too many roaches- from the shower to the kitchen sink no matter how many times they spray... ready to move.... and brown water..... I came home and hopped into the shower and the water was brown, was filling up the sink to wash dishes and the water was brown and a roach was swimming in it.

Overall good experience. Friendly staff. Minor maintenance problems. Safe community and good landscaping. Since I still have 107 characters left to write, I'm going to tell you a little about myself. My favorite food is pizza. My favorite ice cream flavor is chocolate.

Staff was very nice and helpful. Moved in with all new carpet and appliances. The place looked great and Geralyn was very genuinely concerned that our move in process went as smoothly as possible. The complex seems very well kept and landscaping is beautiful.

Great location. Nice amenities. Close to downtown. Peaceful and safe. I would recommend this place to anyone who is looking for a nice apartment and works in Memphis Downtown or nearby location. Especially for young, and active people. Also best location for St. Jude Employees.

I was given consideration for this Apt with below average credit by paying additional deposit. Appreciative. I have paid my rent on time monthly but my unit is flawed. Cant take bath as a result of the peeling tub and the ceiling is a eyesore. I realize these are maintenance issues. But they real issues . That have not been addressed. Overall the location is perfect. Outside renovations should be inspected repairs to my balcony not quality work.

The office staff were great. The building managers, however, need to get their stuff together. Painting was still going on and the apartment hadn't been cleaned when I moved in. Some of the light fixtures still don't work. The painters also got paint all over the carpet in every room. It was terribly inconvenient while I was trying to move in, but now that that's all over and done with, things are just fine. Be careful!

I have had horrible experience trying to get maintennace to fix problems that existed on my newly rennovated apartment upon move in. When they did come to fix one thing, it took 3 visits and 4 days to get my leaking sink fixed and I had water run throughout my kitchen all weekend.

I feel safe and secure in my apartment. I enjoy the amenities and definitley am happy about the rates. I have only have one concern and that is about the stray cats that are on the property. People are feeding them and they are multiplying unfortunately.

I have lived at Riverset for almost two years now, and I do not recommend this place to any new students or potential residents. Riverset used to have the perfect niche on mud island: the affordable place to live. This is no longer the case and it's a shame. Riverset has increased their rent to a value that is outrageous for the quality of their units. I've noticed that they have started renovating empty units with restrained cabinets/new doors, new paint, new countertops and appliances, and new laminate floor so that they can raise their rent prices. Honestly, the units are rotting and moldy despite these cosmetic updates, and they are not worth the new prices being advertised in 2014. You are better off looking at one of the gated communities (about the same price except for better staff and nicer units) if you are determined to live on the island. There is also no loyalty to the current residents once you sign your lease. I personally have mold in my apartment and Riverset doesn't not seem very concerned about fixing this situation. My A/C also went out during one of our hot weeks and maintenance had to be bugged several times to complete the task from start to finish even though this is considered an "emergency maintenance problem." I also am not impressed with the new management who leave passive aggressive notes on our doors and shows no sympathy for the construction chaos they have put us through this last year. Her only response is to jack up the rent despite no major changes within the apartment. I have seen multiple moving trucks the past two months here with people leaving the complex. Despite the terrible management, office staff, and maintenance, the island is a great place to live and I do feel very safe at night. Riverset does have nice landscaping and I could justify paying for my unit when old rent prices were valid. I like the big stretches of grass/trees and the pet friendly atmosphere for my dog.

Overall Good. Need to change the Bathroom fixture and modular Kitchen cupboards. Provide the Bedroom roof light. The Windows and Entrance doors needs to be changes its became very old. I have 7 days old and have seen lot of trespasser into the community which seems unsafe for residents. Otherwise the Apartment os so good

Great location and low rent. Management has not responded to several maintenance requests over my time being here however. Several maintenance requests were submitted when we first moved in (light fixtures not working, etc) that have still not been fixed. In my second year living here, the air has been off. The apartment got really cold in the winter (took 3-4 maintenance requests to fix it), and now it is getting really hot.

An excellent office an leasing staff very accomadating,frendly anfast to report any irregularities that I've had.Keep u informed as to the happenings also let tenants know when their vehicles need to be moved for safety reasons to avoid damages.

Living at Riverset has not been a very good experience. Anytime there has been a maintenance issue it has been a nightmare to get the issue resolved. Half of the office staff is extremely pleasant, but beware of dealing with the other half. I've also found many brown recluse spiders in my apartment.

It has been great so far. The price is reasonable. Their could be some updates within my apt...like more lighting, better appliances in kitchen. But overall everything has been quite wonderful. I would recommend this to anyone looking for a place to live in Memphis.

This complex is near the park and is very pet friendly. The staff are courteous and helpful. The apartments are spacious and many have been renovated recently as the complex is under new management. Highly recommended if you are looking for a place on Mud Island.

From start to finish, living at Riverset has been a hassle and an exercise in misery. The constant maintenance, the poor quality of apartment and high price of rent, and the rudeness of some of the office staff has guaranteed that I will not renew or suggest to anyone

Great experience. Very friendly and professional staff. all requests are fullfilled in a timely manner. Great service. We can't wait for the pool season to start to use the pool. Riverset has the nicest and highest pool on the entire island.

Overall, the location of the apartments is wonderful for the pricing. However, the lack of responsiveness to maintenance issues and requests puts a damper on the experience of living here. The staff is kind for the most part, but I have had issues that have been gracefully ignored.

I have live here at the Riverset Apartments since 2005, I am very happy with the location because I is close to most things I like to do. I feel comfortable here in the Riverset Community. More importantly, the office staff is the best; this is why I stay here. They are friendly, professional and appear to care about the tenants. The office staff keeps me abreast of what is going on in the community. I have also encountered very good maintenance especially the electrician and the friendly female. I certainly hope I can continue to live here for a while because I have heard rumors this rent is going sky high. This may force me to move but I certainly hope this is not the case. Sincerely, I have live at the Riverset Apartments for 10 years and have not had any major issues until now that the property has been under new management. In fact, I have praised this apartment complex until now. I have made numerous requests for service and the Riverset Apartments have not fixed any of the following problems: 1. My cabinet under my sink in the kitchen is falling in 2. I have a faulty stove, which is dangerous and could become a fire hazard; I am not able to control the temperature 3. I have repeatedly requested that my blinds be put back up correctly because the workers installed them wrong after painting 4. The dishwasher does not work well 5. The icemaker does work correctly in the refrigerator. On 10/19/2014, I received a call that said the apartment complex would provide me with some new appliances if I were willing to pay approximately $30.00 a month in addition to my monthly rent. I have been living on Riverset for almost two years, the complex installations are great, there are tennis courts, swimming pools, a gym and even a racquetball court and that is awesome. I live in front of the river, and waking up with that view is really great. Their staff is very approachable, specially Geralyn Jones who is very kind and is the one I used to address whenever we have any concern or question.

Love living here. I am just steps away from the river park and I have a river view from my apartment. I enjoy being outside on my deck. Always very quiet and peaceful. I look forward to coming home every day- great place to live for professionals.

I' ve been at Riverset for almost a year now. I have really enjoyed the place. Jerilyn is very nice and always address my needs in a timely manner. BTW Riverset has the best Riverfront views than another other apartment complex on the island AN ADDED BONUS!!

This is my second time living at Riverset and its extremely pretty down here next to the river. I choose Riverset again because I feel comfortable here as the staff has not change. I know that there cnge in management companies and there is a new manager but Geralyn is still there and that is who I dealt with the first time I lived there. She has always been extremely sweet and helpful. My lease is coming up in a month and I will be renewing. I had sent the manager a email regarding this because rent was going up $40 which had me concerned considering they are doing a bunch of cotructioon to the outside of the buildings and I thought that's why rent was going up. She got back to me very quickly and set a time to come talk with her. And I can say that she is very sweet and cares and she explained everything to me to make me feel comfortable. I have nerver really had any issues in my apartment besides some of the windows being drafty. Other then that I highly recommend Riverset and I plan on staying here until I decide to buy a house.

I have enjoyed living at Riverset. I initally moved in in 2008. In 2011 we moved to Cordova, but found the shorter commute to my husband's job in East Memphis was not worth it and we moved back to Riverset in 2012. We have been happy here, we enjoy the close proximity to the river and downtown for a lower rent than surrounding apartment communities, and will likely stay this time until we are ready to purchase a house.
