I have lived in and seen many apartments over the years and throughout the tri-state area. I live in building six on the 3rd floor, and I absolutely LOVEIT! The rent was definitely at the higher end of my price range but the way Alberto and Sarah treated me helped me sway my decision. They both understood I was always on a time constraint when I would stop in because of my hectic work schedule. They went WAY above and beyond to help me find a place that I liked and wanted. They also emailed me everything I needed or did things over the phone. It turned out that two days after initially visiting the place (because of their prompt & effective service), I ended up moving in. I absolutely love it here! The pools beautiful, as well as the clubhouse. The maintenance has taken care of any problems I've had nearly instantly. A lot of my neighbors have lived here for years, so obviously it's a great place to live! The people here in my building are really nice, they always open & hold the door/elevator if they see me coming. And in regards to noise; I never have the tv/music on in my apartment (so its always super quiet), but I rarely ever hear anything, which I absolutely love! Plus I have my own washer and dryer, which is super convenient as well!

    Place is good, Staff unresponsive to requests...highly commercial

    First things first...Apartment was nice....good ambience and prompt maintenance. Only concerning thing I can think of is the time when there is a thunder storm or continuous rain for more than couple of days. Flooding is really bad but the management tries their best to make it smooth for the residents as far as they could. Heating and electricity bills are sky rocketing because of the construction I think, the walls dont insulate well. Even if our rent was low, the utilities would be everytime not less than 30% of the rental cost which is very high per my experience. I lived here for about 9 months now am moving out because of a rare situation. I had a family emergency and had to give a vacate notice. The bad thing is 2 months rent and an additional month penalty for breaking the lease. Situation changed and we came back and put a request forward to the management that we do not want to break the lease.Response was that they had already rented it out and they say, we will have to still pay the penalty because there is no gurantee that the future tenants are going to honour the commitment. Staff is unusually unresponsive to requests like this because they lose money if they oblige. Unresponsiveness of the staff is a common thing for every personal requests that you have. They stick ads asking for references, and when we do bring one, they don't care to even talk courteously to them. We tried couple of times to coax them to suggest alternatives but they are so rude and unkind. If I were them, I would try my best to accomodate previous tenants as much as I could. We are having really very difficult time finding a new apartment now with in such a short time...I would never ever reccommend this apartment to anyone, even to people not so close to me. Update: As has been posted by Tracy in her response, we did contact the management office again and greatfully, they accepted to waive the penalty off and offered other currently vacant apts with new lease terms. But since we had already made a contingency plan, we moved our things to the storage and decided to stay at cousins place temporarily. If things go well, we will come back here to rent a 2 bedroom in August. I will post one last update after July 1st 2012 after we vacate this apt and let you know about the overall experience.

      Nice apartments

      I am on my second year here at Riverview Landing and overall have had a good experience. I previously lived next door at The Lofts but had to move due to a large increase in my rent. (You can read my review of the Lofts from Jan 2011, entitled "Nice, but expensive.") You can tell the buildings at Riverview are older and the counters aren't marble or anything like that, but I am able to afford a much larger apartment with a ton of closet space here. I have an apartment facing the woods and it's so quiet and peaceful. I haven't had any maintenance issues. I had to have my shower fixed once and it was taken care of immediately. I can hear my neighbors but no more than any other apartment building. Most of the people are relatively quiet. The pool and the gym are decent. The crowd at the pool is pretty relaxed. I had an issue in my previous apartment with rowdy drunk people but that is not the case here. I had been here for three floods. I was informed when I signed my lease that I was going to be living on a flood plane. I live next to a river, so that makes sense. I take personal responsibility for my property because I am an adult. When there are flood warnings, I move my car. I have not had any property damage as a result. The people who stand outside blaming everyone else need to take responsibility for their actions. You live on a river. If it's raining a lot, check the weather and see if there are any flood warnings. The Weather Channel issues river flood warnings and there is a website you can look at that gives you flood predictions for our specific section of the river. If you had a house on the river, you would not have anyone to blame. Overall, I really like the location of these apartments and plan the stay for awhile. My dog loves all the walking paths and it's a great environment.

        Moving because of sky rocketing rent!

        I have lived at Riverview for 2 years and was planning to renew my lease until I received the latest lease renewal, my already high rent was going up over $100, a 6% increase! (We are still in a recession, aren't we?) I called the property manager 3 times to discuss the increase and I did not receive a call back. I finally just went over to the management office to let them know I was moving due to the high increase. Although she was very apologetic and "didn't get my messages" the gist of the story was that Bozzuto feels the apartments are under fair market value so EVERYONE is receiving very high lease renewals. So, basically good tenants who pay their rent early, don't cause any problems, have no issues and mind their own business are receiving massive increases. I have always found Riverview a nice place to live and no, I did not like the 3 floods that we had that caused me to have to stay with friends for a few days but I do not blame Riverview/Bozzuto for that. That is the price we pay for living right on the river. The overall setting of the complex is very nice and the gym/clubhouse/pool are great. I have been fortunate to have very nice, quiet and friendly neighbors on my floor (Building 1, floor 3). I have heard that they are now charging for the nail hole repairs etc. on move out and I am still here for another month so I will post an update on that after I have moved. I plan to leave the apartment in good shape so I am hopeful that they do not try and "nickel and dime" me on some nail holes from taking pictures and curtains down. Overall, my experience at Riverview was very pleasant and I would have liked to have stayed but the high rents are really starting to drive people out. I should also mention that if you happen to live in one of the third floor loft apartments (high ceilings) your PECO bill in the summer will be outrageous! Mine averaged between $360-$380/month from running the air conditioning and in all honestly it was never all that cool in the apartment. I will be relocating about 10 minutes away to a two bedroom townhouse on a golf course and will be lowering my rent by $400/month. I expect the utilities will also go down too. PS - If you happen to have dogs, it is a very dog friendly environment! Francis, who lives over in the Lofts is my dog walker and he is great, very friendly and accomodating (he has helped me in a few emergencies when I'm not able to get home and never charged me more then his standard rate) and my dogs absolutely adore him! He has agreed to continue to provide walks for me after I move and for that I am grateful!

          Glad to leave and HATED that place

          I am sure this will be read by Riverview and is happy to tell them all that I have to say. This is a place many has spoken about and not in a positive manner. Many agree that maybe they started their living experince here, but didn't stay becuase of management and staff. They are jerks. Management is incompetant. Maintence is lazy and not trust worthy. The grounds are unkept. Garages dirty. Elevators filthy. Rudeness. Don't even try asking for help for anything by management because they will not do anything to help. One call to them, and your put on their DO NOT HELP LIST. I could keep going, but I will let more people share in their terrible experiences with this place. This is not a place you want to live. It's embaressing how they think they can work and treat others with such malicious acts and very spiteful. They will soon recieve their karma, karma will come and give them their just desserts. Sucks for them.

            Positive reviews are false!

            Obviously management keeps writing the positive reviews. I was lied to about the flood zone as well and lost my car. Poor management here!! And to make it clear...I was told that it never floods and it was last year while I was away, not during the hurricane. I just see a huge problem with all the positive reviews. Everytime a comment is made about the conditions of this complex some defensive individual writes about how amazing it is there. I hope apartment ratings cracks down on the employees writing the reviews.

              Thank you for sharing this feedback. I want to apologize if you felt like you were lied to when you leased your apartment here. We really do try and make an effort to notify any new residents that we are located in a flood zone and there is a 1% chance of the community flooding each year. It is not something that we see on a regular basis and unfortunately, with the weather conditions we experienced in August, this was one of those times that was out of our control. Again, I'm sorry that you felt as though our management team was not truthful about the community flooding. My door is always open if you would like to discuss this further.               Awesome Place!!!

              I have lived at Riverview for 3 years and it has been nothing short of luxury! The staff is great, friendly and reliable. They genuinely help you and care for you. Now to the negative people. Anyone who talks about late rent is absolutely foolish because they already give you a 5 day grace period. If you can't get your rent in on time, that is your own fault. You are an adult, act like one. The people complaining about flooding are unreal as well. How can you complain about nature? The residents were informed frequently and quickly about any issues that would impact them. The staff even stayed over to ensure that residents were accommodated. As for the place next store, it seems that there are varying stories and that the facts don't really line up. The maintenance and sales staff represent themselves and the company extremely well. The pool and clubhouse is phenomenal! Summertime at Riverview is like living at a resort. It is a quiet place and wonderful. I have had several different apartments and have had a number of very respectful and fun neighbors. The apartments are truly great when it comes to community and friendship. Location has been fantastic for exercise and social life as it is minutes away from KOP and there are bike trails and running paths seconds outside your door. Overall, if you are a fun person who loves life, you will absolutely love Riverview. If you are a bitter, angry, selfish person, go live somewhere else because this community is exceptional and we don't need you to ruin it.

                Bordering angry

                I ,too, just experienced the flood and that is not why I would leave if I could. It's nice down here by the river,and I know there is a cost that goes with this; the point was how I felt on my own,completely the last 3 days!, Apparently, it's the first flood of the Office,too, since I was told it hadn't flooded ever when I made my final decision to sign a lease.Wow,now that was a blatant lie. I left to get a hotel later Saturday after parking my car about a half mile away and having spoken with a couple who said they've been here for years,and to get out since the October flood was bad!;they told me more than anyone in the office and many residents helped me through this ( I may be a little older,but not dumb). My calls of concern to the office were forwarded and NEVER returned,ever (how can you forward your darn telephone number!).I had parked my car way at the top,and luckily got a ride with a very nice young man since the pain of my hip replacement makes it harder to walk long distances. I felt the attitude of Bozzutto was indifferent,and Now I read that the development next door is treating their residents to $200 for hotels and had shuttle service and food? Please do the right thing without being asked and help us out with our hotel bills; you learn a lot about a company when things get bad and I really don't like being lied to; it makes you feel like they just made a fool of me and how dare I bother them

                  GIve Credit where Credit is Due.

                  I have lived at Riverview for 3 years exactly this week. In those three years, there have been many opportunities for disspointment, however, each and every time I have come away from situations like the past weekends hurricane with a smile on my face. I was confident every time we were alerted that the property may flood, that the management staff had my best interest at mind. I have never felt like such a valued member of an apartment complex. After reading reviews that overlook all the dedication and hardwork the staff here puts into making this property work well, I had to make it clear to anyone thinking of renting here, you get more than you pay for. The staff seemed to make every effort to ensure that the tenants knew what was happening. They e-mailed, posted signs in the elevators and made updates on Facebook. I'm pretty sure that they didn't have time to sit behind a computer like the rest of you complainers and feed information to people who simply wait for info to come to them. I saw them personally moving cars from flooded areas, risking their own saftey. Later I saw pictures online showing the staff scaling the pool walls in order to make it back to their office. All to ensure the people living at Riverview could sleep soundly. Instead of bashing the minor inconveiences sustained this past weekend, those who feel the need to complain should make the effort to thank those who didn't have to sleep in thier own beds and took the time to make sure you were ok. Each time you sign your lease, they make you sign a Flooding Addendum. And if you think that the staff has any control over MOTHER NATURE, you're on crack.

                    Loved it

                    I lived at Riverview for about a year and a half, from 2009 - 2010. Compared to everything else in the area, and anything I could find closer to the city, these apartments are super nice. Everything is modern and clean, high ceilings, and you can't beat having w/d and d/w in the apartment. While some of the finishes are not top-tier (i.e. kitchen countertops and cabinetry are 'cheaper') the apartments are very pretty and appear almost brand new. Noise can be a little bit of an issue if you have loud neighbors - we had one above us for about a year of our lease. The walls are a little thin but they are not nearly as bad as the complaints I have heard about the Lofts next door. Parking is always ample. Never had a problem finding a spot right next to my building. I wouldn't pay extra for the garage unless you have a real aversion to clearing off your car in the winter. Love that the neighborhood is dog friendly, there is so much property to take your dog out. There are a few on-site dog walkers as well so it is really convenient for pet owners. Management is really hands-on and sends out a lot of "memos" which can be a bit annoying at times. BUT - when we had that huge flood that wrecked the lobbies of a few of the buildings, they sent email updates about when things would be up and running (i.e. the elevators and the construction on the lobbies) and were very courteous and very considerate of the residents. Maintenance is extremely quick and they have an emergency line if you need help at off hours. They are very responsive. The amenities are great - the gym is nice for basic equipment (it's small, but no one is ever in there), and the pool is beautiful in the summer and a great place to catch a tan or relax. There are grills available for resident use at the pool deck which is really nice. It is great being able to access the trail right from the building, especially if you like to bike or run. The area is very safe and is a stone's throw from the VF National Park, with access right across the road. I loved living in this development and would definitely consider moving back if I ever need to be back in the area. If you are having trouble deciding if the place is for you definitely take a look at Riverview and other complexes in the area, and you will definitely be impressed with Riverview.

                      Ignore All Negative Comments You Read.....This Place Is Awesome!!!!

                      My roomate and I have been here for over 2 years and love everything this property has to offer. The beautiful views, the secluded, but close to everything feel, the cleanliness, the pet friendly people, and the management and maintenance staff. What's not to love??? In our time here my roomate and I have run into all walks of life from medical professionals, to professionals in finance, to education professionals and even a former professional basketball player.....get the hint young professionals??? The grounds are very well maintained and landscaped. When there is snow, it is removed promptly. In the rare case there is something wrong with an apartment, the management staff is quick and friendly in sending the manintenance staff, who are always prompt and efficient at fixing any problem. Enough good things cannot be said about the girls in the management office...simply the best!!! Any negative comments you have read about this place are simply not true and are probably made by people who couldn't afford to live here, needed a co-signer to even move in, and most likely no longer live here. Ignore their idiotic comments....they are poor and have nothing better to do. So come and have a look around...there is nothing you will not be impressed with!!

                        Great if you like 5,000.00 in bikes stolen.

                        We lived here for almost 2 years. The apartments and facilities are great but, if that is all you want then go ahead. We had 2 bikes stolen in the parking garage in May/2010 (2,800.00) Management didn't seem to care or do much to aid us in feeling safer. Then for 3 weeks the access to the stairway doors were left broken for over a month.In that time I had 2 more bikes totalling 2,400 stolen right from my front door, in the locked building! Again, management didn't care. Instead they emailed me a reantal agreememnt saying they were not responsible. I don't care who was resposible! Icare because for the second time in 7 months I lost over 5,000.00 in bikes and management did NOTHING to advise the property that there were thefts, nothing at all. There are at least 10 different vendors who have access to the inside of the buildings anytime of the day. Pizza delivery drivers, newspaper carriers, UPS, you name it, they have access! Oh I agree with the other comment about management "judging" people. We were late with the rent on more then one occasion and we felt like we were criminals. We ended up just breaking the lease because we couldn't come up with the late/court fees on top of the rents. So, don't excpect much help. We were 1 day late and were taken to court on that day because we were late with the month before?? We told management we were paying the rent the next day, that didn't matter. So now, we were 2 months late plus court and late fees! Oh and if you want trash just go in the parking garage. We took a week vacation. The day before we left there was a Wendy's cup on top of the fob box. 9 days later it was still there? Along with a dirty sock in the stairwell. Also, because we are right off of 422, people who come home feel the need to keep driving 55 mph right through the parking lots and not stopping at the stop signs. A dog was hit and run. Very inconsiderate neighbors!

                        Great Experience

                        I loved living here. I moved because I was farther from Philly than I wanted to be but my experience was great. The maintenance was always timely and professional. The snow was always cleared promptly. Parking was never an issue and the whole area it is in is very pretty and quiet. The staff was also very prompt, honest and friendly. They made me feel like I was important to them. I really enjoyed my time at Riverview.

                          Hate it here

                          Awful building. Can hear everything between the walls. The heating bills are outrageous because of the poor craftsmanship of the windows. The people and management are very snobby. And I agree that there are way too many dogs. I would really advise to spend your money elsewhere!

                            Couldn't Be Happier!!!!

                            My fiance and I have been living here for 18 months and couldn't be happier. The location is perfect and picturesque. Our aparment is spacious and has plenty of room for our dog to run around in. The management and maintenance staff are extremely friendly and easy to get along with. If you have a problem or need help with anything there are always there and quick to greet with a smile and hello. In case of emergency they work around the clock to prepare for whatever mother nature throws our way. Parking is plentiful and never hard to find. To sum up our experience here it would be .....AMAZING!!!!

                              Happy Two Years

                              I have been living here for two years now and it has been great! No problems in the apartment except the windows are drafty and heating can be pricey. If we come across any issues management fixes pretty quickly. The pool, fitness center, and clubhouse are great! The pool could use some more chairs though. There are a LOT of dogs but most clean up after them pretty well. Parking is ample and grounds crew does a great job. Plows do a good job as well in the winter to keep the only road in and parking lots clear. I will be sad to have to move out in April.

                                Stay away!

                                The management here is awful! They are known to outcast residents if they feel you are not up to their standards. The rent is too high and though it offers the most amenities in the area, there is no privacy and there are way too many dogs. Watch your step because stepping in dog poo becomes a daily activity. There is a huge tick problem as well. Granted, you are in the woods, but the ticks end up right outside in the apartment's grass. When you first see the apartments, it appears to have everything. But always remember that if it looks too good to be true, then it probably is. The drafty windows are unbearable!! The heating bill will hit you deep in the pockets. I would never endorse this apartment complex.

                                  After living at the Lofts of Valley Forge right next door all I can say is wow! Nice place, good floor plans, slightly cheaper, and best of all the management isn't corrupt and unethical. Enough said!

                                    Great experience at Riverview

                                    I lived at Riverview Landing for almost 2 years and only have good things to say about it. The quality of the apartments, clubhouse, and apartment grounds is wonderful for a reasonable rent price. For the most part, very nice people live in the complex. I only encountered one noise problem in my 2 years there and the management company took care of the problem immediatly. I used the gym and the pool on a regular basis - both are kept in excellent condition. Any maintenence problem I had was fixed literally immediatly. Everyone who works there is extremely nice and helpful and very friendly. I would definitely recommend Riverview Landing for someone looking for an apartment in the King of Prussia area.

                                      Great Home For 2 Years!

                                      When my job transferred my husband and I to PA from NY, we were completely lost and dint really know where to live. It was a different environment from what we were used to. Not as fast or as interesting for us. We found a home in Riverview Landing and everyone from maintenance to the girls in the office made us feel welcome. Yes, the walls can be a tad too thin some times, so living in the top floor (like we did) helps. Our neighbors were really sweet and for the most part we had no issues with any of them. Our one and only thing that we encountered was a horrible man that lived there named -------------- who seemed to threaten everyone in the buildings to use his --------------------. If you move there, PLEASE BE WARNED! He is neurotic and will hate you if you don't use his services, even though he --------------------------- (-----------------). Beyond that we had an amazing experience at Riverview and feel it makes a great temporary home for young couples. Also, they LOVE pets! :)

                                          Fantastic location, great price, quality and management.

                                          Location, location, location. First of all, we were lucky to score a corner apartment here for only $1.3k/mo (it was a week long special they had in the summer). The location is amazing. You're right next to the Schuylkill River walking/biking trail and very close to Valley Forge park (quick drive and a great place to walk around). You're just down the street from King of Prussia mall *while* still being in a nice and laid back area (when not on 422). The back roads nearby are upscale, very calm and traffic is fine and you're close to some good restaurants if you don't want to cross over 422 into the KOP Mall hustle and bustle. This also happens to be very close to my office now in downtown Conshohocken. They have an amazing combination of being convenient to busy areas while keeping your home in a calm, quiet and laid back place. More Convenience: Garage, in-unit washer/dryer, spacious, etc. I loved also having a garage to keep my car out of the snow and the sun. It doesn't cost much money and anybody can get a parking spot, if they are willing to part with a few extra bucks per month (and you can do it at anytime) -- it's not like other apartments where you have an attached garage, which is nice, but you are committed to it for your entire lease. Here you can drop it and pick it up at any time, month by month. Also important: Maintenance. I met and became acquainted with maintenance, which happened to live in my building. Very professional and thorough and VERY fast. Being a computer guy, it was great to just send an email to the people at the office next door and have my apartment fixed the next day :) That's good service. The only reason I left is because I moved to Florida. I plan on coming back this year (2010) and living at Riverview or at The Lofts next door (again, location is perfect for me). Bottom line: Even though I'm in a 5br/3ba pool home (rental), I still consider this the best place I've ever lived overall. It wasn't as spacious nor as luxurious an interior compared to the house I'm in, but you have a LOT of convenience at a very low cost and you can't ask for more at this price point!

                                          Area Great, Utilities and Construction not so great!!

                                          Okay riverview landing was my home for around a year. It was an great location for my husband, and my two dogs. The river is great, the easy access to the King of Prussia and Trooper area was fantastic. However the utility bills were alway high, heat and air would run right out through the high ceiling. I loved having a fourth floor apartment that had a loft however the air could not keep up with the space. It was always hot in the apartment. I do not think the unit ever had any down time. I think that in order for the apartment to be comfortable the system would have to be upgraded. Also there was a problem with the floor. Near the stairway the floor was punky. It was soft and I was very afraid to step on it. Also in the kitchen the linoleum tiles were coming up in spots. If you rent in this apartment complex make sure that you see the apartment that you will be living in before you rent. We saw a similar apartment and not the exact apartment. We could have avoided a blunder if we had seen and inspected the property before move in. Although a few problems were had here I liked the setup, the location and the amenities.

                                            I've lived in many places but can honestly say this was one of the best -- if not absolute best -- place I've lived in: 1) Beautiful setting: the complex is nestled in a quiet alcove of woods adjacent to the river; 2)Next to Valley Forge with an excellent bike path that runs right through the forest; 3) Great service, both from maintenance and the ever-pleasant leasing girls; 4) A nice and friendly community of diverse people; 5) Pool, barbecue, gym, office with fax/Internet access -- and (much missed) daily cookies. Highly recommended. Only sorry had to move due to personal reasons.

                                              Great Apartments

                                              We have been renting at Riverview Landing now for 2 1/2 years. When we first arrived we rented a first floor two bedroom apartment that had a river view. As this is the first time for us living in an apartment we were a little apprehensive and only took a 6 mth lease out thinking we would move out and rent a home. We were really surprised how much we enjoyed staying here so after the 6 mths we extended the contract and moved to a three bedroom top floor apartment with river view. The only fault with the first floor apartment was that we did hear occasionally the tenants above walking around but it was not overbearing. We moved into a larger apartment so we could accomodate visitors. We have always received amazing service from the office ladies and Sarah who originally signed us up and is now the assistant manager has continued to give outstanding service. I can honestly say that the maintenance team here provide excellent service as well. Any time some thing has needed fixing we have always had it repaired within 24 hrs. In fact that is one of their policies that they will repair within 24 hrs otherwise you receive a days free rent for every day you wait after the first 24hrs. We have never had to wait longer than 24hrs! The perfect example I can give just happened lastnight when our air con stopped. I sent an email to advise the office and by 1pm today all fixed and with a smile! Over the time we have been here we have curiously looked around at other places but nothing compares with this location. We love to walk and we have Valley Forge park and Bretzwood Park right next door. Schuylkill River is a delight to view each day. The gardens/grounds are very well maintained along with the facilities, ie pool, gym,lounge area(very modern/homely). We like nice surrounding and if this place did not offer that we would be the first to go!
