There are worse places to live. I had a very rough start with this apartment complex. It took months to get maintenance request addressed that I mentioned the week I moved in. The complex is old, with that comes maintenance problems (windows leaking, broken cabinets, old HVAC systems, etc.). Since new management has been in place, I haven't had any issues. It's not a bad place to live, there are just better, cheaper options.

The staffing has been replaced recently and it is much easier to communicate with the office. The newly hired maintenance workers are more knowledgable and time-efficient in their jobs. The amenities here are great. Best amenities for the price you pay to live at Harbortown.

Wonderful leasing staff with renovated apartments and a wonderful area. Absolutely beautiful experience all around. My favorite thing is being able to walk my dogs right in front of the river everyday with the apartments being right in front of the river as well.

I have lived here almost a year and it has been great. Quiet, relaxing and safe atmosphere. Love to take walks along the river. Quick drive for shopping, restaurants, and entertainment. I enjoy the pools during the summer.

The new staff that has taken over since I have been here has been so much better than the previous. They really seem to care about accommodating all residents. It is a beautiful place to live in downtown Memphis.

Never had any problems before. But the keys were not ready for us. The apartment was not clean. And the apartment had bad smell also. Although we talk and email about the dates and it still was not ready. But they had it clean and ready the next day. Thank You!

This has been a great rental property. Overall, this property is very quiet and well-kept. All the maintenance and front office staff with whim I've interacted have been very courteous and eager to help resolve any issues. If i were staying in Memphis for longer, I definitely would continue renting at Riverset.

I'm much happy for living Riverset Lane. The staffs are much attentive, there a care with landscaping, all working perfectly well. The people that living here are educated and this help to keep all organized. I arrived here in the beginner summer and the pool ready to season. The manager organized a pool party happy to celebrate the arriving the summer and all working perfectly well. For those that will not choose Riverset Lane as the place to live, I desire good luck.

The location is great. There are multiple pools that are awesome. The gym is very nice. I enjoy being able to pay rent online. My neighbors (with the exception of my upstairs neighbors) are extremely welcoming and friendly. The office is open Monday-Saturday 8-5:30, so it is very accessible. The apartments are very nice as long as you have maintenance fix any problems upon moving in. I would suggest having a sheet for residents to fill out upon move-in to document any outstanding problems and also to ensure that the current resident is not refused their security deposit due to previous resident's damage. A few inconveniences that I have encountered: there is a pothole when you drive into the main entrance. The car station that is advertised is nonexistent! :( I was VERY excited about being able to wash my car at the comfort of my apartment complex, however, I visited this location and it was very disappointing. There is only a water hose and it hardly works. There is a broken and rotted vacuum machine, nothing else. I previously had a issue with maintenance entering without permission. However, I visited the office and spoke with management and both the maintenance man that came in without permission as well as the staff member who told me they would not let it happen again were relieved of their positions, which was greatly appreciated. This management office truly listens to YOUR concerns and takes your safety into their hands. Let them know if you are wondering about something, they will do their best to accommodate you or find you an answer.

It is pleasant, but it could be better. For the money, upgrades are necessary and needed. I like the facilities, but constant reminders are required to the staff about various "maintenance" issues such as groundkeep, fitness facility, and apartment maintenance responses. Under new management now, so it seems to be getting better.

Bed bugs! Bed bugs! Bedbugs! 1 star because that is the least I could give. We had a very bad experience with Riverset Management. There were many maintenance issues while we moved in like bed bugs, water leakage problems, issues with appliances etc. Bed bugs are not treated as promised and we had to live with bedbugs for 6 long months! It is very disappointing that we are charged with unknown / hidden charges, in spite of handing over the apartment clean and neat. I will never be a returning customer and I strongly discourage anyone to opt this apartments.

My husband and I love living at Riverset apartments! I love being close to the river and downtown. The grounds are clean. The management is wonderful and the apartments are pretty quiet. I would definitely suggest Riverset to friends. We are very happy here

At first, it wasn't so bad. I've been here 6 months. The ratings weren't all that great, but they had just got a new management company and several reviews were older. I thought things would be better. It's a great place as long as you don't have any apartment issues. Bugs. Bugs everywhere. The big cockroaches. Crawling on the walls. Across my feet. Disgusting. Spiders. Yes, bugs are normal, but dang.... oh. Ants. The biting ones. I had to get rid of those myself using any bait. I was tired of getting bit. Then my water heater busted. They were able to fix that within a few hours. It took them three weeks to properly fix the carpet. Yes, they were in staff transition. Not my fault. They only compensated me for one week of rent in a three week ordeal that was their fault. I was unable to stay due to the mold. I had to get the regional manager involved. They finally agreed to replace the carpet. This has been a few weeks now. I still haven't received the first acknowledgement that the company broke my bed. I've given up hope that they care. Maintenance has been mostly quicker to resolve things... though they may not be resolved correctly... The mailboxes... They're in a sad state. Look like they've been broken in to several times. It doesn't look like what a luxury apartment complex should. Nothing about this place says "Luxury" to me. The landscaping needs tending to. We're living in a jungle. The car vacuum cleaner is a joke. Nice touch, but it's just for show. I do like the carwash bay. That's very handy! They don't tell people how to use the compactor dumpsters. So on the weekends, the dumpster often turns in to a trash mountain... They're missing compassion and empathy. If I can avoid any communication with the office, I will. If I can avoid putting in maintenance requests, I will. I'll just continue to pay my rent until I can find something that suits me better. I can say the location is great. My neighbors are nice. I've had no problems with the people. They really make it worth living here. I do hope things get better in the future. I have hope that they'll turn this place around, and I hope along the way, they learn to be more empathetic and compassionate. They're working with people's homes... Maybe if they start seeing it as that and not short term housing, things could get better. Here's hoping. I really wanted to love this place.

I love these apartments because they are quiet and the amenities they offer are amazing. I also love the scenery. I will definitely recommend these apartments to all my friends and family in need of a new home.

My experience so far has been amazing. The community and the grounds are beautiful with a great view of the Mississippi River. The river is within walking distance which will be great for summertime picnics. There is a gym, tennis court, and pool with a great area for outdoor cooking.

When I moved in around September management didn't seem to care about its residents however there is new management and they seem to care about residents. So far my experience here has improved since first moving here and will be renewing the lease as long as the rates stay reasonable.

The manager will NOT return my calls. I am not important to her I suppose. I love my apartment, I hate that I feel like my safety is not a concern. I have called, called, written, emailed, even went up in person. But alas my requests have fell on def ears.

Overall it's been a positive experience. It is a very quite community. The staff is friendly. We have been happy with our stay here for the last year. Love my river view. Overall we feel safe here. I would have liked a gated entrance though

Nice area with good view and easy access to River walk. Feel safe and comfortable. Very convenient, have everything I need nearby. If there is one thing I feel we need to improve is the mail box area, sometimes, those mail boxes are loose.

I have had a wonderful experience at Riverset. The price for the location and amenities is fair. The main issue I had originally was a unresponsiveness to calls, maintenance or otherwise. I believe Riverset has recently worked on this issue for the better.

People are quiet and friendly, staff is helpful. I've been here a week and enjoy it. Erica, the manager, is on top of her game and gets things done in impressive fashion. As an individual who serves my own clients, I can attest that excellent customer service is rare, but Riverset has it.

I have enjoyed living here up until about 3 weeks ago when maintenance issues have dominated my life in a very negative way. In these few weeks, just about everything important has broken down. When my electricity went out the first time, I called the office 18 times within 1 hour time span before I reached someone after leaving 2 voicemails. Another time, after 2 weeks of frustrating maintenance work, I left a voicemail with new problems one morning and nobody responded that day or made any effort to fix the issues. I've been very displeased over the last few weeks and have not been compensated in any way.

The location of the community is great. I'm close enough to downtown to hangout, but far enough that I'd I don't want to be apart of that scene I don't have to. I live on the third floor which doesn't have a balcony, which is a huge disappointment for me.

Living in Riverset Apartments was a good start on having another safe environment for my children. I haven't had many issues that weren't handled effectively. Overall, I would live here if I had to do it all again.
