Great location for young adults, about 10 minutes from downtown and 20 to 25 minutes away from the University of Memphis. Beautiful scenery of the Mississippi River. Community is very well upkept and feels like a safe environment to live in.

Terrible experience ever since I been renting apartments, unprofessional staff is my biggest concern with this apartment, the location is great but the apartment staff doesn't represent the location of downtown Memphis where it's supposed to be a great place to live with the convenience of home, entertainment, and nightlife

the community is nice, it's gated with police patrol which makes me feel safe. the community needs landscaping work done, but overall it's a beautiful, quiet, safe community. I'm very comfortable living here.

Mo bad over all needs to be a bid mire concerning about the needs of apartment residents. Overall, it's not bad but they can do alot of improvements. Had to many unnecessary issues after I moved into the apartments.

I love the staff and community here! It's peaceful, safe and a breath of fresh air!! The landscaping is well up kept. They provide prompt maintenance and security services on standby when needed. The office stay on top of any issues that may occur and are all courteous.

It's a fairly nice community. Not super luxurious but very nice nonetheless. It's now gated which is nice. Staff is friendly/helpful enough. Everyone seems pretty private. Sound proofness of the apartment itself is pretty good. Overall it's a nice place to live.

Management is relaxed; I think communication could be a little better as far as things like the new gates and the initial tour, but overall they've been friendly and helpful. The maintenance team is top notch and resolves issues ASAP.

It was rough starting out just because there were issues with the person I was working with in the office. However, when Lindsey was able to help me out, she got everything situated and I had no issues with signing, getting my keys, moving in, and getting everything taken care of. Overall, this is a decent community in a safe part of town. I feel safe when walking my dog inside any part of the complex, or if I have to walk by myself anywhere. Would recommend if you're looking for an affordable apartment on Mud Island.

The community is really nice, there are people walking their dogs, running, and biking at all times of the day. We moved out here in July 2023. The properties are maintained the pools are maintained. There is a little gym that does the job for a nice sweat. The property recently installed entry gates. The community gates are not operational yet but they are getting ready to be functional in the next few days. I hope that with the gates functioning there won't be people from the streets using the pools and the gym. The maintenance inside the apartments hasn't been great. It has been taking an average of 2 months to get one thing fixed. Like a power outlet not working, simple things that can be repaired in less than ten minutes. Overall the place is nice, you have to be very patient otherwise you won't enjoy your stay. The access to a convenience store is good, the store is located within walkable, drive, or bikeable distance. There are a few restaurants and other shopping and services available (maybe not for everyday shopping) but there are options near the community. It looks like the property management is making some changes, like the entry gates. That gives a sence of security.

Houses are of good quality given the location and the monthly rent. Leasing agents are kind but calls may be disconnected due to mud islands' connectivity issue so try to call them again if disconnected.

Our experience has been very dissapointing. They have consistently shut the water off monthly for unspecified repairs, sometimes with no warning. The maintenance either never shows up for your request or they mess it up to the point where it causes more problems. Our heating and AC have broken multiple and it has taken them months to fix it each time. The leasing office is awful. They almost never answer the phone and when they do, they are unhelpful. It's impossible to get any answers or accountability from anyone. They also lock you into your lease so it's very difficult to get out of. Do not live here, you'll regret it.

I literally hate it. The staff is horrible at responding to concerns by the community and the maintenance team is ineffective and useless. It's expensive for horrible quality. Where's my money going? I just don't understand.

Since I've been here my car has been broken into, as well as the storage until that I have. I like that the property is getting fencing. However, no thought was taken into consideration about people walking to exit the property was taken into consideration. As it stands, a person would have to walk to a drive entrance to get out. I love the property location. That's the best selling point.

Very easy move in process. Apartments are spacious, not very up to date but not very old either. Community is quiet and huge. Maintenance team seems very fast and efficient with fixing problems. Overall very nice and quiet.

DO NOT MOVE HERE. It's just as simple as that! For $2,000 bucks a month you'd think that you would receive top tier service and that your unit would be ready at move in. The management team definitely dropped the ball with me on this. I do recommend moving here. The trash area is even over flowing with trash causing all types of issues.

The apartment is quiet and safe. The Mississippi river and park near by is perfect for strolling and walking. It's like a retreat. Love it. Location is also perfect with near distance of the downtown and work places.

My experience at Riverset has been varied. In general, I've enjoyed living here. It's an 'okay' place to live. Nothing special. There are substantial issues here that is significantly influencing my experience. First, the management and staff are woefully unprepared to manage a complex of this size and are unwilling to cater for the community based on their needs. There are so many communication issues, with many maintenance issues and requests not being addressed for weeks/months. Second, there have been a significant amount of safety/crime issues in the area, and the complex has done nothing to address that. Car theft, shootings, stabbings, non-residents being at the pool, using the gym etc. There are so many problems here I cannot encourage people more to stay away from this community. Which is sad, but I had such high hopes for this place.

Overall satisfied with living in Mud Island. However, more work could be done to outdoor amenities. Pools are not open when they say they are. People who don't live in apartments are using amenities while staff does nothing.
