Lackluster at best. Quiet and safe, but definitely needs updating inside apartments in order to be the excellent quality as the marketing insinuates. I don't believe that the carpet was changed nor bathroom cleaned and sanitized prior to my move-in.

The pools is very dirty always, a lot of kids and strangers comes from out of the community. if you don't have laundry machine in your house you screwed, the machines are very bad, the dryers do not dry after whole hour, and the machine takes only 0.25 coins which is very annoying. No gates or security and I don't feel secured in the complex at nights.

Don't move here. It's not safe. There is no maintenance staff. Nothing gets fixed in a timely manner. The manager refuses to give out corporate information. They expect you to pay rent when you don't have AC. They are nothing but lies. Carpet wasn't even changed when I moved in and it took months after being lied to about if they could change it.

Crime has definitely gotten terrible over the years. Office staff isn't the nicest and seem unaware of their job. Pool access should be more secure. All kind of hoodlums are at the pools that don't live the neighborhood and white folks have their dogs at the pools with them.

The scenery is very beautiful. Looking at the river and experiencing its cool breeze is a plus. Office management is very nice, however, I wish there was an after hours dropbox for payments instead of having to stick or push it through the door. I also enjoy the workout room.

Its overall okay however it's very disappointing that the pool area is not secured we pay a substantial amount of rent to enjoy the amenities however the pool area in the summertime is overrun with non-resident

Reasonable rent prices. Good apartments especially for the price and location, and vast majority of neighbors are great people. lack of safety is very concerning. Mail gets stolen frequently and cars get broken into. I would rather pay an extra fee and have security present during night regularly.

Riverset Apartments are clean, good looking, calm and safe community with the beauty of mississippi river. Low rents and cooperative staff are additional features.I am living here since 2019 and did not face any problem up till now. The 2 bedroom with Sunroom option has been great for my wife and me. The layout is very spacious and feels like our home. At first, maintenance response was very quick, but it has slowed in the past few months. There have been a few safety concerns as well, such as shootings, car jackings, break-ins, mostly from outsiders who can just walk in due to no gate.

This was a terrible move in experience. Upon my walk through which could not be scheduled until move in date , the carpet was filthy with dog hair and dog urine. I had to threaten to call corporate. .

Overall my experience has been good, however the issue with my heating/AC unit has no occurred twice in less than a year. The first time it took approximately 2/3 weeks for it to be fixed, and the current problem has not been fixed or even addressed in the past 1.5 weeks.

Horrible management, doesn't seem to care about the wellfare of its residents. Shootings, robberies, extensive properties issues, you name it. There is a community app we're encouraged to use but management basically ignores it.

Safety and Burden of Property Maintenance Warning: Safety became a concern beginning in Aug/Sept 2021 with multiple car break-ins surrounding our complex. I urge you to check the crime reports. The parking lots are extremely bumpy/rough. The dumpster area is overflowing more often than not. One swimming pool was operational the duration of the lease. It was always crowded. There was no notification of why the other was closed and not maintained. Upon moving out, we had several blinds with broken plastic slats. I urge you to drive around the complex, you'll see broken blinds in many of the apartments. This is due to the age of the blinds and lack of replacement by the management team. We were charged $50 per blind to replace them upon moving out. When we expressed that they were aged and broke under normal operation, we were told the charge would not be removed from the final balance. We were also charged $300 to completely re-paint the apartment. There was no objective evidence provided via photos to substantiate the necessity for re-paint. One last warning is around the water/sewage bill allocation. Due to the lack of proactive property maintenance, when emergency plumbing issues arose outside of the complex in Sept/October, the burden of the water leak was spread amongst the residents. I was no longer primarily living in the apartment, but the water bill allocation for the month was $72. It’s worthy to note, the electric bill was only $35. Take this testimony as a warning. Being the cheaper living space on the island has its trade-offs.

Had a lot of issues. Discovered 2 days before moving in that the apartment I reserved was not available. The emergency one provided as a replacement had a different layout and location and issues like all appliances not working properly, damaged bathroom sink and overall cleanness. There is also a dog in the apartment above barking for hours when left alone.

It has been alright but they have cockroaches and the service regarding maintenance has been horrible. I got locked out of my apartment due to the failure of the handle on the door. I called the emergency maintenance man and he said it would be $75. I said I didn't get locked out. I have the key but he said it would still cost me. When he finally got here to let me in I had gotten in myself.

It's been a little uneasy upon receiving my key there were several issues I had to constantly request to be taken care.. My washer is an ongoing issue and on top of that my car was broken into recently and the office manager has yet to reach out.. There's no security gates and no security cameras. I feel unsafe here.. I really feel as if management don't care they act like their concern when you call but there's rarely any follow up to make sure things are resolved except for these surveys. Expected more out of this community and will not be renewing my lease

These units are the oldest on the island. You will have to have something fixed. I have had no problems personally but everyone I talked to has had issues with maintenance. My neighbor has been requesting to have her dishwasher fixed since she moved in. Another neighbor could only get their smoke stained carpet replaced when they threatened not to renew their lease a full year after they moved in. Also there are no security measures in place here. Do yourself a favor and pick any other apartment on mud island unless you want your unit to be falling apart and your car to be broken into.

Not very satisfied personally. The office staff and maintenance team are kind however, the management and ownership seem to not care about the quality or living experience. The amount of crime keeps many residents from leaving their homes at a specific time of night and that is unacceptable. The community has done nothing but increase police and security patrol but they leave before the prime hours crime happens. I've heard gunshots from the building behind mine 4 nights in a row just last week. It's not safe here.

I have had an awful experience with Riverset Apartments, in general. The maintenance staff tends to do the bare minimum and half the time doesn't fix what needs to be fixed. For example, I had a ceiling leak in my back room that caused the ceiling to droop and turn yellow. The maintenance team just painted the ceiling and didn't even put a cloth down which then covered my bathroom in white paint. I would not recommend Riverset to anyone.
