The "Renovated" apartment does not look like the showroom one bit. Maintenance is extremely slow and the office staff was very unprofessional/unorganized. The rent is probably one of the cheapest on the island and you pay for what you get.

I just moved to Memphis about 6 months ago and was so lost with so many choices of places to live. So when I found Riverset I was sold by the hospitality and cleanliness of the whole place. Ever since I have moved here I was nervous since I was working night shift at the hospital but I have never had an issue with noise!

Staff is so friendly and I can tell they really try to do their best work. Maintenance has so far been prompt. There is a problem with fleas on the grounds which is unavoidable unless the stray cat issue is delt with. But overall great location and experience so far.

The apartments are what I would expect for this part of town. Great experience so far. It's quiet and well-presented. I'm very happy to be there and am looking forward to my stay. It's also very convenient for downtown living.

I have mixed emotions - Some good, some bad. I do not like how I had to submit 7 maintenance request before my air conditioner was finally mixed during the hottest months of the year - I never received a key card to access workout room, etc.

Overall I like living here and find the facilities in good shape. The rent is affordable and it's safe and welcoming. The location is good too, so I don't have complaints. I also never had issues that weren't resolved in time.

I love the location and the amenities when upkeep is done. Neighbors are quiet. Management has been in constant turnover since I moved in (this will be the 5th manager in less than 1 year). Some are good some aren't, a new one just started so I'm crossing my fingers for good management. Apartments are moderately updated. Some of the features are a little outdated (ie popcorn ceilings). The bad - last manager was fired July 5, 2018. They just got around to installing a replacement (nearly 2 months later). In that time no landscaping has been done (grass is 2 feet and taller in some locations), crime is up (mail centers have been smashed up and broken into on multiple occasions, a couple of cars have been blocked and had wheels stolen) and maintenance is woefully behind on fixing known issues. In addition, a water main to my building has broken twice causing water shut offs. Neither time was there any communication from the office until after the fact. Things are grim right now considering this is a "luxury" complex and rent is at a luxury rate for the market. If they start doing lawn maintenance, hire security again, catch up on and be proactive about maintenance, and do a better job communicating with residents the complex has the opportunity to be 4-5 stars again. Right now 2 is generous

It was fine at first but the longer we stayed the more we hate it here! We are ready to just be done with Riverset. From stolen package, to the gnats that have taken over our apartment FROM DAY ONE! I've complained only to be completely ignored.

I have had a great experience at riverset. I moved here in March 2017 and I haven't had a problem! The only thing about my apartment is we do not have lights in the bedroom, so getting lamps is a necessity. If I was not moving in December I would renew my lease!

Mrs Cordelia's is awesome! Really awesome. I like mud island. Wished we had more facilities on mud island like more than mrs cords. Tugs has really good food. Mud is slabs river park is awesome and free.

I moved into Riverset Apartments in 2015 to start residency. Unfortunately this apartment complexes has several reiterations of management over the last three years. I have been unhappy with the length of time that it takes to get maintenance request completed and the lack of courteousness of the maintenance workers. There was little explanation as to why my requests have been so delayed. I will be moving at the end of my lease.

River set has a great location on the beautiful Mud Island. The updatesd apartments are nice (lacking a microwave) but you do get what you pay for. It's nice to have all of the pools, but they aren't always clean (they do try to maintain the ones by the leasing office). Maintenance is also spotty.

I community is nice and well maintained. The common areas are very nice and the units are clean and fresh looking. Community is very quiet and I have had no issues with feeling unsafe. I would highly suggest this property.

I would say my experience has been about a 5 out of 10. It was very rocky in the beginning with big maintenance issues, delayed responses and bug issues. Management has changed over time and I've seen some improvements. I've had less issues but communication is absolutely terrible. I call and no one answers, I leave messages and never hear back. While I enjoy my apartment, I think the customer service is severely lacking.

Just recently moved in, so I don't have any experience about the community yet. The office staff was extremely friendly. When I had maintenance issue, they where on top of it. Most of the neighbors seem to be very quiet.

Everything has been okay except maintenance issues are horrible. Must continue to hassle staff or it won't be fixed for weeks. I have waited for something to b fixed ever since I moved in. I also had pieces of my ceiling fall off and it took them 3 weeks to get that fixed.

The apartment is nice enough from a distance, but there is a pest control issue that has yet to be handled. I've experienced MANY bugs (roaches, spiders, wasps, ants, gnats) over the months I've lived here, and unfortunately, the problem hasn't been alleviated by contacting the office. Advice to someone considering moving here: asking the leasing office about pest control, and what they plan to do about the current, ongoing issue.

We've really enjoyed living in this community. The area is very safe and friendly. We take advantage of the beautiful parks along the Mississippi River just steps away. We've only been here for 2 weeks but this specific apartment community seems to take care of their units and grounds. Neighbors and staff have all been friendly and respectful. I can't find many negatives of living here.

Community is a nice friendly and good atmosphere to live. Not that much to tell right now since I just moved in a few days ago. However I do like the scenery and the outside location areas. Access to numerous areas such as entertainment music and food is close by. There's lots to do in the surrounding areas.

The community has improved tremendously since June 2017. It is fairly quiet, but it also depends on who your neighbor is. Management answers emails very quickly, and the last few maintenance requests I have sent were fixed within 24 hours. The area is a nice escape from the hustle and bustle of downtown. The riverfront park is great for running and walking your dog. While the apartments are modest, I have not had any problems and enjoy living in the community.
