So far so good. I've only been in the apartment for a week. The noise level is okay. Being on the bottom floor, you're going to hear neighbors walking upstairs. However, it is nothing too major.

    They have increased my rent every single time my lease was up. The last increase was more than 10%. Watch out for hidden fees, they didn't put a washer/dryer fee in my lease, then charged me an extra $25 a month for it. They also require you to have renters liability insurance, and are happy to sell you there's, at an extra per month fee of course. Insulation is terrible, cold air comes through doors and windows during the winter and hot air during the summer. I have to keep my thermostat at 65 during the summer just to keep the actual temperature around 70. Once you move in, they know you don't want to move again, so they give you a good deal to get you in, then kill you with increases and fees once you're there. I would NOT recommend living here.

      When I first moved in, the ladies couldn't remember anything and if you needed to get something taken care of you had to call over and over and over and bring up the BBB to get anything take care of. I have seen a huge improvement since January or February when Adrian began working.

        Although there is a new management company - the service in terms of maintenance is AWFUL. They may send someone out initially but there is no follow up (of the 5 issues we have had only 1.5 seems to be resolved). I give them .5 for getting rid of the roaches for about a week. The location is great and they allow large dogs which is hard to find. They supposedly have breed restrictions but that is obviously not enforced. The apartments are old. The cabinets are pressed wood and are falling apart. The appliances are as old as the cabinets. Very poorly maintained and if the new managements hiring decisions in terms of contractors are any indication, this will not change.

          Biggest mistake I made when moving to Memphis was living here. First off let's discuss the staff. If you have a problem get ready to hear excuses or how it's your fault. My ac was working at half capacity for weeks and I was told I was keeping my air too high and that I shouldn't expect my ac to keep my apartment as cool as I had it set. I was told to turn my air to 70 if I wanted it to be atleast 75 degrees. Which means your air runs 24/7. So you can guess what your utility bill will be. When an actual ac repairman came he told me my unit showed many many years of neglect. Also let us not forgot the brown recluse spiders. Now I know they are well known on the island but this is ridiculous. I was told by a neighbor that if you don't have them come and treat your apartment specifically for brown recluses every year you can expect a minimum of 20. After killing 10 within a week they finally got my apartment initially treated.... After I brought them proof of the spiders. After a month of treatments my apartment has never been brown recluse free. Months later I still kill atleast 5 a week. My count is around 30 currently. Do yourself a favor and do not settle for this apartment. You will regret it if you move here.

              I have lived at Riverset for the past two years. Pretty happy about the new change in management. I had an issue with a toilet leak so I contacted the maintenance staff and they were very helpful and took care of it right away! Overall, great decision to live here.

                Overall, I enjoyed living in Riverset. Great location, nice amenities, never had to park very far from my building, and I always felt safe there. The girls in the front office sometimes had an attitude/weren't exactly friendly, but every maintenance request I ever had was taken care of the same day, except one that they did the next day. I did see spiders and waterbugs here and there. But I mean, come on, you're right by a river. They have a bug person on site every Tuesday, so you call and get put on the list for the next Tuesday. My one word of advice to anyone considering moving there: get on the top floor! For the majority of my lease, there were two young guys above me. I think they were students. I'd hear them here an there, as you'd expect in an apartment. A couple times though, their music would keep me awake at night. I'd go up there and ask them to turn it down though, and they would. Problem solved. However, after they moved out, a woman with 3 young children moved in. Sure, you're going to hear kids above you, but this woman let those damn kids run back and forth, scream, and jump off the furniture. I left her a note asking her politely to keep it down, but she obviously didn't give a ----, since it continued to be a problem. I ended up having to call the courtesy officer and the manager several times, and they were both super nice and helpful. However, the issue never REALLY got resolved, and I'm not sure if that was because the woman was just ignorant and rude or they were just waiting to see if the next person complained too, before they made her move. Either way, it pretty much ruined my experience in what was otherwise a great place to live. So again, get on the top floor, if you're going to live here!

                  DO NOT MOVE HERE!!!!!

                  Choosing this apartment complex as my home for 3 years was one of the worst decisions I have ever made in deciding on a residence. This apartment complex is poorly managed which inevitably spills over into how the staff treats their residents. The first few months were fine and I enjoyed living there. However, during the winter, my heat went out. I contacted the front office at least 4 times for maintenance on my heating unit. Maintenance consistently attempted to fix the problem the same way expecting different results. Once I received the explanation that a heat pump does not emit same amount of heat that one would expect from another type of unit. However, when you have your thermostat set at 72 and the temperature is 65 something is wrong. It wasn't until later that I truly realized I should have moved out after my first year of residence. A few months later, I had a leak in my roof. Again, I had to call numerous times for someone to come and look at the problem. Months later, they sent someone to fix the sheet rock which had become bubbled and stained. No doubt this was the cause of my eventual mold problem. A neighbor of mine complained of roaches in their unit. Although I never saw the inch sized cockroaches they described, I don't doubt the validity of their statements. Between the "foot" long cockroaches and obvious drainage problems in these apartment buildings, it is a wonder they have not been condemned as a health hazard. The management does not manage their financial accounts any better than they manage the maintenance department. I have heard several residents complain about the drastic rise of rent prices after they received the special sign on price. It is my theory that you want to keep good long term renters. But by raising the prices by drastic amounts after the end of each lease drives them away. Especially after receiving horrible service and exposure such negligent attitudes radiated by the management. More than once I saw discrepancies on my account that was in Riverset's favor. In my opinion either someone there is pocketing the extra money and doing it on purpose or they are just completely incompetent in basic account balancing. On top of this, a day rarely went by that I did not step in dog excrement on my daily walks. They might advertise that dogs are allowed. Which I have nothing against dogs, do not misunderstand. But surely is it not unsanitary to wade in a daily sea of stinky muck when just trying to take an innocent walk? Can't the management not more strongly enforce the act of cleaning up after your dog? Plus, they do not uphold the rule of "certain breeds not allowed" for surely I did see some known aggressive breed types on the premises. Plus, they were not on leases. This apartment complex might have the cheaper of the rates on mud island. But I strongly suggest that you consider the decision to move here with great seriousness. You get what you pay for. But if you enjoy paying a lot of money for feeling unsafe, dealing with unprofessional staff, and tolerating high noise pollution from partying inconsiderate neighbors; this may be for you. I will never do business here again.

                    AVOID

                    I have lived at Riverset for the past year and a half. During this time I have had my A/C repaired at least a dozen different times. The carpet is complete ----. I had the walls in my utility room and bedroom closet completly gutted. My things were moved around everyday, and this was all during finals in professional school. This whole "repair" took over a month. The most recent problem is black mold growing all over my sunroom closet. I have told MGMT at least four different times spanning the past 8 months with no action taken. I am not talking a little mold. I am talking ALOT. I'm sure it all has to do with the leaking ceiling in the closet. They are about to talk to my lawyer Monday. My electrical outlets went out in my whole living room and bedroom recently. Their fix was to drill a hole in the exterior wall and run a wire from the bedroom to the living room. This is just a free wire hanging outside the apartment. This is a definite code violation. DO NOT move to this ---- whole. Paying $100 more to live at the estates is well worth it. Trust me.

                      Ok place, stupid management

                      Kind of old apartment, may be ok before they increase the rent. Now, I would recommend several neighbouring apartments. My complaints: They never pay a recommendation fee after we moved in. They can respond to the repair quickly but only accept written notice. And be careful. you will recieve a big charge bill once you move out since You never knows what you damaged.

                        I would recommend this apartment complex

                        I lived in Riverset Apartments, Memphis from 2008-2011. I was very happy with my apartment. I never had a negative or unpleasant experience in the three years that I lived there. The security cars were regularly patrolling the complex, which made me feel very safe. The apartments at Riverset are reasonably priced, and offer good amenities such as a well-equipped gym, beautiful swimming pools and tennis lawns. Also, the management staff was always helpful and cordial to me. Any maintenance requests made, were attended to within a day or two. The only thing to bear in mind is that the hot water runs only for 20 mins. at a time. Overall I was very happy with the Riverset apartment complex and their services.I would recommend Riverset apartments without any hesitation based on my experience of three years!

                          We have been in the apts 6 months and couldn't be happier. The office staff in fantastic, small requests were taken care of in a timely fashion, and the grounds always look groomed. Would recommend it to anyone looking for a quiet pleasant place to live.

                              Read if you are considering this place

                              I am currently living at the riverset appartments. There are pros and cons to every place you live. Here are some of the ones I have noticed during my stay. Pros: The park accross the street is probably the nicest one in Memphis. There is no crime. The new workout facility is awesome (although I don't ever use it). The appartment I rent is ok. The staff was cool (the one time I spoke with them). the spiders keep the other bugs away. The rooms are huge. Cons: Spiders frequent your appartment. Not a lot but enough for someone with a fear of them to stay away. There is one really big pothole that they never fixed. The roofs are horrible looking (although I hear they are putting all new roofs on this year). There is only one road on the island and it is frequented by bike riders, or as I like to call them douchbags. Price is high because of location. Dog poop is everywhere. stay outta the grass. The appliances are outdated. I dont know how many kids my upstairs nabor has, but their favorite thing to do must be jumping. Stray cats are everywhere around my place, but that is probably because my downstairs neighbor likes to feed them. He probably rides a bike. I am leaving in April because the rent is going up to 950. These people are proud of there place apparently. This after they promised the rent would not go up. Plus you would have to sign up for another year, not month to month. I looked online and there doing a special for $799 for a two bedroom two bath. I guess they would rather have you at $799 than me at $850. Someone needs to give them an economics book or hit them with one. All in all, one and a half thumbs up.

                                Great Price! Great location!

                                I know Riverset has caught a lot of slack over the years, but this place has character. You can sit on your balcony and see the leaves on the trees changing. Its quiet and affordable. EXCELLENT choice on the island. If you need something fixed, they will do it within hours!

                                  Ehh...

                                  First off, let me say that people who generally get on websites like this are those that are pissed off, so take the overall ratings with a grain of salt. However, having lived at Riverset for going on 3 years now, the people have legitimate concerns. The management is okay, not quite as bad as they're made out to be. The ladies who work in the office are nice and will try to help you out, even if they start making promises that the management won't follow through with. But overall, they really are nice and are there to help you. They just built a nice (probably the nicest on the island) leasing office with workout room and pool room attached. All of the workout equipment has cable televisions attached to the actual machine, so it is very nice. The pool in the back of the leasing office is very clean and nice and is usually a hot-spot for social outings. The racquetball court in the fitness room is nice, but the window produces a glare that can be bothersome. But as nice as all these updates are, the buildings and apartments themselves are old and are in desparate need of updating. On my building, and a few others, they just put new roofs up, so they're starting to move in the right direction. But since they moved in to the new leasing office, loyalty for residents is thrown out the window. They will not work with you in anyway. For example, I told them 4 months in advance of renewing my lease that because of school, I could only do a 9 month lease (this would be my 3rd year). So not only did my rent go up (which they fixed after I complained enough to the manager), but they tacked on a $50 short-term lease fee (never thought 9 months was THAT short...). Maintenance is slow, but they do get around to fixing things. As far as the complaints about bugs, that is everywhere on the island (including the sewage smell), not just Riverset. It is not a gated community, but has the same, if not lower, crime as the gated communities on the island. Overall, I would say its a decent place to live for school but I wouldn't want to permanently live here. A big plus is that its the cheapest on the island, so you'll get all the nice island amenities. Oh, and our A/C sucks. The only way to cool this place down is to expect a high utility bill from MLGWorthless. And my last note, the group that owns this, Fogelman Properties, is awful. They should be ashamed of how they do business. My interactions with them have never been pleasant.

                                    The people in the office aren't very friendly and generally ignore you unless you're giving them money. Complaints are treated with disdain and there is no hop-to-it-ness at all. It's as if once you sign your lease they could care less how pleased you are to live there.

                                      Not a luxury complex- Old, rusty and a terrible management

                                      I am not surprised that the ratings for this complex are so bad. I can't wait for my lease to end so I can get out of this mess. The buildings are old and lack maintenance. the management is very unprofessional and does not seem to understand that by fixing the maintenence issues, they will resolve all the problems that they are facing with the residents. everything seems to be about to fall apart and the maintenance is very unprofessional. The site manager is rude and has a very unpleasant personality. The apartments are too expensive for the poor service being rendered.

                                        Please, do yourself a favor do not go there!!!!!!!! The worse complex and management I have ever had to deal with!

                                        I have lived in many apartments in Memphis but I have never come across a management as obnoxious and arrogant as the one at Riverset. The buildings are all very old and need constant maintenance and the maintenance staff is too small to cope with the demand for repair. You have water boilers busting all the time because they are old, insects are all over the place. The manager just does not seem to care about the residents. he is extremely rude and incompetent. For $850 a month for two small bedrooms, I should not have to go through this entire headache. I have always paid my rent on time and all I wanted is to live in peace without having to argue with people I do not know and I have no desire to know.

                                          Worst apartment complex I've ever lived in!!!

                                          I'm not surprised this place is receiving such terrible reviews. I leased an apartment here several years ago when I first moved to Memphis for college. I have lived in several apartments since Riverset, but this complex stands out in my head as by far the worst. The management staff was never very helpful or effective, but most importantly--these are the most poorly constructed apartments I have ever seen. I had issues with water leaks and mold. The railing on my 2nd floor balcony was rotten and crumbling-- I had to complain numerous times before they attempted to repair it. The people who lived in the unit before me had cats, and the carpet was not thoroughly cleaned before I moved in. When I wasn't running the air conditioner, the smell of cat piss off gassed from the nasty carpet. I had terrible allergies in the apartment and was frequently sick. After complaining for months on end, and threatening a lawsuit, the management sent a carpet cleaner to "enzyme clean" the carpets once, but it didn't work. A few weeks later and the smell was back. The air conditioner was usually running, but never seemed to cool. After having the maintenance technician service my unit a couple of times, he finally told me the units were not capable of cooling more than 15-20 degrees below the outside air temp. So when it was 100 degrees outside in July and August, expect a 80-85 degree indoor air temp with the unit running constantly and your electric bill being sky high. These apartments are crap. You are much better off at one of the other complexes on Mud Island I moved out after my lease expired and into one of the other complexes. Riverset is, by far, the worst on the island.

                                            Not luxury, but still nice

                                            I have lived at Riverset for two years in a 2bdr/2ba apartment. The floorplan is great for roommates and the location was ideal for work and school. I am looking to get my own place and wouldn't mind staying here in a smaller apartment, but the 1 bedrooms are tiny for how much they cost. It isn't gated and doesn't have updated appliances, but it's clean and safe. The one complaint I do have is the plumbing. I would recommend it to anyone.

                                              Not a bad place to live

                                              Riverset is definatly not luxury living, but the apartments are a good price, with good floor plans. I've never felt unsafe living here. Management has responded to any work orders that we have placed with in 1-2 days. You can't beat the location. Overall I have enjoyed living here, and if I had the decision to make over again, I would defiantly choose Riverset.

                                                Worst management team ever!!!

                                                I have been living in this apartment for several years because of the nice view of the mississippi river. The management team has been changed several times during last several years, all in 'all is not so good. This new management team took the office last year, and their service is the worst among them. For instance, this new management team has done nothing in terms of security issue, even in the situation that constantly reported burglaries happened in this apartment recently. Meanwhile, the staffs are also very rude to the tenants when you go to the office to ask for help. The staffs in the office are not there to help you if you have any problems in your appartment. However, they are there to NOT help you, so the manager won't get bothered! By the way, both conditions and maintenance of this apartment are also very bad (please see the attached photo). Therefore, if someone considers to rent an appartment on the Riverset, please look around carefully and think about it twice.

                                                  decent apt, new fitness ctr soon , new staff really trying

                                                  this is definitely not the best place I have ever lived but the price was better than the other places on the island . Being a student this is an excellent fit ,its close to school and in one of the most beautiful places in memphis [harbortown].The staff members have always been nice and maintenance requests are usally taken care of in a day or two .But the best part ,they told me the new fitness center will be open this month . I peeked in the other day ,its huge ! anyway its not the newest or perfect but overall the best deal on the island.
