The apartment complex offers decent sized units for the cheapest cost on the island. The quality of the apartment complex is "you get what you paid for". Maintenance is slow, unresponsive, and ineffective. As an example; a landing light went out and it took 4 months and 7 work tickets to finally resolve the problem and I only received information about the repair on the 7th ticket. Landscaping is a focus for the newer areas of the complex. The leasing agency is based out of Chicago, so there is limited access if you have questions.

It's been up and down living here. Maintenance requests take entirely too long to handle. My car is been broken into twice. Location is perfect for my job. This is really the only reason I am still here.

Community is nice , the service and upkeep of the grounds could be better, frequent non residents invading the residence pools needs to be dealt with asap gym equipment upgrades need to happen fixing the concrete issues asap

It has had its ups and downs but has worked out in the end. The gym equipment needs to be maintained better, because most of the cardio machines do not work and currently no wipes to clean off the machines.

Flooding, my first apt was not cleaned when I moved in, the previous tenants had a dog the placed smelled BAD. The carpet was fifty, the kitchen and bathrooms where nasty, ROACHES. No electricity in half the apt. I leaned against the wall in my bedroom and was shocked. There was a big hole to the outside in the fireplace and the a/c didn't work they got it right on the fifth try. I was transferred to this current apt on the first floor in 2021, it floods, tubs were painted so the drain gets stooped up I finally removed the peeling paint in the tub and unclogged the drain myself.

The apartment is nice, but there are smells at night from nearby facilities, and it smells like boiled eggs. Another thing is that I've only been here for a few weeks and they have had to shut the entire complex's water down three times to fix a plumbing issue.

Great location but a lot of crime. At least 3 apartments and a ton of cars have been broken into since living here. There are ~5 pools but only one is ever open. I've only called the front office a handful of times but no one has ever answered or called me back. Emergency maintenance is quick and helpful!

It's been an amazing and vey serene environment. The only issue I have about this property as my home is the level of security on the property. If possible at gated community will allow room for a more secure environment

I've truly enjoyed my time living here. The office staff is always in a great mood and available to help if I need anything, my neighbors are very friendly, the community is welcoming, and the complex is in a great location. I've been happy and felt safe since moving here.

It's been great. Quiet and peaceful. Love the atmosphere and access to good and residential goods. The staff is knowledgeable and friendly. The campus is well kept. Neighbors are friendly and welcoming.

The move in process online is very easy and convenient. The leasing agent was very helpful throughout the whole process up to move in date and even there after. The apt homes are nice and spacious. The community seems very nice and peaceful. The grounds up-keeping/landscaping is nice as well.

It has been an easy process so far but the smell of cat pee when I open certain cabinets or bend is certain areas is gross and implicates that they did not thoroughly clean the apartment the way it needs to be cleaned. A few shelves were loose in a closet and dead bugs were present in an area. These cleaned were addressed on my move in day and fixed immediately but that shows that the cleaning person / company did not fulfill their duties entirely.

Good apartments, the mantainance request are attended fast and professionally. In the downside, and knowing that city is not safe, the community feels it... a gated property would make a 180 degrees difference making it one of the top places to live in Memphis.

Not good, very poor security? apartment could stand a lot of updates and improvements ?. Pool is always filthy and usually overtaken by outsiders?. Really should consider putting up gates for better security

Staff was very nice, friendly and knowledgeable of questions asked. I enjoyed the quiet neighborhood and where the apartments are located. Beautiful upgrade to the apartments. My only complaint is the high rate to rent the apartments.

Terrible. Do not move here. Office staff and maintenance lack a sense of urgency and do not care if you are satisfied. Not worth the money. Not a safe community even though you might think it is because it's at Mud Island.

I didn't enjoy my time here. We had car break-ins and car thefts, and it took them 3 occurrences to do anything to help stop it. They take FOREVER to help with issues you go to the leasing office for.

From the 30 minutes i was there, i could tell from the people i met they cared about their tenet and are willing to fix problems that may arise. I got a good tour of a two bedroom and two bathroom, and loved the cleanliness and multiple options.

I have enjoyed the office staff at Riverset. They are very helpful and knowledgeable. If I have one thing I would change about my stay here would be the turnaround time for maintenance request. I know that staffing could be an issue, sometimes; however; communicating that is always great.

The office and maintenance staff are friendly and professional. My move-in date was handled proficiently. I'm single and feel safe in this community with the security officers patrolling the property. I appreciate the quiet quiet apartment building I reside in due to me working from home. I enjoy the appreciation gatherings and provided and hosted by the office staff.
