I would not live here again if you paid me to

We pay extra for a garage people are always parking in front of, blocking us. You are only allowed one vehicle. If you have a garage, you can park your second in front of it, if neighbors aren't already blocking you in with their cars or moving vehicles. Someone is moving in and out ALL the time, which is obstructive and VERY noise. Management is slow to respond to fix things, and there is something to fix EVERY week almost because these buildings are so old. You have to pay extra for any improvements. They will show a different model from the original. The rent is far above anything else around, despite what they tell you. They claim that they give "incentives" and don't increase rent in the next year, but they do, and lie about it. They increased our rent by almost $150 a MONTH. They nickle and dime on everything from pet fees to cleaning fees, parking, and more. They rarely accept packages at the front office as they claim. Those get left on your door for anyone to take. They're always busy getting the next tenants in, so they don't have time to deal with their current people. After you're in, they're short and rude and argumentative. If you have to call the security or as they call him "courtesy officer" just forget it. You might hear back from him in 4-6 hours. Just call the police yourself. The buildings and lots are falling apart. If they ever pave it'll be a miracle. In the meantime, we track gravel into the house and garage. People speed through the lot constantly. The gates are pointless, as they not only leave them open a lot, but folks tailgate in. You're expected to stop them from tailgating you, and management does nothing to stop it. I've seen folks almost hit, and nearly been hit myself many times trying to pull in and out because folks speed that fast here, especially around blind corners. In short, go elsewhere. There's plenty of other places that are cheaper, better renovated, with more than adequate parking. You can actually buy now cheaper than rent these places.

    Scam

    I've lived here for over 5 months and I would not recommend this place to anyone. The apartment is not what I was shown on my initial tour and it is definitley not a luxury apartment. It took me over a week just to clean the place to make it habitable. When I first moved in I thought the blinds were grey. Guess what, they're not, that's just the grime that was on them. The "paint" is peeling from the kitchen cabinets and the carpet is rolling up where it meets the kitchen flooring. I can't use my deck nor can I open any windows for the people who live above and below me and chain smoke 24/7. The pool is disgusting, I don't think they know what chlorine is. People drive way too fast thru the parking lot and nothing is done about it. The car wash is out of service more than it's working. I pay an extra 10/month for a view. That "view" is a tree which is next to the parking lot. Not exactly what I would call a "view". This place is a scam pure and simple.

      LOVE....IT!

      This is THE NICEST apartment community that I've ever lived in. The building structure kind of remind me of an arts & crafts style. The staff so far have been very professional. No problems w/ maintenance. The apartment interiors are really nice inside. If I have to think of anything negative, it is a little pricey, but it's definitely worth it.

        Overpriced and Poorly Maintained

        I just moved to Alara Cool Springs in late June of 2010. I was told there was only one two bedroom apartment left for this timeframe. I took that apartment even though I thought it was overpriced due to the location. I work right across the street and justified it in saving gas money. I was told I could not see the apartment since it was occupied and there were no empty units. They showed me the model which looked great. I figured given the location that I had nothing to worry about in regards to quality. On moving day I was extremely surprised. The apartment had been poorly maintained and nothing had been fixed prior to me moving in. The carpet is different in master bedroom versus the rest of the apartment, the floors are uneven, the cabinets only remain closed with velcroe, the blinds in the guest bedroom were broken, the kitchen sink leaked, the water pressure in the master is horrible, there are black stains in the carpet, both bathrooms were missing light bulbs, the master bathrooom sink stopper was broken, insulation is bad to the point that you can feel the difference between rooms and the A/C runs almost constantly set at 75, and the main door knob sticks. Needless to say I would not have signed the lease if I would have seen the condition. Also, I had to remind the staff to fix the main issues several times before it was fixed. The price of the apartment is close to $1100 a month. For that price I would have expected the luxury that is advertised on the sign in front of the property. There have been no upgrades since they were built in the 90's. I understand that this is a business and profit is always the consideration but you have to consider the long term longevity of the complex, reputation through word of mouth, and the fact that this is home for some people. Luckily I signed a short lease. You can find better quality at most apartment complexes in Franklin for a better price. You can also find much better quality in other areas of town that is much more affordable. I would recommend viewing the apartment before you sign the lease if you decide this is your complex. The positives are the location and office staff. Even though they took close to three weeks to respond, they were extremely friendly.

          Awesome!!!

          We have been living here since August 2009 and love it! The community is quiet and beautiful. The office staff is always helpful and courteous. If any maintenance needs are required, they quickly respond. We are planning to renew when our lease is up.

            Alara discontinued move in specials because high demand of flood victims.

            So, twice I ve walked in to the office of Alara Farms in Franklin to rent an a 1 bedroom apt., and twice I was offered a special that they happened to be running that week. Each time it saved me $200 per month. Pretty cool savings since I wasn t even looking for a deal. March of 2010 was the 2nd of those two leases where I was offered the move-in special. Due to changes in my life I didn t see coming, I have to leave Alara. I gave them a 60 day notice, asked if I could sublet... they said they simply never do that. Their leasing contract says they don t do it without prior written permission...According to my legal analyst, that by just mentioning written permission in their contract means they could do it if they wanted to. Moving on past that for the moment, I advertise and find a great couple new to the Nashville area who love my apt. I introduce them to the Alara leasing agents, they go over paper work etc and the agent tells them that they can t have my apt. for the price that I pay, which is $897 per month, but they can have it for $1110 per month. We ask why and she says Alara was running a special when I leased, way back in March... it is now May. She says specials come and go on a weekly basis.... we ask, will there be a special next week and she says.... possibly, but I don t want to get your hopes up.........right now we re really full because of all the flood victims and only have four vacant at this time so we don t need to run a special. Did she really just say that? Actually she did and the security camera recorded every ugly word. So basically, an apartment that they ve been leasing out for less than $900 per month for the last several years suddenly, under no circumstance, can go for a dime less than $1110 because the demand just went through the roof with people who have lost their homes... and their clothes, their furniture, pets, heirlooms and their cars. The extra $200 that Alara Farms has always afforded me to keep each month could really go a long way in the lives of people who just need to replace their shoes so they can begin walking the long road to recovery. There were four of us standing there in the office that day....two with mouths hanging open and two of us letting her know how terrible we thought that way of business to be and she just said that it s not her, it s upper management and corporate. In the end I offered to pay the couples $200 difference out of my pocket for a few months and they simply said they were appalled at the bad business practices of Alara Farms in Franklin, at Cool Springs (201 Gillespie Dr 37067) and they simply couldn t live at a place like that. It was really unfortunate that with all the people in the Middle Tn area pitching in, cleaning stranger s homes, donating parking for cars that no longer run at impound lots, caring for lost animals, taking in the homeless everywhere there is a spare bed... that these new transplants to the area had to have such a nasty first impression of our community. Vultures are opportunists and this is what they look like.

              OMG its the worst place ever! Im not kidding...everyone who works in the offices are HUGE ------- and they treat you like ----! They decided to pave their perfect little parking lots last week so i moved my car to a different building and since im on bedrest and dont use my car i forgot to move it back so i called to ask where it was towed to and ... Read Morethe lady was being a huge ----- acting like i completely ruined her day for calling to ask where it was and told me if i have an "attitude with her" she wont tell me where it was! I was like are you freaking kidding me you crazy loon you cant do that! So i camly asked again where the hell it was and she told me it was ACROSS THE STREET at the other alara offices and shes billing me $65 for it! IM LIVID!! Ok just had to share this story...just ONE example on how alara cool springs SUCKS ---.

                  Worst Experience with Management / Overpriced

                  I have lived here for a year. The management is very robotic and insensitive (Specially ------). Small apartments whic is overpriced. 1. My bedroom didnot have cable service even after complaining, 2. Will come and clean fire-places/exteriors with very less warning, and then fine you if you dont make arrangements 3. Sloppy garbage disposal service..... 4. Main entrance Gates are only for show, everyone not living in the apartment can enter the complex with ease 5. Dirtiest pool ever 6. Could hear my neighbors walk, talk and sleep 7. this place sucks I lived here for a year, and could be happier to be out of the lease. Do not fall into the trap

                    One Year of Bliss

                    I had the pleasure of living at Alara Farms recently for one year. Being single, security was one of my top priorities. I like to walk in the evenings and early in the morning and always felt safe in every situation. Nice side-walks and beautiful landscaping made for pleasant walks. The fact that they have a computer business center, pool and work-out room were all just a bonus for me. Kim and the staff were always there for me if needed, along with a friendly maintenance dept. They always had a way of making you feel like family instead of just another customer. It separates them from other complexes. For those of you who enjoy a quiet home-place....try Alara Farms...I was sooo surprised at never hearing my neighbors. Here ya go....one morning I went out early to walk and to my surprise was 2 baby fawns grazing in the parking lot. Just one more reason for me to smile about Alara Farms. I wouldn't hesitate to move back, for one minute!!! Susie

                      Great apartment complex

                      We have lived here almost a year now. We moved here for the great location. We got the great location and so much more than that. The office staff is very friendly and accommodating. The maintenance staff is quick, efficient and polite. We could not ask for a better place to be. We are fortunate to be in a quiet location with nice neighbors. The grounds are beautiful and well maintained too.

                        I'm ought here! They sent ought a letter in December to hurry up and resign your lease for spring if you wanted to lock in your rate because they might go up. I didn't bite but when I went to office in March to resign they were so happy to give me same rate. Two days later I found out they are now leasing same units for 715.00. I was paying 915.00. After raising hell they offered me same deal of 715.00 but I had to change units. To sum it up so that they could tell other older residents "well, that person changed units and there was a special on the new one." I wouldn't budge to this nonsense. There are very irate residents here. Imagine sitting at the pool and person next to you just moved in for 200.00 less. Just and apartment but when I move it will be ought of here!

                          Great place to live! I highly recommend.

                          I am a single, female and have lived here for almost a year. I love the community and the staff is friendly and helpful. My apartment is the quietest I have ever lived in, but that may be because I'm on the top floor. At first, the stairs were a bear, but now I love being on top and have a great view of the pool and all the way out to the horizon. Having a dog here is easy. Of course, you have to pick up after your dog, but there are poop bag stations all around. Great green spaces to walk the dog and a small pet run area, too. New restaurants are opening in the area and you couldn't ask for a more convenient location. Everything you could possibly want to eat or buy is within a 3-mile radius.

                            Sloppy response- Bad maintenance

                            I have been living here for a while and never noticed that the office staff ever worked on my complaints. Once my apartment flooded and the carpet was wet, Got the help after 2-3 days with my apartment stinking from wet carpet. Complaints were never taken care, Apartment's look good that's all. I don't recommend this place as the office staff just sits in the office and doesn't have any courtesy for calls on complaints.

                              This is a great place!

                              We have been living here for over 6 months. We have been so happy with this place since the day we moved in! The property is well kept, the facilities are great, the residence are quiet and clean, the maintenance staff is efficient and the office staff is friendly! We love the extra little ammenities that make this place nicer than most. We pay a little more in rent than other places, but we are closer to work and places that we frequent, so the difference pays for itself in the gas that we save! We are working to pay off our debt and save up for a home before we stop renting, so right now we work so much that any extra hassle from the place we live is too much. This place is so great that we never have to be stressed out when we come home. We can always just relax because we feel safe and the place is in such good shape. We highly recommend Alara Farms!

                                This Is Home!

                                I've been living in Alara Farms for 2yrs. There are so many great things about this place! The primary reason why I chose Alara Farms vs. any other apartment is because of one person, Kelly Duncan. Kelly is not just another ordinary leasing agent. Her friendliness made a huge impact on my decision. I had been to many places looking and she won me over immediately! A month after I moved in I was involved in a horrible accident. Kelly totally went out of her way to assist me with everything I needed. Everyone else is wonderful too however, she is easy to deal with (always)! I couldn't ask for a better place to live. Thanks Kelly! You are amazing and I love you!!!!

                                      It's a wonderful place to live!

                                      I just renewed my apartment lease at Alara for a fifth year. I love living here and everyone in the office is so helpful. Skip helped me sign my first lease when I moved to Nashville and I've worked with almost everyone since. Kelly Duncan has gone the extra mile in the last few weeks to me get my carpets cleaned (which you are able to do when you renew your lease) and my floors updated. I would highly recommend this complex to anyone looking for an apartment in Franklin.

                                        Great Place

                                        I've been here since Sep'07 and the place is great! Since the start the leasing director Skip has been very helpful. Everything is fixed within a few hours. There's plenty of parking. Close to dininig, shopping, etc. I recommend this place to anybody looking for a quiet place that has top service. I am moving out because the area is not for me, as I look for something that has more movement so I am moving to downtown. Leonardo

                                          Our staff & our residents take pride in living here. We have a lot of people that have lived here for 5 years & longer. We are a place when you are new to town where you come to visit & want to call it home. We are very thankful for our residents, property, staff,& all the places surrounding our area. Our residents enjoy our 24 Hour Business Center with Star buck's coffee, tea & hot chocolate. Also our residents enjoy our huge pool deck with a spa all year long. We love pets so much that we added a pet run. We love having different activities like our block party, haunted house, & others items that our residents suggested. We believe in a very neat community & a place that lets you know you are at home. We enjoy getting to know all of our residents & time does go by fast. We meet their families, friends & co-worker when they are referred to lived here. We love to share our great customer service & professionalism to all of our residents look forward to learning from our residents & their experiences.                                             Apartment staff are the main problem here. Once a contract is signed, they don't care anymore. If you push them, they'll become downright vicious and threatening. I made a mistake by signing a 1-year lease with them. Don't live here. There are plenty of other places to live in the Nashville/Cool Springs area.

                                              Bad Start

                                              We moved in, in December. Have had several maintenance issues. Cable was not hooked up in bedroom. They had to run a cable under our carpet to get it to work. Our hot water heater was broke when we moved in. Took 3 days to get it fixed. Counter tops were warped and the laundry room doors fell off the tracks. But they have addressed everything so far. I think we are finally settling in and have not noticed anything else wrong with the apartment. Our neighbors are nice. Although one listens to 70s love songs really loud during the day. But he keeps quiet at night. Office staff is mixed. One girl is always really out there and tries to help. I dealt with another one night and she just kind of looked at me like "its 5:30 and I want to go home". I'm giving the place a 3 out of 5 for now because I think for what we are paying they should have done a better walkthrough of the apartment. I understand that things tear up from time to time but this place was a wreck when we moved in. That said, if things continue as smoothly as they have for the pass few weeks, I will give them a better review next time. I'm also going to recomend the apartments. Just be sure to agree to doing a walkthrough with them before you sign the lease.

                                                Keep Away

                                                I have been here several months now. I was hoping things would get better as time passed. My apartment was dirty when I moved into the unit. I reported this to management immediately. It took over 2 weeks to begin getting the issues addressed. There were many things that were broken and not working. When maintenance would work on things they would leave more things broken when they left. Not to mention that on several occasions they tracked up the carpet with black marks. Don't believe anything they tell you. They changed my rate after we agreed on the price several weeks prior to me moving in. They also don't tell you about many additional fees that are charged such as when they set up the billing for the water. The office staff called me a LIAR! MY ADVISE IS TO STAY AWAY!! It is overpriced for the service and the facility!!! All the residents I have spoken to have the same feeling I have.

                                                  Courteous & Helpful Office Staff. Nice place!

                                                  I'm not sure why there are others who say they do not like Alara, but I think the office staff are very nice. When I went over there in May, Dee was the one who helped me pick my apartment & she was the one who showed me around and I met with Theresa as well. I am the one who posted about how helpful & professional the office staff is on 7/11/07 and I didn't create a username at the time. And no, I'm not an office staff person. I personally thought the staff was nice and they helped me out a lot. I was very impressed with them. --Michelle
