Apartment has a great lay out, lots of space, big walk in closets and very nice community. Office staff is very helpful and friendly. Plenty of pools and amenities on the property. Great location right across from green belt park on the river.

    Very disorganized in the office. I have received three eronious notices this month. Apartments are very decent but not stellar. I like the location, and the grounds are beautiful. My neighbors are very noisy and do not respect the quiet hours.

      The rent is increasing at an ridiculous rate with no upgrades or significant improvements to the quality of the units. My rent is increasing $500 since my arrival while neighbors with bigger units and more tenure pay less. Gym equipment is broken and had not been fixed in over a year. Signs have been stuck on them for that length of time saying they are waiting on parts.

        Just moved in a couple of weeks ago and so far so good. The room was clean when I moved in and everything worked. In a good neighborhood and close to work for me so that's a plus. Everything is nice and neat. There's a lot of bugs though around the buildings. None in rooms so far. If they took methods of preventing so many bugs at night that would be great. It's a great place though.

          I have emailed and called about several maintenance requests and never received any response. Overall I enjoy the pool and fitness center and most other amenities, but would like to have someone email me or fall regarding a scheduled maintenance visit.

            So far, we've had a great experience living at Riverset. We absolutely love the location since we're close to downtown, but in a quiet and relaxing area. The view of the river is spectacular. The amenities have been great. We're looking forward to living here and continuing to discover the area.

                  It's been decent. The high rate of turnover with the staff leaves a lot of maintenance issues unresolved for much longer than needed. Communication could also be a lot better. We don't get updates on maintenance requests like I feel we should. Also, the last manager was fired for really stupid reasons and she was the best thing to happen to this apt complex.

                    The apartment was not ready for move in and appliances were not hooked up. It has been 5 days and these issues have still not been addressed. My dishwasher does not work, the dryer is not vented, the stove top fan does not work, and the drain pipe under the sink was not attached.

                      Very good apartment complex; no issues except for maintenance time to respond. The apartment has new carpet and appliances which is a great plus. Wish the unit came with a microwave. Overall, a great apartment for a great price in a nice neighborhood.

                        I have been living at Riverset for the past year after moving to Memphis for school. The experience has been positive, overall. However, my 1BR rent exponentially rose after the first 9 months of residence which seemed a little unsightly..

                          The area is great, but this facility needs management improvements. It is close to the water, and has a gorgeous view when on runs. You are close enough to the city to go out for fun, but far away enough for it to still be peaceful from the traffic and city noise.

                            Maintenance is one of the worst I've experienced by far. If they want a recommendation from any of their tenants, they should pay greater attention to better communication between the people they employ and the residents they aim to serve. Either scrap this online service entirely or start paying better attention to which work orders get closed without warning.

                              I am currently a resident here. Lost patience with these guys here and ending up writing a review and will make sure i review it in every website possible. I have called in for maintainence a month ago for drained bathtub and until today no one showed up. Met the maintainence guy and the manager on the way today and asked about it and she wanted me to call up da office. Tried of called these people and they never turn up. They even dont give the work order request number when asked. They show the apartments with full of joy but ones you in then struggle starts.

                                During the search process, the office staff kept me informed about my options, followed up quickly about inquries, and made a move-in day a breeze. They were professional and welcoming from the very first moment I stepped in the apartment. My apartment area is clean and well-lit, and there is plenty of parking near my apartment.

                                  Riverset has been awful. The right hand does not know what the left is doing. In rectifying my bed bug situation, they were sub par. The company they hired missed a total of four appointments for no reason. The only reason I haven't moved out is because it is too expensive to break my lease. I have to keep calling maintenance in order to get anything fixed at my apartment.

                                    When I moved into Riverset I was in love with the community. The staff in the leasing office were awesome! They were very cordial and when you had a complaint they were very quick to resolve the issue. The new management company doesn't care if you live there or not as long as they get the rent payment! The office staff are very nonchalant and not very friendly at all. I hate to call or go into the office. When you complain about large dogs running around without a leash, they tell you to find out who the owner is and let them know but they act like you're bothering them when you're complaining. I used to feel very secure coming in late at night, security was always around, now you rarely see security. I think they've gotten rid of the officers. A lot of the lights are out in the parking lot and they dont get them fixed. It's so disappointing that they've turned this wonderful community into the Section 8 of Mud Island. Not to mention we are paying a fortune to stay here, compared to other complexes! I used to be the Riversets number one cheerleader but if things dont change drastically soon, i'm going to break my lease and deal with the consequences. We need Carmen and the old office staff back. The owners should be ashamed of how this property is managed!

                                      This is a great, safe community and it'sw proximity to the river makes it one of the nicest views in Memphis. It is also extremely convenient to have such nice, clean and accesible pools, gyms raquetball court and boat parking located so close to Y apartment

                                        Riverset is the cheapest place on the island and it shows. There is a lack of communication and respect by the staff. Maintenance issues are not promptly completed if they get completed at all. It is an ok place to live but don't expect more than the minimum in maintenance.

                                          Beautiful grounds, best amenities in class, reasonable rent for two-bedroom, maintenance is very lacking - the guys work hard but are overworked - over 3 weeks and still no maintenance request fulfilled, love the tennis courts, great access to mud island life!

                                            I did not even make it to move into this place-DO NOT LIVE HERE! After the horrible reviews I saw, I still decided to give them a try. I put in an application and paid all fees I needed to, and after 6 weeks, still did not have an apartment assigned. The office did not respond to e-mails or phone calls very close to my move-in date, except when I said I did not want to live there anymore. The one time I got ahold of someone, they told me they would process it that day-1 week later still NOTHING. They only give you 72 hours to get a refund, but they don't even respond with an assigned apartment within 72 hours-talk about bad business! (on a side note, found a new apartment and within literal minutes of making payments, received an apartment-and NO they did not know of the situation I experienced at Riverset). I did at one point receive some paperwork about the apartment assignment, but it was someone else's information i.e. NAME and information- and never even got re-sent the correct information after I pointed out their mistake. It is not worth the hassle to live here-if this isn't a red flag not to live here, I don't know what is. Trust me, pay more and live somewhere else with more professional and attentive staff. Also, if they spent less time over-saturating all apartment listing sites with their apartments, and more time attending to prospective renters, maybe they would be more successful.

                                              The WORST moving experience I that I experienced in my life and I have lived in multiple states. These leasing agents are the WORST, most ridiculous, uncaring, unconcerned individuals living on planet earth! The manager of the property pretends that she does not understand and shows through body language that she is "really" unconcerned. A big joke for apartments!

                                                It ok. Livable, but I would not recommend it to a friend. The apartments themselves are seemingly nice, but there are minor issues that can become major if no attention is given. Unfortunately, I think most of the issues in our apartment were minor ones that turned into major ones due to poor maintenance and management.

                                                  I'm not sure why you are always charging us the complete renovation cost of the apartment when we move out? intolerable nuisance gievn by Neighbour's dog. Reported the same multiple times but no action taken.One of your leasing agent told me that dogs are like kids and they can't do anything.
