We had every issue possible occur when moving in and the staff has been absent as we try to solve these issues. We were assigned an unfinished apartment on our move in date after paying movers and uhauls to transfer our stuff. Staff told us that another apartment would be ready for us 3 days later and that they would take care of moving our things. on the new move in day, movers were not arranged for us. We had to move almost all of our stuff alone. Today, a full week later, all of our things are still not moved in.

I like the location of Riverset Appartments, it's close to river and has nice walking trail in The Riverside Park. Area is safety and not noisy. I have wonderful view to the Mississippi. At summer time I like to spend time with friends near swimming pool. Negative points: cabinets inside kitchen and bathroom have bad quality and need reparation or replacement. Speed and quality of maintenance is low and poor.

We have enjoyed our time at Riverset so far. The grounds are beautiful and safe, and my son likes to use the gym by the leasing office. The convenience of the walking trails along the river is great, and we hope to check out one of the five pools soon.

I have lived her for 2 years. Management is terrible and if you have a maintenance issue it takes for ever to get someone to come fix it or even look at it. It is a good apartment complex as long as you do not have to deal the office staff or as long as you have no maintenance issues. The air conditioner also cannot keep the apartment cool in the summer and your electric bill will sky rocket. I would personally look around at other places before settling on this one.

I can say I've actually definitely seen an improvement just within the last 6 months or so about the responses back from the office, and them showing that they do care about you as an apartment resident.

So far I am deeply unhappy with the apartment unit that was given to me. I have cleaned it as best as possible. Now all I am asking is for the bedroom door to close and for the pipe leak to be fixed. I have waited patiently for someone from maintenance to come by, but no one has contacted me yet.

Everything is fine. Just keep changing management. That create hold up of keeping the ground up. Sometimes grass gets outrageously high in certain areas. Bushes not being trim or dying. Vehicle sat for long periods.Otherwise everything is fine.

We have never a good maintenance staff. Turn over have been with lower manager and staff. And the problem still exist maybe the owner should take a look at the next level of management. I think we have a properly manger but its so much one person can do unless they have sincere support.

The old ownership was terrible but I do believe things have gotten better since ownership change. Any maintenance issues are taken care of right away. Friendly environment and a lot of young people, which was nice to me moving to a new city 2 years ago.

So far the community is great. Other residents speak to you. There are a variety of amenties. Riverset is also one of the few places in Memphis to not have a weight limit on pets. Apartments are renovated and have a suite of appliances.

I do not like that rent rates change every day. It feels greedy. Lots of information was needed for signing the lease if I wanted it that day (because the rates were low that day) and I stayed there for 2 hours. After getting everything signed and dotted, when it was time to move, our apartment wasn't ready, like it was never checked to begin with to see if it was clean. So we searched for another one and got it and have stayed. But that was my first impression and a horrible one.

The apartment community is nice. Feels very safe, and is conveniently located close to downtown. The apartment was clean, staff was helpful. Maintenance on the property is not top notch, but the community is clean.

The original management in 2015 was excellent and I really enjoyed my apartment. After signing a new lease (which they increased to 14 months), new management came in, and they are unprofessional. I would not recommend living at Riverset unless the current management changes.

Great place to live, maintenance issue at move in that was eventually resolved. The staff at the office is very nice and wants to help you. Overall, I feel like this is a welcoming community which is very affordable for Mud Island.

This is a awesome community to live, I was referred by a friend who lives here from last 2 years and never have had any issues. I can already feel the hospitality and helpful attitude of the staff. They are all amazing people specially Jessica Hemphill had been really helpful.

On our move in day, there were so many issues. It seemed like they rushed the cleanup and maintenance that needed to be done. Someone's laundry was being washed in our W/D; the patio door and screen door were broken (still broken); the window in the bedroom has several holes, letting hundreds of ants in to invade the window sill and walls. The pipes of the kitchen sink were leaking and making the cabinet floor peel its paint.

This community is in a wonderful location. The staff that helped with the move in was absolutely exceptional. They got us moved in under a time crunch and when we ran in to a few small issues they were able to fix them in no time. There is always someone accessible to your needs and the apartment itself is perfect.

I promise you, if you do business with this property you will most likely regret it. I toured the property in Dec 2016 and it was kinda dirty and old, but all i cared about was a river view anyways.. I was told that they would hold apartments 60-90days with a long lease by the office staff. In February 2017 I was begging to plan my June 2017 move to Memphis. I called the same representative and asked her about an apartment that was not open until March 24th, and if I could book it for a June move in date? She replied "oh yes actually this other apartment will suit your needs better." So as instructed I filled out all the paperwork and payed deposits and fees ($240), everything ready to go and approved within a couple days. Two weeks later I get a call from the office manager about when i intended to move into the apartment? I said as our paperwork said June. He replied that their policy is to hold no apartment more than two weeks, which was basically April 10th. After I explained everything his staff had said and promised he would not budge even when I offered to pay May rent (6 weeks before i would arrived) and meet him half way. So since there was an miscommunication he said that he would refund my $150 deposit. I called and spoke with 4 staff members over three months and have yet to see my refund and he would never return my emails or calls. Each office staff promised to follow up including the staff member whom lied to me and her manager about what she had promised. The entire experience was horrible, disappointing and time wasting. Other things: when I toured in Dec, I asked about crime at Riverset and she refused to answer my question. So that tells me there is probably a problem. FYI: What Riverset likes to do is have you fill out paperwork, pay fees and give you whatever open apartment they have two weeks before you move in. So if you are like me and somewhat particular about location of apartment (top floor, river view, etc) watch out! Also, I doubted most of the horrible reviews on here and other sites concerning Riverset, after dealing with these crooks.....I BELIEVE every single negative review about them. My graduate School classmate also just lost her deposit with them for another laundry list of issues she had with the office staff. Run Run Run is all I can say. Arbors Town Harbor (Kelly) and Grand Island (Rachel) have great customer service and follow through. Also whatever generic BS reply the manager may say to this is a lie! Excuse my language, but I have read plenty of their generic replies to disgruntled reviewers. "We are so sorry, call us and we will fix" is a joke. Mudd Island is great! Just run from Riverset.

Poor manager response, office staff gives out incorrect information on the manager and so they won't contact you back with concerns. Emergency maintenance calls are either ignored, passed off to someone who can't help you, or insufficiently taken care of. Lots of noise in the summer from the park across the road with sirens, loud music etc. Very few residents pick up after their dogs.

I have been a resident of Riverset since March 2016. I like the professionalism and community of the building. Kelvin(manager), Jessica(Accounts), Cathy, Melissa, Catherine(Leasing agents) and Eric (maintenance) are really awesome, friendly and professional. The management and maintenance are always communicative. I had a leak in my apartment and maintenance fixed it within 2 days since it was over the weekend. it got taken care very well! I also appreciate the cleaning staff for their hard work. The maintenance staff do their jobs so quick and great. you submit a request about let's say a light bulb, or in my case my window screen damaged and it was taken care of the same day so quick and so professional. Kelvin is the community manager and is very friendly and responsive throughout the leasing process and with any help needed. When I put in a service request for some maintenance, it was fixed within the same day. I appreciate managements communication, responsiveness, and transparency in the community message board. And best of all, who can beat the views of the Riverset apartments. Thank you!

Newly refurbished apartments, new appliances, new light fixtures. This is a pretty quiet apartment community. Security is on the premises and makes regular rounds. I like living downtown and close to the Mississippi River.

I have lived at Riverset for over 3 years and it has been a very pleasant stay. I really enjoy the amenities, including the different pools and fitness areas. It is really nice and calm place. Very conveniently situated to close downtown and different services as a small grocery place. I would definitely recommend it to any friend.
