It was okay!
The Riverset Apartments are okay. I've lived there for a few years, and they are one of the best bargains Downtown. The maintnance is kind of slow, but polite. There are some hassles, but in general, you get what you pay for. I had a fine time while living there.

A Dreadful And Regrettable Experience
Admittedly, most apartment complexes have some set of issues, and many unfair assessments are often made; however, in the case of Riverset and the Fogelman Group in general, no amount of criticism is unjustifiable. There is a good reason that these apartments are offered for "100 dollars less than market value." There have been days when I walk into my unit and find spiders dangling from my hair. My toilet and showerhead busted and maintenance decided to arrive four days after the scheduled time, only to set off my alarm and disturb the neighbors. They then acted surprised that I had it activated. Asking the staff for help is like requesting stock market advice from a clerk at 7-11. Furthermore, most residents have to make the long drive to the "mother dumpster" when cleaning time comes. By all means necessary, you are better off pitching a tent by the Mississippi than paying for this crap.

DO NOT MOVE IN!
My biggest regret about my move to Memphis is moving into Riverset apartments. The kitchen and bathroom cabinets are extremely old. My apartment has cracks in tiles and paint in the carpet that management refused to clean up (really!). The floors in the kitchen was also equivalent to a slum, just very nasty with giant stains I couldn't get out. Management refused to change the floors until I kept hounding them about how gross it looked. Not to mention the leases are poorly written and unfair to the consumer. DO NOT MOVE IN! Move into another place on Mud Island for just a few bucks more. It's not worth saving a few bucks a month to live on the trash of Mud Island. You could expect something to be repaired within a week, which is still too long of a wait for my standards. The spiders are everywhere! They send an exterminator once a week, but somehow I still discover spiders in the apartment that are all types of sizes, colors, shapes and species. I've also never gone out onto my balcony because there are dozens of wasps' nests. The pictures of the complex on the site are old and misleading. The paint is chipping on every building and the security gates haven't worked since dinosaurs roamed the earth. You also have to pay for water here. Living at Riverset is too much of a hassle! I haven't broken my lease because the lease costs more than $1000 to break, and there's nothing I could do. I've already asked an attorney for help but that's no help because the lease was obviously written by a slimeball. I'm on a waiting list to move in next door...that looks much better and not much more expensive. There's one lady in the leasing office, Corey, who is just mean mean mean. Talk to anyone else but her because she's not helpful. I haven't seen her in a while (thank God). Not sure if she's still working there. Now onto the good things. There's plenty of parking and it's in a beautiful neighborhood. If you like to walk or jog in the mornings, this is the best place to live...but please live in one of the apartment complexes nearby. It's very quiet and I feel safe, but there have been several reports of break-ins and someone in the community was carjacked recently! Maybe that carjacking wouldn't have happened if the security gates worked! Again, DO NOT MOVE IN!

Don't move in!!!
The managers are very sneaky and they try to steal every cent out of your lease. The places are full of spiders and air conditioning is not working all the time! They even cut off water supply without notifying you for one full day! The thieves and burglers are not there before, but you have seen more than 6 accidents in one year now!

DON'T MOVE INTO RIVERSET
This is the worst apt I have ever lived in in. I moved into Riverset Apts in January 7, 2008. In the first month I had a hole in my roof where water was leaking into my attic and rotting the insulation. Raccoons were getting to my attic at all times of the night and making extremely loud noises. The managment had traps set in my apt but left the raccons dead in traps for a week and half. I have had my shower release cold water instead of hot for a week. My hotwater tank just busted last month in May causing floors beneath to have a problem as well. And lets not forget about the spider problem that just won't go away. I have had them come spray twice to get rid of the spiders, but they keep coming back. The management and the apts are a terrible combination. I can't wait to move when my lease is up.

staff is bad, burglaries, spiders
staff leased me an apartment and the day i am supposed to move they tell me that they rented the apartment to somebody else. they down graded my apartment for same price and guess what the carpet is full of stains and appliances are screwed up, mold everywhere, fridge wont work, spiders

Office staff
The office staff is hit and miss. I went to the office to retrieve a UPS package at a time when the only person manning the office was a young black male. His people skills were terrible. He was eating a bag of chips which he couldn't stand to put down while searching for my package. He erroneously told me that my package hadn't been delivered to the office. I wound up thinking the problem was with UPS. However, the problem was with this guy. It took a return visit to the office where a young female found my package without difficulty.

bad
the management is not very friendly after you sign your lease. our mailbox is continuously broken and they refuse to fix it properly. the security gate has been broken for over a year. the maintenance man comes in a timely manner but doesn't fix things very well. good points, it is quiet here, parking is good, and the management stays off your back about things.

BAD IDEA
THE MANAGMENT HAS CHANGED HERE AND THINGS HAVE GONE DOWN HILL. IN THE PAST FEW WEEKS SOME ONE HAS TRIED TO BREAK IN MY APPARTMENT. THE MANAGEMENT DOES NOT KEEP THE GATES WORKING. IN THE YEAR AND A HALF IVE BEEN HERE I THINK THE GATES HAVE WORKED TWO DAYS. THE OFFICE IS NEVER OPEN ON TIME AND THE COMPLEX IS GOING DOWN HILL. I RECOMMEND LOOKING ELSE WHERE.

poor management
I lived in Riverset for over 2 years. mentainance response time is very long. and staff is not very friendly. my last several months was extended month by month with one month inadvance notice. however, my appt was rented out without noticed me. I had to scramble moving out.

DO NOT MOVE!!
I lived in Riverset for over a year and a half. I had a major water leak from the ceiling and would leak everytime it rained...it took over 2 months to fix..and that was only calling them over 3 times a day everyday and threatening to call the city. Maintenance only does "half" fixes...which would explain that my bedroom wall became mold infested, which they did not fix!! I have multiple pictures of the mold that would not go away. I was told that they would fully repair the walls (because they were soaking wet), and 11 months later, the mold just kept spreading. Just take a look at the roofs on this apartment complexes....half of the shingles are coming off. For other repairs...takes forever and again, only half-fixes. They do not do always what they say they do. The gates are always open or never working. The apartments are the most run down on the Harbor Town area. I had to call the cops several times because of loud "parties" at the pool or in parking lots at 2am, which mostly did not consist of residents. Rent went up when Fogelman bought them out. Can not trust office workers...they do not do what they say. Also, they go through office workers just as quickly. They do not replace lightbulbs in parking areas...so if its night ..it's just dark. I moved out 3 months ago, and still have not received my deposit in the mail. Do not trust them. This has been the worst apartment I have EVER been in. As far as Harbor Town, I would definately recommend the area...just not Riverset.

Good value!
Riverset is a good overall value. My apartment was very clean when I moved in, with new carpets and walls. I have not had any problems with bugs, spiders, and have never felt unsafe. They offer a great combination of good square footage (for an apartment) and a low price, considering the location. Dollar-for-dollar it s the best deal on Mud Island, in my opinion. The exterior of many of the buildings could definitely use a new coat of paint, but they have recently installed new street lights, which gives the place a much better feel at night. A nice new pool is under construction, too. The exercise room is comically small, but Mud Island Park is a joggers paradise, so the tiny gym seems superfluous anyway. Like I said, the interior space is great, but the kitchen is a definite low point. It is on the small size, and the cabinets and countertops are old and plain. If they invested a little money into improving them, it would really help the overall quality. Value is really the key word. Over 1,100 square feet, two bedrooms, on Mud Island, for $759 per month (river views are a little extra) can t be matched. If you need lots of bells and whistles, look elsewhere but be prepared to pay a serious premium.

Stay away!!
We're two weeks away from leaving. The past year has been hell: our apartment has twice flooded and both times we've had maintenance in to fix carpeting, etc. we've had several items taken, including perfumes and an iPod. The office staff is very unprofessional and do not take personal requests into account (please don't allow maintenance into our apartment without notifying us or one of being in the apartment, for example), even when submitted in writing. Maintenance requests are often noted on dirty napkins, so it's no wonder you don't have maintenance completed in a timely or professional manner. <br><br>I would never recommend this complex to anyone.

Infested with Brown Recluse Spiders
My apartment is infested with brown recluse spiders. I find them everywhere and have done everything I can do to reduce this problem. I have had the apartment sprayed multiple times, treated it myself, placed everything in plastic storage containers and they are still crawling out from everywhere. In the bathtub, falling out of my towels, and especially prevalent in my bedroom. I am constantly having to shake everything out. Killing at least several a week. <br><br>I do not feel safe here. The lighting is terrible, parking lots are dark. The gates never work. Maintenance is a joke and unresponsive. Dirty carpet, outdated, corroding fixtures and wallpaper (my kitchen was spray-painted). The whole place feels dirty. <br><br>I would not recommend living here to anyone. The price was enticing, but in hindsight I should have lived somewhere else. I cannot wait to get out of my lease.

Pros and Cons
As my lease is about to end, I am in the process of trying to decide whether or not to move out of Riverset. In reading the reviews of other apartment complexes, I decided to write my own. I have lived at Riverset for almost 2 years, and the following are things I have learned to be true. I hope these will be helpful to you as you make your decision. <br><br>The obvious huge plus for Riverset is that it is located on Mud Island. I can walk across the street to the beautiful River Park and walk, run, or play without having to worry about safety. That in itself makes it hard to think about moving off the island! I have not had trouble with the office staff. They have always been nice and friendly enough, and there are situations in which they have been very helpful. I have never been accused of not making a payment. Their posted office hours could be a little bit deceiving, especially on the weekends. There was a time when I was locked out of my apartment on a Sunday afternoon, and the office staff (though supposed to be in the office from 1-4) were apparently "gone to lunch" from 2 until at least 3:30... if they were there at all that day. My roommate came back with a key, so I'll never really know. We definitely have not had a problem with noise here. It is quiet most of the time, and the one time when our neighbor's music was too loud, I asked him to turn it down, and it wasn't a problem. We have nice people here for the most part, I think. I was impressed that, after our club house/office building burned, there was quick and effective communication to all of the residents. The staff also secured a way for us to have free access to a gym downtown since our fitness center was in the club house. Parking is great - not covered or assigned, but there's plenty of it, and it's very convenient. After reading the reviews of other complexes, I am glad to say that I've always had hot water (except if I'd just started the washer or dishwasher and then tried to take a shower). I can only remember 2, maybe 3 times in 2 years that the water has been turned off, and it was always for a short period during business hours. <br><br>The cons of living in Riverset:<br>-In the hot summer months, spiders, sometimes large ones, do make appearances in the apartment... I would say an average of once a week. Sometimes more, sometimes less. (I have never seen a violin-shape on the back of a spider in my apt.) I appreciate the tip about the lemon Pledge... if I am still living here this summer, I will try that! <br>-The wooden "security" bars meant to keep non-residents out are usually not working. They usually stick straight up in the air so that anyone can drive on through. However, I can't blame maintenance for not continuing to fix the bars. When one is fixed, it usually lasts less than a day before someone intentionally drives through it and breaks it off. We have some residents who really don't like typing in the security code, apparently! I can't say that this has been a huge problem though. I feel that the area is safe enough (and patrolled well enough) that the controlled access is not completely necessary. <br>-The lights surrounding the mailboxes were burned out for several weeks... possibly even months. Still, I can't fault maintenance, because I intended to call to report the lights many times and never did. The dark mailboxes did pose a potentially dangerous situation.<br>-In the fall of 2006, the roof of my 3rd floor apartment began to leak around the light fixtures in the living room. I called the emergency maintenance phone number early that morning, and when I got back from work that day, there was a note that said "Roof leak. Will send contractors out to repair." A week later, we got some heavy rain. I woke up to what sounded like a waterfall in my apartment! There was a steady stream coming down from one of the light fixtures (by the way, the globe surrounding the light bulb was completely filled with water... major electrical hazard!), and now water was additionally coming in from the fireplace and from around the fuse box. We have some stains on the ceiling and the walls from this incident. I called the emergency maintenance line again around 5:45 that morning, and a very nice man came to check it out around 8:20. He removed the globe that was full of water and said that the whole fixture would have to be replaced. (it hasn't been yet) A few weeks (and a few buckets of water and soaked towels) later, a guy came to fix the roof. He was on the roof for Maybe 5-10 minutes and came back saying that he'd patched a hole made by a raccoon. I haven't had any leaks since then. I was glad that it was fixed, but for such an easy problem, it took too long! <br>-On summer nights, the flying bugs on the tennis courts make it pretty impossible to play. (we're talking huge swarms that try to get in your mouth & up your nose!) During the day it's fine. <br><br>Overall, Riverset has not been a bad place to live for me. There were some problems, like I described, but for the most part they were not huge inconveniences. (The roof leak was frustrating.) I would recommend Riverset if you are a pretty easy-going person and you have some patience.

gets worse every day with the latest management
I totally second bad comments. I moved to Riverset in 2003 and until this last management it was OK. But these new guys are totally horrible, nobody fixes anything, nothing's working properly, spiders everywhere, pool not cleaned regularly and hot tub not working. No lights, no gates most of the times and rather pricy. We should get a discount just for having to deal with the totally incompetent people from the management. It's just a pity the island is so beautiful. Keep driving, guys!

As it was written before...
You pay for what you have. Discounts could decrease your rent down to 700 for good 1bdr apartment w/fire place. If you have arachnophobia http://en.wikipedia.org/wiki/Arachnophobia DO NOT move to Riverset. And please don't take seriously previous whipping about Brown recluse. That some kind of urban myth with the horror pictures of S. aureus and diabetes.

I don't feel safe there at all. Anyone can just walk or drive in. I've been living there over a year and I can't wait to get out of my lease. Unprofessional staff. When I ask them to fix anything they ------- off and I have to make several phone calls for them to help me and it still takes forever and Its because they just don't care there not living there.<br>We have new management and they need to improve respond time to repairs and attitudes (they represent riverset) There nice until you are locked into a lease you can't get out of.<br>The spider are the worst, there are crack in the door's and window and the spiders get in I have to spray 3 times a month. <br>I don't like it and don't trust anything they say. I can't wait till I move! To a safer place <br>p.s. the lights sometimes arent even on. It's not on the news but Ive herd people getting hurt.

You get what you pay for
I have lived at Riverset for 3 years. The management has changed at least three times. Each time it has gotten worse. The list of amenities is very misleading....the hot tub doesn't work, the weight room is ancient and has no AC - it's usually hotter in there than outside and it is currently July, the basketball court is actually a rim nailed to the wall in the racquetball court, the gates are rarely ever down, even when they're not broken, they are still left up. They've been pretty good about responding to maintenance problems for me. A couple of other annoying aspects are that many of the lights around the complex don't work. One swimming pool has no lights around it, and the light inside the pool has never worked. Safety is a concern, a friend of mine walked in on two guys robbing his place last week. (That goes back to the gates never working.) Anyway, there's a reason Riverset is the cheapest on the island. Rock on.

Yes the management sucks. Different people all the time. Maintenance. . . or lack there of. Spiders yes. Your right next to the water and they are older apartments. But. . . I researched it on the net and you can take lemon Pledge and spray it on the window sills and across the threshhold for the front door and any other areas you think spiders might be coming in from and no more spider problem for a few months. When you start to see some more spiders repeat the process. I tried it after seeing several spiders and didn't have anymore problems for a long time. Starting seeing some more and repeated it . . . same result. Also make sure you take out the garbage often and don't leave it sitting. It will attract them. It would be hard to find apartments in as nice an area for the same price though. I looked. For a 1br you would pay the same if not more for a smaller apartment. And the ones that were cheaper were not in the greatest of complexes. Make sure you give your notice well ahead of time. Type it up with date notice is given, last day of lease, and even put it in the same wording as the lease if you like. Have the management sign it, you sign it, and get a copy of it. Now they can never say they didn't get it.

SPIDERS!!!
Riverset is full of spiders! We killed at least 6 a day for a week! It was so disgusting, we couldn't even watch T.V. w/o feeling like something was crawling on us. After finding a spider in my sons crib,we demanded a release from our lease. I wouldn't recommend Riverset to ANYONE!!

Good Location - TERRIBLE Management
Believe what you hear in these other reviews...the management really is that bad. For the price you pay in rent, it's shocking how rude and unhelpful the people in the leasing office are. <br><br>Management is also extremely poor at repairing basic things in apartments (my air conditioning went unfixed for 4 months during the hottest stretch of the summer). <br><br>There are much better places in Harbor Town for this price. Management has gone down the toilet since I moved in in 2003. <br><br>Also, security is a joke - anyone can walk right in whenever they please. Usually the wooden "arm" at the gate is broken off anyway. My roommate's car was stolen 20 feet from our front door two months after we'd moved in.

Would not recommend Riverset Apartments
The day that we moved in we were told that we could move in at 1pm. Then we were told that the carpets had not been cleaned to give them until 2. At 2pm we were told that one of the pipes in the bathroom had exploded and needed to be fixed. We were finally able to move in at 3pm and when we got inside the apartment it was a total disaster. It had not been cleaned, the cabinets under the sink in the bathroom and the kitchen were gone, the wood trim along the floor in the bathroom was gone and there were big holes exposed in the walls. Two of the windows were cracked, there were spider webs all over the place and the blinds were so dirty they had to be replaced. The showers and sinks were not draining properly and then one of the sinks exploded the first weekend we were here therefore we were not able to use that bathroom. There was a pipe outside of our bedroom window that was cracked and there was water constantly running out of it and mosquitos where all over the place. The mirrors in the bathroom were scratched up and have not been replaced. The day that we moved in I went up to the office and started to talk to I believe it was the manager. She pulled me into another room to talk about it. I told her that the apartment was not clean and she said that they would take care of it. She then sent the poor guy that leased us the apartment out to clean our apartment instead of the cleaning crew. I have not been happy with Riverset and think that if they want to keep customers then they need to make some drastic changes!
