I looked at around 20 apartments in the Brentwood/nippers corner/Franklin area and i am glad to have chosen Alara Cool Springs. I have one of the newly renovated 2 BR 2 BA apartments and I love the size, the open kitchen/living room, two amazing walk in closets, and two large baths. This apartment has many additional closets for storage and a great pantry. The pool, fitness area, and staff are great! I haven't had a reason to call maintenance yet so I can't give any review on the timeliness of requests. I am on the top floor but I don't ever really here my neighbors or have an issue with noise. Water pressure is great and as a girl who lives by herself I feel very safe! Cool sprigs is such a great area to live and Iove how many restaurants are in walking distance of the apartment. So overall I'm very satisfied!

    I moved to Farms Cool Springs in early 2013 and planned to stay until I completed my doctorate studies in March 2015. In fact, I referred a colleague from NC to the Farms and she also moved to one of the apartments. Initially, the community seemed to be well managed; property well maintained, quiet and peaceful, and office representatives were friendly and quick to respond to resident needs. However, over the past six months there has been a huge decline in the overall management of the property. The following are examples: 1. Children skateboarding and riding bikes at all hours of the day and night, swerving around cars. 2. Children in the fitness club playing on equipment; swinging from treadmill rails and jumping on equipment. 3. Children watching Disney channel, laying on mats, and snacking in fitness club (weight room). 4. Children playing everything but racket ball in the racket court without protective equipment (eye wear, tennis shoes, etc.). 5. Indian dance classes held in racket court and on tennis court. 6. Children playing games and watching movies on computers in the guest office at all hours of the day and night. 7. Television that keeps losing "signal" in fitness club (were cycles and treadmills are). 8. People driving too fast around the complex, almost airborne over speed-bumps. When I asked one resident to slow down after he almost ran over me and my pups at 11:00 pm, he stopped his car, approached me with clinched fists, and started screaming profanity (it was very apparent he was intoxicated). I called security and reported the incident providing tag number, and car make. No one, absolutely no one, returned my call or followed-up. 9. The property grounds are declining; areas of grass dying, several trees/shrubs need to be replaced. One resident has complained numerous times regarding a neighbor that lives above him that keeps throwing hot cooking oil over the rail onto a shrub. It has caused the plant to die and they still haven't replaced it. The office representatives are appeasing to your face, but never follow-up with complaints such as listed above. Well, all but one, and he is condescending and disrespectful, or just plain stupid (stating health codes that don't exist). Actually, he was heard calling a resident a "------". We are supposed to have a new manager but I have never seen her; she remains hidden in her office. For example, a resident fell and broke her ankle outside the office on steps that did not have railing and were wet but no one from the office left their desk to check on her or to assist her, not even the manager. A maintenance man and neighbor helped her back to her apartment until she was taken to the hospital. Absolute disregard for a resident! A human being! Lastly, if you question any of their policies, they reply "it's a health code violation". When in fact, you will find there is no such code! For example, "no smoking outside by the pool". There is no such TN legislation or code for private residential apartments! TN Codes are written for public enclosed areas. However, they will overlook violations such as allowing glass bottles around the pool, children in soiled diapers (in water), and children playing in a heated hot tub on a 90 degree day! Safety certainly is not a priority. Living here has been a nightmare! My colleague, did not remain until her lease expired. She purchased a home and moved out within a year. I am sorry I recommended this place and I am waiting for the day when my lease is fulfilled! Think twice before moving to The Farms!

      Unless you are moving into one of the newly renovated apts the location would be the only reason to live here. The "classic" apts are around 16 years old and haven't been upgraded at all. They have the same carpet, appliances, paint, etc as when they were new and they were not great quality for back then either. My refrigerator is 16 years old! I just dont understand how you can raise someone's rent every year when the apt continues to get old and more dilapidated and you do nothing to upgrade it. What am I paying extra for? So you can renovate the other vacant apts?? Communication is key with any relationship and the staff lack this skill. The parking lot is being repaved as I write this but there has been no communication as to when I need to move my car or anything. I saw them scraping up the road about two feet behind a parked newer Mercedes! That is unacceptable. Apparently the staff has a Facebook page for announcements and what not but you are screwed if you do not participate in social media... Construction is another thing that plagues this complex as well. Constant construction whether it be paving, landscaping, renovations. The one that takes the cake is completely renovating the apt above us. I had a port a pot outside(still there), constant noise upstairs, workers urinating off the balcony above us for about a month. My wife and I recently toured Ashton Brooke across the street. The only reason we didn't pack up and move there was because we are moving out of state in a few months. It is around the same price but you can tell it's management definitely knows how to run an apartment complex. I would recommend that place over ALARA Cool Springs.

        The Farms in Cool Springs have been over taken by the Indian Community. The smell of Curry is now the new fragrance here at the beautiful complex. I wake up every morning with my eyes burning around 5:30 am. No need for an alarm clock the smell will wake you from a sound sleep. I complained to the front office 2 weeks ago but have not heard anything back from them. I guess they do not want to make any of their NEW Tenants mad. I would not recommend this complex to ANYONE unless you like your clothes and all of your possessions to smell of curry. I would drive around the complex in your own car instead of riding around with the sales agents on their golf carts so you can smell for yourself. I would also drive around the property during meal times so you can get the real feel of living in our "Little New Delhi".

          The overall appearance is kept up and nice but make sure you see your actual apartment before moving in. The staff was great until we moved out. Beware when one is going in and writing down the move in inspection make sure you take pictures and if anything is wrong make sure you go write in great description of what damage was done if not you will be dinged! The apartments are outdated, even though I got a updated one it was gross and not kept up! The reason they can charge so much is for the location and the school district. The review below was correct about horrible Indian food smells that never went away. Garbage disposal that would reflux to the other side, fake hardwood floor that is moldy around toilet. Yes Maggie is very sweet and nice but ask where Maggie lives and go there!

            The Farms at Cool Springs apartments are very dated and run down. The kitchen and bathroom are very old, the counter tops and cupboards are something are made of cheap clapboard, the cupboard doors have no handles, the toilets and tub fixtures do not work properly. The appliances are a low grade product that are 20 years old. The stovetop elements do not heat evenly and provide irregular cooking. The fridge is very small and again from a very low grade manufacturer. They do not have microwaves or washer/dryers in the units. The quality of carpet and flooring is so bad you do not want to take your shoes off while inside. Also if you want to live in this area it would be best to know The Farms is 90percent indian culture. The smells from indian culture cooking are overwhelming bad and strong. The only nice thing about the complex is the outside entrance when you drive up, besides that it is a very low grade, low income housing complex with overpriced rent and no value. BEWARE.

              I have been at Alara Cool Springs for slightly over a year and a half. I have heard many negative aspects in general about apartment living its strange how that's what you remember. However that is not the case here. I decided to give Alara a try after touring several others and can honestly say I am very pleased. A recent remodeling of the amenities was completed and very nicely done, they have actually won prestigious related awards. The location is close to everything you can think of. When I have a question I find the staff very helpful and pleasant you can see they have a vested interest in your concerns which is how it should be. I'd recommend Alara Cool Springs to anyone looking for a nice place to call home.

                I moved here 1 year ago from ATL. I have to say Maggie, leasing agent, has been spectacular. She is very personable and professional. She has made me feel as if I truly am home. Maggie has always been receptive to many different requests and has helped me many times. Maggie has made the choice of renewing my lease a nonissue. People like Maggie make this a great place to live.I have dropped by the office with little questions and/or request and she acts or answers them immediately. This now leads me to the service team, they have been incredible. I think partly because Maggie acts upon my request right away. The service team has shown up the very same day I have up in a request. Not only do they show up that day but they resolve the issue the first time. The Farms at Cool Springs is a wonderful and friendly place to live. This is all possible to the people like Maggie and the service team.

                  I couldn't be happier. I just moved in after living downtown Nashville...and really needed to find something peaceful and quiet, but with a ton of amenities. I didn't believe I could find what I was wanting, at such a reasonable price. Until I came here. Maggie in the office was amazing to work with. I almost got turned off when I came in to fill out my application and got the impression that nobody knew anything...but I think that had to do with the website application. I'm very happy to be living here. The area has everything you could ever want, but your home is still nestled back into the hills...it's really incredible. Thanks!

                    I moved in about a month ago and have regretted it ever since. The following is a list of things that are wrong: -Light in garage has been nonfunctional since move in. -Walls are so poorly insulated I have to run a heater in the bedroom. -The bedroom is located next to the stairs meaning I can hear everyone coming in and out of beuildin. -There is little or no insulation in the ceiling as evidenced by the fact that I can often hear not only the movements but the conversations of my upstairs neighbors. -The fixtures and door knobs are corroded. -The flooring was replaced before I moved in but done poorly and with damage to the baseboards. -The interior walls have little or no insulation allowing me to hear water being expelled from sinks and toilets above me. -The dishwasher is dirty inside and sounds like it is grinding up gravel when running. -The pathways are poorly lit everywhere but near the pool area. I could probably go on but I think the point is clear. These are far from luxury apartments and I would avoid them completely. I moved here to be closer to the office but now I wish I had stayed in Nashville.

                      I've been here almost 6 months - the experience has been great. very clean and up-to-date appliances, hardware and accessories throughout the apartment. Granted I only have a one bedrooom, but it looks brand new. The staff has accommodated my requests and questions with professionalism and a friendly smile. I would recommend to anyone who wants friendly neighbors, quiet area and accessible to quaint venues close by.

                        I am so pleased and proud of this apartment. Deal-breakers for me were: presence of patio,attached garage, place next to my apartment for flower pots, well-kept grounds, safety, a home for Tripper (cat), well maintained grounds, helpful staff, promptness of maintenancy crew and a good view. This has all happened at Frams at Cool Springs. I do, however, have concerns based on the amount of rent I pay for this unit. There are cabinet doors that do not fit (bathrooms-poor construction) and thus do not close. I spend lots of time on my patio and am pleased to have two entrances to it. However, I am unable to lock the sliding screen door and closing it is a hassle due to the worn wheels. These two things would be a consideration when considering to renew my contract.

                          Great place to live! my children and I moved here from Colorado and we didn't know the area so we thought an apartment would be the best place to start. Maggie helped us from day one and we ended up finding a great apartment at a great rate and we have enjoyed living here! I never thought I would be living in apartments again, but this was a great choice in order to get my kids into the schools in Williamson County and live in a nicer part of town!

                            The bad thing that may happen after staying in Farms is that one may not like other communities. The school zone is awesome - Kenrose Elemntary school is in one of the top 5 best schools in Tennesse. The management is very courteous and empathizes with you. During 2010 when there were floods, I was in my home country and the community took care of each and everything. They protected my things, gave me alternative house and have been very considerate. The maintenance team is very quick... I still remember once I reported to fix one small leak at 05:00pm and it would have been ok for someone to come the next day. However when I talked to someone and told them that I am not comfortable to wait till next day, I saw the maintenance guys in my house at 06:00pm. I was so happy with their commitment and understanding. Overall the amenities, club house, swimming pool and exercise room is very nice. The community management takes extra precaution on safety. The community informs immediately any thing that could be concerning to teh residents rather than hiding. I wish we had a better maintenance of landscapes in front of the apartments.

                              I lived here for three years. My lease expired in September. In June I called the front office and told them that I was planning on letting my lease expire and that I wanted directions for what to do to close my lease out before I moved. I was told that before my lease expired that I would receive a notice that would explain what I needed to do before my lease expired. I got that letter just 20 days before my lease expired, and it said that I needed to give a 60 day written notice. They are now charging me rent for an extra one month and six days (sixty days from when I put my notice in). I made a good faith effort to put a proper notice in, but my efforts were subverted by the staff working in the main office. I called the apartment manager and explain the situation, but she refused to listen. Also, my apartment came with a burglar alarm. Once it was beeping for over a month while I wait on the apartment maintenance to fix the issue. I called in multiple maintenance requests, but all were ignored for a month, even after I called the apartment manager. Once they finally did fix the alarm, they just disconnected it, leaving me without the alarm. Once, my AC unit broke, and it took them two weeks to fix it. When I moved in, a lock one of my doors was broken, and it took about an hour to get it to lock properly. I called in two request to fix it, they claimed they fixed it both times. Now I just don't go out on my patio unless I want to spend an hour trying to get the door to lock. One of the windows in my apartment leaks every time it rains heavily. I made six requests to fix it, they never even came out to look at it. Now the cord on the blinds is rotten.

                                Now I've seen it all. I have been relatively unhappy living at Alara for the last year or so (overpriced rent, absolutely crappy apartments, old appliances, etc), but this takes the cake. We now have a BUZZARD PROBLEM. We have a great trash pick up service three days a week, but for the last 2 months (at least) buzzards have been outside ripping up the bags, and strewing trash across the parking lot. We received a notice recently about leaving our trash out at the wrong time. Are you kidding me? Those buzzards are out waiting first thing every morning around 6am. Putting trash out the night before has nothing to do with it. What kind of complex allows themselves to be overrun by buzzards?!?! Hello health hazard!

                                  I moved here six years ago and at the time, it was great! For three years my rent didn't go up. But for the last three years, my rent would go up $60 each year. And then I realized why they kept jacking up everyone's rent - facility upgrades. They finished remodeling the clubhouse (which does look great) and they added fire pits and fancy grills to the picnic area right outside the pool. And they took out the old cardio machines in the gym and replaced with nice ones. All of that is nice, don't get me wrong. But I got the impression they focused more on upgrading the amenities instead of your own apartment. I lived in my apartment for six years and I had dated appliances, old cabinetry, and the carpet was buckling & starting to thread. I decided not to renew my lease because, well, I simply couldn't afford to live there anymore. And I wasn't going to pay $1,085 a month on a one bedroom apartment that was dated. Not to mention dealing with an annoying next door neighbor who would blast his music most of the day & night, "whoop and holler" at the top of his lungs, and dispose his cigarette butts out into the breezeway. No thanks! However, the office staff & maintenance are great. They're supposed to be renovating apartments when tenants move out so if you can afford close to $1100 a month for a one bedroom apartment, have at it!

                                    Don't be fooled by the beautiful exterior. Alara Cool Springs puts on a great facade, but they definitely don't live up to expectations. They like to talk about all of the great "amenities" that they offer, but don't expect to get to use them. Since we have lived here, the pool has been closed for a month (last summer; they decided to repave it starting memorial day weekend; REALLY?!?). The clubhouse/gym has been being "remodeled" from the beginning of December up until a couple of weeks ago (The old clubhouse was FINE...no need to waste thousands of dollars to upgrade an office, when your apartment units need some SERIOUS TLC). That's right. We had nowhere to have packages delivered during Christmas, and had no gym for 4 months (during late winter...right when it's a little cold to run outside). The clubhouse has been open for several weeks now, although they are STILL refusing to accept our packages. So we get to make an extra trip to pick them up ourselves. I have never seen such poorly timed planning. Who decides to repave a pool on the very weekend it should be opening (and take a month for completion!), close the clubhouse and stop accepting deliveries during Christmas, and close the gym during peak workout months (the gym still doesn't look any different than it did in November and a neighbor said that the machines are still broken). We find out, now, that they were paying for residents to go to a 3rd party gym during the closure...strangely enough, residents were never actually told that. I'm guessing they probably didn't have to pay for many of those, since practically no one knew about it. All in all, living here is a true disappointment. The pool area is beautiful, especially now that they are done building the gas grills, fire pit, and have purchased an outdoor pool table...but what we really want is an oven that doesn't scorch our food (since it runs 10-15 degrees hotter than the dial says, we have to guess what temperature to set it on), a dishwasher that doesn't constantly break (top rack falls off and dishes get broken...because it is the CHEAPEST thing I have ever seen), and carpet that doesn't look like it's been used by the last 3 or 4 tenants that have lived in our unit (steam cleaning only lasts a few months folks...all of those stains show back up again). I wonder how much we will be charged, when we move out, for the stains caused by a previous tenant. They have a new model apartment that looks fabulous. It has nice tile floors, stainless steel appliances, and dark wood cabinets. I'm guessing they are just waiting for everyone living in the standard units, to jump ship, so they can ferry in new residents willing to pay whatever uptick in rent they will be charging. It's unfortunate to feel like you, as a "customer", don't really matter...because there will always be someone behind you to make up that revenue. Maintenance guys are great...always super nice, so no complaints with them at all. Office staff are generally pretty friendly, and I realize they probably have NO control over a lot of the complaints that current residents have. Unfortunately, based on a recent interaction with the area VP (told to me by a neighbor), there is no concern at that level either.

                                      My husband and I have lived at the Farms for over a year now. The staff is friendly and has always been helpful. The apartment is extremely well maintained and on the rare occasion we have a maintenance request, it is handled promptly and thoroughly. The apartment is very quiet and we rarely hear our neighbors. There are also tons of restaurants within walking distance, which is great. My one concern is that the equipment in the gym is always broken. I'm hoping they get some new machines soon. Overall, I would highly recommend The Farms at Cool Springs!

                                        I am a current tenant and truly enjoy the experience I have had at Alara Cool Springs. The property is well kept and always clean and neat, with great facilities, including a pool/Jacuzzi, outdoor grilling/recreation area, and workout room. Now, like any apartment or home, there have been some problems that have crept up(a faulty water heater). These things can happen at any time and the maintenance an office staff were very quick to fix the issue. Sarah, Shea, and Linda at the office are always very friendly and helpful when I have spoken to them. They really go above and beyond to make time living here and my experience comfortable.

                                          As previous reviewers have said...there is really only one reason to choose this complex to live in. Location. We pay almost $1,000 per month for a small one bedroom apartment (albeit with a garage). Our appliances are literally falling apart, and our carpet is fraying and coming up at the edges (there is NO telling how long our carpet has been reused...old stains started surfacing after living there about 6 months). The renovations on the exterior of the buildings (paint) and the clubhouse (new paint, new windows), and the extra amenities (redone pool area, new gas grills, outdoor pool table) are great, but it would be fabulous if they took a fraction of that budget, and made our living space even remotely updated. When we were first shown the place (model apartment of course), it looked great. Too bad our actual unit looked NOTHING like the model.

                                            I recently moved out of Alara Cool Springs to relocate for a new job. Over the past couple of years I was more than satisfied with the service and respect I received from the staff and maintenance crews. The ladies (and the one gentleman, bless his soul) in the front office always made my kids feel at home, and would go out of their way to hold packages being mailed to me. I would recommend this property to anyone looking for somewhere to live in the Nashville area. If I ever get the chance to move back, I know where I'm going.

                                              Location is one of the only qualities that sets this place apart. If these apartments were anywhere else they would be half the price. The inside is clean but with very dated appliances and look. Leaky toilets, appliances that are on their last legs and overall in desperate need of a remodel, plumbing that is in need of constant work, poor insulation, cheap flooring, ect. I have lived in apartments for less money and much nicer. Unless you just have to live in Franklin choose a nicer place for less money. Office staff ranges from very nice to incompetent and rude. The young blonde who works in the front office has no business in customer service. Rude, unhelpful and overall useless except as something pretty to look at. Must be related to the manager to keep her job. The young man on the other hand is very helpful, nice and overall seems to want to help. The maint. staff overall is helpful and nice. May take several calls to get them to fix something tho. I think they try but are overloaded with issues as these apartments have many many problems that need work. If you are from another country this is a great place to live. A very large and thriving middle eastern community living here with more moving in every day. Otherwise skip this place unless you have no options available.

                                                  we lived in Franklin TN and chose Farm at cool spring apartments. here the neighbors are really horrible and they simply don't know how to live in a community. they even complain for noise even if you walk and talk among each other inside your own apartment with all the door closed. one of our neighbors lodged 4 noise complaints against us and the apartment management did not do anything even after finding evidence that we are not causing any noise. that neighbor called 911 upon us when someone else was shouting and arguing out on the street. even after being mentally tortured 5 or more times by our neighbors the management did not do anything to help us. so at last we are forced to quit the lease and leave the apartment. so i recommend you not to come here. there are some other great places nearby where you can get good deals and better environment to live. you will be literally tortured every single day you live here. good luck to you in your apartment search....
