Moving into GRIFFIS while it was originally IMT was a quick and easy process. Everyone was really nice and accommodating - overall I haven’t had any issues with the leasing office and they’ve been kind. However living here has been an absolute nightmare and isn’t worth it. Utilities seemed to spike once GRIFFIS took over and not just by $50 but by hundreds and I still am unsure why. There are only trash chutes on one side of the building which can turn into an incredibly far walk if you live on the opposite end - tenants often leave their trash outside of the chutes as well. There is often construction happening in or outside the building which always takes exponentially long to finish & in the past has been left undone temporarily leaving paper taped to hallway floors, tools laying around, etc. Workers will go onto your balcony without any notice from the building. Although I don’t mind these issues much the real problem is the amount of theft and break ins this building has had and GRIFFIS continues to ignore the issues instead of finding a solution. The garage gate was broken and it took months to repair. During this time and (twice prior to the broken gate) my car was broken into and thousands worth of items were stolen. My neighbors with large trucks had their car TIRES stolen directly off of their car, grills, and whatever else these thieves could get their hands on. (We as a building with no cameras makes us a target & the thieves constantly come back) The worst was when a strange man broke into my apartment on NYE in the middle of the night and he didn’t leave until he noticed me get up and scream to chase him away. There is no cameras, no security, and no safety. We pay for a gated community but it is none of the above. Most recently there were several occasions of insane people screaming at the top of their lungs for hours ( drunk maybe ? Not sure ) and then cops showing up. It happens at all hours of the night and these are tenants that have access to the building. If you can get past the tenants then just know there are always belligerently drunk people who walk past our building Monday through Sunday doesn’t matter what day. They are drunk, they are loud, and they usually are fighting. Moving on - dogs are allowed to be off leash as there is a dog park right behind us however owners only half of the time pickup their waste. We share a courtyard where on 1 occasion I was charged by a dog and bit and just recently was approached by an aggressive dog who’s owners did nothing to retrieve him. I had my small dog with me and had to quickly ( leave my own Courtyard. ) to get to my house safely. There’s been multiple occasions where people have man handled & hurt their dogs in front of me in broad daylight. It’s traumatizing in fact. I know this isn’t the buildings fault but at this point it’s prevalent that they let anyone move in with no limit on pets. There are people who live in one bedroom units that have 3-4+ dogs. Oh - I almost forgot most of the units are Airnbnbs so if you do have a dog yes they will bark because at all hours of the day there are strangers and loud suitcases being pulled through the hallways. The only good thing about this place is the convenience but you get what you pay for.

Terrible move in experience. No instructions were given. Have to make multiple calls. Don't know where trash is nor the mailroom is. Gate access code wasn't setup, parking garage RF Id doesn't work. The list goes on...

It's been good so far. We just moved in a day ago. There's just one noise problem. There is a dog beside our house and whenever we go near the balcony door, it keeps barking. We can't go out near the garden as we feel it might jump out on us.

Excellent location, the amenities at the apartment are stunning and have everything you need. The maintenance team are quick and provide excellent service. Staff in the office are excellent and provide helpful information and assistance.

I've had a good experience overall in this community. I absolutely love how helpful and sweet the offices are and the people that work there, I may have been living here a few months but they're always sure to answer any concern I have even if repeated! I think my only negative comment would be about general cleanliness, I notice a lot of dust throughout the halls especially under the stairs just collecting but that's about all!

The location is ideal and apartments are nice, there aren't some of the amenities other buildings have but the prices have been reasonable given the location. Noise wise you have be very aware of exactly where your unit is and realize that if you face the street it will be loud late and often.

The service and maintenance team at Griffis is one of the best I've come across over my 8 years leasing apartments in Austin, Texas. They are courteous, respond quickly, thoroughly investigate the issue, and fix it promtly.

Not that great of an experience. Walls are thin, floors are squeaky (you will know when your upstairs neighbor walks, dances and does other things ;). Most gates are loud and rusty, some locks do not work or are broken. Overall not a good value for money. The sense of community is not there either. Previous management and front office team used to be nice and helpful, not sure about the new team having not interacted with them much.

If you are looking to move into Griffis at the Domain DO NOT! I have lived in numerous apartment complex's across the city of Austin and this was by far my worst experience ever. I was charged over $500 for cleaning fees when I moved out and I left the unit clean. They charged me $300 to replace the carpet in the unit when there was simply a small stain the size of my hand. Don't get me started on the dirty hallways and common areas... The staff was not very helpful and overall terrible experience. There is much better places to live in the Domain!!!

This is a cool place, a good location. Very near bars but I cannot hear them. You sort of get gouged on the air conditioning, because these apartments use a district chilling system. It's extremely dissapoiting because district cooling is great for the environment but they found a way to ruin it.

It's very good, great experience everything is near by and great maintenance and facilities. Would definitely extend my lease here untill I stay in Austin. Very clean and tidy. Great atmosphere. Amazing neighborhood

Great location within the domain. I live in a studio. Was a little disappointed that the model didn't match the actual unit with respect to the appliances, but for the price its well worth it. Clean and respectful community overall. One of the best areas to live in Austin if you're a young professional.

Griffis at the domain management are really good. Very helpful people and always looking for way to improve resistances experience. I called for light issues and filter and before I know it, someone from the maintenance team showed up. Help me fix the issues and was a nice conversation as well in the mean time. I am really thankful for The apartment management.

This has been the most worry free experience I have had moving in and living in a complex so far. I am very pleased with the management team and the property's amenities. I haven't lived at a property where I could write a five star review before and I am happy to have that experience now.

If you can get a good deal, then it's worth it. Anything more than $1,300/mth for a 1 bedroom you should go elsewhere. The apartment interiors are dated and noise from people racing every night is too much for most people. And I mean every night, Tuesday at 3am you will hear people drag racing. Use your imagination for how loud it is on the weekends.

This is the only place in Austin I've lived since moving here in January and overall seems very nice although I have nothing to compare to. Can be rather noisy on weekends if you're close to the pool area.

Griffis at the Domain acquired this property from IMT a the Domain a few months back and its been a horrible experience since then. I actually transferred to a bigger apt during my last two years because of how happy I was here. First, as soon as the Griffis move in they implemented this centralized package delivery system called FETCH (1.9 rating - Google) and lost three of my packages so far. Instead of having Fedex, UPS, and Amazon deliver your packages individually to your door. Your package goes to the FETCH warehouse where another third party (Driver - Contractor) tries to deliver your package. Forget about next day delivery, if you have something important. Most likely you will have to drive to the warehouse yourself. Second, on 9/16 they towed my car from the community for allegedly blocking the passageway. I went and talked with the Leasing Manager (Lisa) and she had no idea what had happened. She talks to everybody confused and figures out that indeed my car was towed earlier but again no info! She just says she will figure it out by 10:30am the next day and that she will call me. I go get my car, had to pay over $250 including a LYFT and spend over 2 hours at the towing location because nobody was around. The next day im waiting for a call and nothing, I go to the office and talk to her again and tells me that it is my responsibility and should not do it again... she does not provide proof or nothing. She even goes to say that they notified ppl and stood out there for a couple of hours. In the community portal there is no posts regarding a car blocking the passageway or an email. NOTHING!!! I have provided my car tag information twice as I transferred units and all she said was during the acquisition it may have been lost. I ask her if I can speak to her superior (Lindy) and tells me that she is in a meeting but she will call me back. It is 9/19 and I still have no answer from anybody. -

I have lived here for over 2 years since it was the IMT. I don't want to move because I love my place specifically location, and IMT would always work with me on finding an equitable lease term at a fair price that was outside the basic algorithm computer program all multi-family complexes use to determine rent and term. Since Griffis has taken over the only positive is the their maintenance staff which is top notch. I worked in the multi-family industry as a vendor for years, and am very familiar with the ins and outs of how things work from the property management side of things specifically behind the scenes. There is no valet trash service at this complex yet you would think there was since every third unit in my breezeway just leaves there trash out for days until I eventually take it to the dumpsters. This was not an issue with IMT. The uptick in fruit flies is extremely noticeable, I've also seen a few rats. That's not even close to my biggest issue with Griffis. First issue is I have been trying to get an idea of how much it will be to renew my lease that is coming up in November. They for reasons I know to be untrue (because A I used to work in the industry) and B I asked to upgrade and move into a larger unit. I had pricing and floor plans for multiple units within an hour. Still nothing on my current lease renewal, and how much that will cost. Believe it or not that's not even my biggest issue. My biggest issue is ever since they took over receiving packages and food delivery is near impossible. I have literally lost more money than I care to say publicly, but its considerable. The leasing office offers absolutely no help AT ALL!!! They instead push their ancillary (a service that's tacked onto your lease that property management companies make money off of per every unit even if you do not use the service) package service "Fetch", which I used for the first week. I never received my items, I never received refunds from the merchant because "Fetch" (who did not once answer ANY of my calls) told the merchant that they delivered the packages to the front desk, where there are dozens of packages yet the leasing office won't let you check them to see if they are yours. A couple weeks later a fetch employee emailed me back, and said if you can get to the warehouse in the next hour they may be able to find your item ( I had already purchased that same item). But wait there's more! I have been having issue with bulk items (furniture and electronics) that are delivered by USPS. I went to the leasing office about it, and the agent said yeah we know there's nothing we can do the postal woman said she refuses to deliver any bulk mail that doesn't fit in the mail boxes. I asked her if she called the post office, and she said yes they can't get in touch with anyone there. I asked has anyone gone down there, and she said "why don't you us fetch?' and went to grab me a pamphlet. Now there are two huge pods in the small entrance way to the parking garage where the few parking spaces not on the street are located. Since those have been there food delivery and package delivery have only gotten worse. I work from home, and more often than not I can't leave my computer to track down these drivers. I have lost thousands of dollars worth of items, food, time, and money due to work mistakes that are a direct result of my frustrations and distractions while trying to remedy these inconveniences. I wouldn't even care that much if the staff (other than the maintenance staff who are phenomenal) showed the slightest bit of empathy or offered up any type of solution whatsoever. I have a lot of friends that live throughout the different buildings here at the Domain location mainly the one I live in 3001 where the leasing office is, and this is not an isolated incident. Hopefully this meets the criteria of being specific and honest without being misconstrued as hateful. Because with all that being said I will still probably renew here. I just hope Griffis would focus more on the issues residents are having rather than scavenger hunt bingo games. Think I hit the 200 character minimum.

My apartment AC was supposed to be fixed before I moved in, in August 2021. It has been more than 2 weeks since I moved in but the AC is still not fixed. Every time I call, I get a new date and no confirmation. The leasing office and the corporate office are not even agreeing to any compensation for me and for all the trouble I am going through without an AC in summer. They are offering me another apartment now which does not have either of the 2 basic criteria I had informed them while leasing. They are suggesting I move out and they will cancel the lease but again the pain is mine only as I will need to re-pack and move so much stuff. The Corporate office only cares about your rent and money and does not care if the resident is comfortable or not. Will not recommend this community to anyone.

We have only been here for appx 2 weeks so will hold off on main comments until here longer. Overall, location is great, clean, staff helpful, good workout and pool area. Although it states no pets in pool or area, most people disregard and find this annoying.

Garbage tier place. It's no wonder it's cheaper than most, but Griffis is just upping the price and doing absolutely nothing to make it better. Good luck going to sleep before 2 on a weekend cause of the noise
