Riverset is great. In terms of value in downtown Memphis, the apartment size, community (tennis courts), location, and safety is the best my wife and I have found. The worst part is the office staff. They're largely unresponsive and honestly don't seem to do much beyond distributing and collecting keys upon checkin or checkout. The maintenance staff is great considering the size of the property in relation to the size of maintenance staff.

The leasing staff, Geralyn Jones in particular, is the absolute worst when it comes to her job. She screws up money first of all. I paid the deposit for my apartment and she charged me again for it on my move-in date, arguing up and down as if I didn't. She's completely unorganized, extremely rude, and unprofessional. Then when I arrived to my unit 6/12/2020, the bare minimum was done to restore it. Countertops were filthy, blinds were missing, closet door was off track, carpet wasn't cleaned, and the door had to slam in order to close it. For $1100 a month, that's one too many problems to experience on the first day. I'm still optimistic and happy about my move, I just hope that things get better before they get any worse.

The area is absolutely gorgeous and the amenities are top quality and really cared for. The apartment size is nice, especially for the area and cost. However, I if you plan on hearing from the staff at all after you move in, I wouldn't plan on it. The communication is absolutely horrible. I would also plan on doing your own maintenance. I've had to fix every issue I've had myself, while all of my maintenance requests have been marked as complete and not actually completed by the staff here. I would recommend living here if you want to do your own maintenance and not be able to get ahold of the staff when you need them!

So far, everything has been pretty good. I have noticed that the walls are a little thin, and I can hear my neighbors when they talk loudly or when they play music loudly. I have also noticed that the garbage can pile up in the dumpster, but this may be due to people moving in and putting boxes in there without breaking them up.

We moved in November 2019. It was okay for first couple of months. Then we started to see issues with a/c unit. I have put in bunch (around 10-15) maintenance tickets in 2 months regarding a/c issue. Management response was very slow. They come in and fix it. It works on the day they fixed it. But very next day it won't work. This happens multiple times. We are living with out a/c for a week didn't provided us any alternate like window a/c. We still don't know when they would fix this permanently. I won't recommend as far as maintenance is concerned

Most over priced slum in Memphis. One of the worst mistakes I ever made was moving here. Appliances break all the time, I've been without an air conditioner for over 2 weeks and its summer. People who don't even live here like to throw huge pool parties at the pool I pay rent here to use. They don't live here and scare my wife and frankly me too. Beating on the club house windows and doors to get you to let a group of non residents in. NO THANKS. How do I know they were not residents? Residents are required to wear special bracelets. They had no bracelets. My truck got broken into here. Stole my pistol. They also have a revolving door for all the management staff here. I see all new staff every time I go in the office. THIS PLACE SUKKKKKKKS!!!! FUUUUUUKKKKKK THIS PLACE!!!!

The appartment is great. Located on mud island, it's convenient to have outdoor exercises. The leasing office quickly responses to my request. We have many community activities time by time. It is quiet and good to live in.

It located in an excellent neighborhood. Calm place. The river walk is a great advantage. I have not experienced any security issues though it is not a gated community. I highly recommend choosing this place

For being some of the most affordable housing on Mud Island, Riverset is okay. No major problems, but fairly unsatisfied with maintenance responses. Would like to see the property cleaner. Overall love the location and amenities.

Overall, the complex is nice, but the office staff is horrible. They are rude and unhelpful, particularly when it comes to money and paying rent. During the coronavirus pandemic, my account was turned off and they failed to reactivate it, forcing me to pay by money order and potentially infecting myself and many others. I do not recommend living here.

Most affordable complex on the island. It is not gated, but still feels safe. Could use updating ( has older cabinets and carpets in units) but has everything you need. Conveniently located if you work downtown or in Midtown

The complex is large and maintained. Loads of free amenities, like pools, tennis courts, putting green, and a large gym. Pets are welcome and there is lots of grassy areas to walk your dog or just take a stroll.

So far it has been a very unpleasant experience. From getting the cold and dismissive shoulder from Cynthia to the noise issues and the lack or urgency to fix problems this has been the worse apartment complex that I have EVER lived in. I will not be renewing my lease and I will make sure to NEVER refer anyone else to this half ran complex.

Experience was great. From staff to neighbors, everyone was nice. Only problem I had was my air conditioning always went out and someone broke into my car twice. Overall the stay here at Riverset was nice.

The employees at the apartment are great. I wish the quality of the apartments themselves was a little better. It would be nice if there were no carpets and nicer countertops. Not having a light or fan in the bedroom is a big deal.

Community is great and clean! Parking is never an issue and most of the neighbors are friendly. Office staff is pleasant when you are in the office. Any repairs/issues are handled in a timely manner. The main pool is always packed and clean. Drawbacks Would include no dog park, The other pools are not always so clean (because of all the pretty trees so it really isn't the worst thing ever), the amount of insect issues both inside and around common areas, and the office staff seems to change every 3-4 months so consistency is hard and there have been some errors arise due to this.

So far I have been pleased with my apartment. The only issue I am experiencing is that the bottom of my toilet is leaking. Also I was unaware that a microwave was not in the apartment prior to move in.

While maintenance staff answers requests promptly for indoor requests, the common areas aren't maintained as well. Recently there have been multiple instances of people not cleaning up after their dogs and leaving garbage outside of their doors instead of walking it to the trash compactor. This combined with a seemingly arbitrary rent increase makes me feel less positive about Riverset, but overall I would rather live here than in other apartment complexes downtown

I got a bad experience as my Amazon parcel went missing twice in last few days. Other than this issue it looks quite fine. The location of the community is great, it is great to have an apartment just on riverfront.

Great group to work with - both apartment managers and maintenance staff! Highly recommend to anyone who is moving to the area and looking for a pet friendly community with all the amenities. Great pools and gym onsite!
