Wonderful place to live. I was welcomed and made to feel a real sense of community. My leasing agent Cathy answered all my questions. The grounds are nice and there are a lot of amenities such as pool, tennis court, and fitness room. Would like to see the wood burning fireplace in my apartment changed to gas.

I just moved in. The apartment is nice overall. The appliances in the kitchen are all new. We have wood fireplace, sun room, washer and dryer in unit, and walk in closet. There are plenty parking spaces. The trash/dumpster is a little far away.

Perfect location, nicely updated and renovated with brand new appliances. Great sense of community, everyone is very friendly. Office staff is nice and responsive. I've lived here for one week so no complaints so far. Maybe smooth ceilings instead of popcorn but other than that I'm happy.

Been at Riverset only for a few month and so far office & maintenance staff have been very helpful & professional here. Security passes by quite often,grounds are well kept, great location, plenty of areas to walk my dog. Great place to live so far!

I've lived here for a year and have had no problems that haven't been addressed. Great place to live! The amenities are nice. Maintenance responds quickly and the staff is always helpful. The apartments are also very reasonably priced for the area.

My husband and I have lived here for just over a month. The apartment is very nice with plenty of space, both for living and storage. There is always enough parking, even close to our apartment, and security makes regular passes through the neighborhood. The complex is about a mile from Harbor Town, which has a couple of nice restaurants and a cute little grocery store. It makes for a nice walk on the greenway in the evenings. There is also police presence on the main road, which helps the area feel very safe.

This community is a great place to live. It is a safe place near downtown with easy access to I-40. The mud island river park is just across the street providing a nice place for outside activities. The staff is very friendly and willing to help find the apartment that best suits your needs.

I recently moved to Memphis and into the Riverset apartment complex. I wanted to live on Mud Island and have access to the river whenever I wanted without having to drive to it so I thought this was a perfect match. Within the first week of moving in, my AC went out and it appears no one on the maintenance team knows what to do about it. It's like they have never worked on these units before! Also, I STILL haven't gotten mailbox keys for my mailbox. I keep calling and the lovely ladies in the office say they will check on it. Now we're on day number 6 with no keys. If that wasn't the worst thing, I came home the other day and they have now put up flags and balloons outside the main entrance like we're some "tote-the-note" sleazy car dealership. It is very tacky. None of the other properties on the Island look like they are setting up for the circus at their entrance. As I've driven around the city, I notice this same set up on many of the "low rent" properties advertising their "$99 move in specials". I thought Riverset was different. Clearly I've moved into the hood property of the Island. Buyer Beware!!!

My experience at this apartment has been terrible. While the apartments themselves are fine (when there aren't bugs everywhere or the heater is functioning properly or where the management doesn't shut off the water), but the management here is terrible. I can never expect anything to get done the first time I ask. They don't keep up with the amenities. This is not by any means the type of "luxury" apartment it is advertised to be.

I've been living in Riverset for 5 months now and so far so good.The staff has been friendly and professional. My few complaints is the plethora of bugs outside and sometimes inside the apartment. It also took a month to get my sink fixed since the initial service request.

My wife and I visited many apartments on Mud Island. We chose Riverset because it was affordable and the office staff was very nice. When we moved in, all appliances were new and the apartment remodeled. We had issues with the air conditioning, but the courteous staff was quick to fix the problem.

I am a new resident but very pleased so far. My apartment is freshly renovated with new appliances, and in a safe area of town. The staff has been helpful when I have needed an answer to my question. Nice gym, tennis courts, and pool amenities as well.

I was moving from out of state and was able to complete all move-in steps online. When I arrived I simply had to pick up my keys and be shown my apartment. The staff was easy to work and communicate with, they always responded in a timely manner. I arrived to a clean apartment with new appliances. The maintenance team was quick to respond to anything I noticed in my apartment (for example, one burner did not work, they ordered a new one).

I have lived in several apartments in the area and this one has had the most maintenance needs of any I have lived in. Mold throughout the bathroom walls (from leaks) and brand new appliances that do not function properly. The repairs look very tacky.

The apartment is in a great location with good amenities. There are several minor frustrations such as cleanliness around the dumpster and easy access by outsiders. I know of several incidences of theft though I have never been personally affected.

Just moved in recently- move in experience was pretty brutal. No hot water and no running water in kitchen. Was missing a smoke detector, couldn't fully close bedroom door, missing spare set of keys, missing a light bulb as well. Had a leak the first week in the apt. Most things were fixed pretty quickly but move in was a big headache.

I have been at riverset apartments since 2002 and always enjoyed staying here. The Gym has been an asset and it is a safer place to live. there is security most of the time and haven't heard of any breakins here

Not the highest quality inside the apartments. Cheap materials that fall apart. The carpet is pulling apart in the corners. It took several days for bee hives to be removed from the outside of the walkway by my apartment door. The trash is very far away from where I live.

Maintenance was okay, usually took a few days. A lot of really old stuff, outer parts are renovated (like the cabinet doors, appliances) but actually inside stuff is really old (walls, doors, walls of cabinet etc). Safe community, safe neighborhood, nice office staff. Decent rent prices. Good amenities. Mostly young professionals and couples, 24 hour security.

A wonderful community with beautiful grounds and an ideal location close to Harbor Town Square, Downtown, and the Medical District. The facilities are well-maintained and the maintenance staff goes far out of their way to help in any way they can. I have been extremely satisfied with all Riverset has to offer.

It's fine. I was told it was mostly post grad students, which doesn't seem to be the case. However, everyone I've run into is very nice. I've had no problems with noise which is great and was one of my biggest concerns living in an apartment complex.
