Continuing to slide....
I am one of the longest remaining 'original' residents in this place, and as the months go on, I become more and more dissatisfied. I've weathered the floods, the management change, and the huge turnover of residents.<br><br>Initially, this place was intended for empty nesters, and I was sold on the idea. As a young single professional, I was willing to pay a little extra for a community adjacent to so much recreation, and added amneties, with a large number of young (not to mention attractive) people to socialize with.<br><br>However, the original owers couldn't rent this to enough of us, especially once the one bedroom (and only semi-affordable) apartments filled. <br><br>Once sold, all the promises of the 'fun' community vanished, and it became just another apartment complex.<br><br>Points to clarify that other reviewers have metioned:<br>traffic on 422 is ridiculous, and often there is not an alternate/reasonable route to get where you need to go.<br><br>the sound-proofing between apartments is good, but in between floors is bad. Noise blockage is reasonable, but you can hear all movement on the floor above you. And, the bathroom fans below you will vibrate your whole place.<br><br>It does flood, and will flood, the buildings are safe, they are built high (especially building 5 and 6), but it is an inconvenience when the place is evacuated. <br><br>the garages are less than 25% full, and they will remain this way, because the price is too high. Do not let them convince you to pay full price (don't believe them, they will nto fill!) <br><br>The fitness center is open 24 hours, and has up-to-date equipment, but they have done a poor job keeping the equipment functional, and it is always dirty. <br><br>There are too many kids now, in a place that was not meant for children. No playground, or child areas means they'll be playing int he parking lot, and in the halls. This is not what I payed for.<br><br>People are not considerate with their dogs. They don't clean up after them, don't keep them on leashes at all times, and do not prevent them from licking your feet on the elevators.<br><br>The pool is mostly used by people from the trailer park down the street. They are dirty and loud, and usually show up in groups of 10. Management has tried to control this with a sign in sheet, we'll see how well that works next year.<br><br>The office workers are usually pretty nice, though there is a big turnover. maintanence is decent, I don't have any complaints.<br><br>Construction on phase two has started, and the trucks are usually active by 8 am. It's noisey, and the dirt collects everywhere, in the windowsills and the balconies, especially.<br><br>If you are like me, and are looking for a fun place, nice atmosphere, and willing to pay a little extra, well, you missed it. Let the average families take this place over. It's not worth the rent anymore, we'll have to find some place else.<br><br>

Run For High Country
Where do you begin, second flood in 8 months, why would you want to put yourself through this grief. Property is built in a flood plane. Quality of the units is horrible. Kitchen cabinets are cheep you hear everything through the walls. Construction dust and mud everywhere and they have put new limits on pool and fitness center usage.<br><br>Save yourself I am gone when my lease is up. Sorry someone did not tell me about this place before I moved in.

The worst luxury apartment I've ever lived in
I lived there through the last flood last year and the sale of the property. I moved in when the construction was taking place. I hated living there. I mean, I really hated it. I broke my lease and just dealt with the pain. The staff were basically useless. The construction was poor. The apartment complex is built on land that will absolutely, positively flood year after year. Further, the worst thing about the flooding is that it is really bad. There was a full sized pickup truck that got caught in the flood that was ultimately SUBMERGED. That's right, it was fully underwater. If you move here, you will regret it. I can promise that.

Not bad...
I lived at Riverview for 5.5 months during my stay in the Philly area. My rent was paid for by my company but it did seem high. Although it is on the flood plain, VFNP is basically your backyard and the river runs along the complex. The area is well light at night and I felt very safe walking my dog at night. The clubhouse is very nice and the exercise facility is top notch. If you want to pay $100 a month you can park in the garage of your building. Pricey but I would of paid had it not been included in my deal. The few times I called maintenance (under O'Neill and Bozzuti) my issues were handled that day. Never had a problem with anything. If I end up in the area again, I will try to get back in at Riverview.

Pricing for these places is way too high! No utilites are covered along with paying for water! The finishing job was very cheap on the interior of the building.(paint is already chipping and falling off the walls) Walls are thin and YOU CAN HEAR your neighbors walking on the floor above you.<br><br>After a serious flood that damaged many cars, O'neil property (original management) sold off to Bozutto management. The management change did not address the flooding issue and the new staff is absolutely horrible. They are not helpful and spend most of their time finding ways to limit how nice this place could be. The old management use to vacuum and keep the common areas clean and neat...the new management has yet to address any concerns that residents bring up. <br><br>For an added bonus of ripping the residents off, you could pay an extra fee for monthly underground parking that is not even close to being full. I see about 3 moving trucks each week for the past couple of months loading up current residents moving out of this overpriced place. <br><br><br>

Don't Rent Here
The units are way overpriced and the construction cheep and finishes very poor. It looks nice on a quick run through however the reality is quite different.<br><br>The entire complex is built in a flood plane. Last October the complex flooded in the night with no warning. When moving here I was told the highest they had ever seen it was on one lane of the entry road. <br><br>The poor quality of the construction also means you hear all sorts of noise. When asked about this during the tour I was told "we have taken extra measures to sound insulate the units" don't you believe it. I have a neighbor that comes home at 2:00 AM and does laudry. TV voices not to mention all the dogs. <br><br>Management seems nice enough but someone should really review the poor quality for the money. <br><br>These units are not worth the rent.

Money Pit
Luxury Apartments? For the amount of money I pay for a one bedroom apartment this complex needs to be immaculate!! O'Neill was the original Management but it was recently sold to Bozutto who is trying to make up for O'Neill's horrendous problems.<br><br>Maintenance needs to be stepped up with the area, halls are not the cleanest,garbarge shoots/room need to be cleaned as well as lobbies.<br><br>Elevators are slow for a new apartment complex.<br><br>It's a very beautiful & safe place but its very expensive. I like living here but after paying my rent, I don't have to much money left.

Stay Far Away from these overpriced apartments......
If you want to pay really high rent, move here. Otherwise, go elsewhere. These apartments aren't even that nice for the prices their asking 1 beds start at around $1240, 2 beds around $1650 and 3 beds around $2000. You can go into neighboring areas like Royersford, Limerick, King of Prussia, Audubon, Jeffersonville, etc. and get just as nice apts for literally half the price. That's what I did and I'm glad I did. Hell, you can go to other Bozzuto properties in the area and pay a lot less. And one more thing. If it rains heavy, they flood. So if you live in any of the front bldgs, hope you have flood insurance for your cars. My car was almost ruined back in September because of flooding. Heck, Action News, NBC10 and KYW3 covered the flood at riverview. I'm sure you can find the footage on their websites. See for yourself.

just moved in
i just moved in and wanted to put in the latest info. before i moved in i saw the ratings and i was really discouraged and i thought what was i getting myself into. and then i actually moved in and learned that most of these people are bitching about nothing. you can let your dog off its leash, but if you're too lazy to clean up its ---- then yeah, you're gonna get fined. there's so many doggy stations around, honestly how hard is it. i'm happy with my investment. i definately recommend it to anyone with taste.

Fully agree with previous review of "management stinks"!!
On top of that I would add I am still waiting for my money of the two months free promotion. I've living here for 5 months I can't wait for the moment of the end of the lease. I hate this place. It's frustrating to live here with this incompetent management and set of rules.

NEW MANAGEMENT STINKS.....STAY AWAY!
Under the old management staff, this place was great. They were very friendly and welcoming. New Management, Bozzuto, sucks. Every day, they are giving tenants notice about something. They want to track everything. You have to give them information about your cars and the cars of people who will visit you. If you get locked out of your bldg., you have to give them your name and social, wait 10 mins while the check you out, call them back, and then they might let you in. If you want to let your dog get some exercise off the leash for a bit, forget it. $100 fine each time. If you don't have a parking permit, they'll tow your car. If you plan on having a dish, don't even bother. They have made it so you can have a dish, but it can't be installed anywhere because you cannot drill a hole into the bldg to get the wiring into the apt. So, in other words, if you want to live in a prison like atmosphere, by all means, move here. Oh, and if you want really high rent (1 bedroom starts at over $1300, 2 bedrooms over $1600, 3 bedrooms over $2000) by all means move here. For the majority of the rest of you, AVOID THIS PLACE AT ALL COSTS! Oh yeah, and one more thing. Flooding. This place is right on the schkuhill river. So when it rains a lot or, like now, when theres lots of snow that is going to melt, it will flood. The only good thing here is parking, because they are losing so many tenants there are plenty of parking spaces left.<br><br>More negatives---noise. If you people above you, you can here they go to the bathroom, snoring, talking, etc. <br>Elevator-you might as well take the steps because the elevator is that slow.<br>Climate Control-every room in my apt is different temperature. For instance, if the heat is on, my bedroom is hot, the living room is moderate, my son's bedroom is ice cold. <br>Maintenace-took these idiots 3 times to figure out I needed a washer, and then took 6 weeks to get me the washer.

Beautiful
Wow, I am reading what some of the folks here are saying and I am amazed. I have been here a year now. Yes, there are some things that are not 100% perfect, but hey, it's new, a good location and has great views. I took the deal of getting a months worth of rent in american express checks. It did take longer than 30 days, I believe it took about 45 days for my checks to get to me. Hey, I'm not complaining I mean......it is FREE MONEY!!! they can take their sweet little time getting it to me. I also know some others here who got the checks too, some waited 45 days and others got them in less than 30 days. But I dont know of anyone who did not get them at all. Then again I dont know everyone here. I truly believe that the person who wrote that in the previous review was either A) Smoking crack or B) is lying to you because he is mad at the management. (They probably gave him a late charge last month for not paying his/her rent on time, thus....making him/her upset)<br>All in all, the place here is pretty nice. Great place for having a dog too. <br>Maintenance guys need a little fine tuning, but all in all I reccomment this place. <br>

VERY DISAPPOINTED
This place seemed really nice at first. It is all new construction, its right on the river, right on the Schuylkill Valley Nature Trail and the edge of Valley Forge National Park. In the spring and summertime I'm sure its great. But right now, I am cold. Its 2 am and I am up writing this review because I'm freezing. Why? I don't know. My water heater does not work and repeatedly dies. Going out in 20 degree weather to hit the pilot ignitor repeatedly until it starts is annoying the first time, let alone the 12th time. I've got no hot water and I've got the heat blasting but its blowing cold air. I've got to leave for work in a few hours and I'm debating staying up and letting the oven run for heat. I got the water heater going but who knows if it will stay on so I can take a shower before I leave for work. If it dies overnight and you don't notice it until the morning, it takes at least an hour to warm up so you can take a shower.<br><br>The quality of the construction is poor. I have a major draft coming in from my balcony door because the bottom of the door is not sealed properly. I have a cracked vanity door that I have asked to be replaced since the day I moved in and nothing has been done about it. The tile work, caulking, details and finishing work is very poor. It disappoints me because it would not have taken a lot of effort on the part of the construction workers to take the extra step and do things right. There are lots of crooked tiles, walls that are bowed, etc.<br><br>Perhaps I have high standards or something, but for the kind of money this place charges for rent, I expect flawless operation of all appliances, the furnace, the water heater, and flawless construction.<br><br>Also, do not be tricked by the "deal" they are running where they promise to give you free rent back in the form of American Express Gift Checks. It has been months and the checks have yet to appear. I have heard the "check is in the mail" excuse for weeks now. I'm not hurting for the cash, but the property was recently sold by O'Neill Properties (and is now managed by Bozzuto Management) and I want to make sure I receive what is owed to me. I feel like they pulled a bait-and-switch and/or are trying to defraud me.<br><br>Like I said, I'm disappointed. I had high hopes. We'll see what happens over the next week or two, perhaps I can come back and update my review with happy news.<br><br>I know there are others who have not received there money from O'Neill Properties. I've actually started considering retaining a lawyer as I'm starting to wonder if it would qualify as a class-action issue if not conspiracy to commit fraud.<br><br>Edited to add:<br>Its 4am and I'm still freezing my @$! off. The water heater died again but I just got the pilot going again. This is ridiculous.<br><br>Also note the location, it is right off of 422, and if you have to commute on 422 to I-76 or the turnpike in the morning or coming home, be aware that the traffic is horrendous. Coming home it is unbearable trying to get onto 422. If you can commute out Trooper Road and take back roads the traffic isn't too bad, but otherwise look for a better location.

DON'T MOVE HERE!!!!!
Don't move here unless you want to pay a lot of rent for an okay apartment. Construction is shotty. Climate control is a joke. Our 2 bedroom apartment, regardless of whether the heat or AC is on, every room has is a different temp. And not just a few degress. For instance, the master bedroom could be 75 degrees. Our sons bedroom, will be around 50 degrees. For as much rent as they charge, digital thermostats should have been used in each room to correct this sort of problem. Oh, they also run a special where you get 2 months worth of gift checks 30 days after move in. Yeah, right. I've been there 2 months and still have got nothing. The idiots at the office don't know anything. It's like talking to a brick wall. Overall, the office staff is the most clueless I've ever dealt with. The only one that actually knew what she was doing, the property mangager, they sent her to another property. I guess they wanted an entire staff of morons because the new property manager is just as clueless as the rest of them. Oh, if you want to park in covered parking, it's $65/spot. Oh, and when it rains heavy, the Schukill river will end up damaging your car. It did a few weeks ago when it flooded the parking lot. Several cars were a complete loss. Mine was okay, but the water did cover my tires. Safety-the buidlings are secure access. of course, when people prop the doors open all the time, how secure is it really?

Gorgeous Location
I came to Riverview Landing not sure at what I would find. At first I thought the prices were high, BUT then I saw everything I recieved for it (pool, fitness center, PC room and free wireless internet at the pool)<br><br>THis place looks like something you would find in California.<br><br>Happy Resident

Good Location
I moved into Riverview about 3 months ago. So far so good. The buildings are brand new and they rit right along the river. You can't beat the views, and there is garage parking in each building as well. <br><br>Maintenance is pretty good about getting things done in a timely manner. Although there is not many problems that occur as the place is brand new, but they are good at cleaning the halls, and taking care of the few maintenance issues that arise. <br><br>Overall, the place is perfect for me. Close to 202, the PA Turnpike, and 76. And by the way, Rt. 422 is not as bad as poeple say it is.
