I've lived here since February and is still a great place, traffic is a little loud sometimes, but it's to be expected at the location. All in all I'm happy here and recommend it all the time, and I even got my sister to move in to this complex as well.

When I moved in my apartment it reeked of old cigarette smoke and old lady perfume, and nothing has been done about from the staff standpoint. The office staff, could be a lot more friendly and work to ensure units are ready for new residents..

This was my very first apartment and I really loved it. I was able to get a special deal on a 1050sq ft apt. for a really low price. The area was quiet (at night) and clean. The maintenance was very slow to respond but I always got my issues fixed.. I just had to stay on top of them. I am a single parent, one of my request was that I am located in the front area and my request was met. I was even walking distance to the pool. My experience here was great I eventually moved out an bought a house!

Wasn't the best while I was living there. My apartment got broken into once. when i tried to get the locks fixed and changed they said they would have to charge me a 75 dollar fee for changing them. on the day i was moving out i had all my stuff out and was finishing cleaning and the water line behind the fridge busted while i was at my new place and when i came back the apartment was flooded. i ran up to the office to tell them i couldn't get it to stop and they just told me how to shut the water off to the whole apartment.the carpet was soaked throughout i didn't have anything to clean it up with because i had already moved all my stuff. the next day was a Sunday i was suppose to turn in my keys and they were closed i locked the keys in the apartment and called and left a message. the next day i called again to make sure they got in the apartment and they had.on Tuesday they called me saying i was getting charged for the carpet and the stove not being cleaned and the fridge not being clean.i also hate all the extra fees you movehave to pay when you move out and the staff is always rude. they make you clean the apartment in great detail before u move out and charge u if u don't but then when u move in they charge a cleaning fee.worse place I've every lived.

I rented this apartment without actually seeing it in person, as I was transferred here from another state. I did not get to apt shop in person. Upon my arrival, after driving 8 hrs the day before and 4 hours that day, I had to wait for a very long time to be assisted, while the office girl waited on others that were there to pay their rent (yes, they came in after I did) I had already signed my lease online, but there were other documents they had to review with me and have me sign. I was informed the company is not allowing the use of the tanning bed any longer something that I really had planned to use), then had to pay some $10 fee to "hook up" my utilities. Of course, that's crap because I am paying NES to hook up my electricity. And everything else would already be on. And, as others have mentioned, there are many utility fees. Most apartment complexes include trash, bug exterminators and sometimes water in your rent. Nope, not here, absolutely nothing is included. The apt was a let down too. Outdated and damaged cabinets, counter tops and tile. Older looking appliances and linoleum in the kitchen and bath. Blech! The place was also not cleaned very well. Dirty cabinets, fridge and blinds are sticky to the touch. Now, I will say, they did change out a cabinet door and a drawer immediately, as they both were damaged terribly. So, it was nice that they did take care of those things my first day here. The locks were changed while I waited. No one showed me around or told me where the gym, laundry room or dog park were. I had to ask. I still have no clue where I get my mail. There are 2 lights out, so the parking lot is very dark at night. The apt is spacious and right off of the interstate with a ton of things close by. Downtown is 15 minutes. Complex is nice and lots of dogs here. Its quiet and I feel safe, but not overly impressed. Had I been able to look around, I doubt I would have rented here.

Fees GALORE!!! If it weren't for the fees and lack of windows in my apartment, I would have happily stayed here for much longer`. HOWEVER, parking is spotty, the "car wash" station is perpetually out of commission, my AC/heating unit went out THREE times in a year (and they will NOT do any type of compensation when you have to cool it down from over 100 degrees in july because their unit went out), oh and they don't notify you if UPS or FEDEX leaves a package at the main office. I had one sitting there for three weeks!!!! The leasing agents are very nice, knowledgeable, and accommodating. The people make this place attractive to me, but not much else.

I've lived here for many years and for the most part have had very few problems like those mentioned here. I haven't seen any brown recluse spiders (very few spiders at all in fact, but I live on the upper floor). Things can change from one year to the next, including the types/ quality of residents living here. Summer is when you really get to see who your neighbors are- for better or for worse. Over the years, the pool area (the big pool)can help a potential resident get an idea for what kinds of people they might have as neighbors since by law, the leasing staff can't tell you who is living here. If you are considering this place, drive through on a summer night on the weekend. Hopefully, you won't see the kind of idiots who would cause the pool to shut down for everyone by pulling a stupid prank. SEE ATTACHED PICS. I'm sure they thought it would be hilarious to take the furniture from around the pool (which is still fairly new I think) and put it all in the pool. It has kept the pool closed on a nice August day so that none of us can use it, and the maintenance staff will have to pick them out when they come in the morning, which is a real waste of their time too. In a previous summer, someone put an entire potted plant into the pool and it was closed for several days. As I try to decide whether a $70 dollar rent increase is worth staying another year, it's things like this that make me hesitate to do it. We're now paying high-end apartment rates for low class living. Of course, the people who do this stuff may not even live here. That's another problem with the pools and fitness center: people that don't live here come in and freely use the amenities that we're paying for. The fitness room recently got brand new equipment, which is great because they all have their own tv's, but it's only a matter of time before people (residents or not) trash those too. There used to be just one tv and a remote in there, but the remote got stolen so many times, that you had to get someone in the office to change channels for you if you wanted to work out to something you want to watch. The fact that there are so many people coming to ruin our stuff is a concern, especially if they live here. It's really too bad that such low class people care nothing for other people or the property. I put that I would recommend these apartments, but always do your homework. Don't trust what any leasing staff (here or anywhere) says. Go on your own and see for yourself and ask people who live there. If you can afford to, rent a house.

Its a big apartment, great space and a nice layout. Great neightbors and the staff is great. HOWEVER, the fees for everything is ridiculous and the rent increases after your lease is up is not worth it. Especially since they won't be upgrading your apartment. Also, the dog poop everywhere is so annoying when I walk my dog I actually pick up the waste and a lot of people don't so the landscaping people (whenever they come), I guess pick it up days later. Also I start getting a lot of bug and instead of them spraying like I continuously asked, they just put down sticky things.... which never caught anything. I loved the apt but its too expensive and they need to do some more upgrades for what your paying.

FEES, FEES, FEES!!! Plan on paying at least one month's rent after you have moved out, because they will find a monumental list of costly damage in your apartment. They are NOT pet friendly, no matter what they say. If you have a pet, be prepared to pay for all new carpet, because they will find a reason for it. Your deposit is long gone the moment you've paid it, and your pet fee is just another way to scam money from you. I hope to never be screwed over by an apartment complex like this again. Be warned before you sign the lease.

Extremely loud apartments. I have lived in many other apartments and had neighbors above me. Never in my life have I heard so much noise from the unit above me. The walls and fueling a are paper thin. Plus the maintenance is very poor. We have had problems for 2 weeks now that still have not been repaired. I would not recommend these apartments to anyone. Oh and we have filed mtiple noise concerns with very little response.

DO NOT MOVE HERE! The staff are very helpful and friendly when you are looking to get into an apartment. They are easy to work with when getting the paperwork together and tell you a lot of promising things about the complex and their services. The first thing that set off a red flag was when I needed a light bulb replaced by my front door. I put in a request and it took them 3 days to get back to me. There were several times that I contacted the office for minor things and the would promise to call you back or have someone call you back, that never happened. If you need something, you'll have to take responsibility and get it done or push them to do it. Also, I am woman who lives alone, so I wanted to live somewhere that was safe at night and low crime in the area. It's okay during the day, but please stay cautious at night. I was approached at night a couple of times by men that all wanted me to jump start their car. I reported this to the office, but they were not concerned. My neighbors downstairs had a lot of people come and go from their apartment. Then I started to smell awful things coming from there. It smelled like acetone and they would be up all hours of the day and night. It was so strong that I became ill and could not stay in my apartment. I was unable to live there for 2 weeks. The police and fire department were called in for possible meth lab. The office gave them a 72 hour notice, however, and the authorities found nothing after that notice was given. I reported this to the office and they didn't seem concerned and didn't know what meth was. The Pool seems nice, however, I was told by several people there that they were not residents and that they simply park and swim there. Since it's not a gated community, anyone can use it. They do not enforce the rules. Many underage drinkers were there too. The final straw for me was the night that I had to make a 911 call because a woman was screaming for help in the apartment below me. It turns out that she had stabbed her husband in the arm. That's quite alarming when you hear that at 2 a.m. and you have to get up for work at 5 a.m. AND you live alone. Both of the people living downstairs had previously been arrested for drug possession and the husband had a warrant out for his arrest. I thought the complex was suppose to do background checks on all of their tenants?? I decided that I just couldn't live like that anymore and needed to get out for my own safety. I called and told the office about what had happened and they said they would take care of the problem and really didn't think it was that big of a deal. I guess if you have tenants stabbing each other and dealing drugs it's not that big of a deal. Trying to move out of The Park is no easy task. They will slip in extra charges and fees here and there. ALSO, they will tell you that you did not have a deposit and that it was a fee. So, don't plan on getting anything back. They will try to charge you for things that they never told you about or will tell you that you owe on something that wasn't paid.

I am in my second apartment at The Park (moved from a 1 bedroom to a 2 bedroom) and I couldn't be happier. I have read some of these reviews and to be honest, I don't know where or when this happened, I have never had a problem. The front office is always a pleasure and always eager to help you. Mantianance is always there if there is a problem, even on the weekends when they are needed. The gounds are beautiful. They are well maintained and groomed. Granted, 6 am on Saturday is a bit earlier for yard people to be using their weedeaters and blowers, but I'm glad I don't have to do it ;) I feel safe walking to the clubhouse at night with security always driving around at all hours of the evening. Yes, there are morons with their radios blaring at full blast and usually those are guests that don't live there. I do believe the pet rent is a little excessive, especially if you pay a non-refundable deposit when you move in. The buildings are always beinng maintained, painted, new roofs, repaving the parking lots. The apartments are currently getting new carpet and vinyl which are very nice (my new apartment has the new carpet and vinyl, looks wonderful). I am very happy with my decision to move here and everyone that I have met are very nice. I couldn't be happier.

Lived here for some years, but this last year I've been noticing a lot of moving trucks...seems as if the decent and quiet people that use to live here are moving and the trashy, loud, constantly outside smoking (not just cigarettes),loud music playing, can't/won't pick up dog droppings people are moving in. The kids are starting to run ramport looking a mess; this complex is changing drastically and quickly! I give it another year or so it's going to be another hood/trailer park complex. I'm getting out of here soon as I can! This place isn't what it use to be...not comfortable anymore. The Park and MAAC honestly just lost another loyal tenant.

We lived at the park for 1 year and could not wait to get out. The lady that we spoke to when we signed our lease was very nice, and made everything sound amazing, but... it all changed shortly after that. The grounds are covered in dog poop and garbage. The trash compactor is constantly running over with trash. When we moved into our apartment it was not clean and the carpet at the bathroom was torn. We had a constant problem with spiders and other bugs. We would report it and they would come and put a few paper glue traps out that did nothing, even though we paid a monthly fee of $4.99 for pest control. They also added other charges each month to your "base" rent, $45.00 for cable(no choice), $7.99 for trash, $0.95 for and electronic statment (If you don't have email it is even more for a paper copy). The staff is very rude and hateful. Do not bother trying to get your "refundable" deposit back, because they will find someway of finding an additional charge that you still owe them. Please do not waste your hard earned money on these apartments.

I love it here. I had the worst time finding an apartment that would accept my dogs. They are about 80 lbs and no one would take them but the Park. I have been here for almost a year and I love it! The office staff is always nice and friendly and I never hear my neighbors. I did have a few spiders the first month, but I called and the bug guy came out and treated. I had a cabinet door come off and they were out the next day to fix it. The grounds are always beautiful and well kept. The only complaint I have is the trash compactor, maybe it could be emptied a couple more times a week. Some people just get angry cause they can't pay rent and complain because I've never seen any issues like the one's people are complaining of.

I've had an overall positive experience here. It's not a luxury complex but It's been worth the price I got. The efficiency is roomy for a 500 sq/ft unit. My car was broken into in March, but there was exterior remodeling happening on the building next to mine and I had left for a few days. I'm assuming one of the contracted workers noticed my car was in the same spot every day and saw an opportunity. Now, of course it's not the apartment's fault but security cameras would have been helpful. The office girls are for the most part friendly and helpful, but they seem as knowledgeable as a bunch of goats. I got a pretty good price for my base rent and some utilities are included including mandatory cable from Comcast. That's an extra $45 you wont see until your 2nd months rent (which really sucks that they don't tell you that up front). Electricity is separate through NES and never above $100. My all-time positive about this place is the maintenance man! He's an extremely sweet old guy and fixed my water heater immediately. You'll see him out and about the property all the time and you can tell he enjoys his job. My all time genitive is the house centipedes. They're insects from the bowels of hell and I find at least 3/month on my walls somewhere. Overall, if you're some uppity B**** looking for hand and foot service, don't come here. If you're just looking for a comfortable place to call home for a while, try this place out. There's positives and negatives to every apartment complex but according to some of the reviews for other places I've read, The Park will do you just fine.

I have loved living at the Park. My apartment was nice and clean when I moved in and I have only had a few minor maintanence issues which were taken care of promptly. The office staff has been only nice and helpful despite what the other reviews say. Gigi is amazing!! Work with her if you can. The parking lot is well lit and I have RARELY had to search for a free parking spot. Most nights there are at least 3 or 4 open spots right outside my door. I have seen one bug since moving in but I called the office and they had pest control out the very next day. All you have to do is ask. My neighbors are nice and quiet and I've never had any issues with weird tenants or workers. This was hands down the best deal money-wise in the Hermitage area for someone living without roommates. I love their studio apartments- just perfect for one person! I love the Park!!

We cleaned and left it in very good condition only to find out on our walk through that it didn't matter. The manager left us speechless after telling us all the fees that were going to be charged. It's nearly $1,000!!! I am not sure how we will be able to afford to pay this and if you are thinking of moving here; please take my advice and stay away. There is a guy that drives around in a green truck doing "work" around the park, he is very strange and seems to be watching all the time. Seems like a stalker. "Security" sucks, hardly is around and when they are they sit somewhere reading a magazine. That is not doing your job. The Park does not make you feel safe. They expect you to rent from them, but yet they want to provide you with a safe apartment. Parking is a total nightmare. Somedays cars have to park in the grass. Noise is a serious issue. Neighbors are rude, loud, and don't give a care in the world. We pay for pest control, but have not yet seen a truck out to spray anything. No wonder why bugs are always crawling in the floors and on the walls. Maintence is lazy and don't have proper knowledge. The on site laundry units are un secure. The door and the lock are very easy to tamper with. When I have enough funds to get out of here I will do so. I don't feel safe at all.

                                        DISGUSTING!!

When you first go in to sign your lease they are nice, caring, wonderful people... after you move in beware. I was there for only 2 weeks before I saw roaches crawling on the walls in my kitchen!! I have never seen a roach anywhere that I have lived. They half way cleaned the place before I moved in and the appliances are disgusting. When I first saw the roaches I went to the office where I was told, "Are they really big? Those aren't roaches, those are water bugs." First of all... if you google "water bugs" it's another name for the American Cockroach. Soon after seeing roaches I began to have spiders crawling across my floor (and I am terrified of spiders, centipede's running across the walls in my living room, beetles crawling out from under my couch, and last but not least termite mug falling on to the window frame. I made requests to have my apartment sprayes twice a month, but it never helped. Within the past 2 1/2 weeks I have been fighting with them over the mold problem in my apartment. Aparently the apartment accross from and above mine had a water leak from the washer and it had been leaking for at least 8 months. The only reason I noticed was because I had mushrooms, yes mushrooms, growing out of my carpet and linoleum. The manager, a snob, had the MAINTENANCE MEN "take care" of the probelm. She wouldn't break my lease or give me another apartment in the complex where i could stay until my lease was up. I was told after 3 days that the mold was taken care of, however they only cleaned the parts that were showing. So I complained a lot until they had another contractor come in and doa moisture test, that ened up being very high behind the walls. I wouldn't stop until they agreed to take out the botto m part of the wall to see if mold was growing behind it. Sure enough they said there "wasn't any" and patched the wall back up. But little did they know that they are idiot and threw the old pieces of wall in my trashcana dn I pulled them out to look. They were COVERED in black and brown mold, so I saved them in plastic baggies. As of now, I only have 1 month left so I am just gritting my teeth and trying to get through it. DO NOT, and I repeat DO NOT rent here if you dont like living with bugs or in unhealthy living conditions, becasue they will half way do everything to try and make you think they have taken care of the problems. The maintenance men do not know what they are doing and will try and make you think that they have everything under control. P.S- the apartments that had more water damage and im sure a lot more mold than me are being fixed my maintenance. Tearing out and replacing rotted wood, and im sure leaving the moldy parts in there.

Pretentious staff! Trashy neighbors! Roach hotel!

Five reasons why you should never live at the park! 1. Roaches, spiders, rats, centipedes, earwigs, and ants. Btw you pay for pest control every month but they never come. 2. Office staff is rude, hateful, pretentious, stuck up, and no matter what it is they never solve the issue requested. They glare at residents, lie all the te about pointless thing. They act nice at first when signing your lease but.. After that just awful. 3. Maintenance have no clue what they are doing, they walk in your apartment all the time to be nosey, they never fixed the problem the first time. I've always watched them getto rig things until they break again. Also they are rude just like the office staff. 4. LOUD everything! Neighbors, cars, the 6 -------- with a baby next door ( one bedroom), the yard care service is loud at 6am blowing leaf blower and talking. Note: the windows are so cheap you can hear practically everything that goes on. 5. The pool doesnt open until after labor day for maybe a month if that, it's also nothing you want to jump in everytime my friends and I got in it we have a uti, bladder infection the next day. You can feel peoples hair and see band aids etc. I watched the so called security officer drink a beer then smoke weed get in his car and leave after patrolling nothing the next day my car got broke into. Word to the (WISE) ..never I mean never rent from the park. Its a waste! It's nasty I would upload pics of the roaches but it won't let me from my phone but we had to throw out 200$ worth of food and they did nothing about it. oh I forgot the washer and dryer room isn't even safe, we left our rags and towels for 2 mins to go get trash bags and came back and someone went through our wash load taking only our rags! Ew we started thinking and realized that had to be the answer to some of our other missing shirts, underwear, and pants. what we paid for a 500sqft place for 60 more we got a 1000sqft 2 bed, laundry room, yard, shed, pretty house!! So look deeper before this last resort he'll hole! Remember!!! ROACHES!

                                            Not the greatest

Just as I began to write this review I look down to see a huge roach crawling in front of the couch. Bugs are horrible here, from spiders crawling everywhere thru out the kitchen, on walls, to nasty bugs and roaches comong out of the bath tub while trying to shower. also there are bugs that come out fron underneat the carpet. The hot water in the shower lasts about 2 mins max. The dude that lives above me makes the most noise ever! Not safe at all, a girl behind me got her sliding glass door broken in too. I think this complex needs a serious urgrade with all the pro rates they want us to pay with. Door locks are not secure at all. Pet rates are so expensive! Loud music from cars in the middle of the night. I have never seen a sercurity patrol car drive by once as stated from the leasing office that he would drive by several times a night

                                              Beware.

To Whom It May Concern: We're moving! We re fortunate enough to have the funds and means to get the hell out of The Park at Hermitage (The Park). I fear many families and people are not so lucky once they re suckered into moving here. They either suffer the business practices of The Park, because they can t afford to move, or, they end up homeless for not being able to afford a 20% increase in their rent. They are potentially ruining lives and, more than likely, putting some families out in the street. Disgusting! I am so displeased with The Park that this is my second negative letter. I will be sending a copy to The Park staff, MAAC Corporate, the Better Business Bureau and the Tennessee Housing Development Agency (THDA). I don't know whether it's the staff here at The Park, MAAC in general, or, all of the above, but the business practices here at The Park are deplorable. The mode of operation for The Park is to get the maximum amount of money out the residents without a single shred of concern for their wellbeing and peace of mind. The entire staff and company should be ashamed of themselves. The grounds are beautifully kept, but, with wicked intentions to lure unsuspecting renters into the office. They spend a fortune in seasonal landscaping pulling up this and planting that. During spring and summer the crews are here twice a week with very loud blowers and mowers that start up between 7 and 8 AM. It was even told to me, when I complained, that the 8AM daily gas blower used by The Park staff was to keep the office clear of leaves and pretty for prospective tenants. They deceptively show a nice apartment as where you ll be living that then gets rented the very day you re ready to sign your lease. The apartment we originally looked at was gone the day of our signing. We accepted another unit at a higher rent per month. Once we moved in to the different apartment, we discovered water damage on ALL the walls and there was a smell of musty mold coming from the back closet that lasted the first 3 months. The dead-end-vents in the bathrooms had moldy and sticky filters in them which we quickly threw away. The buildings in general seem to be sick . I have had more respiratory issues living here than ANY OTHER PLACE I VE LIVED. It s scary: after I spend just two days away from the apartment with family, breathing got easier and feelings of illness abated. When I returned, the symptoms also returned. People with poor immune systems and respiratory problems should be VERY WARY of moving here. In hindsight, we should have seen the warnings and moved elsewhere. However, it s difficult once you ve narrowed your choices and the first of the month doesn t wait for suspicion. Once you ve signed your lease, you re screwed. The lease is strictly written to defend The Park s retched business practices. After seeing how the staff and MAAC operate, I m sure we re in for a fight over wear and tear issues even though our vacuum continuously sucked up the nastiest crap out of the supposed new carpet. I ve even heard from friendly strangers and former tenants of The Park when chatting at local stores, businesses and gas stations stating that the same horrible business practices were inflicted upon them as well. Wow! After suffering through a summer of intolerable, incompetent construction and contractor workers and having to threaten opening an escrow account to get anything fixed in our apartment, The Park has decided to raise our rent by almost 20%! That's right folks, TWENTY PERCENT! Outrageous! I could possibly understand the increase if there were amenities or renovations worth that price, but there are none. There are two very small pools that are overrun with children. The exercise room has old and even dangerous equipment. The tanning booths look like Petri dishes. The laundry room has no hot water for whites and the dryers often smell moldy and dank. The monthly payment structure with items like included cable, separate water bills, and exterminators fees that go directly to The Park, means your bill is NEVER the same. The way the rent is set up, you can t tell if you re being ripped off. It s ludicrous! A $650 base rent turns into $700 one month then $750 for another all the while using the same amount of utilities. Even more: when The Park decided to hire the Keystone Cops of painting contractors to repaint the outside of the buildings, they PAINTED OUR CARS! We had to make a claim on our insurance to the tune of 10,000 dollars to repaint both of our cars! After trying to work with the people responsible for getting the brown paint on our vehicles, we came to the conclusion that the contractor was an idiot and The Park staff was not going to help. To top it off, we re out 1000 dollars for deductibles! and they want to raise our rent 20%!? The Park at Hermitage has been the most difficult, frustrating and infuriating place I ve ever lived in all of my forty years! To conclude: 1) DON T MOVE HERE! The Park at Hermitage utilizes serial practices of greed, deception and even barely legal extortion . 2) Everything looks pretty on the outside to start with. 3) Bait and switch tactics and used car salesman routines are used. 4) You sign your lease. 5) NOTHING gets maintained in your apartment while twice a week landscaping wakes you at 7-8AM and covers your cars in grass clippings and dirt. 6) They raise your rent the next year by 20%. 7) When you move out due to the outrageous increase, intolerable noise, or some asinine procedure, they try to charge you with, what one of the strangers I spoke with called, an insane 1500 dollars for wear and tear. 8) Repeat to the next sucker that rents an apartment at The Park at Hermitage. Help spread the warning about MAAC and The Park at Hermitage. I hope that the copy I send to the Tennessee Housing Development Agency may help initiate changes to protect families from this predatory, ultra large, rental company that abuses tenants for profit. Sincerely, Jason S.

our air conditioning was out for a week before they came to fix it. it was around or above 90. every day we called and every day they said that it was fixed. it took a week to get it fixed. we couldn't stay in the apartment it was so hot. they charge you for cable, 40 dollars, even if you don't want it. so get used to that. when it was winter they didn't salt our stairs for a good few days. it was very icy and dangerous. recently the light in the parking lot went out. it was by the stairs and it was very dangerous. as far as i know its still out. we recently got out (thank god) but the extra charges for 'damages' are insane. there were bugs in the apartment a lot, even though we got it sprayed. bugs in the shower too. there were also mice. our cat caught them luckily. we could hear our neighbor peeing, and their dogs barking. the best part was when we finally got out, they wanted us to recommend it to our friends. i wouldn't even recommend it to people i don't like.
