Nice apartments, VERY bad arrogant management!
Very stuck up arrogant management team. None of the laddies who work there give a damn about customer service. They will over charge for everything and change their policies on you (when I first signed up they said that signing a lease protected me from increases, then changed their mind and started increasing the rent every year).<br>The apartments are nice but I wish the owners of these buildings knew how bad the management was. many folks I know didn't move there because of their arrogance! One time a friend of mine wanted to look at the apartment and she didn't have her ID on her, they wouldn't show the apartment and looked like they couldn't care less about loosing her business!

Stay AWAY from Richdale Group or Slosburg
I lived at the Biltmore apartment complex for one year in 2001. From month one, the troubles started! First of all, 2001 was a record year for gas prices. The Biltmore advertised with HUGE signs that gas heat was paid for by them. Although the monthly rent I would pay for my one bedroom apartment was a bit higher than the market rate for others in the area, I figured it would be beneficial to me in the long run since I wouldn't have to pay for gas. Well, about 2 months after I moved in, Biltmore sent a fancy letter to all their tenants saying they would no longer pay for gas heat effective immediately. This was OBVIOUSLY a deliberate bait and switch scheme! I wonder how many tenants they lured in with their big signs and advertisements for free gas, knowing they would take it away from them 2 months before winter! Of course, their contract we all signed stated that they could change terms any time they wished so it was justified. The story goes on. . . at the end of my lease term I received the new lease contract showing a $30 a month increase. I went right in to tell them I would not renew my lease the same day I got it. But SUPRISE, I was one day late in telling them. So they told me I had to pay for one more month. When I told them I didn't agree with that not only did they tell me they would withhold my deposit (which I didn't get back anyway) but they threated to take me to court to get the extra month's rent! In the end, I paid it and got them the heck out of my life. From what I've been reading here, they have a consistant history of un-ethical (although legal) behavior. Stay far away from this group!

Gustapo Treatment
I usually do not write these types of reviews, but the Richdale Group is one of the most aggravating corporations I have ever dealt with. I had to relocate for my job from Omaha to another part of the country, so I had to break my lease. For six months the Richdale group has been sitting on my apartment gathering rent checks from me, even though I was no longer a tenant. This came to a total of $3900 for an apartment that I signed back over the the Biltmore. I was extremely happy when I finally received a letter from them saying that the apartment had been rented, but my happiness turned into pure disgust when I read further. They are now charging me more money because my rent was below their arbitrary market price for the unit I was living in. I really don't know when the harrassment is going to end from these people. I really do not recommend anyone moving into these apartments if they do not know if they are going to be living there the entire lease. Does anyone know the number for the Omaha Better Business Bureau.

HORRIBLE!! LIARS!! Dont believe ANYTHING they say!
I moved out, was told to have everything transferred for utilities to the Biltmore's name and now I am getting bills because they did not accept the transfer. I'm not even living there and paying for them?? Plus, since I moved out early, they have a new tenant in my apartment and I am still waiting for my returned rent. According to the law they can't charge twice. Consult an attorney before signing anything these pricks make you sign! Way too expensive and noone seems to know nothing!!

Awesome place
I love the Biltmore! The staff is always extremely nice and helpful, the apartment is beautiful and in solid condition, it has a great workout facility, and the path is awesome for biking, running, or walking. It's a quiet area too, so it never is loud or anything like that. At night, it is well lit so you feel safe and security drives around, making sure that everything is okay. The neighbors are also very friendly as well, and it's fun to get to know them at movie night. I just renewed my lease for another 12 months, and I couldn't be happier with the way things are. Great location , close to the interstate, Westroads, and Regency.

don't waste your money
The Biltmore is way overpriced and the office staff is not helpful. Numerous things went wrong during my time at the Biltmore and it always took much longer than expected and nothing was ever fixed right away.

It doesn't get any better!
After living at the Biltmore for a little over four years, we have nothing but outstanding reviews for this awesome community. Trust me, we would not have lived here that long had we not enjoyed our apartment, our neighbors, the staff, etc. The only reason we are leaving is due to a death in the family and the need to now care for an aging parent. Were it not for that, we would absolutely not leave.<br><br>You cannot find a better location than this. Likewise, we never once felt unsafe or uncomfortable here. The outside is very well lit at night which bodes well for a person arriving home late from work after dark. Also, the security car that drives by constantly adds to the level of comfort.<br><br>People are friendly, people say hello on walks, etc, the staff is great and you really have the feeling of belonging to something special living here.<br><br>Our town home is beautiful and I envy the people who take it over from us. Actually, it is our sincere desire to return to Biltmore when life's path points us in that direction.<br><br>You cannot find a better community.

Don't let the bad opinions sway you
I was almost scared away from moving into the Biltmore by a girl I work with, but decided to go for it at the last minute. I have been here a year and a half and have had absolutely no problems. The staff has always been extremely nice, I have quiet neighbors and my apartment is in great condition. The fitness center, the location, and the nearby trail are all great. I highly recommend the Biltmore. If you're still undecided, remind yourself that this site is skewed because people came here with the purpose of making bad comments. It's a great apartment.

Crazy people
Don't move in. The place is attractive, but not worth it. There a zillion charges that you end up paying when you vacate. Doesn't matter it is your lease or not...Move out check is pretty much microscopic. They try to catch you in words and eventualy deduct money from your deposit. Despicable people. NEVER BE HERE!!!!!!!!!!!

The apartments are good, that is probably the only thing that is good about this apt complex.<br><br>The staff has lot of scope for improvement. <br><br>It is very essential that you check every smallest possible stain on the carpet when you move in or be ready to pay for it when you vacate.<br><br>To add lease-break clause they charge 350. In addition, there is relet fees of 300. We ended up paying 650 extra when we vacated the apts. It felt aweful. Most people don't read every line in the lease assuming it is a standard lease, but it has some extra clauses. The staff does not necessarily explain all the charges when you sign the lease. For example, relet charges.<br><br>When you move out, the carpet cleaning etc charges are charged to you without much exmplanation.<br><br>read every single clause and understand ALL the charges otherwise they can llot you by a few hundred dollars when you vacate.

NEVER AGAIN!!!!!!!!!!
I made the mistake of moving into the Biltmore in April. After my 3 pages of repairs that needed to be made to my apartment, I realized what I was dealing with. I had mold growing in my apartment, doors that didn't lock, and thank goodness I paid for secure access with the broken door out front. During the time of 4/1-8/1, none of the repairs on my list were fixed. I still had mold growing, which according to legal counsel is a violation of health code and their end of the lease agreement. The final straw came when my apartment leaked in a rain storm. At that point I asked to transfer apartments and was told that that could be done iwth no charge. 3 days before I was to move, I was slapped with $350 charge to move apartments. Then, when I refused to move and held them responsible for correcting the problems, they said they had no notice of them. I had them sign and date the sheet I turned in the day I moved in. They had notice, and did nothing about it. They tried being nice and making repairs. During the course of repairs, something exploded in my bathroom and stained all my towels. Rather than let me know, my personal belongings were removed from my apartment without my knowledge. More than that, I had to call to find out what happened to my things-especially bad since they didn't leave a slip to say they were in my apartment which is a violation of lease. When I got so angry and called the front office, the office manager called me a name and hung up on me. Corporate was absolutely no help. Now I"m in the boat that I moved for a work tranfer and paid $1500 to break my lease. I was told there was a waiting list for apartments, so I chose the lesser dollar option. 3 months later my apartment is still not rented and I am paying rent for a place I don't live at-apparently others are smarter than I am and not choosing to live there. Thank goodness my lease will be up in Feb. and I don't have to pay them anymore. DO NOT ever move into the Biltmore-you get bad quality apartment, and horrible personal treatment from the staff.

Money Sucker
These people are basically out for your money. Upon movin I had mentioned 2 things that were wrong with the apartment which were a carpet stain and scratched vinyl. Upon check out.. they claimed that I did not mention the exact words "Vinyl Damage" and that scratched was not the right words... and the carpet spot was at the wrong place and charged me for them.. but that is not the least of the problems.. they also charged me for a bogus Ozone cleaning which was over $170.. without telling us that they could charge.. took us about 4 months after we moved out to even get a response from them .. JUST STAY AWAY.. APARTMENT LOOKS ATTRACTIVE.. but you will feel the pain later.. We are thinking of filing a law suit.. and complain to all the pertainin companies.

Just say no
Very, very limited parking. If you don't get a garage, expect to walk a ways; and expect to have you car plowed in when it snows.<br><br>Very, very thin walls. I learned a lot about my neighbors without ever having to meet them.<br><br>Uncaring and unresponsive office staff. Don't expect a call back or a prompt resolution to your maintenance requests.<br><br>Gouging on your deposit when you move out. Fees, fees and more fees.<br><br>There are good facilities when it comes to the pools....but it's supposed to be a place to live, not a day spa.

social and nice
i think this a really great complex. I have had quick response from the minor maintenance issues and have had zero noise complaints. the activities are fun also, movie night, etc.

Apartment living
I have to say this. For everyone complaining about how walls are thin or parking is 4 cars per apartment or that the maintance is not very good YOU LIVE IN APARTMENT. You go anywhere else and you are going to have the same things. For one not all partments are going to be made SOUND PROOF and second they can not monitor every car driven on property and third YOU ARE NOT THE ONLY ONE HAVING MAINTANCE PROBLEMS. Richdale owns a lot of properties and have to care of all their properties, someone who has their air conditioner broken or toilet broken are going to get a quicker response. Just remember you are living in an apartment and you have to expect things are going to go wrong.

Waah! Waah! Waah!
Cry me a damn river you cry babies. Pay your rent and don't screw up with your neighbors and maybe the staff would be a little more willing to serve you. The place is awesome inside and out and the fitness center/pools are great as well. Get a life and enjoy what you have. Mugged? I've seen the ugly ho's that live here and no one would want to mugg any of them.

think twice
I have lived under this managment company for four years and they are horrible! Think twice before moving into overpriced cheaply made apartments. Everything falls apart and leaks... and good luck with their "wonderful, and very nice" help in the leasing office who promise a lot and never come through. Overall not this is not the place to live!!!

I moved out a year and a half ago, but I'm still so peeved about my experience at BuiltPoor that I must weigh in. <br> <br>* Incompetent management and maintenance - nothing got fixed in a timely manner if it gets fixed at all. <br>* Poor parking - seemed as if each resident had 4 cars. <br>* Noisy neighbors with loud stereos - no good when the walls are so thin. <br>* Security doors aren't secure when they don't work. <br>* Water damage caused by the negligence of the maintenance staff. <br>* Walls cracked. <br> <br>And from what I hear, nothing has changed since I left. <br>

i like it
i just moved here from out of town and really have met a ton of people with similar interests at the biltmore. all the activities are great, esp. basketball on monday nights at the Parkway Club. <br> <br>my apartment is perfect and was spotless when i moved in.

i´m shocked
i was just surfing and saw the reviews listed and have to say i have had only positive experiences at this community. this is my fifth year. maintenance is great. my apartment is beautiful. location is convenient and i find the staff attentive and caring.

Cannot recommend
Poor construction means you can hear and *feel* people walking around the apartments above or below you. Poor maintenance, takes forever to get them to fix something and it usually takes 2 to 3 tries to get it right. *Lots* of bugs that the office staff don´t care about. Absolutely not enough parking. When you move out, kiss your deposit good-bye. They´ll ding you for things left and right that should be covered in normal wear and tear. Cannot recommend this place despite the nice location and exterior looks.
