great. The community has a lot to offer. The location is great. Neighborhood is safe for children. wish they had a playground for the little kids but everything else is perfect. Would definitely recommend this community to friends

Our first impressions are very positive. The location is great. We're excited they allow dogs. It's been quiet and everyone we've interacted with has been nice and very helpful. I have nothing bad to say.

Great amenities, great service, easy to deal with. Alexandra, and Rumor, are both professional, efficient, great to deal with. Easy to pay rent, great pool, easy to place work order, always available to speak with during business hours.,

Most of the people are really friendly. The dog community is mostly good. Management needs to do better tracking down offenders who do not clean up after their dogs. The poop stations are pretty well maintained with bags and removing filled canisters. Landscaping is getting some much needed attention. The overall buildings, roads, and appearance is needs a lot of attention. The original apartments built is 1970s is in need of upgrading with some quality repairs.

The location is great and in the market situation now we were reluctant to find an available space inside our budget. we moved up here for work and liked the area surrounding these apartments. The only downside is that the building is old and has a stale air/smoke smell that we are trying to get rid of. The space is big enough for 2 people and we are excited to get aclimated to the area.

After 3 years I am satisfied with the price and value. I would pay a little more for some upgrades. I will be here another year and hope improvements are made including a front security door. The location is awesome, Everything close and conviewnt.

The community is great. Everyone is friendly and mindful of their neighbors. Location wise, you can't beat it, we are approximately 10 minutes from downtown/beaches/tons of food and walking trails....

Briefly after Forest Properties bought the property things were looking up; built new pool and enlarged fitness center. Now though, the place looks like a slum. Trash overflowing, unregistered cars throughout, shoddy maintenance work, zero communication from the office when work orders are placed. Always an excuse why work hasn't been done, most often due to techs being busy helping with lack of heat. Probably true. You will lose heat and hot water numerous times a year. It is inevitable consider the age of the property and lack of upgrades to bring the system up to something from this century. Here's an idea; instead of spending likely millions on new construction to add units to the property, you actually invest in a new heating/boiler system so techs would have more time for other issues such as rotting wood on decks, windows that won't close, leaking water from tubs and washers, security lights which haven't been replaced in years, holes in the walls of the common areas, security doors to the buildings that won't close, let alone lock. If you submit a work order be prepared to spend days or weeks trying to reach the office to follow up. Dogs, they allow them but are supposed to be leashed on the property. Yeah, no. Dogs run rampant all the time and the office doesn't seem to care even though it is a violation of their own rules! Oh, and the rent? Increase every year with no upgrades or updates to your unit. This year: an increase of over 15%. That's the thanks you'll receive for being a long time tenant. A valued part of a community you will not be. Positives; you can't beat the location and the size of the units and closet space is far more than you will find anywhere else in Portsmouth. The decks for each unit are also rare for the area and good size. Just be careful not to fall through the rotting wood!

My building neighbors are really nice. I'm lucky they are all quiet and respectful. I've been here 5 years and just renewed the lease. It is expensive for a single person but very affordable for a couple with child or 2

Fixed but
Well the spot was “fixed” but the actual problem wasn’t since there appears to be a leak and more mold. Unfortunately paint doesn’t fix a leak or mold. And you left something behind. I see the effort but it’s essential to actually fix the origin of a problem. Thanks for the effort though and I’ll let you know when it gets bad again.

Management decided to chop down the lovely woods in the middle of the complex and literally bulldoze the children's playgrounds to make room for more ugly apartment buildings. We have been living in an active construction zone for over a year, they also removed one of the laundry centers leaving only one for many dozens of apartment buildings. Constant noise between construction equipment and faulty fire alarms going off constantly, which also means nobody actually knows if they function properly in the event there's an emergency. The grounds are disgusting, trash everywhere, dumpsters are always full. Rent goes up an unreasonable amount every year, roof is leaking, window has holes, management refuses to do anything. I would never recommend this place.

This complex was great when I first started renting, however that has gone downhill very fast over the last year. The company that owns the property cut most of the woods down in the center of the complex and has shoved 2 large additional apartment buildings in. They demolished one of the common laundry area leaving the 54-building complex with 8 washers and dryers. They gave the tenants no warning that they would be living in a construction zone for a year +, and when confronted with this the answer was that the renters could leave if they wanted to. The buildings have gone into serious disrepair all while they are spending millions of dollars in our faces on the new buildings. Now, while we are all living in a construction zone they are upping the rent by 13%.

Overall, I really like this apartment and I enjoy living in this community. My major issue and the reason I may not be renewing is because we have "cold-lukewarm at best" water. We will get hot water at very particular times such as 6:30am and 5pm. This is because there are only 2 boiler rooms for the whole community. This means that the water has to travel under the frozen ground in winter to the building and then up to the third floor (in my case). I pay $2K a month for an apartment that doesn't have hot water most of the time. On top of that when I signed my lease I was not told of the construction that was about to start literally out my window. They began the same month I moved in and at one point jackhammered for an entire week straight. Now the view I once had of the playground and trees is instead directly into one of these new apartments. So instead of building more boiler rooms or equipping the existing buildings with hot water tanks to ensure that we had consistent hot water the complex is putting all its resources into building these new apartment buildings that may end up having the same problem.

When we first moved here, everything was great. However, in the past few months, things have gone downhill. I will say the office ladies are very quick to respond to concerns, and very helpful, and the maintenance staff is wonderful. It's mostly the tenants that are the problem. If you want peace and quiet, this is NOT the place.

We have a nice apartment that makes us feel like we are in a nice community. Office and maintenance staff are friendly and professional. Our only complaint is that maintenance can be slow to respond to non-emergency issues.

Maintenance staff is very nice and usually good about getting orders done well. Only complaint is managment office staff is very inaccesible when the office is not open (don't check an inbox regarding emerging issues or anything) and can be slow to respond to individual concerns that on staff maintenance is not equipped to handle. Very nice area - easy access to everything (grocery, entertainment, recreation, highway) by car. Units are nice and landscaping is pretty well maintained.

When I moved to the apartment their was lots of issues like toilet, heater, windows have no lock, their are nail popping up on the floor and you can be feel the nail in your feet when you walk on it and so on.

Overall it is a good place to live, most of the people is kind on the other side there is a few people who doesn't attend the rules of the community (dogs off leashed, not picking up the waste of their pets or leaving the trash outside the container)

All the staff are friendly and on top of any situations with repairs needed and very flexible when unexpected situations arise. I have actually lived in this complex for 9 years as I originally moved into Beachstone in a 3 bedroom apt. as my kids were still with me. So for me to stay on 5 more years at my current apt in the pines it must be good.

This is a great area to live at , so many stores . Public transportation is right up the street. Highway and the down town is only a few miles away. So many dogs to pet around here . Workout area is really nice .

Arbor View has a great location, responsive staff and generally nice apartments. I would have recommended them much more highly before they started a massive construction project with no notice a few months ago. The entire middle section of wooded area (the arbors in Arbor View) was suddenly all cut down within a week. Constant construction 6 days a week since then disrupted parking, traffic, left tons of debris all over the back field, exacerbated an existing trash management problem and generally left most of is with a sour taste in our mouths. I assume once this whole project is over it will go back to being relatively nice just without as many trees. So if you're reading this review maybe it's fine. I'd still be worried that they might start something else up just as suddenly, with just as little notice or communication, and without any compensation for the change in QOL for existing residents.

Most issues have been addressed in a timely manner. However the last time I submitted service requests I waited over 4 weeks and still had to call help desk in order to get a response. 2 of the 3 issues were taken care of but the other still remains even though I received an email stating it had been fixed. I could upload pics but it's not possible via this inquiry.

For the most part it's been pretty nice except for the issue with the dumpster always being full and not being emptied on time people leave the trash all over the place The maintenance staff is very nice and friendly for the most part everything gets done when we were asked

Everyone is very nice, from the neighbors to the staff. There's also a very nice sense of security. Also, it's in a great location-super close to everything! The best part is the layout of the apartments, there's plenty of space and storage.
