Great, secluded location that easily accesses area locations, unique floor plans, friendly neighbors. Community manager is rude, condescending, and uncaring. If an issue is something they don't want to address, she makes excuses and points blame rather than fixing and/or plays the 'Yes game but ignores the issue. Maintenance staff is friendly, but must be called back multiple times to fully complete even the most simple tasks. Hallway carpets are disgustingly dirty with no intent to thoroughly clean.

I really don't have any issues here, everyone in the leasing center is always awesome, the grounds are always well kept, if there is any issues emails are always sent out and they let us know ahead of time. I overall love this community. Also maintenance always does a good job & friendly.

Location is quiet and between two walking/bike trails. But close to major roads and shopping. Beautiful pool and grill area. Friendly and attentive staff. Apartments are bright and spacious with plenty of closet space. Great place to live

Awesome place to live in. Scenic beauty all around. Trails for access to Valley forge Historical National Park. Greenery all around. No noise. People around are cool and classy. The apartment community is beautiful as well. Nice gym and swimming pool.

Quality of life in these complex has greatly declined. Quick turnover of owners/management in the last couple years has turned what was once a premium property into a basic cheap rate rental property. Don't think the recent owners of this complex really care as long as some cash is flowing in. There seems to be quite a lot of money spent on Club House appearance. However since flooding over two+years ago grounds around buildings were never "restored"- random missing hedges, dead shrub-trees around, & the interior hall & lobby renovations done very poorly & cheaply (& have worn worse than what was replaced). Apts don't get renovated or updated it seems anymore just rented out as further example of due minimum for quick money. Dead Christmas Trees piled up 7+ months after Holiday over, tall chainlink fence w/ huge dumpsters, & you can find the complex by the empty bent flag pole next to another that has a tattered faded Riverview Landing flag, & a stub of another one next to that (on a mound of rocks that folks call the Pet Cemetery Mound). Such a shame as a great location & once very nice complex is rapidly declining. Some great tenants, but than for example there are those who kids play loudly in hallways, don't clean up pet pee in elevators, & have no concept of respecting communal living overall.

I don't quite understand why Riverview is getting bad ratings. I have lived here 2 years and am moving onto my 3rd year with Riverview and have never had any problems. The apartments are a great price for the space and amenities and I have never had any problems with maintenance. Anytime I had an issue it was resolved timely.

Love it here. It's very peaceful. I do not hear my neighbors. Lots of nature and outdoor activities to get involved in. People are friendly, the property is kept clean. I love the smell of their clubhouse and really wish they would pump the smell in our building hallways and elevator vestibules.

Pros Location: This apartment complex is in a great location if you love running and biking the Schuylkill River Trail. It is also very convenient to 422, PA Turnpike, I76, Blue Route and 202 Nice size apartments smallest 1 bedroom is @750 Sq Ft. with very nice sized private outdoor decks. Large Swimming Pool, larger than most apartment complexes. They are upgrading apartments with manufactured hardwood floors stainless appliances, granite counters and new fixtures to modernize 13-year-old cheap decor, but of course, the rent will go up @200 month. Allows dogs, no breed description. Cons: Once you move in and pay the $300 amenities fee and the $350 non-refundable pet fee the management treats you like crap and won't do a single thing even it would cost them NOTHING to make your life easier. Their answer to everything is NO. For example, I waited until a very specific apartment and location was available. They were starting to up-grade the units and I said I could wait to move to my unit for a few weeks if they would upgrade it (and pay higher rent) - they said no. When your lease is up for renewal you must tell them if you are going to stay 60 days in advance. Around this time (60 days before my lease was up) I noticed that an identical apartment to mine in layout and location except in the building over was available for rent and it was updated. Just what I wanted! I asked if I could move into it. They said NO. Because my lease wasn't up for 2 months they couldn't let me move in? Does this make any sense? I would move from my place to the updated and they could either rent my apartment as is or update it and rent out. There would be very little lost to them and they would be making a good resident very happy. BUT NO. Then 5 months later the send out an email to residents saying We are offering $500 off first month rent to residents who want to move into a newly upgraded unit (doesn't matter when your lease is up). Great, but now the unit that had the location and layout I desired is not available and there really are only about 4 that meet that criteria in the whole complex. So the totally screwed me. Another example: When I signed my lease I requested to rent a storage unit. They didn't have one on my floor so gave me one on the floor below. One day I noticed the person with the storage unit closest to my apartment was moving out. I asked the leasing office if I could move from a storage unit on the floor below into the one on my floor. They said NO, they said they had a waiting list for storage units, OK so what's the problem? By allowing me to move into the unit on my floor it would vacate the unit below so they still would have the same number of storage units available to rent to the waiting list right. But they said NO they would not do it. These are just 2 examples of their many rediculus policies and how poorly they treat current tenants once you have paid your fees. They like to tell you that they have a 90% or more occupancy rate so you can move if you are not happy. Nice, right? Dog crap everywhere: They do not keep the grounds clean. Residents don't pick up their dog's crap and even though I have given the management many suggestions on how to address this, such as requiring doggie DNA tests so those who don't pick up can be identified and fined but they refuse. Trash everywhere: They closed off the dumpster so residents that move out leave their crap in the garage, and it's rarely cleaned up. If they just left the dumpster open then people would throw there and if they don't want to pay for that then maintenance should clean it up, but they don't and residents just get emails from the management scolding us when it isn't even current residents is those that moved out who couldn't give a crap. You will see HVAC and water damage restoration trucks here every week. Why because the water heaters and HVAC systems are at the end of life. But, instead of replacing them before the burst and cause water damage to your apartment and furniture etc. they just wait until that happens first. Although they replaced the carpet and repainted the hallways a year or so ago, they will not clean them. So now they are stained and gross. If they would just steam clean every 6 months it would keep them in good shape and looking nice, but NO. Move here and you will see how terrible this apartment management group is which is a shame because with very little effort on their part it could be a really nice place to live.

This place is a nightmare. Please read these reviews before you move here. All of my neigh ors hate it and people are constantly getting lawyers to get out of their lease. Maintenance never comes, air conditioning doesn't work, leasing office staff doesn't care about anything, construction never ends, hallways aren't air conditioned, pee marks all over the carpets.

My stay at Riverview landing was enjoyable. My boyfriend & I thought we had a total steal when we found this complex. Tucked away, along the river, with a beautiful trail behind us with easy access and a beautiful apartment that was spacious. The girls in the office were always polite and friendly, and when an issue did arise, they were always attentive.

Worst apartment complex I've ever lived in. Not clean, bad management. Don't be fooled. Management team looks very nice and professional at lease signing. Wait until you call maintenance. I once had an issue with my stove, it took them 10 days to come to my apartment and have a look at it. Then they brought a used stove that was very dirty. To be honest, after I complained, Mara came and cleaned the stove herself. But, I stayed without a stove for more than 10 days. Building lobby smells bad over weekends. They turn off lobby and hallway A/C to save $$. Again, don't be fooled!

I really enjoyed living at Riverview Landing. I lived in a Lancaster, which is a 2 bedroom, 2 bath apartment. I don't think I ever lived in an apartment with so much storage space - the one walk-in closet was larger than some apartment's dens. The bathrooms were also very large with lots of storage space. I found the appliances to be high-end. The washer and dryer were not too noisy behind closed doors, and the dishwasher in my upgraded apartment was fantastic. I had stainless steel appliances and faux-hardwood. My apartment building was very quiet, and more so than other places I've lived, it was very well-insulated. For example, if there was a heavy storm outside, I might not have heard it. I have heard complaints about the train but never heard it myself. The other main draw to Riverview Landing is its well-kept clubhouse. It always felt very fresh and they do a great job maintaining it. The pool area is very nice with outdoor kitchens, nice pool furniture and great lighting. They recently renovated the gym, which has new televisions and equipment. I found the gym never to have more than 1 or 2 other people in it at any given time, and found that everything was always clean and well maintained. The management has stepped up its game maintenance-wise and in asking for resident input regarding improvements to the community. If I had to mention a negative, it would be that there are many dog owners, some of whom are more considerate than others. Although Riverview Landing just replaced all of its carpeting and repainted hallways a few months ago, many people with dogs have made it wear quickly. In all, Riverview Landing offers a really terrific value in this area. You will not find larger apartments in this price range, and it is a really convenient area close to shopping in KOP, Collegeville, and a very short commute into the city. Don't be dissuaded by the construction when driving into the community - it has never affected the length of my morning or evening commute and is practically unnoticeable once you are in Riverview Landing.

This is a beautiful community in the heart of Valley Forge. I love the trail right behind the community and was easy to take my bike out and ride on a sunny day. The community was always kept clean and neat and the service has been good. It has been painted and well maintained. It has access to lot of retail stores nearby and it was very handy to join the 422 freeway without waiting on lot of stop lights.

This is a great place to call "home". The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise . Recently renovated gym is really nice.I love the pool,very well maintained. Every morning I wake looking at Schuykill river.This community is an extremely beautiful, well kept and peaceful community. Everything is so beautiful that I felt like I is at a resort.

Totally agree with the recent reviews on here. Absolute worst place I have ever lived. You cannot trust a word that comes out of the leasing office's mouth(es). They will tell you exactly what you want to hear and when it comes time to execute, everything changes. I had maintenance staff repeatedly enter my apartment when I specifically advised that I did not want this to happen unless there was an emergency. You can hear every sneeze, cough, argument, PIANO, dog bone drop, Super Bowl party, footstep, etc. above and below you (side-to-side was never an issue for me--so get a top floor unit if anything here b/c having someone above you sucks). And I also had my car side-swiped in the parking lot. The most aggravating thing was letting the management office know, and having them NOT CARE ONE IOTA. It seriously felt like they get that complaint all the time. And now that I've read the reviewer who it happened to TWICE, I know why. And if you actually decide to live here (b/c I did like the location--although I agree with the other reviewer that the lane expansion on 422 is going to get worse before it gets better), note that they require you to sign an entirely new lease each year you renew so READ IT CAREFULLY. The only reason for a landlord to do that is if he is changing his terms and is doing so because he knows that most people will not read the new document (or change their minds after they have already committed to a new term). Well, I did. Because if a landlord wants to change the terms of a lease, he is required to do so during the time period that you have to let them know whether you are staying or going. They are straight shady here, deceptive, and not worth it. There are plenty of other places that will allow you to keep your sanity. Every single person that saw me moving out had bad things to say about the place. Totally unprompted by me. No one asked why I was moving out. It was as if they just knew.

My wife and I have lived at Riverview Landing for the past six years, and (obviously) love it here. The location is scenic and peaceful, with quick access to both the city and suburban locales. And we love the river views from every window in our unit. A great place to live.

The community is safe and pretty, neighbors are friendly, apartments are nice and that's where it ends. We've had nothing but issues since we moved in. At any given time our air conditioning, hot water or heat do not work and we have put in countless maintenance requests, which do not receive quick attention.a The response is so slow and frustration so high that we just went without heat for much of the winter. I have to email the property manager directly in order to get anything done in a timely fashion. Our apartment got up to 92 degrees in the summer without working air conditioning for almost 2 weeks. Our compensation for our troubles: a $50 gift card. I imagine that this place is great if someone doesn't have any maintenance issues but you are in for a rough road if you are unlucky enough to rent a unit that has had maintenance issues. I would HIGHLY recommend asking what maintenance requests have been placed in the specific unit you are looking at prior to renting here. This place has issues, for sure. I've rented apartments for FAR less money and had a much better overall experience.

1. Connie and head of Maintenance accused my husband of swimming naked in the pool and running from the police. See very rude e-mail below. In fact, my husband came home late from a party around the time of the incident and was proven by his ez-pass that it was not him. Very rude and accusatory. Not nice people. No apology from extremely rude maintenance guy and head of management. 2. We lived there for 5 years and when we moved out, we cleaned old appliance (the appliances were not new when we moved in) as best as we could. Connie told us we made no effort and charges us $200 for a not clean oven, a few spackles, and dusting. We just got a new carpet because our apartment was flooded from people above us for the 2nd time. 3.. My car was hit twice in a hit and run in the parking lot. There are no cameras. 4. My car and my husband's car were totalled in a flood after we were told by management our cars were in a secure location. The complex floods and you have to move your cars to behind the complex. Dear Residents, I have been advised that an incident involving the local police department occurred this past Saturday involving person(s) in your home. At 3:00 am, we received a call from the police on our emergency line that a report of disturbing behavior was called in to them. Our staff was asked to meet the officers at the clubhouse area, where it was witnessed by the officer and our Maintenance Supervisor that 4 individuals were in our pool/spa area without any clothing. On the small spectrum of violations, our pool closes at 8:00 PM, you cannot drink in the pool area and of course, we expect everyone to be fully clothed. This is your ONLY warning that we will not tolerate any of the behavior shown towards the property, our other residents, staff and the West Norriton Police. We have decided not to press charges this time, though after the chase given, the police were in full support of such. Should you be seen in the common areas, including but not limited to the pool area in any state of inebriation we will file charges. Also, please be aware that indecent exposure charges could have been filed. We are appalled at the behavior and expect this one communication to resolve any further issues. It has been proven through our Key Track system that the only FOB used in the stairwell of building 4 after 3:00 am, did in fact belong to your apartment home. This correspondence will be added to your file.

Not sure why this place gets such a bad rep. I haven't lived here long, but so far it has been wonderful. We had a few maintenance concerns but they were handled the same day, or the next day at the latest. The office personnel has been great in my opinion. Last complex I lived in had one person in the office who was there three day per week at most. They are staffed every day here. To everyone who says they are rude, maybe you were rude first and deserved it. A little niceness can go a long way. The apartments are nice and well taken care of, and in a nice neighborhood with lots nearby. There are lots of barking dogs, but that's to be expected from a place that allows dogs. I am looking forward to using the pool and grills this summer!

Third management company in less than a year. That tells you something right there... What really needs to change is the on site office staff. They are inefficient, unknowledgable, and rude to tenants. Maintenance requests are not handled in a timely manner, mostly because requests are being mismanaged by property director/office staff. (Going on four months and water damage inside apartment remains unattended to.) Maintenance staff, especially tim, are always respectful and professional but have their hands tied by poor management.Mold found inside apartment TWO months after moving in but appeared to be growing for a long time inside HVAC. Remediation was completed but HVAC was not replaced!

ANOTHER change? So I was going to write this review and Googled to find the names of all the companies that have owned this dump since it opened, and what do you know - it's changing over AGAIN!!! Sadly, this place could be nice. The apartments are big, but they're just big problems. Leaks, the hallways STINK (they put in new carpet but it's terrible beyond terrible), people let their dogs crap everywhere, the "garages" are really just the basements of the buildings - no one gets private parking, and the workers couldn't be more unfriendly if they tried. If you have a maintenance issue, call maintenance - and then call again - and again - and again - and continue leaving voice messages on their machine. I can hear everything through my walls and ceiling. Laundry being done, people going to the bathroom, people doing the "you know what".....don't expect privacy or quiet in this place. There is a gigantic overflowing trash pile that "should" be a dumpster (I'm guessing it's under there somewhere) near my apartment, and that's just the start of the crapped up look this place has taken on. I guess we will wait and see if this, the FIFTH company to take this place over in MAYBE 10 years (that should tell you something) can get it in shape. Spoiler alert - They don't.

I moved from a very nice apartment into this place based on the location and what it was in the beginning. I can't say all the promises because I didn't feel mislead in anyway. The staff was nice, and are still very nice. But it hasn't changed the fact that their maintenance is completely understaffed. These apartments are falling apart. Leaks, Mold, old carpets leaking garages. It's just frustrating. The furnaces are outdates the AC's don't cool for ----. I mean come on, I pay all this money for what? Now 422 is under construction and the main entrance is completely shut down. So now everyone has to go done a poorly paved road, with sewer caps left and right, pot holes all of it. And now there was an accident so the entrances are one way only. Leaving Riverview patrons ---- out of luck. We have to go down through everything to just turn and come all the way back the same way. I'm at a loss, I was so hopeful and excited to move here. The river is right there, which has flooded a bit since we've been here. But you can drop your kayak right in. The bike trail is right there, its a very active community. Its just one negative thrown at us after the other. This place could have been amazing, for the active person. However its tanking quick for us. I'm really not sure its worth renewing, if things don't work out. Though in good faith, the staff is very nice. They aren't rude they don't ignore you but a lot of your issues can easily get lost in translation. = / I at this point would not recommend this place. Hopefully with the new management team it'll turn better. = (

All in all, there are a number of other issues that have propelled us to the decision not to stay here at Riverview Landing. They include the following: -the maintenance staff is dramatically overwhelmed and totally understaffed, which leads to small issues taking a week or longer to complete -the front office does not know the definition of communication- plain and simple -after speaking (after an initial 4 or 5 unsuccessful attempts) with the new owner concerning these inconveniences and our concerns, he was completely unapologetic and offered little in the way of compensation- in fact he stated that we needed to go through our own renters insurance to cover any damages associated with the complex's third party vendors (pretty incredible, don't you think?!) -the Route 422 bridge over the Schuylkill River will be rebuilt in the next 4-5 years and it will guarantee sheer insanity trying to get in and out of the development- we are already starting to see its effects on the one way entrance into the community

Worst Place I've Ever Lived!!! I've rented all my life due to frequent job transfers and this is hands down the WORST place I've ever lived. Let's start with maintenance. Trying to get something fixed is like pulling teeth. Trying to get it fixed right the first time is like trying to put the teeth back in the mouth - impossible. They half-fix things, make excuses, and never come back. The things they do fix last a month and break again. They're DIY handymen at best. Now the office. I'd say they're unprofessional but I doubt they could pronounce a word so large. Getting the phone answered when you need something is nearly impossible. They were certainly there when they wanted me to sign my lease, but then it was on to the next person and I'm a stranger. When they do speak to you, they're rude and short, as though you're interrupting their day. The place itself. Nice on the outside. So is a hearse. This place is old and not taken care of at all. It was just taken over by new owners and they did some things - carpet in the halls that resembles what you'd put on an outdoor patio, subpar paint work, and other things that you'd expect to find in a wood shop class, not a "luxury" apartment. There is dog poo everywhere, never cleaned up, a gigantic overflowing dumpster on the property, and they let people ride around pounding their loud stereos and making all kinds of noise. Speaking of noise - the walls here are paper thin. My upstairs neighbors like to engage in personal activities at all hours of the night, which I have unwillingly been a part of since they moved in. You can here it all...walking, toilets flushing, and canoodling. Good news is, I think they're a happy couple. The place also floods like crazy. It's been some time but the last flood involved emergency crews with boats pulling people to safety, and mold growing in our lobbies with exposed pipes and wires for the better part of a year. Luxury at its finest. Maybe they were going for an industrial look - I dunno. Bottom line - steer as clear as you can of this place. It's run down, nasty, dirty, smells of dog urine, and there are far better options for far less money. Unless of course you're a fan of stepping in poop - then have at it! Only question is - why can't I rate this place zero stars???
