I enjoy living here! Out of all the communities I have lived in, this is one of the best, for several reasons! I have found the staff very friendly, outgoing, and attentive to the resident needs. The maintenance team works hard to keep things going, I notice them working frequently "after hours" to make repairs as needed. Having met most of the office staff and maintenance staff, I can recommend IMT without hesitation. They care about the residents, and have spent time and money to maintain the property, and beautify it as well. It looks great and it's easy to take pride in living here. I am comfortable living here. I would encourage anyone looking for a home to consider this property.

Maitenance fixes any problem within a reasonable time frame. They even fix things you didn't request, but they noticed. It's a safe community with everything you could imagine easily accessible. Logan Welch, the resident service associate at IMT Cool Springs, is accommodating and kind.

I have enjoyed living here the last 2 years. I like the matured landscape and they are located in a great area. Since the take over with IMT. The transition team seems to lack experience. I have had packages delivered to the front office, that have disappeared. The previous management was far more attentive to residents. So far IMT is focused on New residents and not keeping current residents satisfied. I have had a few issues with appliance And the heating and cooling. Expect aboutt week or more for repairs. With the new management. The appliances and fixtures, in the kitchen are dated. For the price I would look and other apts in the area for the value and current look.

I moved to Tennessee on a whim and Kaitlyn and the staff at IMT Cool Springs made my move in process very easy. They have been so accomdating with everything I've needed helped with and have made sure I've had nothing but an awesome experience. The maintenance staff is so on top of things, I never have to worry. Love it here!

I have lived in both a renovated and non-renovated apartment in the complex. Both were/are very nice. There have been a few minor maintenance issues with my non-renovated unit but they were resolved quickly by staff. The community has a wide age range and everyone I've met is very nice. Since their recent purchase of the property, IMT staff is has proven to be rude and incompetent when it comes to basic customer service. I have no specific incident or huge quarrel to report, just maintain an extremely low expectation of service from the staff as a whole.

Anonymous.. I really enjoyed the leasing consultant Dameion he showed me and my wife some very nice units. I love the hard would floors. Also the spacious kitchens and rooms were just awesome for starting a family. I think we have found our home away from home here. I would suggest anyone to live in these luxurious apartment complex.

When I first moved to Farms Cool Springs, I was new to the area. The office staff was not overly friendly and not very helpful, but I have not had any issues since Kaitlyn Fuhs started in the office. Kaitlyn is always willing to help and promptly takes care of my needs. Kaitlyn is a courteous, friendly, and pleasant individual. IMT is lucky to have her on staff.

I'm not much one for words, but I can say that in the 3 years I've lived here, I've loved it. It's quiet, safe, and located at just the right distance from the center of Cool Springs. It has a great mix of people living here. Often, you'd see young couples and families out for an evening walk. It felt like home from the moment I first drove onto the property and has continued to feel like home. Honestly, if you're thinking about living in this area, I highly recommend it.

I have had the privilege of living at this property for the past 11 years. Truly a wonderful place to call home. Presently, I find the entire management staff 5 Star. The immenties above expectations. A very safe neighborhood with all of your needs at your fingertips. Shopping, groceries and great restaurants are all close. I love this apartment complex! My boyfriend and I lived here for a year and we are sad we have to move states! This place is amazing. We really enjoyed the gym, pool, and tennis court as well as friendly staff and service. It is also a pretty quiet complex and is beautiful both interiorly and exteriorly. Highly recommend!!

My experience in securing an apartment with Alara Cool Springs was the best experience I've ever had with a management company. And I've lived in a lot of apartments. The staff is professional and very friendly, the leasing office is impeccably maintained and inviting, and the upgrades for the units are very nice. I'd recommend this community to anyone who is interested.

This apartment experience was super frustrating. Management changed over and there was a serious lack of communication and service. I signed a 90 day lease while waiting for my home to be completed in Brentwood. I was assured that with notice that I could continue the lease if needed. At NO TIME was I informed that 60 days was required to vacate. Today I was told that because I failed to provide a 60 day notice I am being charged for an addtional 12 days. The response was "it's in the lease agreement". Okay. Because for a lease that was requested for only 90 days, I will definitely have a Crystal Ball and know when I am 60 days out with new construction. One individual in the front office was SUPER helpful with my mailbox. Overall All many residents friendly and respectful. While here I have seen arrests, had a three am wake up to a paramedic at the door and a constant leak in the kitchen sink. Temporary renters beware.

My husband and I changed jobs and our kids grew up and moved out. Our three bedroom house became too much work for our hectic work hours so we sold it and began looking for somewhere to live. Alara Cool Springs wasn't even on our list but when we drove by it we had to stop in. Our search was over. We fell in love with the place and there was a two bedroom coming available exactly where we wanted to be so we did the paperwork immediately. We've lived here for two years now and love it so much we are about to sign another lease. The staff is friendly and they hold events throughout the year to bring the residents together. I love Rachel. She is always so helpful and cheerful. She is very quick to help with whatever we need in addition to always making us feel at home. I just hope she is here as long as we are! Jennifer, the manager, is always happy to listen to concerns. Jasmine works in the office and is very friendly. I can't say enough about the maintenance staff here. Jeremy is the best! Kyle does an amazing job at keeping our pool beautiful. It feels like a big community family. There are many other amenities. There are sidewalks everywhere to run or walk. There is a tennis court and playground. Behind the playground there is a hiking trail. If you follow it all the way up it is a serious hike. Hard to believe you can find that much outdoors in the city. Speaking of city there are many restaurants within walking distance. I prefer to walk over driving most of the time. The pool is open year round. It isn't heated but if you are brave enough it is waiting on you. The workout area is accessible with your card. During office hours you can play pool on the outdoor table or play cards on the indoor card table. There are grills available to cookout and a very nice outdoor pavilion to hang out with friends and watch sports. Living here is fun and one could never get bored.

I have lived at Alara for about 3 years now. With my busy schedule I have not taken the time to thank the community for all they do. I travel a few weeks out of the month and I can tell you the office and maintenance staff has been fantastic. When I am out of town I had noticed my newspaper was missing from my front porch when I came back. When I reported it to the office they told me since they knew I was out of town they collected it for me. Maintenance is top notch. I have lived at other apartments before and if I was lucky my repairs were done on average in 3 days. At Alara Cool Springs my repairs are done the same day and normally with in the hour. I have greatly enjoyed the community parties that go one. Really 80's prom how fun was that!!!!! The office is very approachable and appears to have an open door policy. I did have an issue with a neighbor being loud at night, after I reported it I heard a knock at their door about 20 minutes later and the music was turned down and have not had an issue since. Small things really make a difference to me, I walk my dog every afternoon and it never fails if there is an office staff member or maintenance staff member around they say hi to me and they pet my dog as well as know his name. Really who does that. This place is big and they know my dogs name. Job well done I know to find perfection I need to buy a home and make it my own. But it is hard to think about moving when I am treated so well where I live and they cater to my needs. Thanks Alara Cool Springs! The service and quality you provide is by far top notch and far superior compared to other apartments I have lived at in the past

We have had a wonderful time at Alara Cool Springs so far. We rented a 2BR/2BA back in Oct 2016 and are switching to a 3BR/2BA this weekend so my kids can each have their own room. Overall this is a wonderful place to rent, especially if you are browsing other communities in the immediate area (ugh like on the same street or just down the road). Alara's management team is well trained, knowledgeable, professional, quick to respond to issues, helpful and just awesome. We hope the 3BR unit is just as nice as the 2BR. We plan to stay for a while! Things we love (in no order): 1) non-smoking community (although you'll get the occasional offenders & mgmt is happy to follow up) 2) gated community 3) awesome pool and pool crowd 4) fitness room (when I can actually get there) 5) gazebo with TV and fireplace, outdoor grill with super easy to use on and off controls so you don't waste the propane - they even provide a scraper so you can clean up after cooking your delicious meal 6) in-unit laundry hookups 7) plenty of walking paths which is great for the us and the dog - free dog poop bags too! no excuses. 8) plenty of places for kids to play (large playground and tennis courts). Playground could use a little refreshing, but overall fine. As far as kids on the loose, they are kids and they like to play, ride their scooters and bikes! (Parents need to manage their kids, we do 100% and mgmt does a good job of following up when there are issues) 9) car care area is very convenient 10) dog park area 11) valet trash is awesome. yes, you have to put it out at certain times but that's so the raccoons and birds don't help themselves to a buffet and so the hallways aren't stinking to high h*ll all the time esp in the summer heat. I have neighbors that don't always comply and I've seen the ripped apart bags and smelled the stench - folks don't be ignorant, there is also a free to use dumpster you can drop your bags off at when the trash pickup doesn't fit your schedule! Things we don't care for - smokers ignoring the non-smoking agreement you made when you moved in and your butts all over the sidewalk for those of you who do smoke outside of the property on the main road sidewalk. You can go rent at Venue and smoke your brains out, they don't mind. Bees, we've had 2 stings too many near our unit. Ouch! As far as other bugs, ugh it's Tennessee and I've seen so many weird bugs outside not in my unit thank goodness. We did have one in the unit a few months ago and I don't know what it was but it had wings and I see the same kind all the time in the grass when we go camping. I asked mgmt to have the pest control company come and spray and they were there the very next day. Haven't seen anything to make me freak out since! Dog park could be spruced up for the humans. It does get pretty muddy after the rain, but the dogs don't seem to care.

Horrible place to live for the amount of money we pay! The valet trash is a joke, having to pay an additional 25$ for it when the trash can only be out at certain times and certain days is a joke! Our friend was made to take his amaerican flag down due to complaints?! Not to mention their staff never has an answer to any questions- the manager Jennifer is great! Rachel on the other hand always has an attitude smokes out by the road and is super unprofessional. maintainence is always quick to respond which is great... there are cockroaches kin quite a few apartments and we have had pest control out a number of times with no result! Kids are running around out of control playing I. The parking lot as if it's a personal driveway! The grounds are kept up very nicely. The rec room and computer room is only available during office hours which is frustrating for us people who work during their business hours. They "clean" your apartment before you move in which I'm sorry is not clean at all! Everything was dusty and sticky and had a stale smoke smell! Can't wait until our lease ends we have toured many other places in the franklin area and I promise your money is better to be spent there. Not at Alara!

Overall my families experience was not a pleasant one. While the site is well kept, clean, and offers many amenities, there were serious problems. Our unit had numerous problems with the water heater and AC unit resulting in an increase in utility bills from ~$75 a month to over $600. The staff were unhelpful and said it was most likely our own fault. After months of pleading, they finally inspected and determined there was a serious leak in the water heater and major obstructions within the airflow of the AC unit resulting in the massive increase in utility bills. Upon discovered this, they still chose to do nothing and left us with the problem of either not using electricity, heat and water, or paying astronomical utility bills. If you are considering renting from Alara Cool Springs, maybe you'll be luckier than we were...
