I don' think that was a nice comment.
I have lived at Riverset for the last 4 years and no one has been nicer than the staff there now. Why would you say that it's ------, perhaps because the staff is of the African-American decent. I hope that's not the reason that tells about you. Riverset is indeed one of the nicer properties on Mud Island. I moved from Rhode Island and have never had anyone treat me as nice as the staff. That's was really a very rude comment.

Are you kidding me?
Do not live at Riverset. You will be living in the ------ Apartment Complex of the Island. Best to keep driving down the road and check out the other apartment complexes. They are actually worth their money and have an incredibly efficient staff. I made the move from Riverset to the Grove about 1 year ago and have been so THANKFUL!

Finally A NICE Staff on the Island
I have just made Riverset my new home and reagrdless of what is being said about the staff and management. I went to every apartment community on the island and found Riverset to have the nicest most professional staff. Maybe just to see you may want to go to other properties down here and see how nice you are treated. I think Riverset is an excellent choice to have as a home. I didn't move here for the amenities I moved here because I was treated very well by the staff.

Rude, Incompetent Management
I have lived at this apartment complex for 1 year and have been utterly dissatisfied. It is my opinion that the staff at this apartment is utterly incompetent. My apartment flooded due to a break in the water heater in the apartment above me. That in itself was not the problem because I am aware things like this can happen (which is why I have renter's insurance) BUT...This staff DID NOT inform me of the flooding until I came home at 11pm and SAW it for MYSELF. There was NO PHONE CALL, NO NOTE LEFT ON THE DOOR. I am single girl who came home to find her carpet ripped up, her furniture moved all around, lamps knocked over and an closet FULL OF CLOTHES AND SHOES soaking wet. At any point during the night, I was less than 1/2 hour away and could have made it home to remove my belongings. But no contact was made. <br><br>I called the apartment complex and I was met with rudeness, sarcasm, and a general lack of respect for the situation I was in. I was even hung up on at one point. I mean, I had to wear jeans and flip-flops to work in 20 degree weather because of the damage! <br><br>DO NOT move into this apartment complex! The price may seem attractive at first, but you will quickly realize that anything above $1 is a waste of money for this apartment complex.<br><br>Denise at Riverset should have better control over who she hires. You are running a business, not a charity.

Read lease carefully
I lived in Riverset for one year and it started out fine. There was a large problem with spiders, but I was aware of that before I moved there. The maintenance would fix the problems, but I would have to call a few days later for the same problem. I had really bad leaking pipes that were not fixed and lead to horrible mold in my apartment which I did not find untill I moved out. Also, we were told we would be notified before our lease ran out and we were not. However, they office was certain that they did, but then they remembered they probably did not. The management keeps changing, which leads to more problems. Good luck if you live there.

Beware Brown Recluse Spiders
I was able to spot 7 brown recluse spiders in my apaptment within a 4 hour period. I have a small child and do not fell safe living there any longer. Management will not return my phone calls. The best is when the manager, Stella Shotwell, was too busy to discuss this matter with me, because she was busy preparing for an apartment pool party. Whatever you do- run

think twice
I've always felt safe, never had my car broken into, and never had a problem with noise.<br><br>The staff seems to frequently change so honestly, I don't know who works there anymore.<br>It's the best value on Mud Island I agree but, there are much nicer places to live outside of 38103 for the same price.<br><br>I recommend it if you want to live downtown for a low cost and you're gully and not afraid of spiders and mosquitos.

Miserable
The management of this apartment complex is rediculously bad. Not only are the facilities themselves run down, but the staff is not at all helpful. It is a complete headache to get maintenance issues addressed. I have never had same day service and it takes on average three days before the issue is fixed. Their incomeptance has, on two occasions, resulted in serious water damage to the apartment and major inconvenience for me. The water damage resulted in a lingering smell which the management refuses to address, and they in no way apologized or compensated me for the inconvenience. Even things they used as selling points in their leasing proposal are problems. The security gate has been stuck open for the last four weeks. I am so dissapointed with what I thought would be a nice place to live.

So Far So Good
I am moving in at the end of June and so far the management at Riverset have been nothing but helpful. Shannon, particularly, has been extremely helpful and has done everything in her power to make my move and enjoyable experience. She has bent over backwards to keep me happy. I would definitely recommend Riverset to anyone. Ask for Shannon, she is really helpful!

HORRIBLE MANAGEMENT
I have only been in the apartment for 3 days and I have already had problems. There is mold in the apartment and the complex refuses to compensate me for having to move twice in a week, they are the most difficult people to deal with I have ever encounterd, they definitely have the micro-management thing going on, no one has the authority to do anything and the superiors are always "in meetings" or not there.

Good location, good price, most horrible management and maintenance
These are the oldest apts on mud island, so they come with lowest rents among four major complexes. The location and landscaping is good and floor plans are sensible.<br><br>However,.... Management has been absolutely horrible. There have been some takeovers of the management in last two years, but everytime, without fail, they manage to hire rudest, most inefficient, most unprofessional and seemingly senseless people on the staff. I am not bitter, I still live here but over a period of time, several personal experiences and those of my friends lead me to this honest and absolutely objective opinion.<br><br>They are mostly honest about maintenance, "it takes time, sir!" And the smallest quantum of time is a month. They are fast if it is something that is damaging their property. If it is just your inconvenience, well, that is your problem, and will remain your problem for ages.

Riverset
The comments from March on are the most current, recently Riverset has changed management. While I am writing this, an party is at the pool house (which I am about 100 yards away from) and I can hear the music and conversations of many of the party-goers.. This is typical of Riverset. I am moving in May, and cannot wait to get out. The reason I chose to live on Mud Island is for safety, and I feel that Riverset is no longer holding up the standard of living that Mud Island is known for. I pay a considerable amount in rent, to deal with shady neighbors (a guy that hides behind a large rug and watches girls with his binoculars) and the Mud Island flasher...<br>I recently called to make sure taht the new management had my letter stating when I was moving out (since I had submitted it to the previous management) These people were completely inept, and you would have thought I was asking them to perform some impossible task. It took 3 days for me to finally get an answer. <br>It is also a near impossible task to pick up a package from the office. THe last package I picked up took almost half an hour for them to find. <br>Yes Riverset is the cheapest place to live on the island, however you get what you pay for. If I could make the decision again, I would pay a few extra dollars and choose to live somewhere else on the island. <br>Oh yea, don't believe them when they say it is a "gated" community. The gates NEVER work, and half the time when they do work they are so short peopel just drive around them instead of using the access code. <br>I would NOT refer Riverset to anyone, if you are looking to live on the Island try THe Harbors, The Grove, Island Place any others, just not Riverset. <br>

They will try to hold you on clauses in contract and then they will try to take your deposit without rights. They do it to everyone!!!<br><br>At least price is reasonable

poor management
Riverset is unresponsive to maintenance requests and has a major spider problem. Also, I moved out five months ago and have yet to receive all of my deposit back. Riverset admits it owes me money; they just won't send me a check.

Price ....Location.....Management......Maintenance
Moved in for the price and location and was<br>very unhappy from day one with the management and the maintenance. You have to keep calling until finally someone would show up. We started building a house on the island,and Riverset changes management and maintenance then everything changes.<br>The office tried to keep me and my family, but we completed building our house. We will refer people from this day forward.

good location, nice residence, very poor management.
I like the aprtments as a whole. the people that live here are nice, in prof. or grad. school, the maintenance service is horrible. it may take weeks to get even the smallest problem fixed. the office workers do not seem to care at all about any problems. you have to go to a manager which takes almost screaming to accomplish.

I love Riverset
I moved in 2 months ago & I love my apartment<br>Everyone has been "great" neighbors, maintenance men, & even the girls in the office. I moved 800 miles to attend school, & was nervous about the whole Memphis move.<br>I have had a blast since I moved in....<br>Thank you Apartment Locators for referring me to Riverset.

Good value and great location
The Riverset has more than met our needs for the last year. It isn't the most luxurious of the apartments on the island, but it's rents are the lowest and the grounds are spacious. I've had nothing but very good experiences from the maintainance people and the bug man. They've been extremely helpful and friendly. I think it helps that I'm home during the daytime, so I see them around the complex and I'm home when they come over to explain what the problem is. If you don't want to pump a lot of money into rent, want to live close to downtown, but with a residential feel, I would highly recommend the Riverset.

Best value on the Island
Since my sister and I moved in January there were problems in our apartment which were promises made but was over looked. A new management and maintenance staff came in a couple of months ago we do not want for anything. They are always making sure we are happy, they even call us back or leave a note. At first we thought we made a big mistake by living here it has turned into a wonderful experience.

Bad reviews ?????
I have lived here for several yrs, the past bad reviews looks to me like some of the old office or service help that maybe left unwilling. My neighbors have seem to be younger, but I feel comfortable. The new girls in the office are real nice and work late. If anything the service has changed for the better, you are not put off and forgotten about. I just wanted to say this is a good apartment complex,& doesn't warrant any bad reviews!

lousy maintenance and management
I only signed a 6 month lease, and I am so glad that's all. The maintenance is terrible. You can't ever get anything fixed. The exteriors of the buildings are never repaired or cleaned, and look terrible. I have literally never seen the same person in the office twice since I have lived there. None of the management gives a crap about anything but "Is your address on the check?" Do yourself a favor, and pay a little more to live somewhere better.
