It has been a month since my HVAC unit hasn’t been working properly. I’ve practically begged the past 3 weeks for them to come fix the unit as it is incredibly loud when it turns on. So loud that it wakes us up at night every single time it turns on. We’ve been turning our heat off and relying on a space heater to keep us warm at night. They even said “it’s not in the budget to replace the unit yet”. This is a ridiculous situation to be in. What, just wait until spring to for a working unit? Are you serious? Also there are constantly cars being broken into and even stolen. I also want to say that this ain’t a knock on the maintenence staff or anyone in particular. I’m a maintenance worker myself and I know these types of issues generally fall on management.

Great service by the maintenance crew. Prompt and efficient in their work. They did not leave any evidence they were there except for the high quality repair work done. They even left a detailed explanation to support their efforts. Much appreciated

Nice place to live. I'm am retired and this community is perfect for me and my lifestyle. Located next to park nice. Have lived here for a number of years. The island location is one of the best places to live in Memphis.

Fairly quiet building. Mostly responsive maintenance. No microwave. Nice to be so close to the river and walkway. Haven't really met anyone here. Needs some updating but is a decent place to live for the short time we need to be here.

Once loved the property, but with ongoing management changes, rent increases, untimely maintenance, poor behavior from staff, and increasing crime...I can no longer recommend the property and definitely plan to move.

When looking for an apartment Geralyn was a lot of help answering all of my questions and letting me see the area. I feel safe here and the move in process was very smooth. I have not experienced any problems since moving in.

The worse experience I have ever had , I have lived in multiple states and have rented and lived in multiple apartments. My week always consist of putting in complaints and work orders . Who has time got that when I'm trying to focus on my job

I love Riverset. It is quiet, it has a lot of amenities and staff is kind and efficient. My apartment is cozy and spacious at the same time. The kitchen has everything I need and the appliances have never given me any problem. Mud Island is my little paradise on earth, with the Mighty changing colors and every sunset being a wonderful show.

It is peaceful so far and the staff are very friendly. Has a lot of amenities available and a trail way by the river where you can enjoy a nice walk alone or with family. In addition, Riverset has a diverse community, everyone greets and respects their neighbor.

If I could give zero stars I would. The staff are very rude. I constantly had to ask for my apartment to be sprayed due to roaches. The roaches are a year around problem. I had a lot of issues with the apartment itself such as leaks, A/C, plumbing, and appliances. I had a lot of issues with packages being stolen from my apartment. I would definitely not recommend living at this apartment complex.

RIP. I moved in July 2020 in this apartment complex with great hope. I drove 9 hours and went leasing office for key, but agent has no clue. I moved in apartment AC was not working, bathtub was dirty, lots of ants was freely walking on the floor. All lights were on and AC fan was running. I slept 2 days without AC in hot and humid temperatures. Due to covid I moved in three weeks later than actual date, but I paid all my utilities without using. Please think many times before take this apartment as you home. I feel very bad in this apartment, first time in 25 years and see this is also a part of USA.

I found dead bugs on the floor when I moved in and have found an occasional live bug. When I moved in the window sills were full of mold which I had to clean. This apartment is okay for the price and is the cheapest on the island I believe. I don't mind living here but wish it had been in better condition when I moved in.

The complex is very nice as well as the individual apartments. I feel that the rent I pay is fair because this apartment is a lot nicer and kore spacious than my last apartment, and it's cheaper. I've only been here a week so I haven't experienced much yet. However, the leasing process was kinda bad because it took a little over a month to get the lease signed. From what I understand the office recently took on a new management company and there is only one person in the office coordinating prospective tenants. This made it difficult to get my questions answered completely and lead to many misunderstandings and confusion. In addition, after we signed a lease, a couple weeks later we got a call that our unit was no longer available and needed to void that lease, sign a new one, and accept a later move in date. That experience wasn't good but at least on move in day they were ready for us right in the morning to hand us the keys.

My application was processed very quickly and Geralyn was patient with me and answered all the questions I had. Patrick was there on the day I moved in and was very helpful and kind when I came to pick up my keys. My apartment was very clean and in great condition on move-in. Overall great experience here so far!

Just moved in a couple of days ago from out of state. So far, the move-in process was very easy, the apartment is wonderful (I'm on the first floor), and the grounds are beautiful. The office staff has been very helpful with all my questions. I have a couple of maintenance issues that need to be resolved, but I'm sure they will be done within the week. Great place!

Very hard to get the managers on the phone to get a lease. Contacting the front office is a nightmare. But once you are here it is good. My apartment move in went great and my apartment came with brand new carpet. Very clean.

The location here is known for its beauty by the river, cleanliness of the properties, nearby parks, and quality and availability of amenities. My overall experience so far has been fantastic. Move-in went well; staff were friendly and efficient; and move-in was smooth and easy. The only problems I have had have been concerns about appropriate preparation of the apartment before moving in. Several appliances need maintenance, and some things from a former resident were not cleaned out. But overall, I am incredibly happy to be living here!

Everyone is so nice. It's almost like you know all your neighbors even though you just moved in. The grounds are beautiful and there's a ton of secret beauties all around. The staff is also amazing and all the landscaping, garbage, etc. gets done properly and in a timely manner. I love living here.

I highly recommend Riverset! Very safe, welcoming, and dog friendly area. Nice, clean apartments for a great price. Definitely priced better than any other apartment complexes on Mud Island! Easy access to the Greenbelt Riverwalk as well!!!

The complex is beautiful and so is the location. When they give you a tour they do a very good job of selling the place. When I arrived tho however it wasn't what I expected. The layout was different, my kitchen wasn't renovated, the restrooms were also different. Nevertheless, still very cozy home but not what was expected from what was shown.

Overall I like it. The location is great. It's on the pricey end with no added amenities. The outdoor pools are nice but never cleaned so I don't swim in there. The tennis courts are great. The walls and floors are relatively thin but it's manageable if you have patient neighbors.

It has been awful. The staff is disrespectful, the pools are dirty, we have a lot of bugs and they refuse to spray our place for pests. Our refrigerator and freezer do not work properly and they won't fix that either. They just mark maintenance requests as completed even though they aren't.
