Terrible
Maintenance People and Management suck. they are unfriendly, and unresponsive. <br> <br>They were not this way when I moved in 8 months ago, it has only happened recently. Plus the place is now full of skanks. <br>Pay the 75 or 100$ more to live anywhere else on mud island.

Okay, but spiders are a problem
Well, despite the fact that the office never returns your calls to start a lease, the place is okay. <br> <br>Although, I would rather rent something else, everything else was full for singles. <br> <br>The apartments are nice and the grounds ok. They could clean the pools better (resurface). My main concern is the spiders. They seem to come from the walkways that are NEVER PRESSURE WASHED. I live here now and would rather live somewhere else, but it's cheaper and safe.

Terrible!!
As most people who have posted, I moved here from out of town. My lease expires in a few months and I can't wait to give management a notice announcing that I WILL BE LEAVING Riverset. The complex is old and not well kept. Management is unresponsive and unfriendly. The spider problem is serious, and as every posting explaings management fails to take the problem seriously. I would not recommend riverset to anyone considering livig on Mudd Island. There are a lot of other similarly priced places to live in. Trust me the savings (perhaps about $100/month) are not worth the hazard that is living in this place.

Good and Bad...
As with any apartment, this place is not perfect. On the plus side, I consider Mud Island one of the best places to live in Memphis. Riverset was the cheapest option on Mud Island, so a lot of students live here. The grounds are good when you compare it to the rest of the city, but just so-so when you compare to the rest of Mud Island. The recreation areas were not exceptionally well kept, but it wasn't horrible by any means. In my first years at Riverset, the maintenance was great... however, management has recently changed and I have nothing good to say about this new group at all. Before, the office staff was always friendly and genuinely cared about what your needs were. Now, it will take months or more to get a maintenance problem fixed (we just gave up after asking for the 5th time), and the staff is less than friendly and caring. After being a resident there for 4 years, I expect a little bit of respect from them, but they truly don't care. As was written about before, there is a serious brown recluse problem. The previous management took this problem seriously at times, but that has now changed. I have found these toxic spiders in the shower with me, in my bed, and crawling around my clothes. Fortunately I haven't been bitten, but I feel lucky. <br> <br>Overall, I was pleased with my stay 4 year stay at Riverset, but with the current management group really dragging things down the drain, I am very happy to be gone.

Spiders
Please be aware that this complex has a major spider problem...brown recluses. I moved to this apt from out of state and never even knew what a brown recluse looked like. Now I am an expert. If you complain, the office will tell you that this is a problem everywhere in memphis (NOT TRUE) and act as if you are overreacting that poisonous spiders are in your apt. The staff is constantly changing and very difficult to work with at times. Although this is the cheapest place on Mud Island (which is the vest palce to live downtown), I would rather pay more. Seriously consider if you want to live with spiders before moving to Riverset.

best deal on Mud Island
I have lived in Riverset Apartments since August 2001. I think these are probably the cheapest apartments on Mud Island--and I would consider Mud Island to be about the safest area if you are wanting to live downtown. I have always felt safe here and I have never had any break-ins; but I know that occasionally it happens to someone. Sometimes the maintence is very timely...sometimes not. I really have no serious complaints about this apartment or this area of downtown. These aren´t the prettiest apartments on Mud Island but I still think they´re great. As far as appliances go, they all work fine. A friend of mine lives in Walnut Hill apartments in Cordova, and ALL the dishwashers suck--they won´t dry your dishes. Riverset dishwashers are great! (in case anyone was interested). Parking has never been a problem. There have been times when the neighbors have been noisy, but that just goes with living in an apartment. I would definitely recommend living here.

The maintenance is poor- maybe they will get to you, maybe not. If so, could be a few days, could be 2 months. This place has a bad brown recluse (poisonous spider that leaves necrotic lesions) problem and they are resistant to all kinds of pesticides. The complex is an eyesore among mud island- it needs to be repainted, some roofs redone, wallpaper replaced. It is the oldest complex on the island and it shows. The wallpaper inside is old and hideous. The pools are always dirty, the clubhouses (except main one) are never cleaned. The place has little gate arms for some kind of security I guess, but they are often driven into and broken on weekends. I know other people who have lived here simply to move out. I have moved out and would never move back. Most complaints due to slack maintainance of the complex. It is the cheapest place on the island though- you get what you pay for.
