We have really enjoyed living at Riverset Apartments! Being near Harbor Town and in a safe environment is something that made a huge decision on where we live. We really like the peaceful environment that allows you to walk outside and get exercise as well as the multiple pools to choose from! This is a great apartment complex at a reasonable price!!!

Pest control, maintenance request issues, and constantly varied office management are the only cons to living at Riverset. The location, space, price and amenities are great. Could definitely use some renovations.

Apartment location is great and the complex has nice amenities. I experienced some difficulties with move in. The office staff were difficult to reach in the days leading up to my move in and were not in the office when I arrived to pick up my keys during their scheduled office hours. A maintenance worker let me into the apartment and gave me my keys. Additionally, the apartment had not been cleaned prior to my arrival so my movers had to work around the cleaning staff who hurriedly (and half heartedly) cleaned the place.

It's a nice and quiet area. Nearby the river and open to the community. Management has been great so far and no big complaints besides the usual maintenance service and random fixes, here or there. Mr. Tony is the best!

Maintenance does a great job but the staff in the office frequently changes and they are not as helpful. They are hard to reach by phone and you often have to leave messages that are not returned and concerns are not addressed by office staff.

Very good! I like the river view so much! The staffs are very nice and supportive! GeneralIy I love my apartment! The only problem is the windows frames are not that clean when I moved in and the carpet is not that new as I expected.

Fine so far. It was not when i first moved in, but I believe Ben is who made my life at the community much easier. I have issues with the staff responding to my emails and getting attention even when i show up in the office. No orientation is give to new residents.

Has changed management 3 times in my 2 1/2 stay. Current management not the best, lawns often overgrown. Slow maintenance requests. All the while rent increases every single year. Good location obviously however with rent increasing, other options probably worthwhile.

Common sidewalks should be pressure washed regularly. Amenities and grounds are adequate, units have been generally remodeled in this somewhat older property. Quality is average but probably not as good as nearby communities.

Fine so far. Move in was very vague without much guidance. Apartment needed cleaning before move in and a lot of main range request needed to be submitted when I moved in. Would have been nice to have more specs online for those unable to see the apartments in person

Easy move in. Fairly good pricing for size of the apartment. Good amenities. Staff has been helpful during move in and help make any requests for maintenance. Would like to live here again next year. Best apartment in island for price and quality!

Love the area! The access to the Greenbelt park is awesome and the sunsets spectacular. A brief walk to the Pyramid finds the amazing Bass Pro shop and bowling alley and bar. A little farther and you are enjoying the food and music of downtown Memphis.

It's a nice quiet area. Grounds look nice. Right across from river. Could use better paint though, but overall very nice. Surveys for them force you to right a minimum on 200 characters so be prepared for that when you move in.

nice and quiet community. But the apartment to which I moved in is not maintained properly. The apartment was not clean upon arrival and had dead cockroach in there. The lease office staffs were not very responsive. To get things done, one has to visit the office and wait to get hold of the responsible staff. Prior appointment over phone never worked in my case, since the staff responsible was always busy or unavailable.

I love the area, the apartments are ok, haven't had many major issues. Most of the issues I've had have been worked on in a prompt manner, sometimes they weren't but then again I think O have been thru 3 management changes during these years

The tile in my shower literally caved/fell in on me while I was taking a shower. They never even finished fixing it. I have included pictures of the whole process. This was the only bathroom in my apartment, they tried to tell me for the 2 days my bathroom looked like this, (covered in plastic wrap and a construction site) that it was useable (even though the workers told me it wasn't) and they never compensated me for the 2 nights I had to stay in a hotel just to have access to a shower. I referred a friend to this complex while a promo of $500 off rent was going on (she moved in), and this was even after the bathroom disaster, I never saw the money off my rent amount. And now that I am completely moved out and have been trying repeatedly to schedule a walk through ( I am worried they will take money out of my deposit for repairs of the issues I have mentioned in this post) they plan on charging me for a week's worth of rent that I made clear I wasn't even there for (I have the email proof of me asking what the next step is and there's no response). Savannah Duncan (the dang manager) couldn't even come to the front of the office to speak with me in person about everything. I wish the shower had been the only maintenance issues I had. For over a year the toilet constantly ran water, the fridge leaked, etc. I am telling you for what they charge it isn't worth it. Savannah still has yet to tell me how they plan to compensate me the $500 and for the 2 nights spent elsewhere. DO NOT MOVE HERE!

it was good. I love living around here except it is not the best fit with my comment being over forty five minutes away. if it were not for that, I would definitely stay on Mud Island and the Riverset apartments.

Riverset has gone through many staff changes over the last two years I have lived here, but each change has been better than before. You can tell that the office is very customer service oriented and always does their best to go above and beyond when they can. Improvements are being made on the property and it's showing. New tennis court nets, new fitness equipment, new outdoor lighting, and walkways are always clear of leaves and debris. Riverset is finally coming back together. I would recommend to a friend.

Ruff!, I moved in during Trilogy's management transition. My apartment wasn't ready and it showed. We spent the first few weeks getting thing fixed and removed from the earlier tenants. There was a bit of a feeling that I made a mistake moving here. The new staff did work with me to try and fix as much as possible.

Overall was an easy and good experience. There were a few issues with some of the things in my apartment but nothing major. Just minor things that weren't worth complaining about. The staff was very nice and helpful.

When we first moved in, the apartments had many bugs all throughout the whole place. As soon as the office opened Monday morning, we went there and Kathleen in the front made sure to handle all of our requests. She had pest control come out the same day and also made sure to put in a maintenance request for everything that needed to be handled. Pest control came and since then, most of the bugs have disappeared. Maintenance fixed everything within 2 days of the requests placed. The maintenance was very polite and nice and exceeded my expectations by helping me with everything that needed to be done. They usually fix things within 24 hours of a general request being put in.

Things seem better since under new management. Some neighbors seem to be unaware of how sound travels from an upstairs apartment. It has been very challenging since I sometimes need to be asleep as early as 7pm.

The staff was pleasant and very helpful. I recently moved in and the appearance and quality of the entire complex seem to be quite relaxing and quiet. I'm not really sure on the protocol for maintenance and their capacity to reach each building, but I am having issues with them resolving an problem I currently have.
