if you want peace of mind. Save yourself from this ------ place and management. Its not a luxury apt as they say its a luxury piece of garbage apartments.

If I can give them no star, I prefer no star. They "steal" me $430 without reasons. The apartment management is very bad. I told Cici that I would move out on March 1 and I put the keys into the drop box on Feb. 29, because my flight is March 1. On March 12, I received email from Morgan that she told me she can't find the keys and wonder that I moved out or not. I was very surprised. I think the apartment office need check who move out each day and but they didn't do that. I already paid from March 1 to March 5, why the apartment charged me form March 6 to March 11? Your contract didn't say I can't put keys to the drop box and my contract is due on March 5, not March 11. It is illegal to charge me for 6 days more. I clean the apartment very well and also took pictures before I left. The apartment still charge me for drywall repair and carpet clean. My friend argue with them and ask them to provide proof, but Kristi said they needn't proof. When I moved in the apartment, the rooms weren't finished. The tilts were broken and the bath tube was broken. The kitchen and the bathroom were dirty. The lock can't lock. I had to move to another apartment to let them repair everything. When the toilet was still in my bedroom, Cici called me several times to move in. Do you think the apartment management is good or not? The blinks was broken, I told them but before I left they didn't repair it. My microwave oven was dead, it still took more than three weeks to repair it. I never meet such a bad apartment.

I can't wait to move in to my new home!!! Morgan G. did a fantastic job of providing details about the apartments and town homes. She was very professional and knowledgeable. I love the amenities available, especially the two story gym.

The place is beautiful from the outside, then you get in and see all the little imperfections. Paint carelessly splashed around corners, fixtures pulling away from the walls, cracks in the ceiling, etc. I ignored these because I wanted to live close to work, I loved the high ceilings, amount of space and mirrored walls, and they really sell the gym on the tour (even though the pools and sauna are really the only good things there). When I moved in I had literally no neighbors, so I thought it would be quiet and decent. I had minor requests from maintenance that were taken care of in a timely manner.. Then a couple months passed.. Someone moved in below me. He wasn't loud by any means but I could hear entire conversations! The floors and walls are THAT thin! He even came to apologize because he could hear my every move/word as well! We agreed to let each other turn our music and tvs up loud to keep some sense of privacy. You have a wood burning fireplace, so if you use it your whole apartment and the hallway will smell like smoke. No I'm not an idiot and had the chimney closed, and when it rains water will absolutely get everywhere in front of the fireplace. I made sure to keep an eye on that to prevent any staining. There were a couple big storms, the first one was so bad that the ceiling above the washer/dryer cracked and started leaking water! I called the office immediately to report this because I didn't want to be held liable for damages or risk mold growing. I called so many times I can't even tell you and not once did someone reach back out to me or come to inspect this, even after multiple office visits to tell them. I made sure I mentioned this when I turned in my keys too. So any decent rainstorm meant water coming through the chimney and leaking from the ceiling. The carpets were WHITE, not beige or tan. Bright, show every speck of dirt white. So I noted EVERYTHING I saw when I moved in. Thank goodness I have OCD and clean all the time. Outlets are placed in weird areas and I could never find enough. Ovens are cheap, be careful you don't scratch them during normal cooking activities. The alarms don't actually work, you can set it if you want but it's really just a noisemaker to hopefully scare someone.. I never used mine, then the battery behind it went out and it beeped every. minute... You can't replace the battery, you have to call maintenance to do it for you. I called every single day for a month about this, the constant beeping noise was driving me crazy, I wanted to rip it off the wall but knew I'd get screwed out of my deposit. I think the battery just gave out because maintenance never showed. Speaking of security there were constant notices about "attempted break ins and carjackings in the area." I assumed that meant the area in general until I noticed the whole row of garages where mine was had their locks torn off or noticeably tampered with. You literally cannot hang anything, the drywall is awful and it tears from the wall with the lightest of pictures. That took $100 out of my deposit to fix a 1inch tear. The allow pets, I had a cat. But dog owners never clean up after their pets. I would cross through the grass to walk the trails and there would be poop EVERYWHERE! After my lease was up I moved out as soon as I could. I couldn't take the frustration and lack of maintenance for the $950 one bedroom I was paying for! What a waste. Until they renovate and make some serious changes I would suggest avoiding this place unless you happen to be a professional handyman.

STAY AWAY... Unfortunately I have signed a 1 year lease. On the outside, these apartments look nice but do not be fooled by it because that would be the only thing good about this place. Management is a JOKE and dishonest is rampant ... You better pray that nothing break in your unit because maintenance is worse than management. Dogs and cats pee and poop everywhere, even inside the building, cat litter in the hallway and NOTHING is done about it. Management talk about dog footprint (DNA testing on dog poop), do not be fooled, this is a classic case of false advertisement. Snow removal is terrible. If you do not believe me, look for building 1308 and check for yourself... Ask management to show you building 1308 front door, back door and Hallway.
