Great apartment complex. Great location, reasonable prices, and very nice atmosphere. Maintenance always responds to requests quickly and does a good job. Jacqueline at the front office is awesome and really helped me feel welcome. Great customer service experience and I will continue to live here throughout my law school career.

Great experience so far. The apartment was dirty upon move in but cleaned within 24 hours and the plumbing fixed quickly as well. Only complaint so far is insects- but that is expected in this area!Only suggestion would be keeping the lawn mowed better and perhaps better lighting outside for nighttime.

Lovely area but unproductive staff. I want so bad to recommend this property, but my experience has not been a lovely experience. Harbor town is a nice area with a small, expensive grocery store, expensive hotel, and several restaurants. .

The current Apartment management and maintenance staff are doing good job! It is clean and maintained good. Additional incentive is that, the complex is beside the beautiful Mississippi River, thus many activities to do!

its been nice. i do believe the maintenance people should clean up after themselves. also i think the apartment should spray all apartments for bugs every 3 months. what could is it for me to rewquest getting my apartment sprayed if my neighbors dont get their apartment sprayed. also i think that the breeze ways should be cleaned more often

I love living in the Riverset Apartments. I often tell people that it is convenient to work, shopping, downtown, Basspro and restaurants right near by. With the pools, tennis courts, workout site, the river across the street, it is like being on vacation all the time. So, I would recommend these apartments to anyone.

The apartments are very quiet and comfortable. The staff is friendly and very helpful. There is more than enough parking. I also like the tennis courts, the swimming pool and the putting green. I enjoy living in this apartment. By the way, I think this survey is too long.

Office staff and maintenance staff have been prompt in resolving any and ALL issues I had at move in. Any maintenance requests I've had have been resolved same day. Staff is knowledgeable, upbeat, professional and friendly. I would recommend this place to anyone! Already have, in fact.

The only thing that I am unhappy about is the fact that I have yet to receive my gym access key. I was told that the computer system is down and my key will be delivered to me. Since one of the reasons i chose to live here is for the gym I would hope that this would be done sooner rather than later so I can start enjoying the benefits. Thank you

I've loved living in the Riverset community. The complex is very quite and peaceful. It's like living in a vacation community. The staff is very friendly and always willing to assist. I've requested maintenance on my unit twice since i've lived here and each time the staff responds and resolved the issue within hours. The recent renovations have been great and it's nice when the management company cares enough to ask residents for input on amenities and upgrades.

I have lived in the River Set Apartments for four years. What I like is the walk-friendly neighborhood, accessibility to various sports facilities, the outdoor cooking BBQ stoves, and of course, the river view and the fantastic landscaping.

My husband have lived at Riverset for 1.5 years and have enjoyed it. We love the riverview and the pools, especially since the renovations. The grills are nice too. I was not happy with the customer service our first year here but recently it has been better.

They are renovating which is great. They have water issues and are turning the water off a lot which is really inconvenient and frustrating. the equipment in the gym is broken frequently for long periods of time, but overall a good experience....

Mud Island can be an expensive place to stay, but Riverset is one of the cheaper apartments downtown. The staff are friendly to me. The building is old so there are cockroaches, but they have pest controls to come spray for you. I personally feel their pest controls are good at what they do. They are updating their apartments for a more modern look, but it's one of my pet peeves to have a microwave come with the apartment. Riverset does not have that. I have some good neighbors so they don't make a lot of noise, but if they are talking outside their apartment you can clearly understand the conversation. Also, not sure about the other apartments, but my bedroom door has a huge gap from the floor to the bottom of the door. I moved in the apartment in July 2014. However, my lease started in June, and the staff knew I would move in a month later (got the apartment in June instead of July because the monthly rent was about $100 cheaper). I called the manager to see if they would remodel my apartment since they have to eventually anyways, but I guess since the lease was already signed they would not do that for me. Overall, it's not so bad. Just an average apartment (not sure how it is with the new cabinets and appliances that they put in).

One of the safe places close to downtown Memphis area close to a beautiful park and trail next to River Mississippi. Additional security patrols throughout the day gives Riverset residents a sense of security. The renovation is about over and with good landscaping, its a beautiful place to live.

Overall good. There have been a few disappointing moments, however, in the end all was worked out. One has to have some realistic expectations of apartments; their ability to respond to such a large complex, however, over all I'd give the community a 4 out of 5.

3 Property Mgr changes in 4 years? 2 years ago I was told apts were being upgraded/updated. Nothing has changed in my apt. When I moved in, the price was a value. After 4 years of rent hikes, it's now as high as nicer/newer properties which are nearby.

The customer service is awful the staff are rude and not helpful. They never come to fix any problems and act bothered by your issues. I would never recommend this place to a friend. Stop renovating the outside of the units and fix the inside. I am tired of having old appliances that barely work. Spend money where it counts on the inside of our apartments.

The apartment was not ready when I came to move in and I was not given any information in regards to mailbox, dumpster, or maintenance. I left for two weeks expecting everything to be fixed when I returned, and I am still waiting for basic repairs that I was told would be addressed, such as doors that won't close and missing/broken window screens.

The biggest pro of this apartment complex is that it is located on the island and close to my job. The island community is extremely nice and the surrounding area is beautiful. For this actual apartment complex, I have been pretty dissatisfied with the staff and maintenance. I've had problems with mold (and it took months of badgering the complex in order to get it fixed), a leaking roof, constantly breaking A/C, and bandaid cosmetics (e.g. painted over wall paper in the bathroom, and wall paper is now pealing; flooring is not secured so moves when I try to vacuum or clean etc.). I didn't mind these issues as much when the rent was reasonable for what I was paying, but now the complex is increasing the rent to an absurd level for the quality of their units. Honestly, you are better off at the Estates (rent about the same, staff is nicer, and units are worth the money).

TOO HIGH RENT COMPARED TO THE QUALITY. THESE ARE OLD APARTMENTS AND NEED BIG FIX. STAFF AND PEOPLE ARE VERY NICE AND HELPFULL. THE RENT SYSTEM IS UNPREDICTABLE, IT CAN GO HIGH ANY TIME AS THEY SAY. LONG TERM LEASE OPTIONS ARE NOT THERE. PEOPLE COME HERE TO LIVE IF THEY DON'T HAVE ANY OTHER OPTION.
