The move in was easy and fast. The apartments are very spacious and the complex offers many amenities. It's a nice place for a small family. It is also located in Downtown area which is so convenient.

avoid at all cost
The first place I've ever lived where I decided to not renew my lease on the first day. I specifically asked for a first floor apartment and up until the day before my move that's what I thought I was getting. I got the call notifying me I was accidentally assigned to a second floor apartment, which added a new cost for the movers. I supposedly got a renovated unit which meant new carpet old appliances and hideous brown paint. I was shown a unit with neutral colors and new appliances, of course on the first floor. When I moved in, the laundry room door was leaning up against the refrigerator. I called maintenance several times about the heat blowing cold air and he basically told me it was just fine, never took off his coat though. Since I've been here the refrigerator door handle and the dryer handle have broken and a kitchen drawer is off track. One month I had a late fee added and went to the office. I was told by one of the agents that there was a problem with the payment system and they would look into it. They still made me pay the late fee even thought I've never paid late. To add insult to injury, I'm set to move in the middle of the month and I had to pay a full month's rent. Didn't provide the prorated balance. If you just want to live in Harbor Town, and overpay for nonexistent luxury, this is the place for you. PS - I have lived here over a year and I still don't know how to get that 2 months free rent.

The maintenance is terrible
The maintenance here is terrible. I put in a work order about the water spots on my ceiling a couple of months ago, and no one came to look at it. I called the front office on September 15th about someone not coming in to look at the water spots on my ceiling, and that one of the water spots started leaking. The person on the phone put in a work order for me. The maintenance guy did not do anything about the leak and water spots. I went to the front office to find out why the maintenance guy did not fix the leak and water spots. One of the office workers got the maintenance guy who did my work order, and the guy acted like he did not care. He said he saw the water spots on my ceiling and saw where the leak was, and that he touched where the leak was, but it was dry. I asked him if he would check for a problem that causing the leak and fix the water spots. He kept saying, ‘The spot where the leak was is dry,’ he would fix the water spots. The office worker said she would put in a work order for me and asked the maintenance guy what she should submit, and the maintenance guy said, “I don't know”. I put in another work order on October 3rd for the leak and water spots. Maintenance closed the work order and said it was completed, but they did nothing that I can tell. Today, October 16th, two new water spots appeared. This is so frustrating. I have lived here for over a year, and maintenance has never been this bad.

Apartment Review
If I could give less than one star, I would. The maintenance here is terrible — I’ve put in multiple requests about my air not working, and even after they “fix” it, it stops working again. It’s been a constant issue with no real solution. The staff almost never answers the phone, and communication is basically nonexistent. For what they charge in rent, the least they could do is make sure basic things actually work and respond when residents reach out. It’s frustrating and disappointing to deal with the same problems over and over, especially when you’re paying for a place that’s supposed to be comfortable and well-maintained. The bedrooms also aren’t wired to have a bedroom light (see photo). Apartments are also very outdated. I wouldn’t recommend living here unless major changes are made.

Not Great
The office is super hard to contact. They NEVER answer the phone. The apartments are outdated and the insulation is awful. I lived on the second floor for 2 years and both summers my AC quit working. When it was working, my apartment was constantly 76-80 degrees. They would never do anything about it. It definitely could have been worse, but it should have been a lot better considering how much they charge for rent.

Honestly... Not Great
My husband and I have lived here for just over 3 years... Everything is fine, if you don't need maintenance to do anything, and if you don't have to deal with management. I think there has been 5, if not 6, property managers since we have lived here. (I believe manager #3 was an interim manager for the interim manager #2). Most recently, I submitted a work order for the car washing station on the property. While the water pressure is absolutely terrible at the car washing station, its a place to wash my car. Most recently when I went to wash my car, the spigot currently does not have a place to hook up a hose. I created a community amenities maintenance request. The request closed the next day with the note, "Nothing we can do about it." I am incredibly disappointed in the maintenance here. They just don't care. At one point there was only 1 maintenance staff for the entire complex and there were 4 AC units out at the same time. There have been several times maintenance has come to work on requests in my apartment and left a mess -- they have even left keys to other units in my unit. Even when it comes to paying rent each month, they will consistently add a renter's insurance charge to our bill. We carry the correct amount of liability, so we have to go to the office, tell them to remove the charge, then it takes them a few days before that gets done. One time we were sent an eviction notice wrongfully because we had not paid our rent yet, but we were waiting on them to remove the additional insurance charge, haha! It's petty, little stuff like this all the time that we deal with.

Not impressed and would avoid at all costs
First our tour went really well making us think this would be a nice place to live and the location was hard to beat. When we first moved in we did a deep clean of our carpets and the water was disguising. We ask management when the last time the carpet was replaced or when the fireplace had been cleaned and they said they didn’t know and we needed to contact corporate. The paint was done very sloppily as there was paint on the vinyl flooring in the kitchen and bathrooms. Our bathtubs were painted and not actually cured and we know this because paint was on the drains and on the tile. We have mold growing in one of the bathrooms where the caulking was poorly done. Maintenance is very slow. We have emailed and called the front office with complaints such as a maintenance person just walking into our apartment without notice or announcing themselves and they were smoking. We have it in our lease that we need a 24 hour notice before they can enter. We have complained about our neighbor who had an aggressive dog that they never leashed and would let out on the balcony to use the bathroom and nothing was done. The front office always has someone different and always have an attitude. When we went to the office due to no answers from the emails and no call backs, they said they no longer had a manager on site so emails and calls weren’t being answered. The gated community is nice but people including maintenance drive extremely fast and are always on their phones. Many people do not clean up after their animals so the green space is hard to walk around. The gym is dated and dirty and half the pools are chained shut. People typically just jump the fence to use the pools. The tennis courts need maintenance as the fences are falling apart, the nets need replacing, and the courts themselves are very cracked. I could go on but it has been a nightmare living here.

Riverset Apartments: A Location That Doesnt Match the Living Experience
Riverset Apartments may sit in a prime location, but the complex itself is among the worst in the area. There are several nearby communities that are far better managed and worth considering before signing a lease here. I want to share both my personal experience and my neighbors, as both were handled extremely poorly by management. Ill also list my own pros and cons so you can make an informed decision before choosing this complex. Situation 1: Maintenance entered my apartment without knocking, announcing themselves, or even attempting to get my attention while I was inside. They simply walked right in. When I reported this serious violation of privacy and safety, management failed to investigate, apologize, or provide any reassurance. The response I received was dismissive and unprofessional. Situation 2: My neighbor was attacked by a dog at the bottom of her apartment building staircase. The dog severely injured her ankle, exposing her Achilles tendon, and left blood everywhere. This dog shouldnt have even been on the property, as the breed is on the restricted list. Instead of addressing the attack, management told her she needed to get rid of her own dog. She ultimately had to hire a lawyer because the situation was handled so poorly. It was chaotic, traumatic, and completely mismanaged. PROs Location: Conveniently located near shopping, dining, and major roads. Size of the Property: The complex is large and spread out, so it doesnt always feel overcrowded. Parking: Parking is generally available without much difficulty. Green Space: The grounds have trees and grassy areas, which give the property an appealing look at first glance. CONs Leasing Staff: Office staff turnover is constant, and communication is terrible. It can take hours just to get someone on the phone. Amenities: The advertised amenities are misleading. There are no bike racks, and I was even threatened with a $25 fee if I didnt take my bike inside. The complex advertises five pools, but at most, only two have been functional in the summer. Pets: Multiple dog attacks and incidents have occurred because management does not enforce their own breed restrictions. Many residents dont leash their dogs or clean up after them, and nothing is done despite these requirements being in the lease. Units: The model unit shown during a tour looks nothing like the unit you actually move into. To be clear: the showing unit is not representative of the rental unit. Overall: While the location and size of Riverset Apartments may seem attractive at first, the lack of safety, accountability, and honesty from management makes this a community I cannot recommend. Consider other nearby complexes before committing to live here

Avoid Riverset Apartments if You Value Your Health and Safety
In May 2025, I was exposed to toxic chemical fumes during a bathtub resurfacing that took place while I was told to remain inside my apartment. I was not warned about any health risks, and only after an hour did the contractor (not management) tell me it was unsafe to be there. I experienced serious health effects, had to seek emergency care, and couldn’t safely return to my unit for three days. My emotional support animal was also exposed. Management failed to properly accommodate me or provide the promised temporary housing, and I’ve still not received the chemical safety information (SDS) I requested. If you have pets, health conditions, or expect clear communication from your landlord — please be careful. I’m sharing this to warn others and advocate for safer, more transparent property management.

I have just moved here but so far everything has been lovely. The community is quiet. Not too much noise at all. I can't complain. I'm so glad I've chose to move in here ! I love being by the river and not being that far from work I love that as well!

I wish the apartments were properly cleaned and maintenance checks were done before new move ins. I find a new maintenance issue every day. Some quite severe like the toilet leaking and the exhausts vents in the kitchen not turning on.

Like they say, once you lived on mud island, you would never prefer any place in Shelby county. It's beauty is incredible. Most of the communities in mud island are good but Riverset offers the most affordable option with all amenities and location is just awesome. They do have a gated community and considering the whole mud island is safe neighborhood, It doesn't matter where you are on the island. The community dumpster is a bit far from my building, but the rest is awesome. I love the easy access to Greenbelt park.

The gym is poorly maintained. It's too small for a huge complex like this. Most of the equipment is old. There are not enough dumbbells or mats, and the mats are dirty and torn. The maintenance of the swimming pools is not that great either. The staff in the leasing office is grumpy. Their facial expressions make it look like they hate their job. The vending machine never works in the laundry room. The good thing about the complex is that it's gated, and it is quiet. The maintenance service is pretty quick. Although the rates are cheaper compared to other apartment complexes, the interior and appliances are quite dated, and everything almost broke in my apartment within 6 months of moving. My thermostat and entire AC had to be fixed and replaced twice. The dryer needed to be fixed twice. The stove needed to be fixed once. They needed to fix my dishwasher on the day of my move. Things were also not cleaned properly on the day of the move. Many little things broke not because of overuse but simply because of poor maintenance and overuse.

Honestly, dealing with the staff here has been frustrating. They were super unhelpful when it came to the lease agreement and didn't seem to care about anything except the money. There's no real effort to address fenant concerns or create a good experience for residents. It feels like they're just going through the motions, which made the whole process way more stressful than it needed to be. Definitely not what I was hoping for in a community.
