IT all depends on your neighbors

I lived here for a year and with all these types of developments it all comes down to your neighbors. I lived in a 1 bd loft and it was super quiet- not because the construction is good but because all my neighbors would good, clean, professional and respective. For that my stay was good. As with these types of developments you get the typical horrible and ignorant staff. The front office staff is worthless to say th least. I also agree with the other post the 24/7 maint does not exist in practice. If it is after hours and if the person on call is not onsite forget it. I had a plumbing problem and the person on call was in pottstown. He told me to go down to the front office and get a plunger and do it myself....they would not even deliver me the plunger! But if you have no need to interact with the staff it is good. The work out room is good as is the quiet location on the river. Parking was never an issue as I opted for the extra $40 a month for reserved indoor parking. Pet fees are a little steep and you get nothing in return except some free doggie bags along the pathway but they are often empty. Plenty of walking and biking opportunities and food/stores <5 minutes away by car. A special caution is there are a lot of ticks and bugs. I twice had a tick on me inside. The balcony is frequented by pigeons and it seems when I would go out on the porch I would find a tick on me. And box elder bugs and other things seem to come out in spring in the buildings and apts. Overall I recommend based on my quiet experience, good neighbors and close to shopping/my work. But offer caution for bad neighbors, lousy/worthless staff and potential for lyme diease....peace

    Camping, but not.

    I recently relocated to these apartments from Los Angeles. Aside from feeling as if I am in the boonies and getting used to all the bugs,ticks,winter,goose poop and the odor of the river I love it. The mountain biking trails and paved bike trails in the area are wonderful. Very crowded on weekends, but living this close to them I'm able to get out in the trails almost every day. The Lofts next to Riverview are lame. Very over priced and the floor plan layouts only make sense if you are drunk. You get more bang for your buck at Riverview. The staff is wonderful. I've never had any issues with any Bozzuto managed building I have lived in and to be honest, the maintenance guys at riverview rock. Some of them even live here, which makes their response time to any issues even faster. Another great plus is they allow you to have dogs and there are plenty of open spaces, hiking trails and dog parks all within several miles if not feet of the building. They even have poop bag stations so you can easily clean up after your dog. I've read other reviews about flooding, but I haven't experienced that yet. Its common sense though. If its going to rain, you are next to a river. Dont park your car in the spots within feet of the river.

        A GREAT HOME

        My Fiancee and I moved in about 2 weeks ago and absolutely LOVE this place. First of all the grounds are beautiful. I love taking walks outside on the trail or the path around the complex. Several residents have dogs, but the grounds are immaculate! Every maintenance need was taken care of in a flash. NO apartment complex is perfect, but I can't applaud the staff enough for taking care of every request immediately and with such a smile. I LOVE coming home every day to my big spacious kitchen, my beautiful living room with bay windows and spacious balcony. I had anticipated hearing my neighbors, since this is a newer building, but I haven't heard anything and I do have an upstairs neighbor. The bathrooms and closets are ENORMOUS, and the water pressure is super! It just rained this weekend and there was NO flooding at all. Connie and her team at Riverview are Amazing. Anyone looking in this area should move in TOMORROW! The rates they have going are super for the square footage and amenities. The Lofts next door are smaller and are WAY more expensive.

          Love it here

          My husband and I and our dog recently moved into Riverview Landing in a 2 bedroom unit and we are in love. We moved here from upstate NY a year ago and were put up at Riverview Landing in Corporate Housing for a month through my husband's employer, and then moved to a complex in West Chester as we couldn't afford the rent at Riverview at the time, even though we really wanted to stay. Now that we have sold our house in NY, and our lease was up in West Chester we couldn't wait to come back to Riverview, and we happened to get such a great deal we signed a 2 year lease. The apartments are very roomy, have super unique layouts and make you feel at home. We even had ours painted to feel less like an apartment, and I have to say, ours is even nicer than the house we used to own! There are full size washers and dryers which is awesome, lots of storage, 9 foot ceilings, a beautiful pool and workout room and the riverwalk is beautiful and relaxing, especially if you have a four legged friend who needs regular walking. It is close to everything, and if you catch them at the right time can lock in a great rate. The Office staff are always amazing as well,even when we were hear for corporate housing they always made us feel like "residents" which was a very important feature for us. We have dealt with Connie, Melanie and Sarah and have always had great experiences from all 3. They truly want to make you feel at home and care about meeting all of your needs. And to comment on past reviews, the last few are all correct, it is relatively quiet, seems to have many young professionals and families just starting out, or older couples- not a lot of young 20's or kids running around. The grounds are always kept nice, and this past weekend we had a huge storm and no flooding. As for the utilities, we haven't had a bill yet, but anywhere in this area is high for utilities, and the bigger the apt, that is what you have to expect. Our last place was a lot smaller and older, and the utilities were just as high there as some of the comments I have seen on here. You just have to learn how to be economical.

          Wonderful luxurious home.

          I fell in love with the property after looking at others in the area. Living here feels like you are on vacation from the hectic life of the surrounding 202/76/philly area. Between the view of the river, the gorgeous pool, the clubhouse, and fitness center, it feels like you are living at a resort. The office staff is very friendly and so are the residents. Everyone here smiles, says hello, and talks to you in the elevator. Very pleasant. I'm 100% happy I moved to Riverview. If you are a young professional looking for a nice place to call home, this is the place for you. It's $35/mo to park in the garage which is a good deal-- get to have covered parking and an assigned spot. The parking outside is ample, too-- just like to have a roof over my head! Also, the management hosts pool parties and stuff for the residents-- very fun. Can't rave enough....so happy to be here.

            Been Happy Here

            We have lived in several different apartments, and I would say that this is by far the best in terms of location and apartment size. When we first moved in, it was the dead of summer (and we were most certainly not used to the humidity in PA). Our utility bill was high (compared to what we were used to in MN), but we received the first bill and simply adjusted by using fans during most of the day. Since then, our utility bills have not exceeded 90.00 a month, and are around 65-70 when we are particularly careful. The water bill (there are four of us) is around 30 a month. We really love it here. Very good deal in light of the amenities, etc. The staff is wonderful, and maintenance responds promptly and effectively. We have two young children, and this apartment has been great with kids. Some of the residents can be a little aloof toward the kids (but then again, they have none of their own and simply do not want to be bothered with anything but themselves), but beyond that, it is a fantastic place for adults and kids.

              Happy @ Riverview

              We have been here 2 months with our 2 boys (cocker spaniels) and have been very happy with the apartment and the complex. Very comfortable and very easy living. The utility costs have been fine in regards to the earlier posts. We came here after 20 years of home ownership.

                RUN

                Wait till you get the utility bills. When winter hits the poor construction will let the bitter cold air flow right into your beautiful home. The heat runs all the time and dries the air completely out and your bill will hit $350 easy. parking in the garage is not a treat. Once the temp drop the sewer pipes start freezing and you will have sewer popcicles trickling down on you and your car. The best maintenance could do was wrap them with orange electric cords (did't seem to help) The place is not worth the price. It's not the current managers fault, she inheritted this mess. She is very nice and so is her staff.

                  Long Term Renter

                  I have been here since they opened and really have only a few things to say. The first is that the place was built by the lowest bidder (confirmed by O'Neil representative) from I believe Alabama and it shows. The construction work is shoddy and the result has been many maintenance issues. In my apartment I had 5 major water leaks that required extensive repairs (major sections of drywall removed). In addition the HVAC tubing in the cieling was crimped which did not allow any airflow. This required that the cieling be torn apart to fix. In my book this is not the fault of the current managment team (Bozzuto) so you can't blame them for the issues. What you can blame them for is the very slow response to maintenance issues and long time it takes to get things done. This has started to get better as they have added some staff but they are still understaffed and overworked in my opinion. Lastly, Riverview Landing bills itself as a Luxury facility. Is it really, no. A case in point. There was wood rot in the hallway which after several months and several notifications to managements was repaired and a white covercoat of paint was applied. It then took months before the finish painting in the correct color was done. You would think that the manager would walk the buildings occasionally to make sure things like this were taken care of quickly as it detracts from the overall appearance of the facility. Other items - hallways set to 83-86 in the summer which makes it very hot and the fans in the elevators are not turned on which makes the slow rides to the top floors a sweaty experience. That all said they seem to be doing better recently and to be quite honest the location and outside environment is awesome. There are a lot of pluses to this place like package acceptance, nice pool, W/D in unit, nice looking and the staff is very nice. A lot of the problems as I mentioned earlier were not the current managements fault but how they deal with it is. They really need to realize that when you charge premium prices and call yourself luxury that you really need to go the extra mile.

                    Nice Apartments

                    Wow, this room is tough! The apartments are nice. I moved in about 4 months ago, a little leary because of this site, but all in all, things are comparable if not better then most apartments I have lived at. The special I got moving in made the rate good for the first 14 months and it really only a few $$ more then older places in the area. They have a good staff, they are friendly and try to help as much as they can. Utility bills are costly, but I think its because the units are so big. I have had no maintenance issues yet except I wanted to add shelving, which they did for me. The park is nice and their fitness center is awesome. One of the best I have ever used at an apartment. Use your own opinion and visit.

                      Very Happy...down by the river

                      I read and read and did my homework when looking for a new place recently and ended up at Riverview. Some negative posts on here had my guard up, but I couldn't resist the "Special" they ran and took the plunge. I'm Happy;simple as. For about what I was paying at my other place, I now have,which I didn't before, a pool,superior workout room with modern equipment,acres and acres of space to exercise, a 40 mile bike trail(yup,bought a bike) in my backyard, a great view of the river to kick back and unwind, and a Loft unit that feels like a townhouse.Yeah, nothing is perfect, but after being here since late June, I am convinced the negative "whiners" on here just don't get it. The minor maintenance issues were taken care of immediately and with attention and the Staff runs a tight ship. Trust me when I say,i'm pretty picky in general(as i'm sure the staff may feel after dealing with me) but they deserve positive feedback for the effort they put into units they did not build two years ago. So, workout room with great equipment and a bunch of tv's, large pool,40 mile biking trail at the property,great river view, clean quiet place,covered well-lit parking, and clean common areas with friendly co-tenants. Others may not be happy with previous management who built the place, but Bozzuto (Connie et al) is doing a great job... I live on the third floor of the "4" building in a Lancaster Loft in case you have any doubts.

                        Great Staff and Beautiful Property

                        The staff at Riverview Landing are all highly professional and engaging. The women are always available to lend a hand and/or answer any of my questions. Now that spring is here the property looks great. The pool is free for residents and their guests and is very family friendly. Management is constantly throwing parties to celebrate holidays, allowing residents a chance to get to know their neighbors. It has been a refreshing change here since the new management has taken over.

                          Excellent place!

                          I have been at the Riverview Landing for a month now on a short term lease and it is an excellent place. The staff are very helpful, the location is great with a very quiet riverfront park like setting. Residents are friendly. The apartment is very clean and the entire complex is very well maintained. I would highly recommend this to all! The biking/walking paths and the access to the Valley Forge Park are additional reasons to live here. The exercise room is well equipped and the community room is great.<br><br>

                              Riverview is so convenient

                              I just recently moved in to Riverview Landing. The staff was amazing in assisting me with my paperwork. The apartment was in perfect condition upon my arrival. I have a riverfront apartment and the view is amazing! I can get to a major highway in just minutes but yet have a very quiet home along the river. Why would I live anywhere else?

                                Fantastic Place to live

                                I moved to Riverview over the summer and I absolutely love it. The landscaping is amazing, great walking and bike trail. Friendly neighbors and leasing office staff. I relocated here from Texas, and stayed at this property through my relocation package. My temporary housing provider Marriott ExecuStay did a fantastic job in helping me to settle in to my new community. After my lease ended with ExecuStay, I was so pleased with the property that I took out my own lease send my relocation package reached it's maximum.

                                  I have had an apartment at Riverview Landing since they first opened their doors and I love it here! The staff has always been excellent in responding to all of my needs and always being on top of everything. The property is beautiful! The pool is great in the summer and I love that I can walk out my front door and take a walk along the river.

                                    Its an apartment complex

                                    I have lived here through both Management companies. Bozzuto is much better. They have dealt with all the construction issues left by previous team (also the builder) and when it did flood at least this staff arrived, warned us and made sure we were safe. Can't control Mother Nature.<br>The location is nice, right in the park and off the river. Its not "filthy", you just deal with many people as you do in any apartment and some are inconsiderate. The best part is, I've witnessed those who complain the most and probably wrote here, have defaced the property and continue to even when Management pours money into keeping this place the gem it is. i AM STAYING ANOTHER YEAR AND I LOVE THE GIRLS IN THE OFFICE. The maintenance staff is very polite and the work is completed fairly quick.<br><br>

                                      Be Warned, this place is falling apart!!!

                                      This apartment complex has suffered terribly this winter. The pipes in several buildings froze. Tenants have to limit their toilet usage because of fears sewage will back up. The maintenance staff are overworked and under-staffed. Repairs are often put on hold for weeks. Many angry tenants just put up with it, but some just have to deal with it for a couple months b/c they have corporate accommodations. BE WARNED!!

                                        BOZUTO MGT DOES NOT CARE, FILTHY PLACE

                                        The lack of management, cleaning and general maintanance is poor at best.<br><br>Common areas are filthy and in disrepair.<br><br>Major water leaks are common and pose a serious threat to tenants.<br><br>No insulation of 1st floor and little in walls makes heating and cooling expensive, are heating and electric is now $277.00 per month for 1100 square feet.<br><br>Garbage chute has been unusable 3 times in 4 weeks.<br><br>Flooding of river several times a year is a serious threat.<br><br>Crime is rampant, FBI raid netted three, lots of drug use in parking areas.

                                          Some people can find nothing to do with their time

                                          Riverview is a very nice place to stay. You have location, which you pay for a new apartment with all the appliances you get in a newer home and a fitness center. Whoever complained about the fitness center, must not have lived in an apartment B4. This place has great equipment. I have been here a year and the door KEEPS getting broken because other "neighbors" don't know how to open it right. And at this point the owners are probably tired of the residents complaining constantly and then trashing the place.<br><br>I have seen personally people not pu after their pets, throw trash and beer all over, leave cigg butts all over and break stuff. You would think as much as you pay and complain about the maint. you would realize the dirtier you make the place, the less time they have to keep up.<br><br>It is also partially your duty to upkeep your apartment. The office always has been fine to me, they do get hammered. I see the same 30 ppl in there bothering them for nonsense everytime I am in the gym. Its almost like calling wolf, when you can't take care of anything. <br><br>You get parking, location, washers/dryers, your pets can come and a great place to stay. What more do you want. And about Oneill, I heard all about them...they catered to "young ppl" Not where I would want to be. They also never showed during their flood, the one wit the truck submerged. The new crew was there from 6 am to 8 pm. Good luck if you move over there - by the way, they are the ones causing ALL THE NOISE and I have spoken to the Manager, she has sent emails and made calls and their answer is its private property and they can start at daybreak.....so just know your going to deal with that for a while because they are going to be building for months.....<br><br>

                                              Just moved in- Have far too many Maintenance issues

                                              If you are fortunate enough to read this before you sign the lease, Do yourself a favor -Go rent from an individual or use a realtor to find something better for the money. <br><br>We just moved here from out of state. The Management is nice, but they aren't very proactive with any of the maintenance of the apartment or buildings.<br>Upon move in, I had to wait 4 days for mailbox key, the dishwasher broke and the smoke detectors chirped all night. The Toilet leaked from the water spout.<br>Other issues:<br><br>The finish of the building construction is cheap. Cracks in the ceiling and wall, bad cold air drafts through the windows and balcony doors. The foil finish of the kitchen cabinets is peeling off. Smoke detectors mysteriously chirp in the middle of the night and then stop. 24 hr emergency maintenance is claimed but they never showed up 2x.<br><br><br>There is construction on all sides, and they start early in the Morning at 6:45 AM you can hear the beeping from the dump trucks and bulldozer. We have a wonderful view of Dump trucks and a big muddy hill of dirt! (Thanks Sales Lady- No construction on this side right.-)<br><br>Riverview does show nice when you walk through and we have been lucky we have quiet neighbors but we are on the top floor. A few weeks ago the FBI staked out a resident. Apparantly they didn't like his friends and raided them one night.<br><br>The fitness room is a joke and they charge you a membership fee for this. The french doors are broken going into the fitness area and you will get stuck inside and have to almost break them down to get out. Per another couple that was helping us get out- they said management has known they are broken for a few months now.<br><br><br>Your Utility bills will run about $50 for water, $250 for gas and electric. These units use a central heater in each unit. The heat source for it is the Gas Water heater (like a boiler) So when the heat is on the gas water heater is running and that water is wasted. <br><br>I read another review that mentioned drafts and being cold with the heat running constantly. We are experiencing the same thing. We had maintenance come and they replaced the seal on the doors, but the cold air just howls in thru the 'cracks' (feels like an air vent at full blast)<br><br>The dryer vent is blocked. we asked maintenance to take a look but that was 4 weeks ago and it still takes 2x as long to dry. If i knew where it vented I'd go clear the screen on the roof myself.<br><br>This place is turning into an Extended Stay Marriot experience,(search the web), not a place to call home...<br><br>We have lived in cheaper apartments (California, Texas, Florida, Illinois) that had better service and better amenities that didn't have to bill themselves as 'Luxury'.<br><br>If you are fortunate enough to read this before you sign the lease, Do yourself a favor -Go rent from an individual or use a realtor to find something better for the money. <br><br>Good Luck.<br>

                                                okay, here is my opinion about this place. personally, I have lived here since the construction of this place. I am one of the "Originals". to be 100% honest with you, this place is not all that bad. yes, it does flood in really bad storms, butonly the parking lot get flooded. there are no apartments on ground leve, they start on the 2nd floor. so....when there is a big storm, if you just move your car from outfont the river, to the back of the lot, your fine. <br><br>To the person who wrote about the full size pickup truck that was completely submerged under water, he is 100% correct. the pick up WAS pretty much all the way submerged. but what that person, Mr Honest, failed to tell you is that the pickup got stuck and submerged becasue the owner of the truck tried to drive the thing THROUGH the water the night of the flood rather than use the back road out of the complex. after he got 1/2 way through the water and the truck stalled, he grabbed his 4 year old son and carried him on his shoulders out of the truck onto dry land. I know this becasue I was actually there the second it happened and even offered to help the guy after I realized he had a child with him. and still to this day I have NO idea why he attempted to drive his truck through the 7 ft. waters. no idea at all. but its over with and nobody was hurt. its all good. <br><br>now to the guy who complained about the cheap kitchen cabinets........dude...they are just cabinets who cares? all you do is store stuff in them. thats all. they look totally new and clean, thats all that matters. <br><br>I will tell you that last year when O'Neill Company owned this property, the staff was the greatedt ever! and many people here will back me up on that. they had parties for the people who loved here, they listened when the tenants had problems, and they pretty much just took care of them every way possible. the new team in here, well, I mean they can be nice at times, but man oh man....they ARE NOT the O'Neill Company. <br><br>Phase 2 of this complex is being built right next door now. rumor has it that the O'Neill Co. will be managing it as they build it. if this is true, I am there! no if, ands or buts about it. <br><br>hey, I am not beefing the place up cause I live here. It does flood, it does get dusty, and it aint the most perfect place on earth. its an apartment complex. thats all. just a simple, apartment complex. if you want to have a PERFECT place to live, you seriously need to purchase a house. that is the only way to have a perfect place. otherwise, every apartment complex will have its issues. but they are not that bad here. trust me they are not that bad. the people trashing this place are just bitter about whatever. maybe management didnt give them a free garage space, so they have to trash the pace online like this. whatever, its all good. this place is pretty good though.
