Management are incompetent and extremely rude. Maintenance are a day late and a dollar short. The rent is too high for the amount of space provided. The apartment were not well thought out there are no overhead lighting in the bedrooms. Overpriced because it is on the river.

My overall experience is not good. The apartment is small for what I pay for, and neighbors are often loud. Maintenance is so difficult at times, that I'd rather just not call and try. Staff responsiveness is terrible, and good luck trying to get a hold of them.

The apartments are quiet. There are additional fees which were not explained at the time of move in. These are 3rd party billing set up fees, electrical service fees, and general billing service fees. The maintenance guys responded quickly to my requests.

We moved to Riverset in May of this year and we couldn't be more pleased with our apartment and the amenities. We have a new manager who is adding a lot of energy to the experience and putting together nice events for the tenants. Repairs have lately been completed timely and correctly. We love how quiet it is, especially after living downtown. I highly recommend this apartment complex. Our apartment was newly renovated before we moved in, which made it very nice.

Absolutely love the community, awesome pools, nice apartment. My only complaints are that there are a lot of bugs, and even though this is Memphis and bugs are inevitable, I did not experience this problem at other apartment complexes on Mud Island.

This apartment complex would be adequate if nothing ever needed repair. It takes an unnecessary amount of effort for repair work to be started. Since moving in, the water has been routinely shut off at unannounced times followed by brown running water for over a year now without any feedback or explanation from management.

The apartment is not that bad in itself, however the maintenance staff is awful. They are not professional and constantly leave messes after they attempt to fix something. They will also lie to cover their backs. If the maintenance was better- the apartment may be worth the price.

Look elsewhere. These apartments are old and only the cosmetic things have been updated. Maintenance responds when they feel like it. It took two weeks for my A/C to be fixed. I'm very glad to be moving. I would not recommend these apartments

Only negative is I had really bad ant infestation when moving in, not been addressed because i have no had time, and not having lights in my master bedroom. Give old key cards. Everything else positive so far. Nice appliances, clean house. nn

I do all research and purchases for the most part online, even my car! I bought it and had it shipped. I walked in on a Saturday, Cathy was so nice and welcoming. I visited several places downtown and in Harbortown. I liked the little touches like updated fixtures, and appliances. I got a brand new washer and dryer. I came from a high rise environment with a laundry room so this was major. Only opportunity I can see is that to rewire the living room so I can watch my flatscreen without that ugly wire to the outlet below. It could be an awesome luxury addition to have a mount or provide a move in service to offer rewire and mount to a flatscreen. The carpet is good quality also.

The staff at Riverset are professional and reliable. I would recommend Riverset to anyone who wishes to reside in the downtown Memphis area. The apartment complex has a great view of the Mississippi River. The apartment complex has tennis courts and swimming pools for family leisure and well as the walking trail along the river.

Riverset is a nice community to live at. I have had no problems. The staff has always been nice and maintenance has always come that day or the next. The pool and tennis courts are very nice. I do love all little stores and businesses in the island

My time at Riverset has been extremely pleasant. The location towards the park as well as the feeling of isolation from the hustle and bustle from the city has made it a great experience. The only downside is the communication. Sometimes problems like no hot water or freeze warnings aren't communicated efficiency.

I love this community. It is very quite and the people are nice. The view of the river is spectacular. The community has easy access to major highways and roads as well as downtown Memphis. This community has access to its own gym, clinic, and grocery store.

I currently live here and love it. I moved here after having horrible problems with noise at an old complex. This place is really quiet and the neighbors are great and very respectful. The staff has been pretty good up to this point and we've had no problems with cleanliness or bugs or anything. Will update if anything changes!

I have lived here for about 2 weeks and the staff has been very responsive to anything I needed. We needed a new lock on our storage door and maintenance had it fixed within an hr after I put the request in. The apartment was clean when we moved in, we have great neighbors, and love the location.

I have lived here for 10 years. Most of them have been great. The current management, however, is so irresponsible and irresponsible (lost my rent check TWICE and tried to evict me due to their error) I will be moving at the end of my lease.

Even if apartments were remodeled they still look quite old. Rents are quite similar to other communities with more modern apartments. Besides that I am satisfied with where I live. The pools and tennis are nice as well as the gym and racquetball court

The office staff was very pleasant and easy to work with. We were bummed to find out the apartment did not have a fireplace although the floor plan online suggests it would. Other than that it seems to be a quite complex. We have also used the tennis courts recently and they're very nice.

Great staff, quiet community, and good location. Management could run more rent specials during holidays, prices aren't consistent. Paying rent online could be improved also. This is my first week so I haven't had any interaction with matainance.

I used to love living here and since new management, I have been continuously been disappointed. I first filed a maintenance request due to a leaking toilet and it was never answered or acknowledged. They finally fixed it after a second request. This week I requested they come fix my air conditioning because it wouldn't cool. My apartment was 80 degrees but wasn't a priority to them due to it being 55 degrees outside. They finally came out after I had to spend two nights in 80 degrees sweating. I come home and it still isn't working! I also had been requesting my new rates for 2 months and they didn't give them to me until FOUR DAYS BEFORE I HAD TO GIVE NOTICE IF I WAS MOVING. When I asked for an extension, the woman so rudely said no even though I had been asking for months and was given four days to make a decision about my living arrangements since that's the only time I had the rates. The agents are also no longer friendly and bubbly as they once were.

Living here has been great. On the upside - it's a really safe community, located downtown in a really nice area, the apartments look great, and the facilities are nice. On the downside - for a student like myself, it's pretty expensive. Some of the inside construction is pretty shoddy and things sometimes break. However, they have a great staff who fix things pretty quickly.
