Andre is always courteous and attends to our issues promptly. He is smart and fixed our issues very fast. It has been a pleasure staying here. The management is quick to respond and is always willing to help. They have maintained the landscapes so beautifully. The community is a treat to watch during spring and fall.

Just moved in. Jonathon was excellent in keeping us posted and helping us through the application process and all other respects of the move in process. He even called me while I was still driving here to make sure all was well. Very pleased.

Love the community! The whole move in process was a breeze. Jonathan and the rest of the staff in the leasing office were very friendly and so helpful! My apartment was spotless on move in day. The people in the community seem very nice! We are happy to be here!!

It has been almost a year since moving out of IMT, and I’m finally getting a chance to write this review. I’m so sorry for all who are currently living at one of their properties, and haven’t gotten the chance to read this previous to moving in. When I moved into the Cool Springs property in 2016 it was called the “Alara”. It was clean, friendly, the property manager knew us by name, and I felt safe there. Most of all I felt safe there. IMT Took over the property I think about a year later, and it was downhill from there. First gates would break and not get fixed, trash will be left all over the property and not be cleaned up, the maintenance of the property changed. The former property manager, Jennifer used to walk the property daily and inspect and make sure it all looked cleaned up and nice. The landscaping stopped being kept up as nicely, and most importantly they started letting whoever in. Sometime in 2019 very dangerous person was allowed to live there, who became my “friend“ in the dog park. She proceeded to rob my identity as well as attempt to do the same to a friend of mine who is living there at the time. Thankfully I caught it in time to warn him before he got into any danger with her as well. Because of Covid, this thing was dragged on, and believe it or not it is still going on in my life. I went to police in feb of 2020 and I’m still being haunted by this and I’m still going through systems courts you name it. Not to mention my credit. Through all of this I had to leave the property at the tail end of last year oh and a little bit of back rent. IMT use the moratorium on evictions to their advantage and threatened me out before the moratorium was up. I received threatening letters for a month and a half during a moratorium that I had to leave that I was going to be evicted when they knew that they couldn’t even evict me. then when they decided to extend the moratorium January 1 , IMT used that to charge me an ADDITIONAL extra month when I was even gone already. So now they are trying to collect rent for TWO extra months on top of what I owed, using a tragedy to their advantage. They see Taking advantage of a hard working American who was uncontrollably furloughed from 2 jobs that year, let alone housing a criminal who messed up her credit so bad She almost couldn’t find a place to live. Would you want your daughter living here alone??? The new complex I live in has done everything the exact opposite way. The complex I live in now has also made me realize as bad as IMT was, it was even worse than I thought it was when I lived there. My new complex is clean, well cared for. Safe, and CHEAPER!!!!!! If you’re choosing to live in Cool Springs (Franklin TN) or anywhere IMT is taking over, be sure to look again! Find a property where you are not micromanaged for stupid stuff, find a property where they value you, do proper background checks, don’t let criminals in, and try not to take advantage of you during a pandemic/national crisis.

My family and I are enjoying life at our apartment. We transplanted from out of state and needed a nice place to live while searching for our new home. IMT Cool Springs fit the bill beautifully. Jonathan Jones was extremely helpful making sure we filled out all the paperwork correctly and setting up various accounts and insurance required. I wouldn’t hesitate in recommending this location to family, friends and colleagues.

I have been extremely pleased with my new home at IMT. The buildings and grounds are well maintained, and the view is beautiful from my 4th floor apartment. I rarely hear my neighbors or traffic. I am very thankful for my place. ------------- was the young man who helped me through the process of finding and acquiring my apartment. I would highly recommend Ricky to assist anyone seeking a wonderful place to live at IMT.

Ricky Spencer made my move into the community a breeze as i moved from California. Would recommend this complex. The apartment complex is very dog friendly and has dog stations all around the complex and even a small dog park on property. I work in Franklin and is very convenient location to the business area of cool springs.

My wife and I are in the process to relocate to this area from Florida and the IMT Cool Springs team has helped us in many ways right from the beginning. Their help was specially important because we only visited the premises once before having to return to Florida. The whole process to secure an apartment was very good and easy thanks to the IMT team. Shortly after moving in, I asked for advise/help from Jacob H. at the leasing office. Not only did he advise me what best option to consider but he volunteer to help me himself on his day off. I did not expect that but since I still do not know anyone here, it was a welcome offer. So the day came when I needed the help and as I said, on his day off Jacob came over my apartment and helped me. He even let me borrow a tool I was going to need. All I can say, is that this team specially Jacob and Jonathan have been tremendously helpful for me and my wife. I would recommend this location to everyone. By the way, another thing I really appreciate is the communication efforts with the tenants to keep us abreast of many things in this community. It has been a great experience.

I recently had a maintenance problem in my apartment and I was met with a lovely young man named Joshua. He made sure to assure that everything was going to be taken care of and he did so in a professional manner. I am glad to have gotten my problems fixed quickly and effectively. The community here is quiet and nice especially with the amount of people who live here.

I would highly recommend Imt cool Springs residential community as it is neat and clean and quite scenic too. I have never faced any maintenance issue as staff are very cooperative. Apartments are quite spacious and amenities are easily accessible. Retail and grocery stores are within 5 miles from here. Management organizes events for residents and encourages them with prizes and promotes healthy environment.

Such a beautiful community with a neighborhood feel to it. Everyone is so nice and the staff is wonderful! I love showing my friends my home and highly recommend it! I work close by and it's so convenient and every grocery store you can think of is just a quick drive. Whenever I have friends in town, it’s a quick drive (or sometimes an uber) to Nashville which is always fun. The property itself is stunning with flowers and greenery everywhere.

I really like living here. We tried to move to Brentwood because it was cheaper there, after living there for half a year, we came back here. We love this area, cozy apartments with lots of light and space, even if the apartment is not renovated. Many animals live here. Everything is surrounded by forest. As a resident of this complex, I would like to have cleaner and more benches to spend time on the outside.

I've lived at IMT for over a year now and I'm disappointed. My apartment is nice and the location is good. The problem is management and the way they handle amenities. IMT advertises 2 pools for the large community with many apartments. Over the last year, there has only ever been one pool open at a time due to "renovations." One pool is NOT sufficient for so many residents. It's unacceptable to have one of the pools closed during SUMMER to complete renovations. The smaller pool that is open this summer has become overcrowded with unruly, unsupervised children. It also only has room for about 25 chairs which is ridiculous for such a huge complex. Last week the pool was closed for a one day "routine maintenance" and is now "closed until further notice." It was closed on Memorial Day when residents should be able to use the pool they are paying for! Not worth the rent prices when you can't even enjoy the pool in the summer. IMT shouldn't advertise amenities residents can't even use.

The maintenance team is very responsive and resolves issues very quickly. One team member, Carl, has attended a couple of issues in our apartment related to plumbing and HVAC and resolved them efficiently. Kudos Carl!

I just had several maintenance issues resolved recently by one of the maintenance workers, Chris. He was very kind, efficient, and effective. My dad was a great maintenance worker for a school for over 30 years, so I especially appreciate when maintenance workers are knowledgeable and courteous. IMT is a really beautiful, family-friendly apartment complex. It's close to many shops/restaurants in cool springs while also offering chances to interact with nature with its pathways around the beautiful grounds as well as through the woods in the back of the complex. The other residents we've met have been very kind. We also appreciate the activities for the community that IMT often offers, may that be fun contests, small treasure hunts, community art projects, food trucks, etc., and IMT has been very professional in dealing with all the issues that have come with the pandemic. My only complaint would be that this apartment complex might need to hire a few more maintenance workers to help meet the needs of such a large community. Sometimes it takes awhile for a maintenance problem to be serviced after placing the service request.

My airconditioning recently went out this past week, I called our maintenance team to come out and to take a look. The same day I requested help, Carl came out to our apartment and worked on it for four hours. He fixed the issue and thoroughly explained the issue that happened! I just wanted to say I came here fresh to Town not knowing where to stay... I walked into IMT Cool Springs on accident looking for directions, luckily I ran into Kendre ! She actuallysold us on renting a apartment here ...she was so warm and inviting and super helpful.. It is a very nice complex, and close to everything. Maintenance has always promptly responded to my requests. Kendre was very professional, courteous, and helpful. The grounds are lovely, and I like the security provided by the gated parking and double blind deadbolts.

We can’t express enough how wonderful IMT has been for us! From our leasing agent Ricky, helping us find the coolest apartment with an awesome view, to our wonderful neighbors who reached out and introduced themselves on the very first day of out lease! This place felt like home for the short amount of time we were here! If you ever need a place to make you feel welcome from the first steps through the front door, I would highly suggest IMT to any and everyone!

I have been a resident of IMT Cool Springs since September of 2020. My experience has been nothing but positive since. My leasing agent Mr. Jake was very knowledgeable and very helpful during the entire process. He always made himself available to answer questions as well as show me different floor plans. Mr. Jake has also been very helpful for questions other than just in regards to leasing such as amenities, maintenance etc. The property is overall very great. Landscapes are constantly kept clean and professional looking and the area is very quiet yet still close to many restaurants and shopping that are walkable to. Maintenance requests are handled quickly and professionally. I would recommend this apartment to people of all ages. Love it here!

I was pleasantly surprised at how well kept this older community is. The ground were clean, exterior and interior updated and renovated. The scenic nature trails and rolling hills really adds a nice touch to the property. The staff were friendly and very helpful. The leasing office, amenity spaces, and the model unit I toured were all super clean and in good condition. I am not looking to move until a few months from now, but I will be returning for a re tour closer to my move in date.
