It's the best place to stay. Safety & security standards are good enough. Ambience of the community is really clean & green. Due to the highly talented staff, the customer care service are really good.

STAY AWAY if you still have the chance. There are ROACHES, Spiders, ants coming out of the electrical outlets on a daily basis. When I moved in, the bathroom was falling apart. It was dirty, it smelled and the bathtub is probably 30 years old. Sent a maintenance request, and they came to fix it A MONTH later. They fine you for leaving trash bags outside of the apartment, and FYI: the trash compactor is located within a 10 minute walking distance from this particular unit. The only decent thing about this place are the Mud Island views. The apartment itself looks like many apartments I lived in during my student years (cheap, broken, untidy). Most of the Gym equipment is old, and a few machines are not working properly. VERY overpriced. Rent would be reasonable if it were in the $800-$1000 range, but you end up paying way above that simply to live in Mud Island. Not worth the price.

The place is quiet and beautiful. It's really worthy to pay $1000 a month to live here. I enjoy the life to stay here so far. A little problem is about the roach and bugs. And the maintenance quality needs to be improved.

The office staff is very friendly and reliable. I have discovered that the maintenance staff is very dependable and give full explanations as to resolving a problem with a reassurance that they could be contacted again if dissatisfaction was found. Great customer service.

Awesome place to live..great pool, great tennis court , clean, also the river front is great..no issue/complain since 2018. great car washing location close to downtown and st Jude,Autozone SSC. great place If you starting your life ..but not great for family as lack of good schools and parks..

Still too new to give feedback. Please make sure to walk around the property before renting, not just the model apt. So far the front desk has helped very fast. The apartment needed major work before it was turned in to me.

Habor town is a great area of Memphis! A few issues on move in date, but very pleased on how fast management/ maintenance resolved issue. I am very excited about this new adventure and hope to not have any other major issues.

Not good thus far. The unit was not cleaned and ready on my move in date. Multiple maintenance requests have yet to be completed after multiple verbal and written requests. Please have the General Manager contact me.

My experience here, has been very nice. The community grounds are always well maintained and clean. I have always felt very safe entering and leaving my building. It is very quiet as well. Having easy and quick access to Green Belt Park is a great benefit of leaving here. Also, my commute time to my downtown office is great. I would recommend this community to anyone interested in living in the Downtown area

Amazing office staff!!!! Beautiful Mississippi River for biking and walking. Lovely little secluded community with many outdoor activity opportunities. Happy to be a member of this community. We are outdoors people so this is the perfect location for our family.

The service has improved since last few months! I am satisfied with the location and services provided! The community in general is quiet! The office staff really depends who u are interacting with! Some are amazing, while some are sub-par! More often than not I had good experiences! Good value for price in general

Pretty nice area also very quiet and nice neighbors, I just love the environment everything is so lovely the view is great I love everything about it, I'm right across from the river and it's a wonderful view

I love the location. It's very near to the park, a great place where you can relax. The Mississippi river is a very nice view. I would recommend this place because it gives me a very homey feeling and it's very peaceful here.

Do NOT rent from Riverset apartments. Without a doubt, the worst apartment rentals on Mud Island. The complex does NOT care about its tenants and only "fixes" problems for the short term. The unit I moved into was disgusting, and many things were broken. The complex only allows maintenance to pretty much do temporary fixes, and, after the third time of something breaking, you get tired of having to call the staff over and over. Staff rarely actually picks up the phone, usually just sends current tenants to voicemail. the other tenants here are also bad about not cleaning up after animals and speeding through the complex, and riverset does nothing to stop these issues. For the amount of money this garbage complex charges for a lease, you could EASILY get a FAR nicer apartment. Avoid Riverset at ALL costs.

Leasing the apartment, paying the fees and day I checked in everything was smooth. The folks at leasing office were very professional and went above and beyond to help me out. I did have an issue the day after movein, today, there was water outage the office forgot to tell me about it and made no arrangements to fix the issue when I informed them about it. They did say sorry and I accepted it, but as you can understand in some cases sorry is not enough --- I hope you will use my feedback and such serious lapses will not happen in future. On another note, I did download your app and have notifications on for emergency and any announcements from you, albeit I hope you will not abuse the system to bother me with "resident events/know your neighbors" ---I am very busy, I have a life and am extremely private person, please use the app/email/phone for ALL things except "residents social events/get to know neighbor" stuff. I just want to live here in peace and solitude, thank you.

Some in the office are not the friendliest or most helpful, to the point of being dismissive or unresponsive when serious issues were brought up. The maintenance staff is very kind and do the best to help, however, we have had multiple ongoing issues go unresolved which has made for an unpleasant experience. Overall though, the community is clean, quiet, and the apartments are beautiful and a value find. It's a shame the staff doesn't reflect the potential this community has.

Riverset is below average in so many ways. Communication from the office staff is so poorly executed and any asks or requests take an absurd amount of time to complete. For example, when I moved in there was no handle on my fridge. I put in a request on move-in day and it did not get fixed for two months. I would call and ask and would receive careless customer service.

They are fast with communication and maintenance. Office staff are fun to talk to and always offer ways to fix issues. Always dogs and great people around the community. Neighbors are respectful and keep to themselves.

Rice apartments are located in a very scenic part of downtown Memphis with a river view that offers safety, convenience and a short distance away from family desired amenities. The apartments offer very spacious accommodations and onsite tennis courts and swimming pools.

This community has a great staff, very quiet place to live. The facilities and grounds are nice. The overlook of the river and the river walk is nice which makes it nice to workout. The area is very convenient to a lot of entertainment
