Don't walk, RUN for the opportunity to live here!

Outside of the staff always being helpful and genuinely attentive, I have to say that the cleanliness of the grounds has always been a particular highlight of anywhere I have lived and IMT Cool Springs has never let me down. Not only does the staff work intentionally to maintain cleanliness, but the management team also works extremely hard on the curb appeal. It's simply a beautiful community. The amenities don't disappoint. It's pet friendly with numerous resources like walking trails, dog parks AND a groom station! Thanks IMT Cool Springs for preserving such a high standard of living! I've genuinely enjoyed my time here and hate to go. Shout out to Joseph M. who never failed to answer any questions I had along the way and always offering me snacks every time I walked into the leasing office. You're the best.

Have enjoyed living there so far!

I moved into IMT Cool Springs near the beginning of 2024. I couldn't remember the leasing agent who I worked with when I initially got signed up and couldn't find his email address so I called the office recently one day because I had a couple of questions about my rental agreement later on and I spoke with Carolina. She was extremely polite and helpful in answering my questions in full, thorough detail. Thank you, Carolina!

All the basic amenities are in place and are well maintained. I specially enjoy the gymnasium. They have a great maintenance sysytem in place. All the calls are attended max in 2 days. Very friendly and supportive staff.

2nd time living here

This is the second time I’ve lived at IMT Cool Springs and I love it. Nicole was amazing at getting us set up very quickly and made it all very smooth. Maintenance is speedy and efficient and the grounds are clean and lovely with lots of mature trees. I highly recommend this complex!

Great community

It's a well maintained and peaceful community to live in. Maintenance staff are really knowledgeable and always on time. Karl addressed all the tickets within 2 hours and also proactively fixed another issue as well.

My 4-year experience with IMT Cool Springs was nothing short of stellar. The location is very convenient and close to a variety of amenities, goods, and services (shopping, restaurants, etc.) The property was always well maintained. Staff at 201 Gillespie was very friendly, efficient, and always accommodating…special kudos for Sr. Assistant Manager Bridget Stack, Resident Services Associate Tyler Eades, and Maintenance Technician Carl Matthews. I will miss all of you!

Great complex and staff!

Staff was super friendly and helpful; apartment floor plan was laid out well and liked what it had. Felt homey and laid out like a home. Loved how beautiful and peaceful the grounds were. Living arrangements/maintenance

Stacey, the leasing agent made our move over here so simple and swift. She was very professional, friendly and sincere. She made sure we had everything in order to make our transition happen. And Carl, the maintenance guy is vey knowledgeable, funny and caring of the tenants needs. We had a small leak coming from a neighbors toilet above and he made sure the issue was taken care of soon as possible. We couldn’t be happier, that we chose IMT. It’s been quiet, the people are nice, yet seem to stay to themselves. Amenities are nice, along with everything else.

Happy Living!

We have emphatically enjoyed our living experience here at IMT COOL SPRINGS. With the size of the community it is impressive how well kept the buildings and grounds are kept up. Huge Kudos to the whole team! Friendly staff make you feel like you are home. We love the country feeling while being so close to shopping, restaurants, and trails. Williamson County Schools are also phenomenal! Happy Living is how I would describe our experience here!

Always helpful

I had an issue with a water leak, and in the middle of opening my maintenance request it got a lot worse which caused me to panic type very little information. Something along the lines of “my window is leaking and it’s wet everywhere..” I mean, very vague information. I missed Carl’s call the next morning and did not hear the call back number, but I did speak with Nicole and she was helpful and took the information down. She then went out of her way and answered some questions for me that didn’t have anything to do with the open ticket. IMT’s staff during the week is really helpful.

Best Apartments In Franklin

Carl is a gem. He is a part of the maintenance crew and went to the length to fix a bathroom situation so I would be good to go over the holiday weekend. He was able to diagnose the issue and then had the team order the part. He ensured to offer to even clean up. I am truly grateful for his service the day before Thanksgiving. His team, Gary, and Jeremy, and the rest of the ones I have encountered are truly special. For them I am grateful. Ricky, at the leasing office is an angel. As are Jake, Stacy, and Travis. They made my move so seem-less and went above and beyond to ensure I feel at home. They still do. Nicole at residential services, another angel.I love visiting with her. I have found my home here. Do not hesitate visiting this one of a kind community!

Beautiful and Safe

I have lived here for three-plus yrs. It is a beautiful and safe property. It’s close to the interstate and has many restaurants. The management, leasing, and maintenance teams are unbeatable!!!! There are two pools, tennis courts, a gym, and a racket ball court. We all live here as one extensive, diverse, conservative family unit! Safety is the USP for folks trying to raise a family; some good elementary, middle, and high school covers this facility.

This was a follow up to "Freezer Door Seal Doesn't"

About two days after the circulating fan was replaced it started making a racket that grew louder and louder. I submitted a ticket, and by the time Carl showed up to investigate, all was quiet again. Apparently some ice had built up around/near the fan, but within a couple days it was defrosted out of there.
