Farms play lot of tricks and definitely not recommended who would like a long stay. During renewal of lease, they increase from 150 to 300 per month which is too high and they don't care to retain anyone. To be in business and get money through new applications and rotate the lease, they do these. We moved out of these apartments now and found a better one with a better price and great view.

I researched, contacted and visited almost every apartment complex in Franklin, TN. There were some great properties, but no one were as responsive and friendly as Monica. I ultimately based my decision on how great Monica was to work with during this process. Everyone has been great from the maintenance staff to the grounds crew. The staff has really created a safe and friendly environment that makes this feel like home.

Alara Cool Springs is a beautiful, well-maintained community. The management and maintenance staff are professional, helpful, friendly, and quick to respond. My husband and I have lived in the community for the past 6 months, and are loving it! It is like living at a resort!!

I have lived at Alara Cool Springs for almost 2 years and love it everything about it is first class. The leasing agents and maintenance crew are excellent and take care of all problems immediately and feel like family. I would recommend Alara Cool Springs to everyone looking for a great place to live and super management.

I've been living at Alara for 5 months now and absolutely loving it. The apartment is great, maintenance responds immediately to any minor issue I've encountered and the staff in the leasing office is so friendly and welcoming. When my friends and family come to visit, they say they feel like they're at a resort. I'm very happy here and how easy everyone made my transition into my new home.

Overall not a horrible place to live. But you definitely don't get what you pay for. The staff is incredibly rude, the noise from other apartments comes right through the walls, & half the time the gate to get in is left wide open. I will say the maintenance is usually fast and efficient when answering calls. But there's been a lot wrong with the apartment. Roaches, ZERO window insulation, water leaks, etc. The "24/7" gym you usually can't get into because of gate issues. It's in a great area though, lots to do to get out of the apartments. Don't be decieved by their title of a luxury apartment complex!!

My move in to Farms Cool Springs was seamless! Everyone has been extremely helpful and the property and amenities are wonderful. The apartment is beautiful, and what few problems existed at move-in were quickly rectified.

I have lived at the farms for a little over a year now, and overall, I've been very pleased. I LOVE the spacious layout of the apartments. I have large dining room, living room furniture and a king sized bed with 2 nightstands, dresser, and chest of drawers and everything fits beautifully in my current 1 bedroom. I also lived in a 2 BR during my stay here, and enjoyed it as well. It's the perfect location... right in the middle of everything! $20 uber ride downtown. I had some issues with my central AC unit, which was a source of great frustration, but I can say that each time I called, the maintenance staff was there quickly and willing to work around my night shift schedule. :) When my lease was up at the 2BR, I moved to a 1 BR. Seth Moon helped make this transition as painless and hassle-free as possible. He even found a 1 BR in the same building so my move was SO much easier. Because my move happened so quickly, the new apt still needed a few last minute fixes. A drawer was missing from the kitchen, and Seth went out of his way to make this right. He found a drawer in his own apartment that fit and replaced it himself. He said he could wait for his drawer to be replaced but wanted my apartment to be right. THAT is customer service!! :) I would definitely recommend The Farms.... but only if you're gonna be a good neighbor because we've got a good thing going and don't need any sour apples! ;)

Be Careful. Total bait and switch technique when renting my one bedroom apt. I waited two months for my apartment to become available and be updated with wood/laminate floors. During my check in day today I find out the apartment had not been updated and still had old carpet. I refused to sign the lease agreement and left. Seth Moon was very unprofessional when questioned about the apartments condition and not being what was agreed to. When I asked for my contract to be terminated Mr. Moon threw it on the desk. We asked for assistance from Sonya N. who was professional in terminating our contract. Mr. Moon needs to be terminated. I am sure this is not the first complaint made against him.

We love the Farms at Cool Springs! We can walk to the restaurants and other shops nearby our apartment. The office staff is always helpful and friendly. When we need something repaired, we usually have a very short wait time. Would highly recommend Farms because it is just an enjoyable and relaxing place to live.

With change of ownership there are lot of good changes in the apartments. Maintenance is on top of issues and office staff are very friendly. I will suggest this apartment who wants a better price option with best schools. YP

Never had to utilize maintenance so I can't speak for that, but the staff in the main office was always very friendly. Noise wasn't terrible. There was one ahole who had a dog that barked all day, but you'll learn that there is one of those everywhere you go. DIdn't really hear/see my neighbors other than that. Get a garage, its worth it. Parking lot ices up very badly during the winter (Someone slid into my parked car, hence the garage suggestion). They were always working hard to keep pathways and stairs clear of ice. Community felt safe. Walked over to get my mail when I got off work after 8 and never felt nervous about it. Wasn't hit with surprise charges too terribly when I moved out like other places seem to do.I would have loved to stay longer, but they were going to up the rent and I decided I'd rather go somewhere cheaper and save up for a home. Big mistake. I've yet to find a place as nice and affordable as this. Give this place a try, you won't regret it!

Alara Cool Springs is one of the best residences that ive ever had the pleasure of being a part of. The manaGerman is extremely nice and helpful. The amenities are well maintained and the staff responds to requests in a timely manner. I couldn't be happier.

I recently moved from Atlanta to Franklin and I am so grateful for the Cool Springs team for making this move so easy for me. I have fallen in love with the Franklin area. I like that I am not too far from Nashville but am away from the hustle and bustle of the city. The location is convenient for shopping and even some night life. I'm really close to work and when I want to kick back the pool at the office is a great spot to do it. Sometimes I venture out on the trails around the property but most the time I'm using the fitness center or hot tub. I really like this place so far and would suggest my friends to move here.

I've lived here for a little over a year. I really enjoy the amenities like the pool and 24/7 gym. I like being able to take my little yorkie to the bark park and have met a lot of nice people including the staff that live on site. After a crazy week of work it's nice being able to walk across the street and have a frozen drink and seafood at the Cajun restaurant on the weekend. There have been some changes in staff but it has not affected the overall service and the new team seems really nice. Overall I would recommend this community to any of my friends or coworkers.

Excellent complex! The office staff is very courteous & helpful and the maintenance staff is very friendly & responsive. Maintenance service calls are handled promptly & the work is done right. I highly recommend this property.

Stay away! This complex might have nice curb appeal, but drive through the entire complex. People leave junk and garbage everywhere. The quality of the units is definitely not what they claim and the staff is rude. We were left with huge water spots on our ceiling until the day we moved out. The noise level is ridiculous and your freeze in the winter. Every unit has plumbing and electrical issues and there are silverfish everywhere!

Apartments are great. I have a first floor, very spacious 1 bedroom. It's plenty of room for me living alone, and often I have relatives stay and due to the floor plan on this specific apartment, the sq footage makes it easy to have family stay and it not be an overload while visiting. Upgraded appliances, staff is great. I've only lived here for a little over a month but i'd definitely recommend the farms at cool springs to anyone. Great place for families with young children.

Overall we are very happy here. We love our apartment, location and the on-site gym! It would be nice to have more severe reprimands for these non conscientious neighbors and a dumpster on BOTH sides of the complex would also help.

2br/2bath with garage. Older than most in the area but kept nice. Grounds and amenities are excellent. Great views. Great area and atmosphere, tucked away at the bottom of two mountains. Quiet but close to everything. The units show wear and tear even when I moved in. Can hear neighbors and smell the food they're cooking. Even the upgraded models can't compete with the newer complexes within 1-2 miles for a slight to no difference in price. The magement team is courteous and good to work with however the maintenance team although courteous isn't efficient. I've been in the same unit for 3.5 years which was savings, but will move at the end of this lease due the annual increases. Can purchase a larger condo or house for the same payment at that point. Overall we have enjoyed our time here.

They allow the trash dumpster to overflow. This has happened repeatedly. The trash bags are overflowing the dumpster, and smells. This complex is poorly managed. I would never allow this to happen if I managed the complex. You need to attend to problems and not allow them to linger. Surely you can get the trash removed. This seems like a basic service. Very poor management to allow this to happen. Randy Thompson

Overall we are very happy here. We love our apartment, location and the on-site gym! Lovely community with a great staff that is there to help you with anything you may need during your stay. My husband and I searched for the right apartment for months. We wanted a newer apartment with granite counter tops. These apartments not only had that, but much more! I am very pleased with the stainless steel appliances, the new carpet and overall clean vibe from Alara Cool Springs. Bugs are not an issue even being close to woods, traffic and parking are not a problem, the gym is clean and wonderful for quick work outs, the pool is spectacular and so much fun to interact with fellow renters in the community. Overall, I am very happy with our stay!
